Overall, helped improve our impression of IH. Teresa was also helpful, friendly, knowledgable during the application process. IH itself has room for improvement. Weird rules were not made clear until after we applied, upon which we were informed that lease date had to be 5 days from home ready date, which was subject to variability contrary to what was listed on leasing apps (Ie. Zillow). We communicated our desire to start on a specific date in application, but this was not able to be accommodated even thought there was only one day difference. Communication could be improved regarding this, as well as other information. We received automated messages such as requests for the security deposit prior to signing the lease. Also we were not informed of the pre-move orientation until after the application that required us to be in town prior to moving in with only one weeks notice, which was a significant inconvenience. I'd recommend that IH consider changing this policy since not everyone is moving within the town to another home, but may be living out of state or several miles away with work obligations.

The nightmare begin when we moved out, I was aware of the fee for breaking our lease in this case was paid in full. When the Agent came over to due a final walk around the house he was impressed how well I keep the house he said It was remarkable after 5.5 years and the house was clean and with no major damage, he told me I didn't need to shampoo the carpet per the State of WA the company had to replace it for the new tenants. later that week I received and e-mail with photos of the wrong property saying that I need it to shampoo the carpet to remove a stain that he saw, let me remind you that I keep this property clean the rooms the walls clean not a single damage was left on this home. I believe they did this just to keep my deposit. I received a statement with excuses on why they refund me only half of the money. I will never rent from Invitation Homes again, I will make sure friends and family don't have to go through this by sending them to a different agency. if you want rent a home with out any hidden surprises go elsewhere.

The surface of this stay is a very nicely landscaped property with clean, separate prefab, mobile…read morehomes that serve as the "lodges" throughout. These have been souped up with a heated floor in the shower room and a gas fireplace. We stayed in Lodge 14 and it was fairly spacious, not creaky, with a king size bed in the main bedroom as well as a little curtained-off annex room with a small bed that worked for our son. The biggest issue at this property is that no staff are on sight. You can reach them via text, but there can be quite the delay in receiving an answer or you may receive none at all. You are especially out of luck if you run into a problem "after hours," which is after 5p. We stayed 2 nights. The first night we discovered the only blanket available for the annex bed was very heavy and way too hot. We had to open all the windows in the room to make up for this, which is nice, but the island is alive with birds starting at about 4:30a, making it too loud to have the windows open. We texted the property manager the following morning asking for a normal-weight comforter, or if they want us to just use the AC (we were hesitant to do that in the chilly weather). They informed me that the lodges' electrical systems are tied to each other, and there would be issues if we used AC in our lodge while the lodge next to it might be using the heat. They brought a lighter blanket, but it was barely heavier than a sheet, so not workable. I ended up having to open all the windows and then wake up at 4a to go back into my son's room to close his windows. Not relaxing. The property had a nice communal space with a wood fire pit as well as a glass fire pit (the latter of these emits very little heat), next to bathrooms and what looks like a inside common room and kitchen, though these were locked... You are given a code for the bathrooms. Night 2, at 7p, we wanted to hang out in the space with the friend we were visiting, and we could not access the bathrooms as our code was not working. I texted the number immediately, but no one ever responded. That was a huge bummer. I guess when you arrive, I would recommend immediately checking out all of the amenities and making sure they work, and your code works with them, as no one will be around to help you later. I was extremely disappointed that no one even responded to me. Pros: - It was clean. - Heaters in the shower room were nice - Shower was nice - Bed was large, though with the usual dips in the mattress that you get with many cheaper hotels. - A staff member did respond to my text after the first night issues, and they did try to help - The communal space was quite nice, even though I wasn't able to experience it all - The lodges are well-insulated - The location is excellent. Cons: - The lodge is pretty sterile feeling. It could be greatly improved with more art on the walls. - Only one sink in the lodge. Used for both kitchen and bathroom. - Not enough linen choices for bedding. - The pillows were absolutely horrific. Like large hard stuffed animals. They did bring us two slightly less stuffed pillows after the first night. These were still too hard and uncomfortable. - No bedside lamp on the left side of the main bed - My access codes to other parts of the property did not work, and no one responded to me about it. - The toilet, which is right next to the main bedroom, has an extremely loud flush. Not ideal during the night. - The couch was gross-looking, very worn. We didn't want to use it. We asked that they provide a blanket to cover it with. They assured me it was clean, just worse for wear. This place is cute and convenient. It could be improved with just a little more care and attention to detail (artwork, rugs, more linen options, nicer pillows). It could also be greatly improved by having one staff member on site, or at least on-call at all hours.

Unfortunately, don't believe the fancy pictures or the comments. We moved from another state and…read morerented a house based on the comments here. Our problems started right after we rented, and they did address them initially, but then they couldn't agree with the landlord and parted ways. After that, I was left alone with the landlord. Of course, since their contracts ended, they don't have to help, but even though I continued paying all my rent through the platform they provided and they knew about the issues with the landlord, they offered no support when I moved out. They didn't even give me a reference, and because my landlord didn't reply to emails or replied late, or perhaps gave a bad reference, I had a lot of trouble finding a new place. All I wanted was a reference. I came from another state and rented this house sight unseen, trusting their name, but they didn't lift a finger to help me in my difficult time. In the end, with a baby, two months of stress looking for a house, being rejected, and paying more deposit because there was no reference or a bad one. Think twice before doing business with this company or trusting their name, and if possible, talk to the landlord directly and meet them because one day they might be disappeared. Otherwise, you might end up without electricity and get no help from anyone. Because at the end of the day, once they rent the house and get their money, you're nobody's concern. Note for response: I just have asked that I rented property via your company and paid on time. New landlord just want to make sure no eviction or delayed payments. You had all these information and legally you could refer me because I rented from your company and I have used zego payment via from your company. You guys just rented out took your money and left me alone with landlord. I dont know landlord.I trusted your company! You just betrayed and left your customer alone
