This was my main breakfast stop with a fellow rower from Orange Coast College way back in like 1991, which we'd hit regularly for Frank's behemoth mega egg and bacon breakfast sandwich after early morning practice to the point we got to know the owner quite well. As the years went on, I've stopped by here several times (even after long moving away) and the owner himself still recognized me and remembers me with that fellow college friend wolfing down his sandwiches so many years later. I've been craving a cheesesteak and decided to get takeout from here, so I'll be basing my review strictly on the food. That being said, this was a great spot! I ordered a small Frank's Choice, and it was delicious. The meat was tender and flavorful, and the cheese was plenty and tasty. I'm a terrible cheesesteak consumer and add lettuce, tomatoes, and pickles, but I loved it (please don't judge me too hard). I also thought you get plenty of food for the price, so the value is certainly there. Overall I was really pleased with this spot and would love to try some of their other items, hopefully in person. Yes I've been here many, MANY times, and still my favorite cheese steak sandwich in all of orange county. Why? BECAUSE IT'S SO GOOD!!! I've been coming here for week over 30 years. While s could if old school favorites (for my lovely wife) might have dropped from the menu many years ago, sure came to love their signature cheese steaks too. Honestly I'm not going to compare it with anyone's other favorites because this just happens to be mine. The best is getting it there and reading it hot but since pandemic, the seating is minimal. This is my first time eating here and it had good reviews so I ordered on DoorDash and the difference between a medium and a large sandwich was one dollar and I accidentally ordered a medium. Accidents happen. DoorDash lets restaurants adjust orders all the time. So I called the store and I asked them if they can adjust it and the Manager Jesus said that I would need to come in and pay them one dollar and refused to adjust my order. There was a little back-and-forth and I realized he wasn't going to do it. It seemed very unreasonable and it really didn't sit well with me that as a customer, I chose to spend my money at their restaurant that I had paid doordashes ridiculous prices I spent $35 for a sandwich at their store and they are going to be so transactional over one dollar and that was more important to them than customer satisfaction. Frank's is a no fuss good value sandwich shop. They have a broader menu than mist cheesesteak places but they deliver on those too. Prices are reasonable and service quick. There are several tables inside where the tv is on and Philly decoration is all around. read more

My best buddy and I rolled in here for lunch on Wednesday afternoon! We specialize in excellent sandwiches. The cheesesteak is what we consider to be the pinnacle of the sandwich arts! We were both very excited to have discovered "Frank's". The cheesesteak sandwich (#4) did not disappoint. The meat was delectable, the cheese was creamy, the onions and bell peppers, and banana peppers gave it an impertinent personality. The bread was soft and authentic Philly. The service was very efficient and friendly, the young lady at the register was a total cutie pie. The "dining room" was a bit of a disappointment, 6 or 7 efficient tables. The ambiance was kind of tired and grubby. I do want to mention the hand-cut fries which were very tasty and fresh. Sadly, Franks did not measure up to our uncommonly high expectations. I placed a couple big orders with Frank's and they've accepted my credit card but I think it's total BS that they don't take credit cards. But guess what, Gino's and Pat's also only take cash so maybe it's a Philadelphia thing. There is no water at the fountain so you have to get tap water from the back or something? First time at Frank's. Parking lot is tight. Shares it with 7-Eleven and they put "7-Eleven parking only" on a number of spots. If you are coming with a few people, you might want to carpool. Inside, they are hurting for space also as you'll see boxes and supplies in the dining area and restroom. Combination of a sports bar/sandwich shop decor. One wall dedicated to Philly sports teams, with some Angels, Dodgers, Lakers, Clippers and Kings memorabilia on the other walls. You can smell the grill in the dining area so if that bothers your senses, eat outside or get it to go. Greeted by a friendly cashier who quickly took my order. Asked to use the restroom and found it is behind the counter in the back. As others have posted, extra boxes are stored there but everything functions so it will do. Sandwich, a regular with provolone, was very good. Just a little bit of dripping oil when demolishing it. Definitely worth a try. 5 stars for the sandwich, 5 stars for the friendly guy behind the counter, 3 stars for the environment and parking so 4 stars overall.
