They were deceptive and I was set up with a VA buyer. I signed listing agreement in Feb, and was told not to list until April. They asked several times to bring contractors to my house. I refused and told I am not interested. They brought a VA buyer. I searched public information and social media; his last employment was ended six months ago per linked.in. Also they submitted "as is" contract although it is known VA require repairs. I raised concerns/discrepancies but Mike Opyd insisted he feels great about this buyer; he knows agent and the lawyer. After inspection, buyer's lawyer demanded seller repairs all items listed in the inspection report. Standard practice is lawyers correspond, not agents during attorney review period. However, Mike Opyd emailed me without my lawyer, that contractor came into my house (without knowledge), and I should spend $800 to their contractor. Lists include minor and petty issues like removing tree leaves from garage, removing plastics under kitchen sink. Most items were not even seller's responsibility per contract, not to mention it was "as is" contract. The most disturbing fact was contractors and Alejandro Trujillo couldn't enter my house because I locked front gate/back gate/front door/back door, and they did not have keys to enter. But they entered in the evening without my knowledge. After inspection was over, I went to the house and noticed back door was left unlocked. Therefore, I locked front gates (double-sided deadbolt) and back gate, and front door and back door (deadbolt and lock). Re/Max had only one deadbolt key without door lock key. Therefore, they couldn't have entered using the key. I asked Alejandro Alejandro Trujillo whether he jumped front iron gates that were locked with double sided deadbolts. He said he entered alley. He claimed back alley gate was open (Both Remax picture and inspection picture show back gate was locked with latch.) and he closed. Then how did he leave my house? Through front gate that he did not jump? Front gates have double sided deadbolt. So his story that he locked back gate and left is untrue. He did not want to enter by jumping front gate; so he wouldn't leave by jumping front gate. Front gates were locked with double sided deadbolt and Re/Max never had the key. My back gate latch was always locked. When I went back the house again, back gate was broken. This was right after contractors and Alejandro Trujillo supposedly entered without my permission. When real estate agents cancel they send cancellation form. They just informed they decided to cancel. Alejandro Trujillo claims my back gate was open; he locked my back gate; and left. Did contractors and Alejandro Trujillo leave my house by jumping front gate? According to their theory, someone opened my back gate just before they entered; and someone broke my back gate right after they left.

The first was due to their new faulty lock which made me late for work -standing outside in the cold and the second was just prior to the end of my lease when I was in the process of moving out. Cindy (office manager) lied to me about needing in the unit and had the lock changed before my lease was officially ended. Overall working with John was great until he merged and became part of NXT. Under new management it was one issue after another. Right after the merge, NXT demanded I provide proof of renters insurance despite it not being in my current contract. This was fine since I had it anyway except NXT wanted to be listed on the policy in a way that allowed them to make changes on my personal renters policy which I was uncomfortable with. Additionally, I had to put in multiple maintenance request for the same things (mostly the garage door and the washing machine) because it was never fixed all of the way or correctly. Cindy would call and want me to be there to let maintenance in which is her job, not mine. Cindy is the worst to work with, she lies and is very pushy. She tried to tell me I could not sublease my unit with parking despite parking being included in my current lease. Even my attorney was stunned by this after reviewing our lease documents and emails. After the illegal things Cindy had done, it was a nightmare working with her and I am happy I never have to deal with her again. I'm adding an edit to this review because I previously mentioned how great working with John was. Well when I wrote this review 2 days ago I truly believed that, but now that he does not have the audacity to call me back despite multiple complaints about how his property manager is doing illegal activity that is not in compliance with my current contract it makes me believe he truly does not care how his business is run. I do not recommend renting from NXT Realty because they are only focused on how to take advantage of people.

