SCAM ALERT!!!! SECURITY ISSUES!!! 1. When I signed up, I was drawn in by their internet special, paying $153/month as of October 2024. Since then, my rate has changed three times in less than a year -- first to $233/month in November 2024, and now to $297/month as of August 2025. 2. Unauthorized Access and Property Damage At one point, contractors entered my unit without any notification or consent. They tore down the back wall of the unit, entered my space pushed every item to the front of my unit, and rebuilt the wall, leaving dried grout and debris scattered across my belongings. I didn't find this out until I walked in my unit noticing everything had been moved. When I reported this to the office, I was told it was "impossible" anyone accessed my unit -- until the contractor, still on site, confirmed exactly what happened. The office had no clue what the contractor was even doing. It took me seven months, 42 phone calls, and constant follow-ups before this issue was finally addressed. The delay and lack of accountability were unacceptable. Their plan was clearly to make it impossible to reach anyone and then hope I give up. 3. Recurring Flooding & Lack of Transparency My unit has flooded multiple times, especially during heavy rain. Yet unless customers pay for additional flood insurance, the facility offers no assistance or responsibility -- even though it's clearly a known and recurring issue. Renting out units that repeatedly flood, without warning tenants or addressing the drainage problem, is highly negligent. Extra Space has demonstrated a pattern of disregard for customer safety, property security, and constant price increases. UPDATE!!! The Grapevine location's manger GUS just informed me that they are kicking me out for being mean to him. No cussing or threats, just calling him out for all the issues. His energy was exactly like mine. When he called, he was thrilled to be delivering this message and even let it slip that he had seen this review. Gus loved having that power. He also greatly exaggerated our previous conversation and even admitted to lying when changeling him. ES upper management has failed their customers by giving managers like GUS, power to kick customers out with zero follow up! The lesson here is, don't hurt Gus's feelings and don't discuss all of Extra spaces issues in reviews or they will just kick you out. I mean, it is their business, so they can do this, but I can also warn you not to do business with them or all of this will happen to you! read more

Do not use this facility!! I was robbed and I am one of multiple that have been broken into this month! I've tried to help in any way I can and my response on the phone was, "I'm sorry Mr. Green but I have another customer to deal with" when I spoke to them on the phone. I am beside myself with the lack of cooperation. My stuff is gone or pilfered through. It's done. I get it. They are doing nothing about it. I signed up with a special rate without any expiration noted. They were great in allowing me to downgrade the space I have when I realized I didn't need as much as I thought. Although after a few months, I conveniently got a notice in the mail that my rate practically doubled to accommodate the "current market." Shady. Don't trust the rate you got when you signed up unless it's noted in your agreement to begin with. read more

Gus August at the Grapevine location just off 114 is a spectacular individual. He's always friendly, goes out of his way to be helpful and always asks​ if I need assistance any time I'm there. I have rented multiple units, at multiple times, over the past year and each time has been a "no-muss no-fuss" experience. In addition, the facility is always kept spotless. I would never rent space here again. I rented two separate units with two separate unit numbers...and a wall in between...two locks....two everything. I cleaned out one unit and when I went to close it out and start paying for only one of the units they that the two units were combined into one unit so I still had to pay for both units. THERE IS A WALL IN BETWEEN THE TWO UNITS...TWO UNIT #'S...TWO LOCKS....IT'S NOT ONE UNIT!!! That's the dumbest thing that I've ever heard of. Better business bureau is my next stop. I have a lot to say to the owners the staff customer service at first when I purchased the unit was polite. When I moved in it was eyes on me watching I guess to see what I am putting in there. I moved everything in the unit I had a black chest with personal items in it my mom quilt she made me the quilt I bought her when she was in the hospital sick. I had a mini fridge and about 10 boxes of new tennis shoes never worn. My unit was the only one got broken into cause all the other units still had they same locks. They damaged my other personal items trash the unit also. I reported it to manager which they new. I think it was a inside job. All of the managers had no concern what so ever. This my second break in at extra space one in Louisiana also. I am very upset. But who ever did this will suffer for it. I could and want steal from another human being touching other people's things they work for and bought. I was a target. I started moving my things out same day. I stored half of my household belongings in this facility for nearly a year, when I sold my house and was building another. It is an exceptionally clean facility, climate controlled and well managed. So well managed in fact that in the frenzy that happens when I moved out of the facility and into my house, I forgot to call and cancel my unit but the manager called me to inquire about my empty unit. He didn't want me to be billed for another month. Seeing as I was still buried in boxes, I didn't even think to do it, but I'm so happy he did. After my husband moved from Minnesota to Texas this past Spring, he needed a storage unit. After doing some research we found this one. It was in a great location as well as very fair prices. The facility is nice and clean with speed bumps for safety. You drive in and put in an access code, then locate your building where your unit is, where you then walk inside. Your unit is locked by your personal lock and key. Due to some health issues, we needed to close our unit last week. On Sunday we emptied our unit out and because my husband opened it in his name only, I thought it would be much more difficult to close our account and I was anticipating a battle. I called two days after we removed all of our items and spoke with Justin. He asked me which unit, I wanted to close and he verified that during their walk thru that is done on a regular basis, that was noted so everything is fine with closing it. I could barely believe it. No questions like, why do you want to close it, or he did not try to talk me into keeping it, and most of all, no hassles for me in closing it since my name is not on the paper work. He explained that when people completely empty their unit out and remove the lock and key, that is a pretty good indication that their storage is no longer needed and they just wait for the phone call from them. Just as easy as that. It was a real blessing to have one less thing to have to worry about right now in our lives. Thank you Justin and Extra Space Storage. Stay away from this place at all costs. They will tease you in at a reduced rate and then once your in they will hike it up every couple of months. Example. 10x20 climate controlled unit Teaser rate: 174.00 Month 3: 195.00 Month 5: 215.00 Month 8: 235.00 Month 10: 325.00 Try to fight it and they say that it's in the contract and that's the market rate. Newsflash they are renting the same units at the teaser rates now. Bait and switch avoid this company And one more thing. Climate controlled is not 80 degrees. Which is where they keep the thermostats during the summer. read more

Great place, BUT - They keep raising rates every few months. My rate has been raised twice in four months. They cannot be trusted to keep your promised rate for more than a month or two at a time. May have to move somewhere else, as this is basically a shakedown. Beware. If this is their MO, not a good place for long term storage. read more

I just signed up with Extra Space Storage. So far the signup has been good. I have my space and at a good price. Hopefully it is not a teaser price and the rates go up as Jeremy has stated. I was told about 9 months the price goes up. But I hope not to much. If so I will just make sure that I end my contract after a year. But so far very happy. It is clean and secure. Other storage facilities in Grapevine are not clean and do not have very secure access. read more
