The staff is extremely attentive, neighbors are fun and outgoing, community events are very well organized. We absolutely loved the neighborhood: lots of bars, restaurants, Trader Joe's, hair/nail salons, a great park, convenient bus stop with plenty of buses going Downtown, easy access to Cherry Creek bike trail - everything is within 2 minute walk! The apartment itself was very nice: we had one bedroom with a balcony, and we were the first people to live in it. We didn't have one issue with any appliances/fixtures the entire time we lived there. And any small requests (e.g. lightbulb changes in the overhead stove light) were taken care of the same day. The finishes are very nice and modern, and the windows (especially in the bedroom) are huge! Lots of natural light. One thing I personally enjoyed in particular - because of how well this complex was built, it retains heat extremely well. In the two winters that we spent in the complex, we turned the heat on for approximately 2 hours the entire season. The apartment just stayed warm! And surprisingly, it didn't get too hot in the summer either so A/C never ran for too long. While there are not too many amenities, 7/S has everything you will truly need: fantastic gym with windows all around, great rooftop with mountain views and grills, cozy common area upstairs with several TVs, nice fireplace, and a shuffle board. On one hand, I wish this building had a pool. On the other - every other building that has a pool inevitably becomes an extension of a frat house in the summer since everybody constantly throws parties in the pool area. I would hate to live in one of those buildings during summertime! Unfortunately we had to break the lease because we moved to SF for work, but the entire process was smooth and painless (I should mention that we weren't able to sublet our apartment and had to pay the fee, but we had a very short notice and the fee is outlined in the lease, so it was completely fair). The only negative event that occurred while we lived in 7/S was the bike theft, and unfortunately our bike was stolen during the first (out of three) round. However renter's insurance took care of it within 2 business days so while very sad - at least it wasn't a financial burden. If this building in your price range and close to where you want to be - definitely consider moving here! Will be best decision of your life!

REVIEW FOR PLATT PARK TOWNHOMES -A RedPeak and 7/S Denver…read moreHaus Property Great place to be. Was definitely concerned that I'd be discriminated against like in the past for being a transgender and LGBTQ+ resident but so far they have been so great of management. I did have some issues getting my hot water fixed for a while but I know that they did everything they could less replacing the whole water heater and then they eventually did that too. The only thing I can think of that I am a bit bothered by is that I can't seem to get them to fix my log in to the online portal and that does take away from my rights as a tenant to report maintenance issues, view/print copies of my account statements and pay my rent bill online. Wish they'd fix this soon because I've sent so many emails addressing the issue without even a response from the management. I look forward to renewing my lease soon because they are overall a great company to work with and I love the townhouses. I'm looking forward to getting my renewal notice since I know you guys are super fair and understanding management. So happy to work with a management company that truly operates according to the housing laws and recognizes tenant rights. Thanks again for being one of the best places to rent from in Denver! I LOOOVE living at Denizen! I moved here from the Sunshine…read moreState last summer and chose Denizen based on reviews. Mind you, this is coming from someone who probably wouldn't entertain the idea of a blind date let alone do something crazy like move halfway across the country to an apartment I've never seen before. So, read on, folks. After calling this place home for almost a year, I'm happy to report that I couldn't have chosen a better community and location. Denizen is nestled mere steps from the light rail, a few more steps from grocery stores, and a bit more--err, but not too many--steps from a plethora of South Broadway shops, bars, and restaurants. Beyond that, the units are some of the nicest and cleanest I've ever seen. And, as an added bonus, the new Community Manager (Sarah Park) really takes this place to another level with her kindness and professionalism. So, if you like a walkable neighborhood, free coffee, ample dogs to pet, fun neighbors, and the most friendly and attentive front desk staff you'll ever meet, then cancel your other apartment tours. Denizen = 10/10

But the last several months I've been pretty displeased. My storage unit was broken into and I wasn't informed even though police were involved, many of my maintenance requests have taken 2-3 submittals to be resolved, and most recently my ceiling has been leaking for over two weeks now and is still not fixed. Besides all that, this is a great location and the building is still pretty new. Many of the residents are like-minded and young professionals like myself. I would still recommend people to consider denizen as an option for living, but be mindful that some reviews may be outdated; there has been a decline in management the last year or so.

