    The carbon monoxide alarm has been going on and off for over a month on P1 and reading Error (photo). There are currently 3 out of 4 elevators out of service (photo). The main door to the patio has been broken for over 2 months (photo). The cleaning staff is fantastic but the management is not. It's gotten severely worse over the last 2-3 months.

    G12 apartments and Waterton management are thieves! I applied back in January and put a security deposit. Days go by and I have not heard from the listing agent. I was moving from NYC to LA. The agent ghosted me, so I had no place to stay. I tried to my deposit back, but one was responding. I tried calling and emailing, but to no avail. I even tried the "contact us" in their website and still nothing. It's July now, I finally got someone rom the leasing agent to answer, and he told that he will do some research and call me back, but never did. I emailed the Waterton, their management company in Chicago, who told me they will not give me my deposit because I canceled the application, which is a lie. Their agent ghosted me! I emailed Waterton back and as expected, they didn't respond back. Apartment seekers beware! These people are scammers! They will get you to apply and never respond to you then they will keep your deposit.

    My husband and I have been living at G12 for 9 months now. We live in a top (7th floor) studio with a balcony facing Grand Ave and absolutely love it. Our apartment is spacious, has a ton of natural light, and the view from our large windows/balcony is incredible (photos included). Also the windows, although large, do a great job of blocking out the sounds of the city. I love that the balcony is private and, although there are plenty of other balconies in neighboring G12 apartments around me, I cannot see them because of the way the building is designed. The appliances are great - love the dishwasher and the washer/drier. I also love the deep Moen kitchen sink that is easy to clean with a pull down faucet that makes doing dishes a breeze. The AC is also great. We have one covered parking spot in an EV dedicated space with a Type 2 charger. It is a great convenience and costs an extra $20 per month payable to ChargePoint - worth it for us! Parking is the only area where I've had a weird experience here. At the very beginning of my residency before I got an EV space people kept parking in my spot. People who were G12 residents and people who were not and management didn't really do anything. I told them about it multiple times but I just had to wait the multiple days until the person moved the car from my spot. Management doesn't seem to tow readily - which I think is probably a good thing. But I was just inconvenienced and didn't know where to park in these instances (didn't want to park in someone else's spot or get towed myself because I was in someone else's spot). The pool/hot tub is lovely (in COVID open to apartment residents only), the sky deck has a stellar view, the complimentary coffee machine in the pool house has incredible vanilla lattes. It's just a beautiful and wonderful building. Kenneth (Kenny) who helped us with the leasing process is very nice and helpful. Thanks Kenny! He has also been very kind to us with our other random questions/requests since we moved in. The South Park neighborhood is clean and beautiful and there are a lot of great places right outside G12. Barcito for empanadas for one and cocktails. And a brewery just opened next door to G12 (HiDef Brewing) which is also great! My only wish is that this building had a rooftop pool instead of a courtyard one, but you cannot have everything! G12 is a fantastic building and I've absolutely loved living here.

    I've lived in G12 for 1.5 years and it is my favorite apartment building so far in terms of unit & building quality, management, and location. My boyfriend and I live in a 2nd floor loft with high ceilings and concrete floors. Super cool industrial vibes. We're lucky to have snagged one of the lofts with a private patio space so we can enjoy the outdoor breeze during quarantine. We've never had an issue with noise in the building as our unit's walls were concrete and thick. The windows also seal out traffic noises (we were on the Pico side) I LOVE the management and staff at G12. I've never met a residential team so friendly and helpful, from the moment we scheduled a walkthrough through 1+ years of living here. Diana and Ashlee are the sweetest and always available to answer my questions. The maintenance crew is also extremely responsive to service requests. All of my requests have gotten resolved within the same day and I see the cleaning crew out there cleaning every day. When the main staff goes home, there is at least one security guard in the lobby and doing walkthroughs around the building. The area that G12 is in is in a more peaceful part and residential part of DTLA. If you want the city feels but prefer peacefulness and cleanliness, South Park is a great place to be. The city neighborhood has its own cleaning crew and patrol. The busier parts of town and restaurants/shops are 1 metro stop away, 15min walk, or a quick bike/scooter ride away.

    My car was broken into last night in our "secure parking garage". 2 of my windows smashed.. Expensive valuables stolen, that I had hidden under clothes. As well as even a personal book of memories my grandma made for me for my last Birthday.. Which is insane because I had expenisve shoes they didn't take, yet they took the book and even an old hard drive of other memories?! This seems personal.. but no one knows I live here and even if they did, would certainly have no idea of my car/ parking spot. And I've never been followed in. (I'm an overly observant person..) The scariest part is I'm sure this wasn't someone from the streets. I'm 99% sure it was either a resident, security, or someone affiliated with G12.. My logic? 1. I've never seen an "outsider" in the garage. 2. I was gone for the past week, indicating someone was keeping tabs on my car, noticing it was stagnant + it has something inside.. 3. Even the security guard, who I trust, thought the same thing!!! Leasing/ management hasn't reached out to apologize or assure investigation. I asked the security guard I trust for camera footage and even he's not allowed to access.. And I've had problems with leasing since move in, re: the way I was treated. Please.. don't move in. I wouldn't wish this on anybody.

