Mike Fabian and his crew are amazing to work with. Our historical gut rehab building from 2000 needed 3 central air installed in the our roof which is 40 feet above street level. They were able to safely bring up and hoist 3X (3-ton) Rheem Units. We set out to get at least 6 quotes from the top area AC Installers and they were easily the best by at least 15%. There was no need to haggle and go back and forth. Mike was very honest and knew what we wanted. His crew showed up on time for two days and worked efficiently. They went above and beyond in the set-up and even fixed some items that was was past scope to take care of us as a favor. Will definitely use them again for the future. I can't thank Fabian & Sons enough!!! Fabian and Sons HVAC came recommended from the Chicago Bungalow Association Facebook Group. We had an issue with our boiler last week. On Thursday we had our preferred company come out to take a look at it. They charged us $179 and the tech said that it needed some parts as it was beyond his scope to give a quote. We were told that they would have to send a project manager out the next day to take a look. The next morning the project manager came out and said our boiler was done for and he would quote us to replace it. He gave us a quote of $12,500 to replace the unit. I Fabian and Sons around 12:30 on Friday, Gail who answered the phone was super helpful and said she would see if anyone was around to come to take a look. By 1:30 they had someone over at our house taking a look at the unit. We were told we just needed a new pump. They were able to come on Monday with the new pump, service the unit, and fixed a leak by the shut-off valve. We also got a quote for a new unit as well and it was half of what the other company quoted us. It is safe to say that Fabian and Son's is going to be our new preferred company moving forward, thank you again! read more

I reached out to them based on the good reviews. They called back initially but when I called again at 4:30pm, the office was already closed for the day. I left a message and did receive a call back from someone but they had to check the schedule to verify when they could come out. He said he would call back later in the day but never did. After no call back the following morning, I reached out and spoke to the office. They didn't have anything until August, this being July 2nd. I couldn't wait over a month so I didn't hire them. Estimate was competitive, the work was great, the staff was great, and the post-job customer service has been wonderful. Use them for my annual service the past four or five years. Once you are a regular customer, they are awesome at responding to emergencies and charge very reasonable rates for emergency service. I once had a bird get into the starter motor (poor bird) so my heat failed with temps near freezing. They came out in less 24 hours and got my heat going again. Maybe more impressive was a long-standing odor issue I had in my basement... Multiple contractors were baffled by it until Mike Fabian took a systematic approach and figured out the source. (Basically my basement floor had cracked open right beneath my air handler, allowing sewer gas to penetrate. Ah, owning an old home. He recommended a temporary solution I was able to do myself, until I was able to get a cement contractor in to repair the floor.) I can't say enough good things about Fabian & Son. My first contact with them was in spring 2019 when we thought we were going to install a ductless system in our upstairs bedrooms. Fabian & Son responded to my email indicating they did not do this sort of work and also called me to make certain I received the email! A few months later, our A/C stopped blowing cold air so I emailed Fabian & Son after business hours. The next morning at 7AM I had an email from them and a technician at our house not long after. The problem was fixed at a fair price. Last fall (2019) we determined that we could not put a ductless system upstairs, so I called Fabian & Son to come take a look. They spent a couple of hours over two appointments figuring out the best way to get better air flow throughout our house. Their solution has worked amazingly! Previously, our upstairs temp hovered around 80 degrees during the summer, but now it easily stays at whatever temp we set it for (typically 74 or 75). Very satisfied with the whole process and the team. Mike was able to get us onto the schedule very quickly to see what the issue was when our AC unit went out as well as for the installation. With the hot weather and our travel plans the quick turnaround was immensely appreciated. Mario and Gustavo were great. They wore masks the whole time, took off their shoes when coming in, and laid down cardboard to make sure the hardwood floors were not damaged. For the unit install, they made sure to lay down wood strips under the AC unit for weight distribution and to avoid damage to the roof. It rarely happens, but Yelp let me astray. My home inspector recommended I get my HVAC system serviced, and of course I moved in at the beginning of summer when it's damn near impossible to get an appointment. I called Fabian & Son because of all the great Yelp reviews. A week later, no one had called me back. Normally I would have been all Cee-Lo and said "forget you" because if you're a business that can't even return phone calls, then I'm happy to give someone else my business. But for some reason I called again, someone actually answered, and I made an appointment for 10am on a Saturday. At 10:20am he called me and said he was running late and he'd be there in 15 minutes. When he still hadn't arrived at 10:55 (now 55 minutes late), I called him to tell him there was no point because I had other appointments I had made that I needed to leave for by 11:30 (when he should have been there and done by, had he been on time). He said he had me down for between 10 and 10:30. Funny, that's not at all the conversation I remember, and regardless, he was still seriously late. He told me traffic was bad - I'm sorry, no. That's not an excuse. You drive around the city all damn day, you should know what traffic is like and book your appointments to allow for that. I think I'm generally a very reasonable person, but when you don't return an initial call, you're 55 minutes late to an appointment, and then give me a bullshit "traffic" excuse, I will not reason with you. Three strikes, you're out. I will happily give my business to someone else. read more

