During the Eaton Canyon fires of early 2025, the only thing the management and Merwin did for the tenants was change the AC filters. Not only that, they used money to ask their lawyers for what was the bare minimum they had to do in order to not get sued. My family had an infant and when we were told it was "safe" to come back, nothing was done to assist us. We had to clean out the toxic soot and ash from within the apartment ourselves. This company gives absolutely nothing about you. It was roach infested. The smell of dank weed permeated through the quarters every night. The sink and bath tub constantly backed up every other week. They painted over the bath tub's nasty filth from the previous tenant and it just kept chipping and exposing the grossness underneath. The only saving grace was the handy man "Chris". He was the only one who genuinely gave a damn about tenants and put everything into making our experience better. Merwin is the slimiest corporate stooge I've ever met. He will feign interest in your needs up until the point where you sign the lease. After that, he won't give a damn about you and you are just another peasant to him. read more

We originally leased a two bed apartment and at the end of out first year lease we upgraded to a three bed apartment thanks to the manager (Merwin) he is always attentive to our needs. The manager (Merwin) is always easy to be reached and always goes above and beyond to accommodate us. We are very comfortable and content, everyone here is nice and polite, we have never had any problems with tenants nor anyone's pets. The place is always being deep-cleaned or atleast that's how it feels like to me because I run into maintenance/cleaning staff atleast 2 or maybe 3 times a week. The parking isn't always the best but that's because sometimes people don't stay in their lane or Just don't park properly. If you do, he's curt, dismissive and rude. He has the communication skills of a 2 year old. In the 2 years I lived there, I had to call maintenance/plumbers numerous times for backed up sinks, tubs and toilet. If you move into unit 9, be prepared to live under a crazy German Shepherd and his inconsiderate owners. Plus, you'll be next door to a crazy border collie who will chase you down because he's never on a leash. The laundry room is always filthy. My car was hit 3 times and no security cameras to catch the culprits. No one stays...save yourself a headache and look elsewhere. read more

I've lived in these apartments about 4 months and haven't ran in to any problems. The location is perfect, close enough to freeways and downtown Pasadena. Parking is convenient ! Merwin, the property manager is so helpful and looks out for all residents. Like installing cameras for our mailboxes and responding to any maintenance issues . Laundry rooms are convenient and easy to use. I have no complaints :-) read more

It's a nice setting and have never felt unsafe. Carports/parking can be a little snug but having car under a roof makes it worth it for me. Merwin of management is pleasant and responsive. Usually a pretty mellow environment, a chorus of barks can happen but that's expected at a pooch-friendly complex .. (my doggo joins in sometimes). I like that more security cameras have been added especially where the mail is delivered. read more

Wow I am so disgusted by this place. I have never been done so wrong this much in my life. Everything about this place was a complete disappointment. I lived here for one year and this is what is wrong with this place. 1. I had to put over $2,000 for deposit and when I moved out I ended up getting only 359 back. Just pure robbery and theft. Although there was no damages to the paint, floor, or anything, yet I still got charges for everything. Now I understand why they forced us to pay so much deposit. This is just pathetic from the management ( Merwin) which leads me to my next problem. 2 The manager on site (Merwin) is the nicest guy you will ever talk to, only before you sign the lease papers. Once you're in, he is rude and disrespectful when talking with. He charged me for a full paint job when there was no damages to the whole walls of the apartment. He charged me for a carpet replacement, when the carpet was just fine, maybe just cleaning fee might have been needed. He charged me for everything you can thing of. I feel robbed by him after leaving this place. 3. Nosy neighbors. If you like to sleep in quiet, do not live here because the neighbors are so inconsiderate almost every night specially the weekends. They throw parties every Friday Saturday until 4 a.m. and there are super loud talking and music. I told Merwin about 10 times regarding this issue and he never did anything about it. Every weekend there is a party. I couldn't get no sleep at all so every time I had to call the cops just so I can get some sleep. Two of my next door neighbors complain about the same problem to him and he never did anything so much so that one of my next door neighbor left the place. Oh and there is a band practice inside the apartment every morning at 9 a.m. just as if the partying at nights we're not enough. This place is just disasterous to live in. It is absolutely unlivable here. we couldn't wait until our lease was over so we could finally find elsewhere to live. Do NOT live here, save your money and a lot of other things too. Well I was originally going to give this place a solid review until my boyfriend and I got our security deposit back...or should I say barely got it back. The check we received was a complete insult. Kiss your deposit goodbye. We left our apartment as clean as possible and they charged us as though we stained the carpets and smudged the walls with dirt. We didn't even put a nail in the wall out of fear we wouldn't get our deposit back and we still didn't get our deposit back. The parking is terrible. The structure is too small for even a compact car. Each space is nerve wracking to squeeze into. I've been trapped trying to leave for work because a delivery truck or a random person decided to leave their car in the lot while they ran in to handle something. It's stressful. There's not enough room. Moving in and out of the place was also a struggle because of this. Good luck parking your U-haul truck. Getting internet in this building was also a big hassle (with AT&T at least) so keep that in mind. Oh and no central air. We had to sleep in the living room during the summer because our bedroom felt like a sauna. The AC cut out often. It's old and grimy. Overall this place had its pros and cons. It's a quiet and relatively clean complex with a nice view of the mountains...but it really leaves a sour taste in your mouth when they end up robbing you. We were good tenants. Not noisy. Clean. We both work full time/visited family most weekends so we were hardly home at all and they treat us like this? Don't live here. It's really not worth it for the money you're expected to spend. You can find much nicer places. read more

