Today is June 26, 2026. I just moved here (G12) not even a month ago, it's been a great move, The Leasing Agent Chris, was a 10 across the board, he's a Real Professional, Chris made the move smooth, I'm enjoying my new apt at G12. Tony Ross. read more

The property manager Summer charged me a $25 trash fee for leaving my trash outside. She stated she went through my trash to identify me (red flag). Summer has stated that shes left numerous voice messages about my trash being an issue when today was the first day I received a voice message from her. I asked when the previous vm were left to ensure i dont miss communication from the property and she couldnt name a single date and time which is interesting considering shes claiming shes called numerous times. I went to her office to see if I can make sure she had my updated phone number as I was concerned that i missed her numerous voice messages. Instead of remaining professional she continued to interrupt me and spoke to me condescendingly asking why would i leave the trash there and do you think i like having to dig through peoples trash - when all i asked was do you know when you left me voice messages? I was surprised at how unprofessional she was carrying herself considering shes managing the property. In addition, I did not receive prior notice about a fee rolling forward about the trash being left out. The conversation was unproductive as she continued to speak over me and avoid answering my clarifying question about when she left voice messages about my trash. read more

If there was an option to give zero stars to this building I would. There is dog pee in the elevators constantly and the cleaning staff doesn't do anything about it even if you go to management and complain. The dog owners are just as responsible but they don't even try to clean up after themselves either. When I watch the cleaning staff by the pool the most they do is sweep and wipe tables with a dry rag I've actually never seen them spray anything with any type of cleaners. Especially the chairs at the pool they are absolutely disgusting covered in dark dust and dirt. I've tried to make many complaints to management and I always have a rough time talking with them because they are extremely passive aggressive just recently my toilet wasn't flushing and I went down to complain and the first thing the new manager said to me was "is this going to be quick?" Instead of hello how may I help you. It's like pulling teeth asking for help in this building. Another day recently I was letting my boyfriend into the garage on his motorcycle and a neighbor came speeding down the garage and almost hit me walking and my boyfriend on the bike so I called security for help I explained he situation how he almost hit us and then when my boyfriend confronted the guy speeding he turned his car around and tried to chase us again. Security did absolutely nothing not even a call back and mainly it is probably due to the fact that the security is lazy and doesn't care. As well as the rest of the staff that works here too I cannot wait to my lease ends. read more

Very rude and condescending employee (short and husky man with dark hair, strong accent, wearing gray suit) approached me while walking my dogs to lecture me on how I "should" train them. He invaded my personal space by coming too close to me and was very presumptuous in lecturing me. Perhaps he should focus instead on the many issues happening inside of the building (as noted by many residents in the comments) rather than harassing others in the neighborhood as we go about our day. This behavior does not bode well for this building. read more

The carbon monoxide alarm has been going on and off for over a month on P1 and reading Error (photo). There are currently 3 out of 4 elevators out of service (photo). The main door to the patio has been broken for over 2 months (photo). The cleaning staff is fantastic but the management is not. It's gotten severely worse over the last 2-3 months. read more

G12 apartments and Waterton management are thieves! I applied back in January and put a security deposit. Days go by and I have not heard from the listing agent. I was moving from NYC to LA. The agent ghosted me, so I had no place to stay. I tried to my deposit back, but one was responding. I tried calling and emailing, but to no avail. I even tried the "contact us" in their website and still nothing. It's July now, I finally got someone rom the leasing agent to answer, and he told that he will do some research and call me back, but never did. I emailed the Waterton, their management company in Chicago, who told me they will not give me my deposit because I canceled the application, which is a lie. Their agent ghosted me! I emailed Waterton back and as expected, they didn't respond back. Apartment seekers beware! These people are scammers! They will get you to apply and never respond to you then they will keep your deposit. read more

