    Last January 2023 we had extremely heavy rains. Unfortunately my mother started having leaks on her bedroom ceiling under the 2nd floor balcony and the first contractor felt the cracked tiles on the balcony was the issue of the leaks inside the bedroom. Once the tiles were removed, the wooden structurer framing of the balcony under the tiles were extremely water damaged so our contractor told us at this point his expertise isn't in framing suggested we search for a new contractor to do the framing etc.as he didnot know a framing expert. Luckily we found ELI from GMBC Construction and he was great to work with during the entire project also he was able to start soon picking up where the other contractor stopped work. Anytime I had a question or concern he answered me promply and addressed my texts or calls. His communication , follow up and promises made were right on point. He continued to be right there for everything I needed to take care of this project. His team had to install a new sliding glass door, do framing, do the flash ,install new tiles and painted all areas that needed the touch up paint. As others have read before, I wish I could give him a higher rating than 5 stars. His assistant Claudia in the office was also great to work with and answered all my questions during this project especially during the process of the city permits. We ran into delays with mother nature- the rain and of course getting City Permits but at the end of it all, it was worth it. We have a great balcony and the work was high quality craftmanship. As far as price the prices quoted by the first contractor was nearly the same as GMBC. Great work by his team.

    We hired GMBC to do an addition and kitchen remodel on our new (and first) home. It has been an unmitigated disaster, caused by incompetence and outright lying. Everything has had to be redone except the foundation. Plumbing, electrical, deck, roof, cabinets, doors, nails, etc. Unfortunately, some of it is now permanent and we can't afford to redo - namely the framing itself, which is "swooping" and at odd angles. Yet GMBC would constantly tell us "this is the way it works," and even lie about passing inspections, in order to just collect checks on their front-loaded payment schedule. The City of Alameda inspectors themselves have been urging us to sue and offering to testify, as they've never seen such poor workmanship. Every contractor who comes to the house says it is the worst workmanship they've seen in their careers. We're talking shattered windows, pipes spraying everywhere, waste water just dumping into the basement - you name it. We have videos, photos, and inspection reports verifying the situation. On September 28, 2021, we finally attempted to fire GMBC. Yet Eli Dagan, the owner, insisted that it was the foreman's (Armando's) fault, and that he would fix the errors out of pocket. Given our financial losses due the project, we gave him one more chance. The new foreman (Alvaro), fixed the specific items called out by the City thus far, but continued to make grievous errors (plumbing, electrical, roof, etc.). We finally cut them off entirely last November. At this point, we have been living with three children, in half a house, and only a microwave + toaster for a kitchen, for nearly two years (GMBC said the project would take 3-4 months!). We are deeply in debt, and are on track to spend roughly 2X the original GMBC estimate in order to complete the project, now using sub-contractors we are managing directly to save money, because no other GC will take on such flawed work. We are still only at ~80%, and keep finding errors and having to re-open walls at great expense. E.g. as I write this, a contractor is ripping open a wall to redo a pocket door - which won't close because it was installed wrong and bowing under the weight of the poorly framed house - at a cost of $3,200. We are at our wits end, and this has hands down been the worst experience of our lives.

    GMBC deserves a 5+ star rating for our major construction project! We started the journey of implementing our vision of building our first floor and connecting it to the top floor by interviewing many contractors and construction companies in early 2022. After several proposals, we chose Moshe and his crew because of not only their expertise and their record of high-quality work but also their open communication and overcommunication approach. Fast forward a year and a half, and they proved to be the best choice we made. Construction in San Francisco, getting all the permissions, going through all the inspections, and getting the certification at the end from the city is not an easy task. Our expansion project was not the largest project GMBC has undertaken, but it was certainly one of the most intricate. It included an office/bedroom with closet, bathroom, laundry room, shoe closet, large storage closet, large wet bar and lounge, entertainment area, and more. That went along with craftsmanship: cutting new skylights, building a new concrete slab with radiant floor heating, meticulously tiling the bathroom and wet bar, and adding detailed crown molding, etc. We loved all the crew and their signing while working. They were always on time, opening the garage door at 8am sharp, and truly skilled at their work, especially the foreman, Moises. He and his crew aimed for perfection and to make us, the customer, happy. They were always willing to go the extra mile to ensure our satisfaction, even if it meant redoing parts of the work. Whenever we texted Moshe or Moises, they would quickly exchange messages, get on a call, or huddle with us to address anything. They were very accommodating when it came to change orders, always providing detailed documentation and ensuring proper signatures. That was particularly important to us as we were investing in this project for our own house and wanted to make many decisions along the way on top of the baseline plan; for instance, adding a drain in the garage, extending the new concrete slab into our backyard to build a patio with stamped concrete, installing a shed in the backyard, to mention a few. That said, various bumps happen along the way in such a project, and Moshe patiently and openly settled every single one to our satisfaction. In a nutshell, GMBC and the staff are trustworthy, responsible, skilled, hardworking, and do premium work. If we ever want to add a third floor to our house, on top of a hill in one of the coldest and rainiest times in San Francisco, we will give the work to GMBC again in the blink of an eye!

