I have never spoken to you, Thomas R. Try again. As you have misread your own report, the hall bathroom toilet was the one that was continually running. The master bath was the toilet valve that was turned off at the time of inspection according to your own report, not the hall bath. I did not turn on the hall bathroom toilet valve as it was already open and running when I first entered the property on January 13, 2020, after your inspection. According to the people who repaired the laundry room valves, the water was on and they felt strongly that the inspector should have caught the leak as they felt it had been ongoing for a long time. They were very surprised about the response from you but they had not dealt with your company before. I did not return to the property until 2 weeks after the close of escrow as I was out of town. The front door lock was bad at the time I entered the home on January 13th, 2020. It required manipulation several times to get it to open. I had to be repair it quickly as I was trying to rent the home as soon as I had checked and cleaned the property. Being able access my home to rent it was imperative. My dissatisfaction with this business continued to grow from that point, however, and it now part of the list. I repeat, I believed I was hiring your agency to find issues with the home. I thought I had hired someone who would check all the plumbing as I was out of town and unable to get to the property. You, however, have climbed behind your clauses to try to cover your responsibility to thoroughly inspect the home. You even admit that inspection falls back to the home buyer. Why did I hire you!? Also, is the list of repairs an obstacle to a professional inspector to finding all the problems of a property? Interesting... Accusing me of dishonesty is a sign of your own desperate defense. If you would like me to remove these reviews, I have sent the bills for repairs I had to make to Jeff. I did not send them directly to your company as I cannot see a email address nor physical address for your company on line. Convenient. The only recourse that I have is through an online review. Again, I caution all future users of this company that they cover themselves on their report by saying anything that is not brand new should be replaced including all the plumbing, hot water heater, heating and air conditioning. The contract Thomas is referring to is to cover them from any fault they might make in reviewing your property. You have to sign this to get them come to your property. George inspected one home, gave me one of the most thorough rundowns I have ever seen, and really revealed a lot about a property I was thinking of buying. I have a background in the trades, but he caught things that would have absolutely passed by me. He noticed something with a pool that brought on another inspector. I rescinded an offer on one home in Cave Creek due to what was uncovered and have no doubt he saved me not just tens of thousands of dollars, but three years of weekends and Home Depot trips. After that, I specifically requested George Butler for any home I considered, including the secnod inspection where he covered 2400 square feet in four hours and gave me an extremely detailed inspection and went over everything with me. He did not have an HVAC referral and only referred other inspectors or vendors that he would put his name behind. Hands down made my first time home buying experience wonderful, and allowed me to purchase my first property with my eyes open on what scope was needed. Fantastic work. read more

We had a terrible experience with Affordable Inspections. I met with Joel after he finished his inspection and would try to ask questions as he was going over some of the items he found, but he said he was late for his next inspection and that I could call him later with questions. Totally fine. Unfortunately, probably because he was rushed, he missed noting a few things in the home, such as a leaky faucet and a door that wouldn't shut all the way. One of the things he didn't note was some bad corrosion in a bathroom that caused flooding one week after we moved in, which lead to weeks of work and us having to pay $1,000 toward our home warranty deductible. We contacted the company, because he had noted corrosion in other places of the home, so we were confused why he wouldn't note this corrosion. We were told that he noted the other corrosion "as a courtesy". Ummmm...gee thanks. Both the owner and Joel ended up being extremely unpleasant and unhelpful, attacking us personally via email for not "being responsible for your own problems". They offered to reimburse us for getting the door fixed, but I wanted nothing more to do with this company after the way we were treated. Update: the owner is outright lying in his reply. The inspection did not mention any leak from where we had the flooding or from the bathroom faucet that was leaking. Also, I like that he insults me in his reply by saying I was "confused". This is just a taste of him being condescending. I'm writing this to hopefully save someone else from such a frustrating experience. I strongly recommend you find a different home inspection company when there are so many others to choose from. read more