I have lived at G12 (managed by Waterton) for 3.5 years, and want to share my experience living here. Firstly, I do hope that the new management that acquired the building this year makes some management and property improvements, and do think that the new manager Summer is doing their best to manage all of the changes that need to be made. In early January of this year, soon after the building was acquired by new management, my apartment was broken into by a homeless mentally ill woman, resulting in my partner and I having to barricade ourselves inside the room for 45 min waiting for the police to arrive while she rummaged though our apartment, sharpened our kitchen knives, shaved her head and spoke manically. She did try to open our bedroom door a few times, but luckily we were not physically hurt. The police luckily were able to break down the front door with force after trying to get her to unlock it for 10 minutes and had to shoot her with rubber bullets to get her to drop the foot long kitchen knife and be placed under arrest. We had multiple meetings with the temporary building manager after the incident. He told us she had followed a resident into the building around 2am which requires a fob at the front door, and another at the elevator, and was able to do so because there was no security at the front desk. The new management got rid of the app that allowed us to register guests and deliveries, leaving residents, security, or staff to buzz up guests or deliveries with no verification. In addition, they hired a new security company, who to this day is never at the front desk and is always 'patrolling' and I have caught one woman asleep on the job. I was promised by management that there would be a verified guest check in system that was not implemented permanently until over a month after the break in, and it still isn't secure because there is never anybody at the front desk to verify guests. In addition, they promised there would be security at the front desk after hours, and that they would not 'patrol' around the building, which was never an issue prior to the new owners. I have noticed a huge difference in the security of the building under the new ownership and feel deceived by their promises. One of the main reasons I chose the building as a single woman in her early 20's was for safety, and feel that under Waterton's management the building is no longer secure or safe. I would question them on security practices before choosing to live in the community. read more

this place sucks. i just had surgery yesterday and i had 2 friends drive me in my car, when my 2 friends got back to my apartment where they were going to wait until i was out of surgery, they were told by security that he wouldnt open the gate so they could park my car in the garage. even though my car has a parking sticker clearly showing that security should've opened the gate so they could park my car where it belonged. then after being denied for parking they parked my car on the street where it was towed. i am fresh out of surgery with no car and no way to pick ip my medication or anything. im in excruciating pain and cant do anything about it. i can promise you these people are going to face my wrath when my incisions are healed enough. how are you going to deny my cars parking spot, but youll let my friends up to my apartment????? he wouldnt even give them the courtesy of letting them park my car in guest parking. now i have to pay the tow yard. also, the lounge stinks like dog piss and coffee together. i had said something about it but they never did anything about it. They also had to change my parking space three times since I've moved here 6 months ago, because they didn't realize that they had already given my parking space to another person multiple times. lastly they put a notice on my door yesterday to check for occupancy (if i still live here) and they know damn well i still live here. and as i was typing that they just barged in to my house. after yelling multiple times to get out! keep in mind it hurts to yell after my surgery. The notice was definitely not put up 24 hours ago which is required by law. There used to be 2 women in the leasing office that were great. Very sweet and helpful. Now they are gone. I think one got fired and the other woman decided that this place sucked and left. DO NOT MOVE HERE! And yes the other reviews about dog piss ALWAYS in the elevator is true. read more

My husband and I have been living at G12 for 9 months now. We live in a top (7th floor) studio with a balcony facing Grand Ave and absolutely love it. Our apartment is spacious, has a ton of natural light, and the view from our large windows/balcony is incredible (photos included). Also the windows, although large, do a great job of blocking out the sounds of the city. I love that the balcony is private and, although there are plenty of other balconies in neighboring G12 apartments around me, I cannot see them because of the way the building is designed. The appliances are great - love the dishwasher and the washer/drier. I also love the deep Moen kitchen sink that is easy to clean with a pull down faucet that makes doing dishes a breeze. The AC is also great. We have one covered parking spot in an EV dedicated space with a Type 2 charger. It is a great convenience and costs an extra $20 per month payable to ChargePoint - worth it for us! Parking is the only area where I've had a weird experience here. At the very beginning of my residency before I got an EV space people kept parking in my spot. People who were G12 residents and people who were not and management didn't really do anything. I told them about it multiple times but I just had to wait the multiple days until the person moved the car from my spot. Management doesn't seem to tow readily - which I think is probably a good thing. But I was just inconvenienced and didn't know where to park in these instances (didn't want to park in someone else's spot or get towed myself because I was in someone else's spot). The pool/hot tub is lovely (in COVID open to apartment residents only), the sky deck has a stellar view, the complimentary coffee machine in the pool house has incredible vanilla lattes. It's just a beautiful and wonderful building. Kenneth (Kenny) who helped us with the leasing process is very nice and helpful. Thanks Kenny! He has also been very kind to us with our other random questions/requests since we moved in. The South Park neighborhood is clean and beautiful and there are a lot of great places right outside G12. Barcito for empanadas for one and cocktails. And a brewery just opened next door to G12 (HiDef Brewing) which is also great! My only wish is that this building had a rooftop pool instead of a courtyard one, but you cannot have everything! G12 is a fantastic building and I've absolutely loved living here. read more