    Would start off by saying, that MOISHE , Borensteine, did a awesome job of making sure we had the plan we wanted in the beginning. The price was set and it came in at what was promised., honestly we love are kitchen, of course there were hiccups,it was a major undertaking, having to remove alot of the ceiling and gut the kitchen. New floor and paint , new back sliding door and new kitchen window...A lot of people involved. A lot to keep track of, so if you plan something like this ,plan ahead. We are the most pleased with are new quartz countertops, and backsplash, it's beautiful..everything we asked for was delivered. So thank all that we're involved. Would I use again absolutely.. here's a couple pictures. Thanks again Moishe..

    Thank You, Eli, Armando, and crew, for completing the construction and remodeling of the garage space for a game room, bathroom with toilet, shower and sink, and a wet bar. Your work is outstanding and your contract services were both fair and affordable for me as a first-time homeowner.  This was not an easy project and required additional unexpected improvements as required by the Daly City Construction Permit Codes.  My house belonged to my Grandma and there were many required changes before the construction was completed: pipe and sewer improvements, earthquake-seismic foundation enforcements, structural improvements, reconfiguring the garage door for code compliance, and other issues.  This project started in 2018 and has just completed final inspection from the City of Daly City,  I owe a debt of gratitude to GMBC for their patience and professionalism. Throughout this process, GMBC would communicate and discuss additional costs before he did anything. Eli gave me the assurance that everything will be worked out and in compliance with the City of Daly City.  He was right and I am so grateful.  I would hire GMBC Construction in a heartbeat.  Thank you, Eli, Armando, and crew.

    After

    I just want to add an update to our kitchen remodel experience now that it is complete. It is even more beautiful than I was imagining! Eli's team worked consistently, diligently and thoughtfully throughout the duration of the project. I had chosen a certain tile for my backsplash, but Alber, the project manager suggested that I go a different way and I took his advice. I am so glad that I did! It was so great to have helpful ideas from the team because I was really learning as I was going, and I was able to really trust everyone that worked on this project. Paco, who did most of the actual labor on the kitchen was committed to doing a high quality job and he was willing to do whatever it took to get it done in a timely fashion but with a great deal of care. He helped me choose the correct grout color for my tiles and troubleshoot little issues that arose along the way. Anytime I had a question or a concern, I was able to reach out to someone and get a pretty quick response. After the kitchen was done, there was one lingering issue that involved an outside tile company and Eli stayed in constant contact with me to help me make sure the issue was resolved. I think Eli is an exceptional contractor because of his integrity, fairness and consistent, respectful communication. It was a true pleasure working with him and everyone on his team. They are a group of honest, trustworthy people that are easy to work with and to me, those are the qualities in a company that are most important. If you are new to this process, you will be in great hands with GMBC. And if you are not new to it, then they will be a breath of fresh air! I give them my HIGHEST recommendation!