I have used Fabian and Son on three occasions now so I feel qualified to write a fair review. 1. Need a new humidifier installed because I noticed my wood floors were starting to crack. I called around and Fabian and Son had the best price so I went with them. The technician (Orest) was fantastic... very polite and skilled. 2. I called Fabian and Son a second time to help diagnose a pinging sound coming from my vents. Orest came out and talked me through a couple of options that we could try to eliminate the issue. I was only charged the one hour visit fee which I felt was fair. Orest mentioned that adding another vent was another option we could try but he would need to come back out with the right materials. We decided to table the idea until I was able to determine if our first action fixed the pinging noise issue (caused by change in temperature in the duct because of poor insulation). 3. Last night my furnace stopped working so I called Fabian and Son at 6:00 AM and left a voicemail. Mike returned my call within 90 minutes and at 9:00 Orest was onsite fixing the issue. Turned out to be a bad ignitor which was quickly fixed. The best part is that when Orest came today, he remembered the previous duct noise issue and brought the material to install a new duct and added that in while he was there. One fee for both work and they didn't even charge me an extra fee for the immediate need for a fix! Could not be more pleased with this company. From Mary in the office to Mike and Orest, everyone has been fantastic. I will be using them for all my future maintenance and service needs. read more

The technician is ridiculous. We ask for inspection because our AC is not cooling enough - taking 1 hour to lower 1 degree. The guy came with a broken mechanic gauge and keep knocking it because it's not working and he couldn't tell whether we have enough Freon. He also sat on our AC unit to increase the temperature so as to claim it's working. After one hour, he told us everything looks okay and there's nothing he can do to fix our AC problem even though he agreed it's not cooling enough. He asked for the money and left, without any suggestion. In summary, we paid the money, spent an hour, but nothing was addressed. read more

Sooo ... this totally breaks my "I'm never writing a yelp review ever" streak. Before today, I never wrote a review on yelp for fear that if I ever started, I will never stop! However, my conscience tells me that I cannot not write a review when I received such excellent service from Mike! I returned from a 12 day trip to find my heater was blowing out cool air. Part of me wanted to see whether my heater will come back from the dead if I gave it a couple of days to "relax" but the rest of me was saying that was no way on earth that was possible. I decided to listen to the wiser side of me and did a little research on yelp the next morning and found Fabian & Son - I called the number listed and thankfully, Mike had availability the same day. After going through hoops to work from work that afternoon, we agreed on a time. 45 minutes past our agreed upon time, Mike called to say he was running late and would be another 15-20 minutes. Half hour later, Mike showed up much to my Cocker Spaniel's delight thinking he just gained an afternoon play date. My dog proceeded to jump all over Mike who was just trying to diligently diagnose my issue. Thankfully Mike is a dog owner himself and didn't mind the overly excited canine, and was taking my heater apart with one hand, with the other patting my Cocker Spaniel. As it turned out my ignitor was shot and I needed a replacement. Mike went out to a store nearby my place to get the part and installed it that same afternoon. I also asked him to look at my leaking humidifier and saw immediately that the filter needed replacement and Mike went back to his vehicle to get his spare one and installed it as well. He also gave me good advice that the filter needs to be changed annually to prevent the leaking. Other than the slightly later than expected arrival (which is pretty typical of service folks but he was considerate to call me to give me the heads up), Mike was very courteous and accommodating (same day service rocks!). All in all, he only charged me $75 for the service call and $40 for the parts (I think $25 for the ignitor and $15 for the filter). Before he left, he gave my Cocker Spaniel a final belly rub that made him happy to be warm and fuzzy inside and out. I would definitely recommend Fabian & Son - I'm crossing my fingers that I wouldn't have heater problems again, but if I do, he'll be on my speed dial. read more

