I just got fired today for exposing my supervisor for being 2hrs late literally everyday of the week for over a year now all on video btw,then taking 1 1/2hr lunches after only being on property for one hour.I bring this to H.R's attention and a week later I get fired,so I do all the work everyday while my boss just gets high in his truck while im doing grounds in front of him & turn units while he's in his truck ,sorry but quantum managers protect one another and it shows big time!!! Don't apply to live or especially work for quantum.I had nothing but terrible experiences with this garbage company.This was all at Wynne watts commons in fairview.Anna & George are beyond shady & dont care about anyone in the building whatsoever.If you do end up working for quantum youll be fired for trying to do the right thing or bringing up shady activities concerning staff.Youve been warned!! read more

This is the worst management company ever!!! Took months to get things fixed. Had multiple floods from the toilets. Went 5 months before they finally fixed my downstairs toilet. Poor communication when it comes to regulating things like parking, updating leases or just anything really. Multiple units have mold! They only spot treat it and after talking to Numerous neighbors we are becoming very sick. I would not rent a unit here! And crossing my fingers I can find a new home where management respects us back. Looking forward to getting these Conditions out there for people to See. My neighbors and I do not need to live in units that are not maintained! There has been 5 units that have flooded! They are placing families of 5+ in two bedrooms when they do repairs, and give you the least amount of info. They also lost my other neighbors rent check. Charge you for random things and tow cars that are in our spots, yet do not tow people that park in fire lane. These people are simply evil. I've had no option but to live at a complex Quantum Residential manages. For ten-years, they've ruined my life. One of there employees sexually assaulted me and they've consistently ignored it. They allow illegal drugs to be used and sold on the property. They ignore complaints and maintenance requests and regularly throw away/shred them. When they do read or acknowledge complaints, it's always only to figure out if they'll be held liable and if they believe they won't be, they just ignore the issue. I've been harassed by them on and off the property, threatened with false evictions, lied about...it never stops. I'm going to die soon and it's their fault. They're never responsible for anything and are always right especially when they're wrong. They lie constantly. There's too much more to list. If yiu get involved with Quantum Residential, you'll regret it. And speaking to them in person is like speaking to an automated menu tree. I'm losing my life because of Quantum Residential and they've actually laughed about it. Stay away from these people. read more

I left the unit very clean and in the same conditions I received it. I have a walk though video and Alex (who came to get the keys) said the unit was in excellent conditions. He said I should be getting my deposit back shortly (within a week or so). It has now been over 45 days and I have not received my money back. I have talked to Alex numerous times during multiple occasions, and he has told me the same thing. There is a problem with IT and the Accounting department, but he will look into it again, and will go to the main office to talk directly with the Accounting Department so I can pick up the check in-person. He said the amount owed to me is $1,241.86. I spoke with him again last week and he didn't have any different news for me but suggested that I contact Quantum directly. I feel that I have been getting shuffled around and have not been given a true reason as to why I am not getting my money back. According to Washington law, landlords have 30 days to return the deposit and any left-over or pro-rated rent to tenants. The court may in its discretion award up to two times the amount of the deposit for the intentional refusal of the landlord to give the statement, documentation, or refund due unless the landlord shows that circumstances beyond the landlord's control prevented the landlord from providing the statement and any such documentation within 30 days or that the tenant abandoned the premises as described in RCW 59.18.310. In any action brought by the tenant to recover the deposit, the prevailing party shall additionally be entitled to the cost of suit or arbitration including a reasonable attorneys' fee. I am hopeful that we can resolve this issue this week before going to small court claims where I will ask for double the amount owed, and for Quantum to pay for any Attorney fees. I literally could not run out of bad things to say about this company. They will lie to you, they will change information on your lease without telling you and then hope that you don't see it come re-signing. They will overcharge you sometimes even double the charges that you're supposed to have against you and then contact collections collections will then start chasing after you and quantum will spam you with emails however, when you call them or email them there is no response. None it's actually almost concerning you're wondering if the person who supposed to be answering and phones and emails maybe dead from an overdose or something of that nature (because this is Portland area after all) There are bugs all over the insides of the apartments. When the plumbing in the old building I was renting at broke, the property manager in the employ of Quantum Residential attempted to force me to claim I was responsible to my renters insurance through threats and intimidation. When I refused to do so, he took significant retaliatory actions including termination of my lease, but I still refused to do it. I am quite sure that Quanum Residential was aware of his coercive and very likely illegal behaviors because he sent me several messages where he said as much, and one where he claimed he was quoting his boss that he should collect "damages" from me. I did file a claim with my renters insurance, but i did not lie and say I was responsible for the leak and I have been subjected to close to 200 threatening and intimating messages, having to move from my apartment, and lies on the background check when I did try to move claiming (FALSELY) that I did not file a report with my renters insurance. I was prevented from moving to a new place by this false background report, and I would have been prevented from the second attempt except I connected personally with the investigator and told him the situation and he confirmed it. I believe the plan was to terminate my lease (which he did) and then continue to lie on background reports keeping me from moving, and then to evict me so I would either be in the position of having an eviction on my record, or I would agree to claim to my renters insurance that I broke the plumbing. Luckily for that super cool guy at the second background reporting agency or I could be homeless now, as once a person has an eviction on their record, it is very difficult to rent. read more