I didn't even have G12 on my list of apartments to tour, but I was recommended last minute to check this place out. By the time I had made the decision to tour the property, I had already made my mind up on another South Park apartment. Everett Moore, or "E", over at G12 changed my mind in less than 30 minutes. After a brief list of questions of what I'm looking for, E knew exactly what I wanted even before I knew I wanted it. From start to finish, E has made my move into DTLA seamless and worry-free. Per E's recommendation, I ended up in a dope loft (I didn't even know I wanted a loft until I saw it). E knows everything there is to know about the complex and apparently he was relatively new to G12? Couldn't even tell with how knowledgeable he was about the property and all of its amenities. Their move-in checklist is super helpful in making sure you are fully ready for the move as well. The front desk staff Nicole & Desiree are super pleasant to work with. Maintenance staff Mario & team were very professional and handled any issues swiftly (I needed freight loading opened on different days, was always taken care of). Security is on point and easy to talk to for after hours. Parking garage seems super safe. Premises is clean. All my boxes were checked with this apartment complex, I really can't recommend it enough. Huge shout out to the G12 team and especially E who is my guy for all things relating to G12. Tour this place, ask for Everett, and you will be taken care of. read more

I originally didn't have G12 as one of my apartment choices but one of my friends told me to check them out and I was blown away! Marie from leasing was the person who gave me my tour and she was absolutely amazing. She was super friendly, and knew exactly what she was talking about. Even if I didn't like the place her alone made the tour great! The staff is so nice and respectful. Nicole, Jamie, E, Marie, and Mario all are amazing. I have no complaints, I absolutely love it here! Moving here was a great decision. Anyone who is reading this review just know if you pick G12 as your new home you "WON'T" regret it. read more

The apartment complex and amenities itself are great (especially the quick maintenance staff), but the inability to effectively communicate with management really taints the whole experience. There were multiple instances where I emailed and followed up about something numerous times, over the course of months, before hearing back (if I even heard back). Unsure what the point is of having an email address if apparently nobody is monitoring it. Management also did not return any portion of our security deposit and charged an additional $50 on top of it for "damages," which was apparently because they decided to recarpet the master bedroom. Mind you, our lease was for 1 year and the room was physically occupied for maybe 6 months total, with no spills or damages that should warrant a recarpeting. Seems like they're just using our security deposit to pay for their own ordinary wear and tear upgrades and taking advantage of the fact that most tenants won't go through the hassle of legal battles to get it back. read more

This review is solely for how everything went for my application and moving-in process. I came by one random day to visit the G12 property and I fell in love the moment I saw one of the model units. I was greeted by this friendly agent named Kenny (Kenneth) and I have to say the only reason why I am writing my review so quick before seeing how it is to live here is because of him. I want to make sure that whoever reads this and is contemplating on moving in, you have to ask for Kenny. He explained everything so thoroughly and also answered all the questions I had in regards to the units and pricing. I applied day of and literally got everything verified/finished within a few days. So prompt and professional. Once I began my move in process, Kenny stayed in constant contact with me going back and forth with the emails and seriously helped me out SO MUCH. I honestly wouldn't have moved in here if he wasn't so on top of his work and caring. He seemed like he really cares and wants the best for you in choosing the right place to live. I have still yet to get to know the others, but I'm pretty sure the management, security, and maintenance team are all great from what I experienced on my move in day. read more