    Come along for a real picture. I'm going to be talking about this whole experience with GMBC. I'm pretty fair in my reviews, and I don't exaggerate like others. Before starting -- I don't monitor, I trust and let them do their work... NOTE: I provided all rough and 99% of the finished materials (except 20ft of electrical, 15ft quarterround, 15ft door trim) not cheaped out. We bought top notch stuff for what purpose it was for, lots of it was wasted and some of it was ruined. 1 - GMBC and 4 other bidders came, we took GMBC(30k to 20k,I provided materials so it's no discount) because they appeared top notch. 2 - project needed to be done at the end of april 3 - needed to communicate extensively (made that a point) 4 - we had 3 items needed: bathroom, new attic access, electrical sub panel replacement - was promised an "engineer" would review and provide some electrical analysis, never happened. Main problems: 1 - Lack of project management (complete lack - except for money collection -- borderline pushy, I have the text to prove it). 2 - Communication problems - few and far between (time delay, scheduling, excuses, failure on expectation) 3 - Quality of work was about 90% potato (2nd tiler was the only good guy) 4 - Lots of delays, and excuses. We felt like we were bottom of the barrel customers. Here's what GMBC stepped into: 1 - bathroom was demo'd by another contractor that we fired for wasting our time 2 - attic was not started 3 - electrical not started This should have been a cakewalk from my perspective, do the measurements, cut and build (bathroom was demo'd already)... then the attic should have been just cut open, reinforce and install FAKRO LWP 66809. electrical, not an expert, but I saw them do it in like 1/2 a day (no elec analysis provided)... 1 - project management sucked - was promised weekly arrivals to monitor progress and got really almost nothing. I don't understand the purpose. I bring something up and get no feedback for days at times. 2 - the crew, while they are nice -- they come in and drop tools, dinged our walls up, and can't really paint. I'm sorry none of them know how to paint well. 3 - lots of excuses... "oh they aren't part of our core crew" "oh i heard he's had some complaints before but I wanted to give him a chance" our home is not your experiment. Attic access was installed 100% not square. When confronted with this problem their words to me were "well we don't do /semi custom/ work" -- Please tell me how does mounting a prebuilt ladder, custom in any way? I was already stuck with them, and let it go. Then asking why it took so long, I got some other excuse about how there was extra work. They can't even put trim up flush... summer rolls around, wood expands -- now my staircase rubs, the trim is not flush (This was built by their BEST finish guy). There is tons of missing details, I can write a novel about this if the opportunity comes up. Bathroom build. We bought a schluter shower system with rough material. The guy tells me he ran out of material -- I see washers and screws in the trash, and he mentions he has no more. I saw his handy work and was appalled. I bought 120% of material to cover, and around 80% was up. The foam boards were not cut straight. All jagged and nothing aligned, not even flat in some places. some horizontal, some square, some rectangle. Potato quality... Std shower size 60"x30"x96" bathroom and they failed with 12 full sized boards. These guys put tools on our bed, used our restroom without asking, and damaged our walls and dropped tools on the floor. Response was "not our core guys, sorry" - type message. Asked why the bathroom was taking so long, was greeted with "permit submission delay". I asked union city -- when was the permit submitted, it was right before inspection date.., PM failure. The bathroom was most of the grief and it was mainly demonstrating that they had no clue how to project manage this. Many times I get "well our guys aren't use to the material being in the house" -- The material was in our house before you started (less the lumber for that one day) There's a ton more to say but yelp sucks too. All in all, after finishing up -- these guys walked out knowing they screwed this project good. Toilet tank is crooked, and cracked because they screwed in the tank crooked and stress cracks are formed. I had to repaint the restroom because it was (as my wife quotes) "a sh*t show". Lots of details left out from the horrid workmanship they left me (pictures to come). I'm an engineer, I might not be able to build a house myself, but I know exactly what goes into it. Pro Tip: You don't throw fast 5 on drywall that has broken paper then immediately paint, you clean the edges and then put on mud wait for it to dry then paint (which you didn't do, i have cracks and paint peeling to deal with) At the end, mediocre level of work for a premium price. Unsatisfied, not welcome back for sure.

    Highly recommended!!!! We stumbled upon GMBC construction on Yelp when considering to start our kitchen remodel. They had great reviews and the photos did them justice. After our free consultation with Eli the GM we immediately felt like we could trust him and his team with our home! He was easy to talk to, honestly felt like we had known him for a while. He returned a few days later with the plan drawn out by their engineer exactly the way we wanted it. They proceeded to contact our City office to get permits pulled for us. Considering the extensive detail of change in our kitchen layout, (appliances were moved to different sides of the kitchen), we had a supporting wall knocked down to have an open floor plan, they made an opening for a barnyard door for us to playroom, we were ready to spend a lot of money. In the end, we felt the quality of their work was worth the cost! Although because of covid, the shipping of cabinets & appliances were delayed and city permits held them back for inspections, they prioritized our remodel! They were there every weekday to work for 8 hours. Jose the foreman was super easy to communicate with and he took any issues we had and made it easy to deal with throughout the 5 months it ended up taking! They installed new flooring throughout the kitchen and living space and the quality of work was excellent! Eli was always available by text or call when we had concerns with the project. He even went to meet us at the cabinet store several times. Thank you Eli for giving us our dream kitchen! Everyone who visits us is so impressed by the design! When we save enough money we will definitely be remodeling our bathroom with this team again!

