Listen to all the reviews. This is not a company you want to rent from. They build quick, cheap units with low quality builders and try to fill them up as fast as possible. You are basically kissing your hard-earned money goodbye. Their properties are designed to look shiny and appealing, but don't fall for it. In the complex we rented from, Roosevelt Commons across from Jim Parsley Center, they offered to cover trash, but they did not provide big enough trash receptacles. So, of course, trash spilled out. Now, instead of solving the problem, they started charging all of the tenants for trash until we cleaned it up. We even got it clean after a while, but they continued charging us. So people stopped trying because we were being charged for it. Management must have reasoned they didn't need to keep the complex clean, because there was ALWAYS cigarette butts, garbage, and dog poop everywhere. I guess since the tenants made the mess, then they weren't responsible for cleaning it up, regardless of the fact that we were paying for them to keep the complex clean. They do hire people to trim the trees and bushes, but not actually clean up the grounds. The kids found a used needle on the premises one day, and when I told management about it, they never responded. Oh, that's another thing, you might or might not get a response if you reach out to management. Another tenant's dog attacked my son, and when I let management know, it was about two weeks before I heard back. We had ants all the time, and I put in a maintenance request, but never once heard back, and they didn't do anything about it. There was a man coming around taking pictures of the kids, and after I notified management, a couple of weeks later I got a response saying that it wasn't their responsibility to take care of it. Now, here is the worst part of Ginn. They are greedy, selfish people. They used the pandemic as an excuse to raise rent on people by exorbitant amounts. Only, it wasn't everyone, just the people they were discriminating against. Our rent was being raised by $500 ($600 if I wanted monthly), though my neighbors, who didn't have kids, were not. Another single mother around the corner had her rent raised by $800. We started talking to other neighbors about it, and sure enough, it was the parents with kids who were having their rent raised by hundreds. There's literally a school across the street, and they don't want kids in their complex. Now, I can't prove this about the other families, but I still have the letter showing the huge rent hike for our situation, and the words of other parents forced to move because of the huge rent hike. So not only was affordable housing extremely hard to find, thanks to the pandemic, Ginn decided to raise rent to kick their 'unwanteds' out for someone who would pay the already high rent amounts. Last, do not expect to see a penny of your deposit. They will find some ridiculous reason to keep it. Do you have a broken door stopper, well parts labor to have it replaced will be at least a thousand. Of the $1600 we dropped on the deposit, we not only didn't get any back, we were charged an extra $95. The place had a very small hole in one door, some scrapes on the wall, and a crack in one of the fridge drawers. We didn't get a penny back. We cleaned it too, and we even dropped off the keys 10 days early, and yet, nothing. Avoid any properties Ginn has at all costs. It is not worth it. read more