So I am currently renting an apartment here and wow I must say this place apartment building is not a place you would want to live. There is trash thrown around everywhere outside, there dogs barking loud all night long. There is always people fighting. And any time I want to leave I have to walk through clouds of smoke because there are people here who are constantly smoking cigarettes in the parking area. Also there is always something wrong or broken in the apartments and the manger does nothing to fix these problems and when he does actually try to fix something he takes forever to do it. The manger does a really poor job at keep this apartment nice & homey! In my opinion this place is really really bad so I suggest you keep on looking if you want a nice place to call home. read more

I currently live here and can confidently says that the past issues and or complaints mentioned here on yelp have all been resolved as I have never had an issue with either the trash, parking or AC situations. The property manager on property site is always very attentive and responsive to any calls that I make although those calls are few and far between. Everybody keeps to themselves here and noise or noise complaints are not an issue here. In addition the property is well kept and landscaped every week. If you have a dog they provide doggie bags at the front entrance of the property with an area to put those doggie bags after your pup has done his/her thing. After living at The Foothills at Eaton Canyon for over 2 years, I can definitely say it is a wonderful place to stay. The one bedroom we rent has plenty of space for my boyfriend and I, as well as our dog. The apartment complex is dog friendly and in a great, family friendly area for walking. Whenever we've had fixes needed (minimal things like a clogged pipe or a loose door handle) management was very responsive and resolved everything quickly. I have no complaints and am looking forward to staying here for another year. read more

Kiss your security deposit goodbye. Don't bother cleaning the place when you move out because it will not matter how hard you clean especially if you have a pet. The only amenity is the pool and the rental price is not worth it. Horrible parking structure. Only one space for a 2 bedroom unit. One dumpster for the entire complex thats over 50 units! Pool is freezing cold, no central air. After moving around many times, I'm really glad to have found this place. We have been here for about 1 1/2 years and it's been a good experience so far. Manager and maintenance responds quickly. If you have a question, the manager usually replies to your email within the same day. Maintenance comes knocking within 1-2 days. I definitely appreciate that they are attentive. This part of Pasadena seems to be nice and quiet. The community is well kept and clean. Neighbors all keep to themselves. I don't even hear them next to me. They just upgraded the laundry rooms and added more dryers so doing laundry takes less time. My only annoyance with this apartment is that it is supposed to be non-smoking so many residents linger in alleyway to smoke. I guess that is deemed a safe smoking area but the smell goes into my apartment at times when my window is open. No fresh air possible for me when they are out there smoking. Overall not a bad place. Rent is reasonable compared to other apartments nearby. read more