I have been a tenant of Quantum Residential between their Broadway and Eliza properties for almost 3 years. In summer of 2023 they allowed a tenant to move who has a drug addiction. This person lives directly across the hall from me. There are people in and out of this unit at all hours of the day, all of which know the door code at the bottom of the building which poses a safety threat. These people bring cans and bicycles that they leave in the hallways/stairwell while visiting this unit which poses a fire hazard. There are no peepholes so you never know what you may open up your door to. I brought all of this to Quantum's attention and they said something would be done, nothing ever was. I decided for my safety to put up a ring doorbell camera. With this camera, I have been able to see the comings and goings from this tenants unit. What I have seen has made me acutely aware of the safety risks this tenant has posed for me and the other tenants of this building. Upon entering the building you are greeted with a potent smell that burns your nose as you breathe. After reviewing my camera I noticed glass pipes and foil coming in and out of said unit, as my door is face to face with theirs. There are police, fire and paramedics here multiple times a week who constantly approach me for statements and footage. I asked a police officer what the smell was and he informed me that heroin and fentanyl are being smoked in the unit. When I brought all of this to Quantum's attention and they said something would be done, nothing ever was. I sent video footage of stolen merchandise, drug paraphernalia, a verbal confession on camera to smoking fentanyl and nothing was done. Lastly, my vehicle's windshield was broken by one of the tenant's "friends." With multiple police reports, property damage, physical damage and mental hardship, Quantum is charging me over $1700 to break my lease. 2 stars because the staff we have WHEN we have staff are nice. The company is HORRIBLE and gets ZERO stars. There is never a budget to complete projects. I know of 3 bathrooms that have been torn up (walls down and tile ripped up to bare cement) for several months with no completion date. 3 units were damaged because of a flood in an adjoining unit and the repairs still aren't done after 5 months. Several vacant units because of no budget to complete the turn overs. Garbage service is frequently not paid and backed up to unhealthy standards. This is a 'secured' building, however the only people who can't gain access are DELIVERY people. Drug dealers seem to have unlimited access. Security of the seniors and disabled that are here are not a concern to this company. Lies and broken promises are the norm. They always give the same response: We are aware of the situation and are looking into it. In our 100 unit complex we have had 8 managers and 3 temp managers since 2020. Each turnover means all our requests and complaints have to start over. Inconsistency is making me want to move, which is a shame because I like my apartment and my fellow tenants. read more

I dont know really to begin with this management company besides that they are irresponsible, disrespectful, and plain lazy when it comes to their jobs. The communication , well there is no communication when emails go un answered, you have to email over and over to maybe get a reply. I had to take time off of work to go in because they wont reply to any email or voicemail about paperwork I needed to do with them, so pressing that they were giving me limited time to do it. But when you make appointments with them , they dont show up, happend 3 times, I got to the point I told her I will show up when I have time. Emailed about noisy neighbors that let their kid jump off the bed repeatedly for 2 hours straight , bang into walls, that pictures fall off of my walls, that took an extra email with some harsh words for a reply of, oh well talk to the security guy, who doesnt show up til 10pm (not his fault). I'm so glad she couldn't take anytime to do anything about it. I was supposed to sign a new lease, been waiting for that now for a couple months. Asked for the paperwork to be placed on my door, that was an email that never got answered. Parking for is a problem because they put me in a guest parking spot, they removed my unit number that covered the "guest" part. So now I have random people parking in my spot, because the garage door is broken. The parking is limited and assigned to everyone, so i get screwed because they removed my unit number plaque. I even emailed today about acquiring another spot next to mine , for my other car. Generally the place is pretty clean, besides the garage room. If the health department came in and looked at that, I'm sure it would be shut down., and the brat kids who go around and destroy the property because the parents dont watch them. They get aggressive when you talk to the parents after their kids destroyed personal property, but hey let's keep them here. Nothing will get done properly, efficiently , correctly when quantum is the property management. I'm so disappointed in the buildings owners who decided to go with quantum. read more

Horrible company. When I first moved into the T Street Apartments two years ago, it was under this company's management. They didn't seem too bad at first when I moved in but over time especially after I lost my job at Amazon, they kept demanding rent from me and I wasn't receiving any form of income for almost a year although I did receive rental assistance twice. I was even threatened with eviction once all because I couldn't afford to keep up with rent. They always jacked it up too. Also the manager of my apartment complex when Quantum was in charge was nothing more than a corporate shill. She would never let me have anything on my front porch and would harass me every time I had something other than lawn chairs up front. Why is it even a problem to have outdoor furniture up front or even a cooler in front whenever your refrigerator isn't always working right? She didn't have any problem with everyone else living here having something in front of there units that wasn't lawn chairs. It's like she was playing favouritism. That is not okay. The name of our former manager in question was Darbi. Since February, we're under new management and I am so glad she is gone. One good thing she did was help fix my refrigerator when I had issues with it. The new management company is still not the best but at least our new manager doesn't seem to care what we have on our front porch since they never harassed me about it. They did threaten me with eviction back in March. Although I still cannot keep up with rent because it is way too high, I'm now receiving some source of income and I'm now receiving rent assistance again and I shouldn't have to rely on that either. read more

I would give negative stars if I could! This companies policy is to generate a bill for ex-tenants and send them to collections the next day before the bill is even received by said ex-tenant. I lived in the apartment for 6 years and they were trying to charge me $270 for PAINT, over $100 for blinds and $65 for a cleaning fee. There was no walk through done when I moved out but I have video proof the blinds were not damaged. Before I could even contest it, I got a notice my account was sent to collections. Trying to get ANYONE at this company to respond is like trying to get a 5 y/o to eat their vegetables. After a week of numerous voicemails and trying to get a hold of someone, I finally got a call back stating it IS their policy and that it is "common practice" in Property Management. After their response I sent multiple people in the company (including CEO, COO) an email requesting all the documentation in regards to their polices as well as photos of the "damage" and receipts. NO RESPONSE. So now I get to go to small claims court and deal with this SHADY company before they ruin my credit. read more
