My mom lived in a GNP managed condo for 18 years and she thought it was great. The condo Manager and handyman (Rosemary and Henry), took great care everyday to make sure all the common areas looked polished and beautiful. There was even a salt water fish tank in the lobby that I found myself looking at every time I walked by. My mom never had to wait more than a day when she had an issue. Usually, the minute she called about an issue, Rosemary was up to look at it and help get it fixed right away. I never heard any noise from neighbors or traffic. The pool was kept fresh and clean. The grounds had blooming flowers constantly, and there was a wonderful walking path around a pond right next door. Every spring, the ducks and geese had ducklings roaming around. I'm really sad that we had to sell the place (mom went into assisted living) but I would highly recommend the complex to anyone looking to buy in this building. Rosemary is fantastic at what she does, and she truly cares about all the people that live in the building. read more

Our 1400 Monroe HOA manager Kelly Monroy has been consistently the most efficient and caring manager. This is my 2nd review and I am excited to acknowledge her efforts and work. We had a few unforseen issues and Kelly is quick to to help us resolve these problems. She reaches out to us through constant emails. She answers our calls anytime of the day or night or weekends. She reminds us to call her with anything. We just had a huge issue with an odor through several units. Kelly reached out to the restoration/plumbers to investigate. She followed up and kept us posted. I feel communication is very important between property management and the community. She meets that and more and we truly appreciate all she does. Thank you Kelly! Happy owner read more

This company is managing 233 Erie, and a lot of residents are complaining about the pool not opening this year. The Illinois pool inspection report cited deficiencies last year, and apparently none of them were corrected. Some renters want to get a refund on some of the rent, since pool use is part of the rent they pay. Makes sense. One owner states: they can't open the pool because there is a 14 week wait for permits that this company apparently never got to it. They had all winter to get these taken care of. A few years ago, we had a company that was on top of everything. GNP is basically part time here. You get what you pay for. More to follow. read more

GNP manages our office building and the whole group (especially Maribel) is the kindest, most accommodating and helpful team I have ever worked with. They respond immediately to all kinds of requests and always have the answers to any question. Everyone on the staff is personable and always willing to go the extra mile. They are absolutely fantastic! read more

I am not happy with GNP Realty who began managing the South Loop Chicago property in the 1440/1430 block of S. Michigan Ave. at the start of this year in '22. the assigned property manager 'Deanna' is extremely non communicative, will often send email responses for simple inquiries or urgent matters, a week or two later (sometimes she just decides not to respond at all)....SMH If we try calling her/leaving a VM, we'll be waiting at least a couple weeks if not more (or ever) for a return call- maybe she's just a really busy person, shame on me for bothering this person, oh wait, that's part of her responsibilities...SMH? anyhow, our building is extremely dirty in the common areas, paint is very old, stairwell very dirty (NEVER cleaned) even though there appears to be a GNP assigned maintenance person on sight. i'm not sure what the building unit owner's are paying GNP/Deanna for, as the storage rooms are often backed up with over flowing trash, broken glass, insect infested lockers etc. The previous management had its flaws, but at least Sandy wouldn't regularly ignore emails/calls, and did his best to maintain a professional demeanor (which is quite the contrast from 'Deanna'). I really regret not selling the unit I purchased for my daughter earlier, but I intend to put this on the market ASAP as the quality of life at this building as really deteriorated quickly due to the lack of professionalism, ultra poor communication, and overall disregard of responsibility that has thus far been exhibited by GNP/Deanna- I STRONGLY do NOT recommend that you even consider using this company if your HOA is in search for a property management company!!!! read more

I had the good fortune of finding GNP Realty/CMPS when I was in a tough spot with my condo -living in an old loft building, I got a new, noisy upstairs neighbor and needed to insulate my 2 bedrooms from the upstairs noise. The project manager Rich Luksa jumped right on it, came onsite and provided a proposal within 2 days. Most importantly that proposal included rough drawings that would specifically address my noise problem. A design that turned out to be effective. Once I accepted the proposal they got to work the next week. The actual construction workers were professional, took my concerns seriously, and worked quickly. In 3 weeks I had updated bedrooms that solved my noise problem, looked great and ultimately transformed my living space. I was very happy with their work, that they listened to my concerns and that they were able to get it done quickly. I have already referred them to a friend and would recommend them to anyone looking to do construction work on their home. read more

