Nice people but incompetent landlords. Left a home in immaculate condition and was still charged $800 for cleaning.

The property manager was late to the meeting (not significantly, but late none-the-less). Despite this, I wanted the apartment because of the location. The property manager then told me that they did not have the forms that they needed to give me, and that I would get emailed with the form later. Fast forward, I didn't receive the email so I call them. They tell me to go on their website and apply for a different spot and then call them to tell them that I am applying for that spot instead. I did not feel comfortable with this, and my co-applicant was out of town so I decided to wait a few days. Once it was time to apply, the property had been delisted and relisted for $100 more a month (Despite being on the market for months and multiple relists for price drops). When I called to ask about the price change, they informed me that the property now has someone else applying for it. I asked if they had anything similar near that area and the lady told me that I need to go to their website to see what they have available and offered no help what-so-ever. This company is so sketchy that it makes me sick knowing that they are preying on the members of our military with these predatory practices.

First off, if I could give ZERO stars, I would. This company, (Jason, Derek) are HORRIBLE at…read morecommunication. As in, there is NONE. They don't return your phone calls OR emails. And if they do, it's days later when they promise you an hour or two. They are LAZY LAZY LAZY. Here's our story: My boyfriend has a house that he has rented out using TPM for 2 years. The first year lease we had ended prematurely, but no extra funds were collected. In fact, the yard was left COMPLETELY TRASHED, complete with the fire-pit being dismantled and thrown across the yard....but was the deposit withheld like we requested? Nope. And was there items and garbage left inside the house after move out? Yep. Tenant charged for that? Nope. Our PRIVATE number was also given to the tenant, who harassed us about motorcycles being driven in the neighborhood and noise complaints. WHAT?!! Why were we EVER contacted? Isn't that the property managements' job?! Also, our house was never marketed correctly. It was on ONE WEBSITE. It was also extremely UNDER valued, because we listened to them when they told us that we wouldn't get for rent what we were paying in a mortgage. Turns out every house renting in the cul de sac was renting for more than ours! Our leasing agent was just too lazy to market, so he under valued for a quick sale! And another thing, these agents (Jason!!!) promise everything and deliver nothing! I just called to see where the deposits were (which accounts) for the withheld security deposit from the torn up back yard, and he had no clue! He actually thought the previous lease had left AFTER their lease was up. WHAT?!! He also said he "doesn't remember" if he ever did a walk through. Again, WHAT?!! That is part of the lease agreement and WA landlord/tenant law! If you ever deal with Andrew, I sympathize. His voice mail box is always full, so you can never actually leave a message. If you leave messages with the receptionist, you will never (i'm not kidding, i have still yet to hear his voice) get a call back. His OWN receptionist apologized to me and said she can never get ahold of him either, and that "sometimes" texting him works (it doesn't). How are you never in the office, and your own employees don't know how to reach you either?!!! Last but not least, when rent was 9 days late by the current tenant, WE had to contact THEM to figure out why it was a no-show. His response? "Well, it was a holiday weekend, and it was their first couple months on lease, We wanted to give them some lee-way." I'm sorry...WHAT?!! Unacceptable. I demanded they immediately slap a pay or vacate notice on the door and collect rent immediately. Why was I doing THEIR JOB?!! It made us late on our mortgage because of their blatantly lazy and inadequate attitude. Bottom line...What kind of a business runs like this?!! We have had enough. These people just take your money and you end up doing the work yourself. Go with Windermere Property South (Kira) and save yourself the heartache. **update. It's been 5.5 weeks of us emailing & calling to schedule a face to face meeting to discuss ending our services...with ZERO response to our request. Who ARE these people?!!! **1/24/15 update: had TPMC served. In process of suing for damages. Our lawyer said they were hard to track down, as they have moved and changed number multiple times. So shady. Update: 3/2016: anyone else find it suspicious that there are 5-10 reviews from exactly 3 months ago (TO THE DAY) with raving reviews of this company? BUYER BEWARE!!!! You can't fake a failing BBB review!

I was an owner of a property in University Place and used Tacoma PMC services for about 3 years…read more Deric was my primary contact and although he was sometimes hard to get a hold of at times, he would always return my calls. The key here is to not contact the main phone/email, but instead get a direct phone number and get in touch that way. Deric was very good about getting new tenants when we had turnover. They do their due diligence and keep owners completely in the loop when finding/vetting new tenants. Pros: They contract with home maintenance companies to get services at cost. They will go out of their way to assist in appliance purchase. Being an out-of-state owner, this was hugely important. Diligent work to always have a tenant in the house. I never had a lapse in vacancy. Lower cost (9%/month + 1/2 of first month per year) in comparison to other companies (10%/month + 1/2 of first month per year) from what I saw. Cons: Very difficult to get in touch with, clearly. However, keep in mind that their property managers are working almost 100% from the road in some capacity. June/July is their busy season because everyone wants to move during these months. Didn't always get my owner statement for the month and needed to request. They were transitioning at the time, so somewhat understandable, but it could've been a more seamless transition. Other reviews stated that they changed offices and were not able to be found, but I never had that issue. Their website clearly stated their current office location. If I had a rental in Tacoma again, I would definitely use Deric's services again.

