I did not have a good experience with this company…read more I had very little opportunity to personally inspect the property before the purchase so i was definitely relying on the inspector to do their job. The inspector found many minor issues but also misidentified a number of "code violations". The seller was a licensed plumber and pointed out that the inspector was wrong in many places which didn't sit too well with us. After the inspection I got multiple misleading phone calls from the "client success" team. All they wanted to do was sell me additional services but they refused to tell me what they wanted to talk about beforehand. This happened repeatedly where I would get a call or an email saying they wanted to call to talk about how the inspection went and "some other items". When I asked what "other items" I would never get a straight answer. I finally just replied in an email that I wasn't super happy with the inspection and had no interest in any other services from the company But then the real bad stuff came out. Major rot in half the windows in my house. I discovered it after less than a day in the house and it was clearly evident. The bill will be $50,000 to replace the windows. I placed a complaint with the company and was asked to supply documentation which I did with copious pictures and estimates for repair. I got the response I expected - windows wouldn't open at the time of inspection, screens in the way, etc. - so we don't have any liability. When I sent pictures of fixed windows (they don't ever open) and no screens that clearly showed rot they then offered to refund the inspection fee but only if I agreed to an NDA that is clearly intended to avoid bad social media exposure. I would not ever use this company again. Their service simply didn't do what I needed it to do. And I don't need a sales job for extermination services and relocation services, etc. from my inspection company. I am guessing the owner will respond to this and they have every right to. But I would have traded all the ticky tack stuff the inspector did call out for him having seen even one of the windows that clearly had moisture damage and suggesting we look into that further.

But the thing that I really appreciated was that after the inspection, they've already been paid, and I'm hiring people to do the repairs. I texted the inspector several times for follow up details and help weeding out the bs of some of the tradespeople trying to sell me stuff. He was responsive and helpful, even though he didn't need to be. Turnaround time was also good. I hired them and they were out for the inspection within a couple of days. The report came same day. I'd recommend Patterson for your home inspection.

Sometimes old sayings are true: you get what you pay for…read more While I appreciate the things our inspector did find, there were also things they didn't find that should've been caught. For example: 1) no strikeplate in the door jamb so the front door could easily be kicked in. The only thing securing the front door was a thin, 1/5" piece of raw wood. The deadbolt was going into an open hole in the wood frame. 2) A bathroom faucet that was literally taped together with scotch tape and torqued so hard it took a wrench to remove it. 3) A broken laundry room faucet that leaked the first time it was used and caused $10,000 worth of water damage to the home the day of move-in. The first two items didn't justify posting this review, but the third oversight has resulted in loss of use of the new home (when water main had to be turned off and walls torn out), a higher insurance premium and probably several thousand out of my own pocket. Inspector Budget tried to make good on the door jamb issue, which required a locksmith to come out because the door jamb wood wasn't even prepped properly to take my strikeplate. However, the water damage problem and photos sent were completely ignored. Bear in mind, that faucet leaked the very first time it was tried! I literally just moved in. Everything is still in boxes and I've never even lived in the unit and there's $10,000 worth of water damage and restoration needed. Yet, the inspection report says the laundry room is "satisfactory" with "no improper conditions." I think 1 star is generous considering my floors have to be replaced 3 walls have now been torn out and I've not even lived in the unit yet. See the photos of the leaky faucet and water damage and you decide if that should've been caught by the home inspector. **PS - read the "not recommended" reviews by scrolling to the bottom and clicking on the link. Instead of handling the situation professionally, she became defensive and argumentative, refusing to take any accountability. What makes this worse is that their own inspection documentation clearly states that they evaluate areas such as electrical systems, structure, and laundry facilities. Despite that, several obvious and potentially hazardous issues were overlooked. The washing machine was full of moldy water and not working, and the dryer was not even connected--issues that are impossible to miss during a competent inspection. Even more concerning, basic electrical and safety problems were ignored, including: * An outlet with broken prongs still stuck inside * No GFCI outlet in the bathroom * The electrical panel cover not properly reinstalled after being removed * A malfunctioning four-way hallway switch * A garage door that was visibly off track and bent These are not minor oversights--this is a clear failure to perform a thorough inspection. When an inspector misses multiple obvious defects and the owner refuses to address it, that raises serious concerns about the company's competence and integrity. Save yourself the frustration and potential safety risks--hire a different inspection company.