I've never seen any pests in any part of the place, including the garage and the stairwell. I haven't had any major repair needs but any time I've texted Danny, he is always responsive. Amenities: the gym and the roof are nice features of the building. The roof has a beautiful view and a grill. They are also kind enough to bring your packages up to your apartment, which is really nice since outside is a pretty busy area of Ktown. Area: the area is great for social life, lots of restaurants and things to do. Staff: it really feels like they care about making this a great place to live. I have no complaints.

Hands down, so amazing - Units are S P A C I O U S - Neighbors actually are kind + talk to you - Communal area pool + ranges are amazing - Staff, did I mention that already? - Walking distance to amazing food + drinks - Well maintained building Cons - Parking for guests (street parking - plenty, so not bad) The parking is not a deal-breaker for your guests. If you have two spaces and don't have two cars, you can always get them into your other space to avoid street parking. With meters and lots all over the area, what else would expect from the city life? It's safe here and frequently monitored by SouthPark officers as well. What I'll sorely miss about this place were the relationships that I built. I knew the entire staff and would wave, talk, and truly lean in with them all. Whether it was before/after work, going out for the night, or chatting, they were more than friendly. They became my community of friends. They felt like family. If you want a place that does not feel pretentious, has a community of others that say "hi" to you, and is close to the core of DTLA, come live here. It will be hard to find a staff that manages the building and secures it, then you will find it at ELLEVEN. Cleaning staff of what I can tell might be only 2 people do a great job of handling the occasional mess. Apartments: Well maintained, appliances are pretty good, but all compact versions as the rooms themselves are pretty small. Decent amount of cabinet space, and high ceilings so if you can make use of vertical storage, you should be in good shape. Floors are concrete so while they are easy to clean, they are also very cold. Not recommended for families due to size, but couples can make due and singles will be fine as long as you don't have a lot of stuff. Amenities: - Parking is limited to 1 space per apartment which would be one of the few drawbacks but some of the neighboring streets have free parking with only 1 day where you have to move the car for street cleaning. Streets in the area are also very safe seeming.. Building has electric car charging spots also. - Gym Equipment is relatively new, good quality and kept clean. Nothing too fancy, similar to a nice hotel. Would be nice to have 1 or 2 more items but definitely adequate for a relatively small apartment complex. Also, never busy and 24 hours (although be careful after hours as I believe the person directly above can hear the noise from the gym). Two large TV's for watching games etc. - Coffee Commissary: This place is great. While it's not part of MLofts, it is in the same building and is a good place to do work. - Pet Run: This is a secure walkway where you can walk your dog. A great idea in concept but I generally walk around the block to the grass. - Laundry: 1 washer/ 1 dryer on every floor. Seems like not enough but I've only occasionally run into a situation where I had to borrow another floor's. Laundry rooms are relatively clean (as far as laundry rooms go anyway). - Common gathering areas: Firepit, common area tables and penthouse grills are all well maintained. These areas don't seem to get much use. While they are nice to have, I think it's probably because it's a bit awkward to have a gathering or to hang out in the middle of the common where you are in view of basically everyone else that lives in the complex (unless you're into that sort of thing). The penthouse grill area is more private which is nice, but again, I've never seen a gathering up there. - Wifi in lobby/gym: This seems a little spotty, but there's general cell service in the area. Staff: Julie the Property Manager and Stephanie the Assistant Community Manager are definitely a huge plus for this place. Both of them are very responsive to concerns and will go out of their way to take care of issues. They have responded to all of our maintenance requests within 24 hours. They even move all of the packages into the locked office before they leave for the weekend and put them back out in front of your mailbox to minimize the chance of theft. Residents: Generally young professionals who keep to themselves, very dog friendly.

I've lived in many apartments in my life, and it is rare to encounter a leasing specialist like Shanice - who is truly a step ahead on the details and provides such an overwhelmingly positive experience. I've had a rambling list of questions, and she has put me at ease with her patience and with each answer (via email, phone, and in-person; excellent communication). I honestly feel comfort in knowing that Shanice and Jackie are on staff at M Lofts. I can tell they care, and it makes me feel at home.

We ended up going with a unit in a different area for work convenience, but honestly we really loved the concrete floors and the view from the balcony. The place looks really well run. The landlord, Sabrina, is an absolute dream to have on your team. She's personable, she listens, she cares, and she will do what it takes to make you confident in your home. Her team member Alex, is so sweet and hard working. Both of them rock a smile daily, and are very easy to talk to. The building is clean, they keep the units up to date and working efficiently and effectively. I went from a 2 bedroom, to a 1 bedroom over the course of a handful of years. My partner and I at the time were the very first renters to secure a unit in the brand new built complex. It was a virtually perfect living experience for us, and then myself alone in the one bed unit. Better late than never, I HIGHLY recommend this complex as a hop-skip-jump away from Sunset Blvd and all Silver Lake and Echo Park have to offer. THANK YOU for making me feel important and completely cared for.