John Yousef was my landlord for a little over a year before we were so frustrated we terminated our lease early. Well worth the money it cost too. A few of the more memorable violations of tenant rights we endured under John, were: a broken furnace in the middle of winter that took 4 estimates and 3 weeks before it was finally "repaired." Now when I say repaired, I mean 3 of the 4 mechanics said there was no way to fix it, until a 4th mechanic managed to get it "working" and limping along for the rest of winter. Our ROOF started leaking when there was too much snow. The fix to this was of course...shoveling the snow off the roof and declaring it fixed.....until the next day. Our chimney started leaking during even small rain storms, which was never repaired. The advertised 'fully functional fire place' was nothing more than a leaky brick tube that held a plastic bowl to contain the leak throughout our entire lease. I can only imagine the black mold that must be EVERYWHERE.... These were just a few of the things that were unlawful, I dont have time to delve into the lies, lack of communication, unannounced apartment showings, and SHADY practices that skirt the law... Not only a terrible company..a terrible individual. Just another young kid that's obsessed with flipping a quick illegal buck at their tenants' expense, than having a shred of human decency. We got several bids for the project, and Brothers not only gave us the lowest bid, but we also felt the most comfortable with them on a personal level. - as they struck us as very straight-forward, honest and trustworthy. Jim, Eric and their team not only did an incredible job executing our vision, but also brought their own expertise and insight into how to best transform a space. They really have a knack for both the craftsmanship aspect of remodeling as well as a good eye on how to utilize your floor plan. Our basement was half-finished with a mix of concrete, ratty carpet and wood paneled walls. They knocked down a wall, re-did the floors, added drywall, framed a storage room, built a bathroom, added canned lights, put in new windows and additional electrical outlets. What once looked like a rundown area of our townhouse now looks like an upscale hotel suite complete with the beautiful bathroom that they added. They completed all the work on time and on budget, and we couldn't imagine anyone doing a better job. Not having a lot of experience in the world of renovation/remodeling, it was such a relief to deal with honest, hard-working guys who treat you like family and don't try to hose you over. In addition to doing excellent work, they were all nice, respectful and easy to get along with - and we felt 100% comfortable with them going in and out of our place for the better part of a month. One more point I would like to mention is that during the remodel, we had an issue with our furnace. Four Seasons came out and quoted us around $1,000 to fix it. We told the brothers about it, and they said that sounded excessive. Jim and Eric took care of the parts and labor for $300 that same day, and it's been running perfectly since then. If we ever need any more work done to our place, Brothers would be our only choice, and I would happily recommend them to friends, family and anyone who's looking for great work on their house or condo at a fair and honest price.

The scope of our project included redoing all siding, re-design of main entrance, changing windows, painting inside, and fixing ceilings since we also updated lights in the house, and removing all big bushes in front and back yard. All was done in around 4 weeks (which was less than planned) with multiple teams working at the same time, but all coordinated for not affecting other team's work. Everything was within planned budget, which gave us margin to solve couple issues found during the project since this is an old house. Nelson was with us the entire team, giving lots of ideas about the design, and materials to use considering our personal taste, preferences, and budget. He always kept a straight and open communication and we always felt protected, and didn't have to deal directly with other contractors involved. The result was just amazing and we highly recommend. I typically don't write reviews but this man is pretty much a scammer. He was pretty pleasant through contract signing for completing a basement with laundry room, bedroom, bathroom, family room & kitchenette. We were told the process would take 4 months. It took 8 with many days of him and his crew just not showing up. If you questioned him on anything he did, he would just not show for a while. He literally cut a 2 x5' hole in my upstairs family room hard wood without discussing it with me ahead of time to make headroom for the stairs. We are now a few years down the road from his work and paying over $10K to have the leaking shower totally torn out and redone. The new contractor discovered all the short cuts Nelson took from not overlapping the membrane, screwing holes through the membrane, not using treated wood, not even gluing in the quartz window ledge. AND he didn't even put a pea trap in our shower drain which was not even centered. Disappointed in Elmwood inspectors not catching that one. We also discovered after the fact that he installed PVC for our dryer vent (which is not code). ABT will not hook up a new dryer until we get that replaced which will involve ripping out another wall. Our ventilation in the basement was not done properly either and have paid over $1,000 to try to remedy that but haven't been able to fully resolve the issues. These are just a couple of the major things but there is definitely more. We would have been happy to pay more to NOT deal with all of the headaches Nelson caused. Save yourself the hassle and find another contractor.
