This is the worst property management company I have ever experienced. Many maintenance requests take a month to resolve (our washing machine and dryer were broken at separate occasions - took them almost a month to fix the washer and the dryer is still not fixed and going on 2 weeks with no hopes of it getting fixed soon). We were without hot water on the property for over a week and there was no urgency to send anyone to repair. We have been without AC (in Texas in mid July) 4 days and there has been no effort from G&B to fix this. Every phone interaction I have had with them, the employees have been rude and even hung up on me on several occasions. Very bad communication overall and will send the same emails multiple times over the course of months, even though we responded to the first email timely. G&B's response to every issue is to send them an email, but I have been emailing them for weeks and still have yet to receive a response. I will now be checking reviews of any property management company before renting because this experience has been horrible (and I could have avoided that with the other reviews seeing as many other people have had very disappointing experiences with them as well). I was threatened by another resident and immediately reported the incident to management. Unfortunately, I never received a response. In hindsight, I regret not involving the police and filing an official report. Management's lack of concern and unresponsiveness placed my safety at risk. Maintenance issues are handled poorly, if at all. Appointments are scheduled and then missed without notice. I have been waiting over three months for someone to even inspect my dishwasher. Billing inaccuracies are another ongoing issue. My account has repeatedly been incorrect, and residents must closely monitor charges to avoid being overbilled. Safety concerns are not treated as a priority. After someone tampered with my exterior door handle and lock, I reported it immediately. Despite the clear security risk, the door remained improperly secured for over two weeks before repairs were made. An exterior door lock was not treated as an emergency, which is deeply concerning. Package theft is a serious problem. Units with exterior-facing doors are especially vulnerable, and packages are frequently stolen. Even deliveries made inside the building are not secure, as theft by other residents occurs. Residents should plan to use a PO Box or alternative delivery arrangements. Overall, the repeated lack of organization, accountability, and concern for resident safety presents significant red flags.
