My friend lives here and it's a big property. They have a greenery and a pond, etc. It's a gated community with a security person up front as if you were driving onto a studio lot. The couple of times I have been here, there has been plenty of parking for guests. The building and grounds seem well maintained. You can lease or buy condos here. I wish they had more signs to get to the lobby or to mark the different buildings as everything looks exactly the same so it's hard to find your way around the first time.

Looks like a very cool place to live. Attended a party at the clubhouse, and I was impressed by the property. Guard gated, nice grounds with a large pond, pool, small volleyball court, gym, and parking (residents get one inside, one outside). The units are old, but knowing that it used to be a movie studio makes it feel classic instead of just old. Everything looked well maintained. Cute place to live, and the clubhouse was a nice place to rent to have a shindig.

We love all the different blossoms in the gardens at Raintree!

BEWARE of apartment 391 at 4917 Indian Wood Road…read more The long short of it is the landlord is in breach of his contract (supported by our legal counsel) and apartment is poorly insulated from the upstairs apartment. Read on to learn more: Landlord: Unfortunately, our landlord refused to return our entire security deposit (there is no damage being original wear and tear) and our prorated rent he owes us despite our month to month lease clearly stating he needs to return prorated rent if we move out early and despite having verbally agreed to the terms of our lease offline twice, totaling several thousand dollars. The best part is when we informed him we were moving out, he asked us to postpone our move out date for a few days, essentially asking for a few extra hundred dollars. We agreed even though we were eager to move out as a favor to him. That was a mistake as he unlawfully chose to keep our entire security deposit and remainder of rent despite are goodwill towards him and now we've had to go through the trouble of pursuing legal action. Sound and HOA: We lived at Tara Hill for 21 months. While we were there, we had an acoustic test conducted by Veneklasen Associates due to what we perceived as excessive noise from the upstairs unit. Before authorizing the sound test, we reached out to the HOA and used their recommended acoustic testing company. The sound test showed that the insulation of the flooring in the upstairs unit was below both Culver City housing requirements and Tara Hills HOA requirements. The insulation is so poor that you could hear conversations from the apartment above, footsteps, etc. Simple actions like the flushing of a toilet and shower were obnoxiously loud. Unfortunately, the family above had two small boys that often ran around the apartment early in the morning, even though I slept with wax ear plugs in every night. After going through the sound test and going back and forth with the HOA as they postponed the hearing for months, the HOA finally decided they didn't want to fine the upstairs apartment for not meeting their own requirements. Disappointing since we'd get notices from the HOA with the threat of a fine for much less consequential issues, like not keeping the screen door of the front door closed. We finally moved out due to the noise. We had moved to a month by month lease after our year lease had ended as we were reluctant to sign another yearlong lease due to the noise issue. We left the apartment in very good condition, fully cleaned. Otherwise, the gardens are beautifully maintained and the pools and hot tub are great. I would recommend seeking a top floor unit if you are interested in living here and definitely avoiding unit 391. Tara Hills Homeowners Association

There are many times stuff was stolen from my property such as my bicycle. I dont trust anyone here. Even the HOA people are stupid. The meetings they have are worthless because they dont do shit to help fix the environment up. Security dont do their job and stop people from entering.

We rented here for 1 year - we definitely won't miss living here, we were looking forward to moving…read moreout after living for 1 month, however since we were tied down by the 1 year agreement, we had to lived through it. Few reason why we did not enjoyed our stay at this apartment: 1. It was very noisy, can hear airplanes taking off and landing every few minutes. The walls are super thin, can hear all the conversation from people talking in the hallway or next door. 2. The garage often did not work, even after changing the battery on the control. Our cars tend to cover with dusts even though it is covered underground parking. The elevator is beyond slow and far from our unit which makes grocery shopping and moving in / out very tough. 3. We were often "verbally harassed" by our neighbor for no reason. We even brought it up to the office manager and there wasn't anything they could do about it. Of course every apartment / house has its pros and cons, but we really wished we knew of all these "cons" before committing to renting this apartment. Think twice between renting - If you are sensitive to noise like me, you might be better off exploring a few more places out before committing. The only "pro" for this place is that staff working in the office are very friendly and this place is very close by to the freeway so we can easily just get away.

