I was in contract to purchase a home in Discovery Bay. GNG Termite performed a Termite Inspection on 12/5/2022. the owner of the home paid for the inspection, and then paid someone else to fix the Section 1 repairs that were noted in the Termite Report. GNG Subsequently reinspected the home on 12/23/2022, clearing the home of any/all Section1 items that were in the previous report. Based on that Section 1 clearance report, I put an offer in to purchase the home. I ordered my own home inspection of the home. Upon completion of the home inspection, more than a dozen areas of dry rot were noted around the exterior of the home. the crawl space of the home appeared to have never actually been treated, and there was no evidence or record of what chemicals is any were actually used. there was dry rot all over and around the deck that was completely missed but GNG termite, and there were areas of rust and water damage all over the home that were never noted on the original inspection. I believe this represents gross misconduct on behalf of GNG Termite, and I believe this occurs because they have a relationship with realtors in the area who hire them to perform inspections and then subsequently sign off on the Section1 items even when the work has never been completed. I have pictures and documents from the inspections that clearly demonstrate a complete misrepresentation of the work they were hired and paid to perform.
I contacted the owner of GNG Termite. he wasn't exactly pleasant to say the least. I sent over pictures and copies of the inspections and gave him time to review everything and get back to me. I asked for a date and time when we could actually speak calmly and discuss a resolution. he dodged calls, never returned emails, and wouldn't return a call.
eventually, after I sent a pretty direct email, i finally received the following response from the owner.
"We returned to the property, myself, the general contractor, and the listing agent... at various times last week.
The general contractor and myself thoroughly went over your home, inspectors report and found two small areas of dry rot (Actual wood decay fungus). One was about a 6-inch section of the facia board above the spa, others were two small areas of siding at the right side towards the bottom. The general contractor has already fixed these items as they took about an hour.
The remaining conditions outlined in your home inspectors report, are not active wood destroying fungus. But I can see how the untrained eye could imagine that there is fungus, and how to address higher up areas that cannot be physically probed for verification. Most of what is visible is actually areas that were repaired approximately 12 years ago with the gentleman bought the property. And the areas were never finished painted so the caulking did shrink. These are not areas that we repaired.
And since you are no longer an interested party in this property, I cannot go into any more detail than that, without permission of the listing agent, or the owner. Regards.

he never did pick up the phone and call me. GNG takes no responsibility for their work and doesn't have the professional decency to speak with individuals who have called their company to issue a complaint. Thank goodness I performed my own inspections to protect myself and my family and didn't trust the inspection that had been provided to me.
if I am ever in the market to purchase another property in Discovery Bay, and I do come across a home that is being marketed with a home inspection performed by GNG Termite, I will definitely be treating the home with extra scrutiny and having another Termite Co look over everything they signed off on. I don't trust their "trained eyes". their eyes obviously miss things that others do not. read more