I have a 10 year old furnace installed by "another" heating "contractor", who could NEVER get it to run at a level that would keep up with the brutal Chicago cold...resulting in temps in my home FREQUENTLY being down in the 50's when calling for heat to 68. I thought maybe it was because I had a crawl space or poor insulation. As it turns out, when the 10 year old warranty expired, so did the service calls from the contractor. I came on YELP and looked for heating repair in 60622 and Fabian & Son was at the top of the list. Granted, he doesn't have OVERNIGHT EMERGENCY SERVICE, but he came as promised between 12P and 1:30PM... 12 minutes, and 9", that's right, 9 inches, of new tubing, and my furnace was A ROCKET!!! It turns out the pressure switches weren't getting proper readings due to a cracked tube feeding pressure readings to the high efficiency furnace computer. I almost feel like a schmuck since I suspected the fix was that easy, I just didn't feel like tinkering with it and costing myself MORE money... They told me they'd have someone out in a couple hours and right on schedule I had a phone call from Orest telling me he was on his way. He arrived shortly after and was incredibly friendly and very polite. He set me at ease, explaining to me what was wrong and walking me through what to do if future problems arise. Scheduling: Prompt and efficient and generally on time. There are variables in the business so on time arrival is not 100% Pricing: I honestly believe that they have decided to build a business on fairness to the customer. I'm always astonished with the time taken to explain the issues to be and then the price point of the service. I have been ripped off before thanks to a bad rec, but these guys are on point. Their hours didn't work with my availability so I could not used them. But the guy on the phone was very helpful. He helped me know if the quote from another company was good. Fabian and Son are fantastic. They were recommended to me by my realtor, and they've been the only HVAC company I'll use from now on. They are up front with service needs, very reasonably priced, and are able to come out to fix something usually the same day I call. When my heater broke this winter, I left a message around 8 pm (after business hours), thinking I'd just get a call back in the morning, but Mike called me back within minutes to troubleshoot the problem and quote me on a fix. Mike and his associates are also very friendly and kind. Some contractors can be gruff or talk down to me, but they are always personable and smiling. They even made friends with my little dog, which I thought was sweet. Most experiences I've had with home repair or maintenance companies have been "meh" at best or much worse, but Fabian & Sons is one of the truly pleasant businesses I've worked with, so much so I really wanted to make sure I add my 5-star review to their already glowing list! read more

I called them in to install a central humidifier and pull a new thermostat wire so I could install a Honeywell remote thermostat. They performed all the work competently, they completely cleaned up after finishing the work, they were on time, the technicians were courteous and professional, and the humidifier they sold me seems so far to be a good fit for our heating system. We have been working with Fabian for a few years now and absolutely loved them - Alfredo in particular. Unfortunately more recently we had some issues with our A/C and were told that "they're overbooked" and couldn't help us. We reached back out and explained that we have a newborn in the house and could use some help, and would appreciate getting on their schedule for someone to come out, whenever they have their next opening. The admin we spoke to was extremely rude, stating, "I don't know if I made myself clear" and said they don't have any time for us until at least October or November. I appreciate that the company is busy as it's summer, but tone and unwillingness to help us or refer us to someone who could help was so disappointing, for a company we really trusted. read more

Fabian & Son installed a new Dunkirk boiler to replace the Weil-McLain unit that was in place when I bought this Historic Chicago Bungalow 25+ yrs ago. Quotes were requested from (2) other qualified contractors. F&S was selected because they're local (I live in the North Mayfair neighborhood), they offered viable alternative solutions to the system design I specified, and they were responsive to my written questions during the bidding process. The bid price corresponded with my estimate of the final design cost and was significantly lower than the other bidders. Once the final schedule was established, the job was completed within two days - also as promised, and with no 'surprises'. The F&S crew arrived on time, were courteous & professional throughout the project, and installation workmanship is A-1. The installation occurred mid-October and the unit has been operating satisfactorily ever since. Mike Fabian and the F&S office staff were attentive and helpful throughout - and that says a lot because I'm what contractors politely describe as an 'engaged' or 'informed' client, bordering on 'pain-in-ass' depending on who you talk to. I'm considering retro-fitting my place with a whole-house A/C system in 2019; I'll definitely invite Fabian & Son to assist with the project. The son in this case is Matt, and he is the one of the most intelligent, efficient and technically proficient contractors with whom I have worked. Matt listened to what I needed and came through! I had a Unico high efficiency A/C system installed and Matt squeezed the system into a small hall closet instead of the larger closet where the old sheet metal ducted system had been. After being left cold by another couple of heating specialists - one that did not turn up at the appointed hour, because of emergencies elsewhere, and another that could not figure correct the problem, Mike came to the rescue. He could come up to my place on short notice, and even waited for me since I was running slightly late. Mike was able to fix the flue damper on short notice, and performed some basic upkeep on the water pump. He also has a pleasantly reassuring demeanor, and gave me some advice on the upkeep and maintenance of the boiler, without indulging in any sort of sales pitch. His charges for the service provided were reasonable too. He would be by no. 1 guy to call, in case I have any issues in the future. read more

About two years ago, Fabian and Son did a full replacement of the furnace in the top floor unit of my two-flat. When I first moved in, the existing furnace was cheap and incredibly noisy - a big problem, considering it was in the middle of the living room. I had tried to get advice and quotes from a few other HVAC contractors, including several other well-reviewed companies, and almost all of them shrugged off the noisy unit as normal. Fabian and Son, however, took a much more thorough approach. Mike and Matt were able to imagine a new installation that moved the return vent to the opposite side of the closet and they designed a baffle to cut down on the noisy air turbulence. Combined with a higher-end furnace with a variable speed motor and better seals, my new setup is probably half as loud as before, if that. I've since called F&S for a few other minor issues with another furnace for my tenants' unit, and they've always been prompt, professional, and fairly priced. But I was most impressed by their attention to detail and deep expertise when it came to larger projects and new installations. They're true professionals and I can't recommend them enough. read more