Overall, the apartment is noisy (incredibly thin walls, and if you live near the dumpsters, be prepared to hear the trash trucks every morning) and unsafe (constant break-ins, people sleeping in the elevator, and unresponsive security). It also rubbed me the wrong way when Management offered donations for 5-star reviews, so something to be wary off when considering the reviews for Deco.

We always feel comfortable walking our dog at night, even by ourselves. 10-15 min drive from downtown, so close enough to go out if that's for you, but quiet enough to be grannies like us. Apartment itself: Our apartment is just over 500 sqft, but I applaud the layout/storage design. We moved from a 1600 sqft house before, this apartment oddly feels just as spacious. There are also storage units if you need a place to store larger items and your spouse won't let you nail them to the wall (ahem... ). Everything is newly updated and works great. The management here is truly wonderful. Jess is one of the most thoughtful building managers I've encountered, and the maintenance staff are knowledgeable and prompt when you have issues. Dogs: this place is the universal studios-equivalent to dog-friendly. An indoor and outdoor dog park (which we utilize multiple times/day), and a dog-wash station which is necessary after long treks. The vast majority of dogs are well-behaved, non-aggressive and play well with dogs of all sizes. I've only seen a few issues here, and it generally revolves around toys. Misc: The upstairs patio is beautiful, overlooks the mountains and downtown, and now has brand-new grills which we have been using. On most days, it is empty up there, so it rarely (if ever) feels "crowded". If you have skis or a snowboard, the bike/ski/snowboard repair shop is a life-saver. I have waxed and repaired my skis at least 5 times on their new swix tables, and it has saved a ton of money from going to the price-gouging shops nearby (the ones who share my first name + Y's). Overall, this is a warm, supportive community that anyone (and their pups) would feel comfortable joining with a litany of amenities to take advantage of. We are going to be sad to leave in June, which means a lucky person/s can take our place! Cheers!

I have not had a pleasant experience here, and this incident has been extremely inconvenient. Outside of giving me an option to terminate my lease with no penalty, I do not think reasonable accommodations have been offered here. As it stands, I would not recommend this property to anyone.

I had given the apartment community previous a 4 star review. A lot has changed since then…read more Overnight my garage was broken into and my late mothers belongings were stolen along with tools. This is the 5th break in and theft that my roommate and I have experienced in the last 18 months. When we repeatedly complain to the office the property management clearly states its not their problem. Then give some excuse why they can't be proactive to protect its residents. Usually the claim is money. Yet they are always bringing in contractors to annoying and incredibly low quality work to update the property. If they'd only invest in more security such as cameras that would deter most of the theft. They instead tell you they hire a patrol company who closely monitor the property. And by closely monitor that means twice a month a patrol car will drive moderately fast through and leave. Car vandalism, break-ins and theft are at an all time high in this community. Break-ins of garages and apartments are at a way too high unacceptable amount as well. If you like safety and security this is NOT the apartment complex for you. Management will in turn justify their lack of attention and effort and try to turn the tables to you, the tenant, as the issues. They claim to have rules that are enforced but they only enforce when they mean to send a message to the person they are targeting. They require DNA for dogs but then never enforce dog poop cleanup and its everywhere. They bait and switch you for every thing so be aware of that and force your side when you have an agreement in writing. When I first moved in the garages were $80/mo. When I chose to get one they raised the fee to $100/mo. When I signed the contract they bait and switched the fee to $125/mo. So don't be fooled. Also, towing is enforced at random and you might see non residents residing at the property for months on end and nothing happens. You might have friends over one time and mid day their car is towed within an hour. The property is located at the bottom of a hill behind the old big lots strip mall and is hidden from major roadways. Even though the road that is running through the property is public law enforcement does little to patrol. There is very inadequate lighting and when you try to request the property install more they simply tell you to contact Excel as they are responsible for outdoor lighting for the parking lots. Buyer beware. If you move here be ready and accustomed to have your property damaged and stolen. Know that there is nothing that will be done about it in the end from either law enforcement or the property. And because of its location the issue is much higher than the surrounding area.