I've lived in G12 for 1.5 years and it is my favorite apartment building so far in terms of unit & building quality, management, and location. My boyfriend and I live in a 2nd floor loft with high ceilings and concrete floors. Super cool industrial vibes. We're lucky to have snagged one of the lofts with a private patio space so we can enjoy the outdoor breeze during quarantine. We've never had an issue with noise in the building as our unit's walls were concrete and thick. The windows also seal out traffic noises (we were on the Pico side) I LOVE the management and staff at G12. I've never met a residential team so friendly and helpful, from the moment we scheduled a walkthrough through 1+ years of living here. Diana and Ashlee are the sweetest and always available to answer my questions. The maintenance crew is also extremely responsive to service requests. All of my requests have gotten resolved within the same day and I see the cleaning crew out there cleaning every day. When the main staff goes home, there is at least one security guard in the lobby and doing walkthroughs around the building. The area that G12 is in is in a more peaceful part and residential part of DTLA. If you want the city feels but prefer peacefulness and cleanliness, South Park is a great place to be. The city neighborhood has its own cleaning crew and patrol. The busier parts of town and restaurants/shops are 1 metro stop away, 15min walk, or a quick bike/scooter ride away. read more

My car was broken into last night in our "secure parking garage". 2 of my windows smashed.. Expensive valuables stolen, that I had hidden under clothes. As well as even a personal book of memories my grandma made for me for my last Birthday.. Which is insane because I had expenisve shoes they didn't take, yet they took the book and even an old hard drive of other memories?! This seems personal.. but no one knows I live here and even if they did, would certainly have no idea of my car/ parking spot. And I've never been followed in. (I'm an overly observant person..) The scariest part is I'm sure this wasn't someone from the streets. I'm 99% sure it was either a resident, security, or someone affiliated with G12.. My logic? 1. I've never seen an "outsider" in the garage. 2. I was gone for the past week, indicating someone was keeping tabs on my car, noticing it was stagnant + it has something inside.. 3. Even the security guard, who I trust, thought the same thing!!! Leasing/ management hasn't reached out to apologize or assure investigation. I asked the security guard I trust for camera footage and even he's not allowed to access.. And I've had problems with leasing since move in, re: the way I was treated. Please.. don't move in. I wouldn't wish this on anybody. read more

I just want to give a big shout out to Everett and to thank him for going above and beyond. There was a hiccup with my package delivery for some items for my cat, and Everett went out of his way to solve the problem and to make sure my cat got her package from Chewy just in time. This was a really kind gesture from Everett, and from this and countless other examples of how he treats his tenants, I can tell he really cares and he is a shining star and part of what makes living at G12 so special. Thank you, Everett! read more

Dear Customer Experience Team, thank you for reaching out. I tried calling the number you provided, but on the other end of that number is just a receptionist that has no clue as to what is going on with the building and is unable to offer any support. Useless!!! The customer experience team here is a joke, just useless. How do I give negative stars for management? They don't deserve the single star on my review. There should be zero stars. Staff turnover here is very high, front desk staff are turned over every couple weeks. It's bad.... If you want to pick up packages, you can only pick them up between 9AM and 6PM, at least that's what I was told by the new person at the front desk today. I have asked for a statement explaining the illegal and unexplained charges on my monthly statement. Legally and by law, this is a document that I am entitled to. This was requested from the ASSistant manager over 2 months ago. I'm still waiting.... It seems that management does not understand renters' rights. This is illegal. FHA, please reach out to me!! FHA please come investigate!!!!!! read more

Tony helped me find a perfect unit for me! I just moved in here, but it's been very quiet and bright in my unit. Plus the gym is so nice! Although I did not end up moving into G12, I had such an amazing experience with the leasing agent Marie! She is extremely kind, patient, easy to joke with, and really made the tour feel personable instead of just regurgitating the same speech most other tour guides give. She went out of her way and filmed units that I wasn't able to see and sent them my way, in addition to providing me hand written measurements of the lofts I was looking at from the maintenance team. The amenities are pretty great here (dumbbells that go up to 100 and free coffee?!) and the building is very aesthetic! Unfortunately I was not able to secure the loft of my dreams this time around, but I will be back next year! read more