My realtor recommended Affordable Inspections, specifically a certain inspector, which I hired. It was clearly a case of where the realtor and inspector were working together to ensure that I purchased the home. 1. first day moved in, found major leak, flooding front yard which had been going on for quite awhile, per neighbor - Cost $610. - If home inspector walked around the perimeter of the house he would have walked right into the huge muddy area. 2. Back yard, found an enormous amount of dog feces everywhere, mixed in with the rock, as if previous owners never picked up after their dog. Even the shed had dog feces in it - Clean up Cost $1,500. The inspector had to have seen this because he would have watched his step. 3. Mold, I questioned what looked to be mold in the MB and was told that it wasn't, it just needed to be cleaned. Wrong! - Repair $200. 4. Two toilets not flushing correctly. Plumbing services, not covered by home warranty - Cost $600. Inspector stated he flushed the toilets, there is no way you wouldn't have noticed that they don't flush correctly. Because I counted on the home inspector to reveal any concerns but received an almost glowing report on the condition of this house I've had to pay out of pocket for the above issues. Bottom line, make sure to call around and find your own home inspector. Do not use the one your realtor recommends. The home inspector is working for the realtor, not you the home buyer in this case. read more

Purchasing a home is a huge deal to most people. Personally, I trust only my network of referrals, and George from Affordable Inspection is the inspector I was referred. Cindy helped coordinate everything and they were extremely flexible to my working schedule. On day of inspection, George walked me and my realtor through every single item on the house. Literally not a thing was missed. Within no time at all, I had the complete report with dozens of pictures and annotations. I sent it to my godfather who has been inspecting and renovating homes for decades, and had him do a full inspection as well. The results were exact, and because of this, I am making some improvements to the home sooner than I expected. Thanks to George, the leak beneath the kitchen sink is fixed and several other non-required items were fixed or replaced by the seller. He makes it very easy to put a case together for safety and quality. To top this off, I was having issues with my hot water heater late last night as I have no experience with a newer model. I took a long shot and contacted George, who took the time to troubleshoot then and there with pictures over the phone. My inspection was three weeks ago. When I couldn't get it to work still, George offered to stop by in the morning and see if he could sort it out. It is now 10:30am on a Sunday and he just left after spending 20 minutes of his morning (on an off-day) to make sure that this new homeowner has hot water. I cannot give enough gratitude in words for what this means. It's truly the "small acts" of generosity that you carry with you for a long time. Through a reference from a family member, I called Affordable Inspections for a home inspection. We were moving from Wisconsin to Arizona, and we did not know what to expect from a home inspection. Home construction is done differently where where we are from. We called and spoke to Cindy and she was incredibly helpful in setting our appointment. Our inspector, Norm was prompt, knowledgeable, and professional. He took his time, almost three hours, and was very thorough. He caught things we would never have considered. When he was done he sat down with us and went over the key issues, showing us pictures, and completing a visual walk through of the property and his findings. During the walk through he showed us where the water, electrical, and gas shut off valves were, and answered all of our questions. Later that evening we received the completed report. The report was comprehensive, easy to read and understand, with photos clearly showing the issues etc. Their prices are very reasonable, lower actually than we thought they'd be. This was a very positive experience, and we highly recommend Affordable Inspections! read more

This is possibly the most unprofessional service business I have ever dealt with. The inspector was just finishing up when my realtor and I arrived. I went to pay him with a cashiers check and he said "Oh, your paying with a check. I prefer cash." I moved into the house in mid April. The first time I used the washing machine it leaked. He also performed a mold inspection and did not note standing water and mold under the washer. When I told him about this he got very irate and said the scope of his inspections don't include washers. Odd, he had the dishwasher and clothes washer running when I arrived. Last week I had my first visitor and found that the hall bath and tub did not have more than a slight trickle of water. When I asked him about this he was irate and said these things deteriorate over time. This was the first time we tried it. There. Is a light switch by the back door that is supposed to turn a patio light. It didn't work. I bought some lights and it still doesn't work. He wrote me an unprofessional, hot headed, immature, and caustic email. Don't ever use this companies service. A high school freshman taking a shop class would do a better job. Do not use this company unless you want a amateur job done. read more

We used Aff. Insp. for a home we purchased recently. A few minor items were noted that the sellers agreed to fix. As soon as we moved in we saw that although the home had gas service and a garage that connected directly into the house there was no carbon monoxide detector. Although carbon monoxide alarms are not required for existing homes, it should have been STRONGLY recommend by the inspector. I don't know if any inspectors check for this, but they should. Most of the smoke detectors where not working. My main concern was the safety issue. After contacting AF/I, the owner assured me he would do whatever it would take the make this right. I told him that I wanted to make sure that this did not happen to anyone else, with what could be serious consequences. I think he realized what could have happened and has take immediate steps to make sure this does not occur again. I was impressed by his determination to correct this oversight and improve his service. I don't think this will ever happen again with any of his inspectors, most of whom seem to get excellent reviews. read more

