The second job was a complete fail . It was to replace , stain and seal my wood steps . Prior to starting I asked if we should wait until warmer weather and he said it wasn't necessary. His crew replaced the steps and did attempt to stain . The first day they looked good . Over the next 5 days it became clear that no sealant was done and the appropriate amount of stain was not applied . When contacted he said he would come back but did not call or complete the project. I have requested a partial refund and had no response . I will need to hire another company to complete the project .

I contacted a number of landscapers, met with several and requested proposals from 3 of them. RScapes was by far the most responsive and engaged in coming up with a specific plan and working out all the details to make it happen within our available funding and in a quick timeframe. While I was initially concerned by the lack of other reviews available, I felt more comfortable as I talked with Vaughn and Trevor and they provided feedback on the design. When Trevor and his helper came to do the job a week later, I and our other HOA members who worked on the project were extremely impressed by their cooperative attitude, strong work ethic and design sense in arranging the plants that they had selected for our various planting beds. They also helped us save some of the plants they dug up for us to re-use in another area that had no landscaping, and trimmed them back so that their shallow roots would have a better chance of supporting them in their new location. If I had another landscaping project to do, I would definitely hire RScapes again, and I will recommend them without reservations to others in need of the such work.

We hired them to put up a wall in a side…read moreroom to make into a bedroom, convert a half bath into a full, and pour a concrete pad in the back yard. This project took 3 months. Getting Permits was like pulling teeth. The Project Manager didn't want them, pushed us not to get them, gave us the wrong paperwork for them three times, only for us to find out the design wasn't up to code anyway. We were given new designs and asked them how much more they would cost and we were told the new layout would be the same price as the original. This was a lie. The PM turned around and charged us an extra $1000 because the new layout required plumbing to be moved when the original didn't. This became a theme working with them. Total they tried to charge us extra $4,400, including not telling us extra prices for tile we bought to be installed until after we couldn't return them, and trying to charge for extra millwork because of the layout change without removing the cost of an entire faux door we originally asked them to build that would no longer be made with the layout change. Thankfully total we ended up paying $1,850 after pointing out issues with costs and by buying whole new tile. The PM's boss promised to overview the project but assured us the PM was very competent. We then didn't hear much at all from the PM's Boss. The first day of construction the PM did not tell the work crew that the layout had changed and I had to stop them from working on the old layout and tell them about the new one. This was a consistent theme of issues because the PM did not communicate with the subcontractors working on the project. Things like making the shower bench wrong, getting wrong doors, and not preparing for the right kind of sink, not giving the correct tile SQFT and running out, and using scrap pieces of carpet instead of buying new for a better match. Constant mistakes because the PM seemed to never communicate with he workers. The concrete pad was poured in the pouring rain and came out patchy and rough Additionally they tried to seal it right away and got concrete sealant all over our back door and walls of the house. They did stain the surface to match the color and gave us an extended warranty on the pad which they do deserve credit for. The issue is its now extremely rough on the surface because the power washing before the staining actually tore up some of the surface and there are already minor cracks forming. Besides the massive amount of issues we had, the absolute worst thing about this company has been their character. Firstly, if they give you a time, plan for them to be there any time besides that. They were never on time, most often hours late if they even showed up at all. They made a mistake of not installing supports for the type of sink we wanted and rather than admit to another mistake the PM lied to my husband and blamed me, saying I had told them I wanted a pedestal sink. He tried to start a fight between me and my husband to save his ass. We wanted to talk to the owner after this because talking to the PM's boss was useless and the minority owner of the company came out. He acknowledged the problems and said he would be our main point of contact after we said we did not want to work with the PM again. And we ended up mostly only hearing from the same PM and eventually being ghosted by the Minority Owner altogether. Another man came out to do their 'final inspection' and we showed him the issues with the walls and the concrete. He promised they'd test the concrete's structural integrity and address the issues with the walls. He took pictures, apologized over and over and said even the owner would probably want to talk to us. We never heard a thing, this man gave us his contact information and also ghosted us. And when we were finishing up after they stained the concrete we asked about the walls only for the PM to insist nothing about the walls was in any final inspection report. So the walls in the pictures are just the quality JMR is happy with.