G12 - The courtyard is so photogenic - Apartments Near Me - Los Angeles, California

My rating is more so based on my move out of this building and property staff. I was introduced to G12 by a friend who lived in the building. G12 is a beautiful resort style mid-rise building in the quiet part of DTLA. The South Park area of DTLA is clean, secure, and upcoming with more restaurants and bars popping up in the area and still close to the other well established places. G12 has a nice pool with dining tables, a community center that is free for residents but also available to be rented out, grills, work/recreation areas, a roof seating area with great views of DTLA, and a nice gym in the lobby with Peloton bikes!! What makes G12 what it is is the maintenance staff. The common areas of the apartment are always clean and the maintenance and cleaning staff are always friendly and helpful, THEY make this place what it is. * My experience with property staff has not been the best for myself and other residents I've come across. When I moved in the apartment the leasing agent that secured my lease left property, I had to demand the concession that was promised to me. Since it wasn't notated anywhere. Staff searched the former leasing agents emails and awarded the concession. The overnight security team is hit or miss depending on the night. I lost my keys one night and tried to access the elevator to get up to my apartment and security was sleep in his car. I've witnessed a resident screaming at staff because the main gate was broken and her car was broken into. While these are one offs they happened. - My note to the team is know that the resident is the customer and customer service should be 100% at all times. Not just to get folks in the door. MOVING OUT: Upon moving out, you'll be charged $150 for cleaning and a paint proration fee along with your final normal fees. I had a final walk through with the head of maintenance he made a comment about a dark dust stain on the bedroom carpet from a vacuum I borrowed from a friend but reassured me it would be shampooed before they made the final decision to charge me a portion of the $1,182.72! Weeks later I was told my portion would be $569.38 to replace the carpet. I received a bill from "Lupe"Guadalupe Ruiz, the assistant property manager with the fees and no response thereafter if the carpet was actually shampooed before the fee was assessed. No email communication has been received since the move. I reached out again but again no response. I had to escalate this to corporate. I also received confirmation that the carpet wasn't even touched before that fee was added. I want to mention this is from 100% normal wear, with a bed and another full-size rug on the carpet only bedroom. My total apartment sq ft was 613. The bedroom was about 115 sq ft. $1,182 for replacing a carpet robbery! PROS * AMAZING maintenance staff. * Superb common areas. * Resort style building. * Great gym with Peloton. * Fanatics area of South Park * Secure package delivery and holding. * Views of DTLA CONS * Frequent change of property staff. * Staff lack of property knowledge * Bad overnight security (sleeps in car) * Broken garage. * High price increase for lease renewal. read more

I stayed at the G12 on a 7 month lease. I love the amenities of the property which is why I'm giving it a 2 star. After moving out and speaking to a rep from the property about a mix up in the dates made by one of their previous employees Arron Savage. I thought everything was squared off as I spoke to Andy before leaving and explaining I'm going back home. He said it was okay and I DID NOT NEED TO WORRY ABOUT DECEMBER AS I HAD COMPLAINED FOR 7 MONTHS ABOUT LIVING LITERALLY IN THE MIDST OF FILTH. 1. After I moved I realized a lot of tenants had pets and I lived opposite to the WOOF deck. 2. Nobody would clean after their pets resulting to flies, and the smell would come in to the apt like a burst of wind. 3. I complained downstairs a few times and Josh told me to put it in the app even after I told him I was getting sick. 4. Once I was about to step on the dog filth and that's when I got really mad. I had to go to the doctor a few times as I was not able to eat. 5. The apt made maintenance clean up the deck but they literally took no action till October when they wanted to move me to a different location. 6. Upon looking at my lease which Arron pulled up with Andy they both said it didn't make sense for me to move a little over a month after I jokingly asked if they would help with my move. 7. All this was offered after I was hospitalized for 4 days because I would throw up and couldn't eat for months as I couldn't cook. 8. I spent over $6000 on medical care and after asking the apt for months they didn't do anything and after incurring all those expenses I didn't want to move and spend maybe $500 on a move as my lease was expiring in dec. 9. When I spoke to Andy after I found out I had to make an emergency move he showed me the lease Arron made and this was the problem I wanted to fix before I left. 10. Arron made a mistake twice with my paperwork I remember telling him I will do a month to month from December. 11. The paperwork was meant to be till Dec 1 and after speaking to Andy that was a mistake as a i asked Arron to do May 5, 2018 till Dec mistakenly he did Dec 4, 2019. 12. I freaked out myself as the first paper he drew was for a year even though I said 7 months then he put me down till Dec 4 not 1. 13. Before leaving I spoke to Andy about the mistake and we made a verbal agreement that I DID NOT NEED TO PAY TILL DECEMBER. 14. A few days ago Cashira emailed me asking for the move out money and I explained to her the situation. They do NOT want to listen after explaining over and over again and apparently whatever previous employees did was null and void. 15. The fact I was sick and threw up for the 7 months I was at the property was AN ADDITIONAL CHARGE. I'm sorry I didn't realize throwing up EVERYDAY, going to hospitals was a luxury we needed to incur with staying at the G12. read more