    Rewind 5 months ago, and the whole ordeal of restoring our entire bathroom and main entryway begins. The condo upstairs had blown a water heater and we came home to water dripping everywhere. The shared ceiling and our walls were completely soaked and damaged, and all the drywall and entire bathroom had to be torn out down to the frame. We chose GMBC to restore our home because A) we wanted control over the restoration B) the insurance company's contractor could not start in a timely manner. Without a doubt it was an annoying process to go through, but we are glad we went with GMBC. They did a great job restoring our home and we are happy with the end product. Do keep in mind that this was not a typical remodel as we had in mind that insurance was paying for all of this. My advice to anyone in this situation is to remember that you are your best advocate when dealing with an insurance claim. Thank you Eli for helping guide us through the process of ensuring that we get reimbursed properly for what was damaged. Thank you Alber and to Jonathan who diligently worked on getting our home back to better than it was before. They were responsive and kept us up to date throughout the entire process, even when we hit the unseen road bumps along the way. Would definitely recommend.

    Thank you Moshe and the crew for making us a beautiful bathroom addition!! Starting from the beginning with your architect Diego, really what an amazing guy with all his advice and expertise. there were different crews on our project and all around great guys! Moshe the manager of our project was a real pleasure to deal with and frankly we couldn't have done this out him. The project took a bit longer then expected because of delays between city inspection which was really unfortunate for there were some time periods with out work. With all the work performed I really appreciated the cleanliness and effort to make sure we were as comfortable as possible throughout the project and we also liked the communication through text or a phone call weather it was just an update or a question which really kept me at ease instead of my fear of potentially micro managing the project and getting zero sleep! I would say this was a great experience as hoped for and we are truly satisfied with the over all quality and workmanship!! Definitely 5 !!!

Professionalism: The team at Your Carpenter Friend was professional, meticulous, and clean, and they did an excellent job repairing dry rot around our home. They were so good that we've already recommended them to a couple of friends, and I hope they get the opportunity to work with them as well. Licensed: Yes Pricing: Pricing was reasonable and on par with other vendors we considered. Recommendation: Yes--100% recommend them. We plan to hire them again next year for additional work in the spring/summer, and I'll be happy to update this review then. Skill: They are truly skilled carpenters (Brendan, Zach, and Sam), which feels rare these days. While I don't do woodworking myself, I can certainly recognize and appreciate quality craftsmanship. In several areas, Zach and Sam came up with creative solutions to ensure water would not sit on the wood. They also discovered additional dry rot during the project and always consulted with us and obtained approval before proceeding. They worked non-stop--even in the cold! Work: I initially contacted Brendan for a mix of handyman work along with exterior dry rot repairs. He was honest and upfront about what could realistically be done during the dry season, so we decided to focus solely on the dry rot repairs. As it turned out, Brendan is a former termite inspector--perfect for anyone needing dry rot repair. They worked at our home for 3 days. There was one small area that wasn't painted on one side; once we brought it to his attention, Brendan came back the very next day to fix it. Their goal is clearly to make the customer happy, within reason. BTW -- he also does decks. Thank you, Brendan & Team!