This is by far the worst place I have ever lived. My roommates and I moved in and right away we realized that our dishwasher wasn't working and that it was leaving rust stains on all of our dishes. We told the manager who had the maintenance guy come and take a look at it. From there we were told that it was because we were using generic brand dish soap and not name brand. That was absolutely absurd so we continued to complain until finally we were told we would be getting a new dishwasher. The "new" dishwasher came and it was installed and it oddly had the same rust marks as our old dishwasher and still did not clean any of our dishes. Our next problem came when we were having an abnormally large amount of ants in our apartment. Not just by the door but also in our shower and in the master bathroom sink. We immediately determined that they had to be getting in through the plumbing. When we contacted the manager again to send the maintenance guy to take a look at it, we were again told that it was our fault because we kept our recycling under our sink and we should be rinsing that stuff out. Unknown to them, we did wash all of our recycling and under the sink is not where we were having a problem. The problem worsened one afternoon when we had finished cooking lunch and we put our dirty dishes in the sink. Approximately two hours later we had a HUGE infestation of ants all over our sink and on the walls of our kitchen. I have never seen this many ants in my whole entire life. It was like they created one large living organism. I was completely grossed out and they finally took our complaints seriously enough to hire an exterminator and the problem was immediately fixed. Another issue I have is with the washer and dryers that are on location. The only way to use them is with a card that you load money on, which at first wasn't an issue when the washer and dryer each cost $1.50. However, during our stay the cost of the washer was raised to $1.75. Not a huge deal right, it's only 25 cents. However the smallest bill that the card machine would take is a $5. This means that the balance on the card will never get down to $0. I currently still have $1.25 on my card that is absolutely of no use to me. The manager is never in the office. She claims that her work week is Tuesday thru Saturday, however even on Tuesday in the middle of the day there is always a sign on the door that says she is out. The maintenance guy once told me she was out to lunch and 3 hours later the sign that said closed was still up. About 3 months before our lease was up we were notified that rent for a 2 bedroom 1.5 bath was going to be increasing from $1,730 to $2,330. We did not think that this place was worth a $600 increase in rent so we chose to move out. When moving out, we cleaned all of the walls, the kitchen, the bathrooms, and all of the bedrooms. We figured we would still get charged a cleaning fee because we did have two cats. We did a walk through and were told by the manager that we could get charged to repaint the cabinets in the kitchen and any stains that carpet cleaning did not get out. After moving out we got a bill that stated that not only were we not getting out $900 deposit back, but that we also owed $350 dollars. They claimed that they had to repaint all of the walls due to irreversible damage and that they had to deep clean the entire apartment and then rip out the carpet and replace all of it with plank flooring. However, they were so kind as to only charge us for what it would cost to replace carpet because it is cheaper than plank flooring. There is absolutely no reason that any of the carpet had to come up. None of it was destroyed beyond cleaning abilities. Yes there were some stains in the living room but that's it. Basically they are charging us to upgrade the apartment for them to plank flooring. We called the management company to discuss everything three separate times and each time I got directed to a voicemail and we never received a call back from anyone. Instead we would just get an email from the manager addressing the voicemail. Even after disputing charges with the manager (over email because she would never call me) it looks like we are going to have to pay for everything because we are broke college students who don't have the time or money to take this to a small claims court. Thanks for screwing us over completely with everything. This company is the worst I have ever dealt with and I do not recommend this place to anyone. read more

I'm a current resident and have been here for a year and a half. Management is great to respond to issues that arise, though, in my case, this only happened a couple of times. Once, was during the summer with a power outage that lasted about all of 5 minutes and the second time recently when there was a drainage stoppage. This second time, the call was made to management, and though they were understaffed that day, in the mid morning and by early PM, I had someone there working on the problem. It was fixed that same day. Complaints on noise, minimal. Large dogs are accepted and the lanscaping is serene and immaculate. Parking on the street, side and on Washington have no limitations, so friends visiting have no worries about tickets. Bus service, if you need it, is either the Pasadena Service or the Metro and both are consistent. I've used it a couple of times when I didn't want to use my car. Parking, is one only and you pay for the second space if you want to. I don't, as parking in the street is not a hassle. read more

We have lived here for over a year and will be moving out soon. The property itself is okay. There is a pool and they keep the grounds clean and the landscaping is well done. However it might be the least professionally run complex in which I have lived. The day we were scheduled to move in, they called us and said no one would be around to give us our key and that we would have to move in on Monday. Then after we moved in we realized that some of the apartments had patios, some didn't - same rent price. After a few months we then realized that some apartments had two air conditioners, others had one - same rent price. Not to mention, the air conditioner in our apartment was from at least 20 years ago (had that 70's yellow/beige color and everything). After complaining that it didn't work very well the first time, and being told that older air conditioners were better as they don't have the same environmental standards as newer ones, I finally put my foot down and pointed out that our apartment never reached below 80 degrees in the summer. I will say that the property manager at that time acted promptly, and got us a new ac unit within days (on the second complaint). Finally, there was the parking situation. We were first told that we could have two parking spots for our one bedroom, then after about six months were reduced to one spot. Once we put in notice, our spot was promptly reassigned to a new tenant, two weeks before we actually moved out. And then there is the newest issue, the trash situation. Lately somebody has been closing the top to the dumpster, which the tenants here have taken to thinking that they should just throw their trash in front of the dumpster. There also isn't a recycling bin. They have gone through 5 property managers since we have moved here, only one of whom was worth much, and unfortunately was moved to SD to take over another property. On the up side, they are pet friendly, the apartments are nicely remodeled and spacious. read more

i wanted to move my family there, the manager that we talked to was a young female in her late 20's she was nice but didn't really want to show us around her office that happens to be a two bedroom does anyone know how big the rooms are in a two bedroom 1.5 bathroom that is in this apartment complex? the duplex i live in right now is suppose to be 1,000 square feet, but my rooms are hell of small i can barely fit my queen bed with the two night stands and my dresser. my room is 90 square feet from my measurements and yes both rooms have a spacious closet but because of how big the owner made the closets, it made the rooms even smaller! i want to move out of here! i personally don't know if the owner measured the duplex from outside and that's how he came out with 1,000 sq feet or something like that LOL! if i am gonna be stuck where i live now i will change this ugly faded mustard color carpet that the owner claims to be "new" to something more of my liking . the two rooms and spacious living room measure a total of 563sq feet of carpeting. if someone that lives there sees this please let me know how big the rooms are at the foothills at eaton canyon apartments. thanks for reading.... read more