I moved to LA a few months ago and toured countless apartments before putting in an application at G12. Being new to the country I wasn't familiar with the process but Everett walked me through it all and assured me they would help me out with my situation. SAVE YOURSELVES AND DO NOT MOVE IN HERE! I've lived here for 7 months now, and regretted of signing the lease for 2 years. I still have more than 1 year to leave here. 1. Property Leasing Agents are sooo rude. Theyre nice when you take the tour, then once you've moved in, good luck! 2. The 'Assistant Property Manager' Cashira will only respond to your urgent requests once a week (if youre lucky). Even the security knows it. They call it 'they take their time' to respond to your requests. 3. If you live on the 2nd floor, be prepared to see all kinds of bugs (silverfish, worms, etc) all over your place. When I requested to transfer, guess what?! The 'assistant property manager' made it hard. When I called her, she told me 'I dont need to respond to you right away. I have something else to do.' All pics attached. Good luck if you want to move in and waste your money. read more

My wife and I were one of the first tenants to move into the building and we were there two years. When we first got there the staff was really great and very service oriented. By the time we left in early 2020, the entire staff had turned over and we were dealing with new people. They were nowhere near as kind and helpful as the original staff. The real awful thing the building did was charge us when we moved out to change the carpet. It was very expensive and there was no reason to change it, it suffered minimal, standard wear and tear over the course of two years and as the owner of the property it is their obligation to pay for the expense to clean it. The office sends out "reminders" for rent payments because people fail to pay rent, so I would've expected more appreciation given that we never missed a payment and were never late. There were multiple evictions on our floor during our time there. There was a trap house being run down our hall. One morning I woke up and there was a swat team on our floor with assault rifles and body armor. They broke down the door down the hall. It was pretty crazy. They have aggressive dogs, they don't require that the dogs be neutered or spayed and there is no weight restriction. Owners don't pick up after their dogs. We had three bikes stolen from their "secure" storage area. Two the first time, then my replacement bike after I replaced mine. They didn't even have security footage of the incident, which was astounding. Our car was broken into as well. read more