    I hired Prime to renovate my kitchen - countertops, backsplash, cabinets, electrical, freezer, etc…read more They also helped install a new bidet toilet for me. Overall the experience was very good; Elijah and Bryan were super friendly and responsive. Eli was very patient and accommodating as we discussed several different potential change orders, from new windows to painting, to other misc. things that popped up. Bryan Luna was especially a pleasure to work with. His attention to detail and proactivity to solve any little thing I mentioned was definitely the highlight of working with Prime. Their contracted electrician, Hector, was great as well. I also think they did a great job building out a cabinet to fit our freezer next to the matching fridge. Their master carpenter managed to salvage our existing wood to make it match perfectly. Definitely better than what I'd expect from even a carpentry specialty contractor. I will mention that it wasn't without some snags. Prime deals in volume so they're very busy. I think because I had delays in sourcing a freezer I ended up not getting a dedicated project manager for some time. We had timeline issues made worse with holidays. This caused cascading delays which inevitably pushed back my move in date a few weeks. When I finally did get a new project manager, they ghosted me (later on I found out they had a family emergency). Eli had to step in again to help. Another thing is that their pricing is quite opaque. The estimate will break down prices by milestones, but they repeated told me that it's not a valuation of the milestone itself. This made it nigh impossible to understand if I wanted to contract out specific pieces of the project (e.g. flooring). Design was OK. I felt that the designer was very busy. Sometimes very responsive (5min replies), sometimes not responsive at all (no reply). I wish I had a better, more thorough back-and-forth session about the intricacies of the design. But we made do. Ultimately, the designer made a render and helped point us to some vendors, but from there we had to make our own selection alone (cabinets, handles, pendant lights, faucets, etc.). I did appreciate her presence when we picked out countertops, though. All in all, I think this was a 4.5 star job, but I'm rounding to 5 because of Eli and Bryan :)

Because we were home throughout the process, we were able to catch issues early and communicate them directly to Bryan, who consistently followed through to resolve them. What Went Well: * The tile and flooring subcontractors were excellent - their craftsmanship and attention to detail truly stood out. * Bryan, our foreman, was responsive to texts and phone calls, listened to our concerns, and made sure they were addressed. He even designed a bi-fold closet door for us, and helped pick up all the material to build it. * Bryan also took the initiative to handle several unfinished items himself, which we really appreciated. * The post-build cleaners were top-notch and left the space in pristine condition. * Throughout the project, everyone we interacted with was professional, courteous, and conscientious. There were no conflicts or issues, which made the experience comfortable for us. Areas for Improvement: * The timeline was a pain point. While we were originally told the project would take 6-8 weeks, it ended up stretching to 12 weeks. * The design process fell short of expectations. Because Prime's in-house designers weren't available, our design work was outsourced. We only received a full design package for the master bathroom. As a result, we ended up creating our own renderings for the other rooms to help communicate our vision to the team. That said, we were very happy with the design and material selections for the master bathroom they did complete. We just wish the same level of attention and design support had been provided for the rest of the project. * At times, resource availability was limited, likely due to workers being assigned to multiple jobs. This led to workflow inefficiencies and delays. Toward the end of our renovation, our foreman Bryan had to personally step in to complete several tasks, such as installing faucets, shelving, and baseboards. He managed to get it done in between site visits and meetings, which we appreciated, but it also highlighted a lack of available crew to close out the project. Despite these few challenges, the quality of the work met our expectations. We appreciated the team's effort and the final outcome.

Designers were brought in to prepare plans and permits, and the work began. Our project manager, Adi, was one of the kindest, most attentive people I've ever worked with. He stayed in constant contact, visited the site frequently, and ensured every detail met extremely high standards. It became a running joke between us about changing their slogan to "quality you can afford"--he humored me, and it perfectly captures the team's approach. The craftsmanship from Flavio, the lead contractor, was exceptional. We didn't pick the easiest designs, but the finished primary bathroom shower tile is genuinely a work of art--everyone who sees it comments on it. We also can't forget "Muscle Memo", who handled all the heavy lifting--climbing through dusty attics, crawling under grimy crawl spaces, and tackling the toughest physical work. They are respectful, humorous, kind, with an impeccable work ethic. Adi and his team worked on our penthouse in a Lake Merritt condominium. They had no problems with us recommending revisions to their proposed contract. It was a big construction project, and required a lot of creative problem solving to adhere to the HOA CC&Rs. Adi and his team had no problems dealing with our HOA and always went above and beyond with our/their requests without any complaints and gripes (even when it was deserved). They helped with architectural requests, permitting, design support, demolition, framing, drywall, flooring, electrical, plumbing, for a renovation of three bedrooms, living room, dining room, and kitchen including two fireplaces. They provided us with several great options for materials within budget. No challenge was too great for them and they never ran away. When we needed them to make final touches they made adjustments. They deep cleaned our place when it was done. Adi was always upfront about the scope, schedule, and budget so nothing felt like a surprise or a money grab. Any issue I brought up, he quickly addressed and never repeated again. He was even available to answer questions after the renovation was complete. I would 100% recommend working with them again.     I've worked with Farr and his team 2 times…read more First time I contacted him to replace only 2 showers in my old condo. A lot of contractors and businesses I contacted for quotes ended up either not showing up because the job was too small or they gave me outrageous quotes, but Farr was the only one to give a fair quote and a detailed scope of work. My previous roommate and I were absolutely thrilled with the final result, and the showers were a big selling point when I sold off my condo. Fast forward 2 years later and we purchased our first house which needed a lot of cosmetic renovations. Both bathrooms were very outdated with cracked tiles, smudged or old fixtures, bathtub, vanity, etc so we needed a full gut. Again Farr came out and was able to give me a competitive fair price for 2 bathroom renovations and it came out EXACTLY what I asked for, and even came back to touch up a few issues I pointed out after the job was almost complete! Picking out the materials and scheduling was a breeze and the whole process took about a month. Will continue to recommend EZ baths to anyone in the East Bay looking for a bathroom remodel!

