I lived here for 3 years, from 2013 - 2016. Overall I had a great experience living in EVO.
THE SECURITY
DTLA is booming, and it's very exciting being in the midst of all the changes and hot, new restaurants and shops coming into town. That said, sometimes things in DTLA feel a little too urban and close, which is why Evo is in the perfect location. South Park is cleaner and quieter than the historic core. As a single woman, I always felt safer the closer I got to EVO; it's also really nice knowing there's a 24/7 security guard waiting to greet you. These guards are professional and take their jobs seriously. They memorized my name and face within the first week of my moving in, and always welcomed me home every time I came back. They also stopped anyone they didn't recognize and asked for ID and who they were visiting. That made me feel even more secure. Finally, the fact that key fobs only go to your floor and common areas made me feel extra secure. Anyone who somehow got past the security guard could only get himself back to ground floor (to face the security guard) without the key fob.
THE LOCATION
Perfect location in South Park. 2 blocks from Staples Center and 3 from LA Live. The PERFECT place if you like cultural events or sports. There's also so many amazing restaurants and services within the South Park neighborhood - Barcito (bar right downstairs in same building); The Briks (South African and Latin fusion cuisine); Club Pilates; Downtown Dance & Movement; Hygge Bakery; Starbucks; Arashi Sushi; Bottlerock Wine Bar...it goes on and on. As DTLA develops, I've heard Hope St. might become a wellness corridor, much like 3rd street promenade (closed to cars, with shops and restaurants for pedestrians). If this is the case, EVO's location couldn't be more perfect.
THE AMENITIES
There's a BEAUTIFUL pool on the 6th floor, as well as 2 bbqs (that you don't even have to clean after; staff cleans it daily) and outdoor kitchen and hosting area. There's also an amazing rooftop lounge with outdoor fireplace with THE best view of the DTLA skyline. You can reserve the lounge downstairs officially for parties for a $500 (don't quote me on that price) deposit. Finally, there's a rooftop gym with a few treadmills, free weights, pilates machine, spin bikes, etc. They're always updating and changing out the machines to make sure we have the best equipment that the most residents will use. There have been rotating Yoga classes that have come through, and I see many people bring in private trainers to the gym. There's 3 floors of parking under the building, and a few very coveted owned storage spaces.
THE SERVICE; THE STAFF
Management changed recently, and so the services offered changed a bit. I love the bell boy service. As a single gal, it was often hard to get groceries and big purchases up to my apartment on my own. Being able to call up for help and/or ask someone to lend a cart was the most useful service. Wish it lasted past 10pm. They used to also offer towel service at the pool and gym, but I believe that has been discontinued. The new shuttle service through downtown concierge is AMAZING. You can call and order a FREE shuttle to anywhere in downtown simply for being an Evo resident. All the staff are helpful, friendly, and wonderful. Scott especially made my 3 years very pleasant, always being eager to help and very welcoming.
THE RULES
The HOA is rather strict. No doormats, no glass in the pool area. There's also ridiculous $250 move in and move out fees, where they put up drapes in the elevator. If you go over 4 hours, it's like $100 each additional hour. This to me is ridiculous. Moves are also restricted to Weekdays and if anyone books the elevator (for a delivery) you're out of luck. Staff tries their best to accommodate and help, but these rules are crazy. Pool, gym, and bbqs close early. 11pm on a weekday and midnight on a weekend day is way too early for young professionals who might be working until midnight anyways and want to unwind a little or work out after work.
THE CONS
Strict HOA, No guest parking (and with DTLA being developed all over the place, there are fewer and fewer lots available. Pro tip: DTLA yellow curb parking free 6pm-7am next day dailiy and all day sunday, and there's 4 yellow curb parking spots on 12th at Grand Ave.). Very quiet building (good and bad) without much of a community feel (even though the building does try to host community events). Lots of U$C kids and young professionals with weird schedules. DTLA also has a ton of soot and pollution, and if you have a balcony, it gets on everything.
All in all, this building was perfect for my late 20s and early 30s lifestyle. Work hard, play hard. As I want to chill a little more, it's really expensive (mortgage and HOA) and doesn't provide enough services to keep me there. Still loved my 3 years here, and would recommend it to anyone wanting to get a taste of DTLA without being in the thick of it all the time. read more