This is the absolute worst place to live in Los Angeles. It is not luxury, they make the lobby look nice to attract people but it is nothing but complete trash. DO NOT MOVE HERE. Washer and dryer breaks every week and the response is "just call us and we'll move stuff around to make it work" unacceptable. Every review on here about JAMIE BENEFIELD. Is completely true. She needs to be fired. She was extremely nice when I moved in (just like every review says) then stopped responding to emails and laughed about it. She said "yeah I saw I didn't feel like replying". It wasn't until I called the front office and told them I'm reporting her to corporate that all of a sudden, she emailed me within seconds. She is rude, nasty and says belittling things to people who do not fit in her ideal bubble. Everything was fine when she was confiding in me about her daughter wanting to go to law, and the father of her child being an attorney (I am in law school) but once I did not suck up to her nasty attitude, he entire mood changed. Additionally JAMIE BENEFIELD called and filed a false police report on me, resulting in me being arrested. The DA immediately threw out the case for no evidence and apologized profusely for my traumatic ordeal caused by JAMIE BENEFIELD. I gave her a check for august rent and she gave it back claiming she never cashed it because it was not the full amount. When I went back to my bank they told me they can't put it back in my bank because JAMIE BENEFIELD already cashed the check. When I asked Jamie, she replied "don't come into my office with your shit, I'm on a call" she called accounting and they said they don't know what she's talking about they never cashed the check. Two days later, JAMIE BENEFIELD called back and said the check had been cashed and it "doesn't matter how it was cashed even if I gave it back to you" how can you cash a check days later if you gave it back to me? It sounds like complete fraud by JAMIE BENEFIELD. Tenants barely renew their leases here. I have spoken with multiple tenants and they discussed with me how their neighbors were moving for issues that they are currently having with Jamie. The walls are paper thin and this is not money well spent. I moved in July and it's only September and I'm moving. Avenue 5, if you knew better for your business, you would fire this employee immediately and work on making your building ACTUALLY NICE. Not covering up old to make it look new. I've lived in LA and loved my last apartment but had to move due to safety reasons in the community. I would've never moved here if I knew it would be this horrible, traumatic and honestly embarrassing to say I live at g12 apartments. read more

What's the point of having a clubhouse if it's always locked and empty (supposedly "reserved for a private event")? Also, the coffee maker hasn't been working for almost a year now. Shouldn't be advertising amenities to future tenants if they're going to be inaccessible or unusable for the duration of the lease. read more

Overall great living experience, front desk and maintenance staff are always helpful and attentive. Everett was very knowledge and detailed oriented, a huge help with walking us through lease application as well as renewal process. read more

G12 - My apartment - Apartments Near Me - Los Angeles, California

G12 is alright. Of some of the residents I've met while i lived there, none have or plan to renew their lease. I was in a studio loft (#236) for a year that ended in July 2019. A lot of my review will be applicable to studio lofts although It may apply to regular 1/2 bedrooms. Pros: Studio loft is very spacious and industrial af. Very cool space. This is the ONLY reason i decided to moved here. Picture attached. Frequent community events Modern Fire pit area is a nice touch Cons: Studio lofts have 1 small closet upstairs. No other storage areas at all. Your vacuum, swifter and anything else you wouldn't want cluttering your living space will be in plain view. Loud as hell. If you're anywhere near the 2nd floor courtyard by the grilling stations, you can bet that the obnoxiously loud music people ALWAYS play will travel right into your apartment. 99% of the 2nd floor is concrete so sound travels very far. This is not a "luxury" apartment complex. This category was my biggest gripe with g12. Sure, the stairs in the lobby look cool and the common room with the large tv and kitchen looks nice, but that's it. The fixtures inside my unit were anything but luxurious. No soft close anything. The thermostat was one of those old school ones you would expect in haunted hotel rooms. The plumbing here is weird too. The water would turn red if left standing for too long. The common room on the 2nd floor has students studying in it all day long. The free coffee machine is ALWAYS broken. The pool is the sorriest excuse for a pool i have ever seen. The hot tub is absolutely disgusting and it's broken half the time. They say there's a dog area but it's really just a small patch of grass on the 7th floor where pets can do their business. During the summer, the smell of urine is INTENSE. If you like lifting weights, the gym sucks. If all you do is cardio, it'll work for you. There are 2 main elevators right next to each other that everybody uses. Only ONE of them goes down to the parking levels. WTF??? Need to take the trash out? Unless you live in a unit that's at a corner of the building, you're going to be walking a good distance. The gate that separates guest parking and resident parking is broken. A lot. And usually for a couple weeks at a time. In the year I've lived there, I've had over 10 occasions when someone would be parked in my spot. That i paid $175 a month for. The walkability score for this place is a 2/10. Unless you live off of Starbucks food and robeks juice, you're gunna drive everywhere. Trust me, it gets annoying. Fast. TL:DR G12 is not worth the money. TRUST ME you can find another complex that costs around the same that offers INSANE amenities. If you're looking for an industrial studio loft with plenty of superficial space, consider g12. Just know that you'll be making sacrifices to live here. And for how much rent is, you shouldn't have to. read more