We recently did an addition on our home and were lucky enough to have found GNP to take the lead on the project. Rich Luksa, the project manager, was truly a pleasure to work with. He listened closely to our needs and came up with innovative solutions that worked well for our space. Rich kept us apprised of the progress every step of the way and always made sure to let us know when new vendors were coming to the house and what they were doing. Kieran and Jose, who were there throughout the process, were also wonderful. Everyone we worked with at GNP was kind and professional. Our addition turned out to be exactly what we wanted and we wouldn't hesitate to work with GNP again in the future. read more

GNP Management is horrendous and extremely misrepresented by Teodora Triff. She is the most condescending, rude and completely unprofessional individual to have to deal with. Im a condo owner for the past 11 years in the same building and as of late my interactions with this person (for lack of a better term) has been unprecedented. Like many of the reviews already on this platform, I highly recommend that you do not buy a property managed by GNP or Teodora! The best way i can put it is that she projects her poor self image and deep insecurities into whatever the situation and appears to be clueless on how to resolve any given conflict. RUN while you can from GNP/ Teodora. read more

As a new homeowner I did not know what to expect when it came to the owner and management relationships, especially when the management company is not onsite. I purchased my home in October and am officially settled in, now leaving me the time to express my gratitude to GNP and team. GNP made this transition into my new home owner seamless. They were very personable and took the time to walk me through details step by step, being both responsive via email and phone. I feel very lucky to have them as my management company. read more

My condo association hired this management company about 6 months ago and it's been a disaster from day 1. Incorrect information given out multiple times, avoidance of emails, lack of professionalism. Some days I've questioned, "You refer to yourself as a property management company... WHAT are you actually managing?!?! What are we paying you for?!?" Future condo associations looking to change management companies to GNP, realize you get what you pay for! Prospective condo buyers considering properties managed by GNP, RUN! Condo unit and building may seem decent, but the management company can make or ruin the experience. In this case, they have been a total nightmare to deal with. I can't wait until we fire this company like we did the last one, or for me to sell my unit to get away from this disaster! read more

Moved into a condo about 12 months ago and actually still live there. The first Property Manager Gina was phenomenal. She was very friendly, knowledgeable and overall a perfect Property Manager. When Gina decided to leave the building or company, a lot of owners were very disappointed. Tiadora Triff is now the new property manger of the building. The association made a terrible mistake by hiring her. Tiadora is very condensing, rude, snarky and unprofessional. There are many words that I rather not use but i think we all get the point. I understand that Property Managers have the worse job ever but if you can't handle the public, then you should quit and find another profession. I have witnessed her scolding the security staff quiet a few times when owners where in the lobby. Reason for my review is that the owner of my unit received a pet fine. Now before any fines are added to HOA accounts, as a SMART Property Manager, you have to reach out to the owner and send a warning or inquire what the issue is. Tiadora DID NOTHING she just placed a fine on the owners HOA account. I received a call from the owner, she was very worried and pissed off that her account had a $400 fee. I explained to her that the 2 dogs were in the unit for about 4-5 months, I occasionally had them over night but they have been gone since October 2016. Question is now is, WHY DID TIADORA ADD THE FINE 4 MONTHS LATER???? Why didn't she add the fine the moment she saw the dogs? (I know she saw the dogs because i walked past her office a few times with them) Why didn't she give the owner proper notice? Now i understand a human mistake but this was just plain "I DON'T KNOW HOW TO DO MY JOB". This wasn't a mistake this was just some bullsh*t. After that incident I read the associations rules and regulations, bylaws and IL condo act 2017. She needs to review the associations documents and also refresh on the 2017 IL condo property act to know how to do her job. As a property manager things like this should never happen. I hope GNP doesn't have any more people like her as their Managers. read more