Within an hour I received a form email regarding the property having an application pending. Ok, but I am now curious regarding other properties. I have questions, and since the email was clearly form, I call. Stacey immediately assumed what my question was. Inaccurately. And would not let me get a word in edgewise. I tried this twice. Never got to ask the questions, and I can not imagine how impossible this company would be if they were managing a property that I cared about. Can you imagine renting from someone like that? Not me. We will not suggesting this company to anyone for management of property nor rentals, and will be avoiding any dealings with the same in the future.

recently inquired about one of the properties and to my great delight I got approved! Awesome!…read moreUntil what followed next was nothing but confusion, frustration, and baffling disappointment. I was told the property manager's name was Susie. Everything seemed to be going fine at first. Once I was told I was approved I was told I can pay the deposit online. Okay, no problem. I inquired to Susie how much the deposit was. I even asked if the amount of the deposit will be on the website, because I was told I also had the option of bring in a check so I wanted to make sure if I brought it in person it was made out in the correct amount. After stating I can bring in the check I asked if they had an estimated move in date (reasonable question I thought). Nothing. I again asked how much the deposit would be, and I would be happy to pay the deposit as soon as I got a few more details to the following question: 1) How much the deposit is 2) An estimated move in date 3) What the rent would cover (utilities, sewer, electric, garbage, etc.) and when would they need the rest of the money (1st and last - which I asked for clarification if they even needed 1st and last because, again, we never discussed any of the details thoroughly). I even listed the questions above in a text message, so it was clear what information I was requesting. All I got was a response that all I needed was 1st month's rent and deposit and was asked if I had a pet. AGAIN, still no response on how much the deposit was. I was now getting frustrated. I was also uncomfortable paying a deposit without any estimated move in date. I ended up calling the office and spoke with a lovely lady named Patty. She is in admin and I was told she would be able to tell me the amount of the deposit. While on hold she got a call form Susie informing me to call her. I tried to call but I got no answer. No problem...I will try again later. I expressed my concern to Susie via text after seeing other reviews online and was starting to get increasingly nervous. Her response via text was, and I quote: "People love to complain. The information on utilities is included in our lease packet. It's no problem if you don't want it. I have gotten a lot of people that want to apply and can only take one at a time. Because we don't have a deposit it will go back on the market. Thank you. Susie" WOW. Just wow. All I wanted to know this entire time was how much the deposit was so I could pay said deposit. It was at this time I decided I would call Mike Larson (I think that is his last name) who I was told was the owner. He picked up and informed me he knows all about the situation and knows exactly who I am , and "regardless or not if Susie told me how much the deposit was she informed me how to do it online so it shouldn't be an issue". Whoa. I advised him I simply just wanted to know how much the deposit was, and an estimated move in date. He said he will have Susie call me back. NOTE: **The ad for the listing was only up for about a day then taken down, so I had nothing to reference for this information, and sadly I didn't get a screenshot either.** Well Susie called me about 30 minutes later and was very hostile right off the bat. I was finally able to ask her what is the deposit amount, and she said "I TOLD YOU how much it was and how to pay it online the night you viewed the property, and you just don't remember". Again, whoa. As a potential client if I ask you a million times how much the deposit is - it at least warrants a response (regardless if I "remember" or not). I found it to be terribly unprofessional and left a bad taste in my mouth. She LITERALLY just had to say something along the lines: "The deposit is $X amount, and move in would be from anywhere from a few days to a week, but before the 1st"....and I would had been at the office with a check within an hour. Now I am a very reasonable person. I was nothing but respectful, kind, and communicative in the information I was seeking. I truly, honestly believed they were reasonable requests. I was excited for this rental and really looking forward to moving! I cannot speak for the entire company, but as a representative and professional of the real estate agency as a whole I would think they would put their best foot forward. Instead I got attitude, disrespected, and made to feel like somehow I was in the wrong for asking very basic questions. Just completely unprofessional. If it was this hard just to get the deposit amount and move in date I can't imagine the nightmare it would be if I ever needed any repairs done. Do not recommend.