Dave's follow-through with communication was very disappointing for 1. receipts/invoice and 2. follow through with minor touch ups. The moment we paid him in full--which we did the same day the last work item was completed--Dave became largely unavailable. While Dave explicitly stated he would send the receipt the same day we paid, we did not receive it and we had to text him three times over 5 days. He finally responded to the 3rd text stating he will send the receipt "shortly." It still hasn't arrived 11 days later. The lack of transparency is particularly concerning because the final bill was significantly higher than the initial estimate; though the scope of work increased, we have no way to verify the final costs without an invoice and receipts. We also noticed that the area he painted after work was done had white patches. We requested him to complete the paint touch up. When Dave finally responded to our outreach regarding the touch-ups after 5 days and 3 follow up texts, he informed us he could not return for more than a month due to a busy schedule. When we pointed out that we had paid for a complete job to be finished in a timely manner, he told us he could "send us some money for a paintbrush if it's that much of an emergency" so we could do it ourselves. Given we paid in full, we still don't have an invoice, and the paint was not done properly, we are disappointed at his dismissiveness and lack of availability to follow through.

Project Experience: -Disorganized & Poor Communication: Ruben, the contractor, constantly miscommunicated with his crew, leading to errors and wasted time. The crew speaks limited English, and Ruben failed to properly relay instructions. -Constant Rescheduling & Delays: The project was plagued with intentional delays because they were trying to juggle randoms crew members to the job site. They do not have a dedicated crew. To keep the job moving, I had to step in and install my stove hood myself. Quality of Work: -Minimal Supervision & Costly Mistakes: Ruben was only on-site for 30 minutes to an hour a day. The crew made frequent errors, wasted materials, and ultimately cost me an extra $5,000 in materials. Unprofessional Workmanship: -A crew member (Adrian) improperly used self-leveling, causing mortar to seep through walls and doors. -The same worker almost set my kitchen on fire due to incorrect wiring. -A junior crew member (Manuel) threw away new materials, further increasing costs. -My husband and I had to redo the wall texture they applied because it was done so poorly. -The countertop was improperly installed (by Victor), leading to a post-installation crack. The contractor promised to fix it but was a no-show, wasting an entire day of our time. -The dishwasher was incorrectly installed (Ricardo), requiring my husband to take a day off to reinstall it. Material Pricing & Usage: The contractor ordered materials on my behalf, but the pricing changed and was increased without transparency. The crew also took materials I paid for to use on other job sites. Also on two occasions, we had to order more tiles at 3x the cost because all the measurements were incorrect. Other Issues: -The crew trashed and clogged our bathroom toilet. They denied responsibility until I installed a camera--only then did the issue stop. -Never reimbursed or refunded for damages and extra expenses. Final Verdict: Ruben is a nice guy and means well, but his company is not equipped for big jobs (over $10K). If you have a small bathroom tile job, they might be fine, but anything beyond that--find a better contractor. We rushed to finish the project just to be done with them, and in hindsight, we should have hired someone else from the start. Do not make the same mistake we did. 2/5 - Would not recommend for major home renovations. Recommend for small jobs only.
