It turns out there was a break and clog in the main line, after looking back on the inspection report the only issue he caught was there was one of the sinks that was slow to drain. While I understand he isn't a plumber and does have a camera to look in the piping. I would've expected him to run the water for at least a certain amount of time to make sure there wasn't any blockages. He also reported there being no carbon monoxide detector in the house even though there is and I can see it in the pictures he took. He caught most things but unfortunately this is a 20k repair I'm on the hook for that took almost no time to find.

Total Inspections came out to do an inspection on a property I am purchasing, and I am blown away…read moreby the customer service and in-depth service we received. From the start, I was met with courtesy and professionalism when scheduling. Jacob took care of scheduling all the inspections for me so that my realtor and I could make one trip to the home and have the home, pool, solar & termite inspections all done at once. Eli H. was the actual inspector and he literally walked me through all areas of the home (interior and exterior) after finishing the inspection and explained things to me, and answered all of my questions. I feel very confident in purchasing the home because I feel that I am completely aware of all things, big and small, that may require some attention. I am getting ready to list my home, and I am going to recommend the same company so that the buyers of my home can have the same confidence. Thanks for a great experience!

Sometimes old sayings are true: you get what you pay for…read more While I appreciate the things our inspector did find, there were also things they didn't find that should've been caught. For example: 1) no strikeplate in the door jamb so the front door could easily be kicked in. The only thing securing the front door was a thin, 1/5" piece of raw wood. The deadbolt was going into an open hole in the wood frame. 2) A bathroom faucet that was literally taped together with scotch tape and torqued so hard it took a wrench to remove it. 3) A broken laundry room faucet that leaked the first time it was used and caused $10,000 worth of water damage to the home the day of move-in. The first two items didn't justify posting this review, but the third oversight has resulted in loss of use of the new home (when water main had to be turned off and walls torn out), a higher insurance premium and probably several thousand out of my own pocket. Inspector Budget tried to make good on the door jamb issue, which required a locksmith to come out because the door jamb wood wasn't even prepped properly to take my strikeplate. However, the water damage problem and photos sent were completely ignored. Bear in mind, that faucet leaked the very first time it was tried! I literally just moved in. Everything is still in boxes and I've never even lived in the unit and there's $10,000 worth of water damage and restoration needed. Yet, the inspection report says the laundry room is "satisfactory" with "no improper conditions." I think 1 star is generous considering my floors have to be replaced 3 walls have now been torn out and I've not even lived in the unit yet. See the photos of the leaky faucet and water damage and you decide if that should've been caught by the home inspector. **PS - read the "not recommended" reviews by scrolling to the bottom and clicking on the link. I reached out to several home inspection companies for quotes, and Desert State Home Inspections…read moreimmediately stood out from the rest. From the moment I sent a text message, Leigh responded right away--professional, clear, and incredibly efficient. She had me scheduled for an inspection within minutes. We never even spoke over the phone, yet her communication and customer service were top-notch. Unfortunately, I had to cancel the appointment the day before. A full refund was processed immediately--no questions asked. Leigh was so understanding and accommodating of our situation, which left a lasting impression. Fortunately the following week, I was able to reschedule and once again, Leigh made it happen seamlessly. Our assigned inspector Marc Freislinger came out on a Sunday, arriving early and already working when we got there. He was friendly, thorough, and easy to talk to. During the review, he walked us through everything clearly and even offered valuable advice on what to ask the builder regarding repairs. That same evening, he sent a detailed inspection report--complete with clear photos and notes--just as promised. I can't recommend Desert State Home Inspections highly enough. Their professionalism, honesty, and genuine care for their clients truly set them apart. Their pricing is very fair compared to other companies, and they even offer a $100 discount if you use them again before your one-year builder walk through. If you're looking for a reliable, trustworthy, and customer-focused inspection company, Desert State Home Inspections absolutely deserves your business. They certainly have mine for years to come. Thanks again Leigh & Marc!

I knew we'd need to find someone with extensive experience with both of these aspects, and he was the perfect guy. I was sold after we discussed his ample experience with old fixer-uppers in historic districts like the one I was eyeing, plus when he relayed he had lived in old houses himself. I honestly think this is a rarity in a state like AZ that's generally filled with new builds. It was super easy to book him through his online schedule system. I asked a fair number of questions throughout our inspection on what I knew would be a difficult property. Ryan was incredibly knowledgeable and provided a ton of insight on aspects of the home I hadn't considered. When he'd uncover an issue, he also did a great job of fielding my questions of, "talk me through the work required to fix this." He also did an impressive job of maneuvering difficult spaces, such as the attics and the crawlspace. At every step I trusted his judgment calls on aspects of safety and the soundness of the structures. Ryan's turnaround is also amazing--in just around 30 hours, my inbox had his comprehensive report that was easy to understand. Super happy to have found such an awesome home inspector!
