What is great about the location is you are a very small walk down to the river bank, but way up high on the cliff to get a great view of the area. When the sun gets past 7pm, the oak trees give a lot of shade for the dinner hour. You are also near Old Baldy trailhead if you want to do a quick climb up the tallest peak there. Parkview has all of the amenities like a general store, full service bathrooms that are kept clean, and daily trash pickup. The wifi is pretty unreliable but does work with a delay like satellite internet. If you have AT&T for cellular service, you will be fine in the Concan area. Everyone else will suffer the total disconnect from the virtual world, which you were hoping to get away from, right? I usually go during Father's day week which seems to be a very busy time. It's hard to get a reserved spot during peak times, so be sure to ask to get on a waiting list.

It is an amazing cabin, very big on the inside. Very clean, and organized. Every room in the house was perfect. I would say it fits 13people in there, but everybody had their own bed, and shower. There is no wifi which is not good, since they offer cable tv so it should've came with it in my opinion. Our neighbors were very friendly, great place! My partner and I went and brought four friends and there was plenty of space for all of us. Upon checking in, the woman that runs the place was more than eager to tell us anything we wanted to know about Concan, Garner State Park, and the surrounding towns, such as Leakey. Very friendly and personable staff. At the cabins we stayed at we could not have been more than a couple hundred feet from the Frio River, very beautiful scenery. There is a fire pit outdoors, but having a grill outside your cabin is hit or miss - we didn't have one, but our neighbors did. If you're betting on having one, call ahead to confirm first. The outdoor rules are a little strict (no music, no parking on grass, etc.) I was also confused as to why there was a $30 cleaning fee in addition to your reservations fee because you make your own beds, wash all your dishes, and take out your trash before you leave. Not sure what the cleaning fee was for aside from cleaning the floors. Aside from that, we had a really great experience. The location was idyllic, everyone we met was extremely friendly and helpful, and we had a blast. We'd love to come back.

The manager, Veronica, is an absolute gem. She helped us with so many things from getting extra linens to giving us ideas for places to eat, since we were there during off peak times and early in the week. The spot that they are on in the river is absolutely stunning. The cabin we were in was peaceful and quiet. It was also just a short walk to have a beautiful view over the river and if you took a different path you could easily hop in. The back porch of the cabin was serene with bird feeders and even a humming bird feeder! There is a fire pit and a bbq pit if you feel like doing your own cooking. The cabin has all the necessary things for you to do your cooking for the entire time. I will say, prepare to be in the shower a touch longer, as the water pressure was somewhat low, but man...when water pressure is your single complaint, you know you're in heaven!!! I highly recommend this place and we will for sure stay here again. It's also reasonably priced. I advise if you're not trying to accommodate a summer schedule to go during the off season to enjoy a few less people.

The cabins have everything in them; you just load up your supplies at the grocery store and pack the full size refrigerator for your stay. The kitchen is fully equipped and it's centrally air conditioned. The big fireplaces are wonderful for the winter visits and whenever we don't have a burn ban, we have campfires and the kids love it. The couple who own it are straight shooters and quite frankly they don't tolerate rowdy business and I think their website says as much. It makes it so relaxing to know we can go there and just flop if we want to or if the river's up and we want to go tubing we might. But we mainly go because it's quiet and the deer are all over the property. You can't see anybody else's cabin from your cabin and I like that. We started going there in 1998 and back then Miss Susan used to make biscuits for guests. Now she takes pie orders and if you ever wanted to pig out on pie... Mr. Jim gets morning papers for guests and all that is really nice. They decorate everything over the Christmas holiday and our whole family has gone there in the past and had pretty much all the cabins full. There are alot of birds that some birders go out there for and that's pretty neat. It's rustic and cabiney and we love it. All I need is a book and some wine. We went in May but didn't get to go there yet this summer... they need rain like most of us in TX but I don't care about the river all that much. I just want to go back and enjoy a quiet rest, steaks on the grill, wine and PIE!! HA! Long damn drive for PIE!!