They are terrible. Do not use them for any HOA association management. They have a phone line for calls and it goes straight to voice mail and we never get returned calls. John is our manager and never replies to emails. We have tenants who owe fees to the association but GNP doesn't seem to care or try to obtain the fees so the HOA is missing out on those. Worst management company ever. read more

Let me preface by staying that this is the first 1-star review I have ever left and bad review of a company in general. I have been at Vesta Lofts for almost a year but a Chicago renter for over 4 years. Freddie from GNP Realty is the property manager for Vesta Lofts and has been nothing short of horrendous to work with in comparison to all other property manager I have experienced while renting in Chicago. Repairs were not timely at Vesta Lofts- it took over 3 days for my heat to be fixed in the winter, and I was not compensated appropriately for the major inconvenience. This place also costs nearly $2K to rent for a 1 bedroom so you can imagine someone's frustration when a property manager fails to communicate. He takes days to get back via email. I literally have had to spell out "3rd attempt" in the subject line to get a response back. The only time I received a timely email was literally when the roof of the building was leaking into my bedroom-this happened my second week there. Furthermore, the lease itself speaks nothing to early termination and when I inquired about terminating my lease early I was met with "legal" threats by Freddie and a document with terms in which I had never seen before and had never signed. The document literally doesn't even have signature lines on it and supposedly they have experienced lawyers working with them. My boyfriend, who is a lawyer, drafted most of my exchanges to Freddie about the problems with this document and none of my questions were ever answered. I was essentially met with an 'it is what it is' policy that you never signed or agreed to but deal with it. Again, I sent several emails and asked several questions that went unanswered and was only met with hostile threats from Freddie. The document itself says "The fee that you will be required to pay to the landlord for an early lease termination is outlined in the schedule below. The early termination fee is not a penalty, but an agreed-to liquidated amount covering only part of Lessor's damages, including Lessor's time, effort, and expense in finding and processing a replacement. Resident agrees that the early termination fee is a reasonable estimate of such damages and that the charge is due whether or not Lessor's re-letting attempts succeed." Again, an agreed to amount that I never agreed to. Laughable. A lot of money for an apartment with poor customer service and communication met with threatening language. On top of random documents that they fail to disclose to the tenant and then claim as "policy" and were never outlined in the lease or at any point. There's a lot of people I spoke with at Vesta Lofts that are severely unhappy with the situation there as well in addition to my self. Happy to be getting out and I hope GNP Realty takes this review seriously and enacts better and more informed policies moving forward with tenants, increases transparency, and holds property managers accountable. read more

I wish I could give negative reviews. We live in a GNP Managed property in the south loop "Vesta Lofts". The management will jump through hoops to tell you what you want to hear but will absolutely not solve any issue you may have. Worst experience in an apartment ever. The finishes look great but the quality of construction is less than desirable. Bedrooms between units share party walls and one can here the most intimate details and goings on between them. There have been three Sheriffs evictions on our floor alone despite their critical credit score checks. They are now in the process of adding a Pizza Parlor to the building. A really great place but I will never again patron them at any location. They have placed a giant neon sign in our living room window that does not turn off and a patio that is essentially in our backyard. To anyone thinking about moving into Vesta Lofts, move along nothing to see here. To anyone thinking about renting from a GNP managed property think again. And to anyone that is currently in a lease managed by GNP I feel you. The only positive experience is a nice lifelong friendship from a couple that was made based on common disdain for this horrible place. read more

Wow, these guys are complete scumbags. They tried to sneak us into a 13 month lease when we originally agreed on 12-months. Then, at the end of 12-months, refused to return our security deposit as they said we didn't complete our lease terms. If the universe is fair, then they'll be caught for massive tenant fraud with class-action lawsuits that bankrupt them all. read more

This company is one of those that likes to declare bankruptcy just to start anew, and claim more poor fools to their web of deceptive lies and corrupt business practices. They will lock your young building association into contracts you cannot break. They will assign inept and illiterate supervisors to your building and then expect you to pay for services that your board association could do themselves, or contract for lower cost through other vendors. Watch out for this unscrupulous group of sleazy business people! read more