DO NOT MOVE HERE. Key fobs consistently breaking and they MAKE you pay for it each time. JAMIE the manager is RUDE and all other negative reviews about her are true. Such an unpleasant stressful living environment! The only good thing about this place is Mario the maintenance man! read more

Just want to update that I gave these people the benefit of the doubt and sent an email as they asked, two weeks later and I have heard from NO ONE and have not received any type of communication from them. This place is absolute trash and it's so unfortunate that they're most likely doing this to many other people. LITERALLY STEALING MONEY. read more

Upon moving in staff was friendly. However once you sign a lease its a different story. Manager named Jamie has been inconsiderate and rude on multiple occasions. Ive complained that people on my authorized list are being denied entry and she does nothing about it. Ive seen trash in hallways and management doesnt bother. In fact my fobs keep getting dis connected, I should not have to pay for that each time! Ive heard this happening to many neighbors. Moving here is a hassle. read more

This will be one of my first yelp reviews - I am usually the type to give everyone the benefit of the doubt. However, I am writing a review for g12 because I do want people to be aware of what they are getting into before signing a lease with them. PLEASE PLEASE READ. I have lived here for 10 months now. I regret signing a lease with g12. It's the scent that attracts you when you first walk into the apt. 1. The noise the pipes made when I first moved, which nobody told me about at the time of move in or even during my tour, was so loud to the point I was not able to sleep. Thankfully, the management team was able to help with that, although it took a few months. The only thing I did not like about it was the fact that they literally came in everyday plus if the management team did not like it, they would want to fix the whole thing without consulting with me. Yes, I get it, it's not my apt, but I am still the tenant. 2. They tell you you are going to pay a certain amount for rent. NOT TRUE. You will find out that you will be paying more than what they tell you so be careful with that. 3. THE LEASING OFFICE TEAM IS SOOOOOO RUDE. It's ridiculous. They sound so condescending and act as if they know everything. I would say the only person they would smile is Andy but everyone else never smiles and so rude. Maybe that's why they have such a high turnover because the leasing office team completely changed recently. 4. SECURITY: LIKE WHERE ARE YOU? I know the apt has been trying to hire a new security but still.. LIKE WHERE ARE YOU? I highly regret moving here and will not be renewing my lease. I am only giving credit to the maintenance people because they really work hard and seem to enjoy what they do, which I love to see as a tenant. The only thing I like is the coffee machine but it's usually down so whatever. read more

I moved to G12 last week and have been very happy so far! Got a studio on a high floor with a balcony which was one of the most important factors for me while looking for a new apartment. Also got a great $ deal on the apartment with an amazing view! All of this got real by the help of an amazing professional Ashlee from the leasing office. She was very helpful and did her best to find me the right apartment which I will call home for the next 15 months! On my move in date the apartment was flawless and sparkling which I really appreciated! The building has all basic amenities (clubhouse, swimming pool, hot tub, gym). All areas are kept clean! The neighbors seem to be friendly and quite. Also the area around the building is very clean and I haven't seen any homeless people nearby. read more

Everett my leasing agent was great!! He's so personable and genuine. He made me feel comfortable in my new space from the very beginning. He was always there to help and answer whatever questions or concerns I had. I saw how he interacted with other tenants and could tell that he is a really genuine guy!!! Its not easy to find a place in LA, especially when you're relocating from another state. I appreciate finding a spot at G12!! Thanks Everett!! read more

My girlfriend and I moved into this apartment within the first month of the complex opening, and both of us can attest to how happy we are to have chosen to live here! the location is conveniently located walking distance to Staples center, a LA metro station stop ( which allows public transport utilized very easily compared to other places in la) and all the best things DTLA has to offer. The amenities of the apartment are amazing, the coffee bar ( yes a free coffee bar) in the main lounge is a great way to start your morning and meet neighbors. The apartment staff make an active effort to build a sense of community at G12, and try to set up lots of small community events like Game of Thrones episode premier screenings and roof top concerts. All the community events have made it really easy to meet neighbors and have really made the complex a joy to live in! read more