Our realtor recommended Affordable Inspection to conduct a thorough home inspection before we signed off on a home purchase. What a big mistake. Throughout the process, our inspector acted professionally and seemed to care about protecting us, the home buyers. Apparently, this was not the case as within a week of owning the property we were faced with a major gas leak in one of our units. The tenants in the unit with the gas leak were unable to use hot water in the shower and kept them from using their oven for months until it was finally fixed. To compensate for this, we had to provide them with an electric stove top. Affordable Inspections, supposedly, sent out a mold expert to check for mold and we were told that the property was mold-free which was not the case. Once we performed the renovations in one of our units, we found mold spots situated near the bathroom window, behind the sink fixture, and the corresponding dry wall when Affordable Inspections declared otherwise. We then reached out to our realtor, and Affordable Inspections to see if we could rectify the situation. However, our efforts failed when we were told by our inspector that his supervisor stated that they are not contractors so they could not go into the walls and thoroughly inspect everything, washing their hands clean of any fault regarding the gas leak that happened days after the purchase; and the mold which was very visible in the bathroom. I understand that no one is perfect and that things can slip through the cracks, but failing to report the existence of mold, and failing to properly inspect the gas line to warn us of an impending gas leak days after we took ownership, was a joke. Affordable Inspections also failed to mention to us several roof leaks that we discovered weeks later when our tenants reported it. During the inspection, we were told by our inspector that the roof was fully functional and still had a good four to five years before replacement with no leaks. Because of this horrible home buying experience and literally thousands of dollars spent in repairs and hours worth of labor, we are left confused and angry as to why we even employed Affordable Inspections to perform the pre-purchase inspection, nor why our realtor would recommend this company to us. Clearly, Affordable Inspections failed to perform their most essential function, which is to protect us, the homeowners, from having to deal with the situations I have described above. We will never use the same realtor again, nor will we ever have future transactions with Affordable Inspections. Home buyers, beware. read more

Had an inspection done recently for a home I am buying in Scottsdale. I was so happy I chose this company. I met the inspector at the home and he was so helpful and knowledgeable (his name was Tom). I'm a single mom and know nothing about home problems and repairs. Tom went thru his entire inspection and several pictures. He told me which items were concerns and which items were typical. When he finished my realtor and I knew exactly what we needed to ask the seller to do. Tom also gave me a list of repair people who could do some improvements. Overall I was very happy with his service and knowledge. I feel so much better knowing what the existing problems were and who could take care of some things I wanted done. I had a hard time deciding if I wanted to pay the money for a home inspection but I am incredibly glad I did! Upon being recommended to AI by a realtor we were working with, I worked with Cindy who got me squeezed in the following day with Joel. Setting up the appointment was quick and easy and Cindy quoted me $315 on the phone for an inspection of a manufactured home and a termite inspection, and included a $50 coupon that I didn't even know about which I always appreciate! Upon meeting Joel the following morning, I could tell he meant business. He was incredibly thorough: I saw him up on the roof, down in the crawl space (and even killed black widows in order to enter which I would refuse to do for anyone!) and we watched as he tested every faucet for leakage on both the inside and crawl space of the house. He stopped and showed us areas that concerned him so we could see problems up-close-and-personal instead of solely written in a report. He was incredibly knowledgable about manufactured homes, and gave us advice on how to take care of our property and fix some of the issues ourselves. Upon paying, the bill was $315, exactly what they had quoted on the phone, and I was able to pay with my Visa. Joel went over everything he found with us in person, and promised a written report that night for our records. The written report was better than anything I could have imagined! It looks like it took him hours to write, with pictures of all the major problems he found with explanations and numerous summaries and commentaries. My wife and I were dissatisfied with the entire inspection process with this company from scheduling, results, and results delivery. With scheduling they were not flexible and want you to schedule around their time which was not the real deal breaker. The inspection was more like a drive-by inspection and the inspector couldn't even deliver all the results because he had another inspection to be at . I had to ask him questions about major concerns but he said to call him with any questions we had. I did call and text him and he never returned either. Also, he missed a big part of the inspection and used a picture I sent to him in text as part of the results (soft ceiling due to water leak). We were not confident in his inspection results at all. As far as price they are on par with every company and based on our dissatisfaction with the inspection "affordable" is not the appropriate word to be used. We do not recommend using them. read more