There are almost 300 condos and overall, The Pines is a wonderful place--I have lived there for many years. It's a little bit like a resort, we have a beautiful pool, gym, rec room, grounds are well-maintained. The office manager and staff are knowledgeable and helpful. It's in a residential area with a big park nearby, lots of trees on street, very safe, breezy onshore flow; near Westfield mall, freeways (10/90/405/105), major streets, airport. Convenient to Westside, South Bay and most of Los Angeles. Culver City has its own school district, police, fire and other services. Great for families.

MOLD NOT REMEDIATED…read moreaccording to California Department of Public Health guidelines - LOTS OF PAINT used to mask problem areas and cover visible mold, signs of water damage et al. Key Points: The Good: Location - close to everything you need and not a far drive from anything you may want, cool Residents, and Resident parking available. The Bad: Location - close to 405 freeway and freeway "activity", street parking (for guest) is scarce to non-existent during most hours, no elevator or ramp access to unit(s) - MAY BE wheelchair accessible but DEFINITELY NOT wheelchair friendly, every blue moon - package(s) disappear, bicycle(s) disappear, washer/dryer issues, excessive trash on property, lights completely out on stairways and entries/exits, cars burning rubber and/or doing donuts, water gets shut-off absent warning due to serious plumbing issues, there have been reports of mold in building since 2014 - Landlord does not remediate the mold according to California Department of Public Health guidelines; they paint over visible mold and/or water damage (at best). The Ugly: (Depending on your unit) - Constant plumbing issues, waterproofing issues leading to leaks and/or visible black mold, termite issues, several code violations, unpermitted and/or not up to code water heater installations, malfunctioning smoke alarms/carbon monoxide detectors or lack thereof, poor response by Landlord (to put it lightly) with almost always a lack of effective corrective action unless prompted by several complaints filed with the city or worse. Also worth noting: Property is located two blocks away from the community liquor store and across the street from housing projects that are allegedly the stomping grounds of a local street gang. Landlord has a track record of not engaging in corrective action regarding building conditions that endanger the health and safety of residents; they use Property Managers as scapegoats, they bring in a new one about every two years until they can dump the property on a new owner. Property is actively listed for sale, listing date 02/05/2025, MLS# 25495147 (per Redfin). BEFORE SIGNING A LEASE, consider: A. Submitting public records request to Los Angeles Housing Department as well as Department of Public Health to see if your unit has a history of code violations, mold, termites, etc. There are records reporting mold in building dating back to 2014 and as current as 2023. B. Viewing YELP reviews pertaining to management company Trion. C. Hiring a Certified Master Inspector to come out and inspect the unit for you (if you plan to stay more than one year or have pets, small children, or someone elderly living in unit). D. Keeping everything in writing and take lots of pictures/screenshots.

The apartment itself is located a few blocks away from a trail that is great for walks/runs and bike riding. Shopping of every kind is within a short drive. I highly recommend to anyone working in the Culver City or Santa Monica area.

You can hear everything, conversations, the upstairs neighbors walking, music, and other things. I'm lucky enough to have kind neighbors. I wish the landlords would invest a little more on properly sound proofing the walls, especially because it's close to a very busy street. The laundry room is super small. Only has 4 washers and 3 dryers. Also the app for the laundry is constantly charging people twice and getting a refund is hard. My bathtub was clogged with so much hair. I took delivery of pulling the hair out myself since I needed to fix the issue quickly. Also a lot of paint specks on the floor from what seems to be a quick paint job. The owners of this apartments did nothing to make sure the place was in top shape before someone moved in. This has been so disappointing because again I looked at other reviews and thought this was a good find. If you plan to rent here, try being on the second floor and please buy rugs for at least the bedroom out of courtesy for the down stairs neighbors since I don't think the landlords plan to invest in better insulation for the ceilings. The only thing redeeming this place are the neighbors who are so kind and the maintenance people are so efficient, helpful, and sweet. Hope this review has been helpful.

I've been here a couple of months now and it's been great--good location, friendly neighbors, and the shared laundry is easy to manage with the app. Overall, a solid experience.
