Let's start with the aesthetic: the hallways are sometimes graced with abandoned garbage, strollers, and the occasional mystery couch left in parking spots like it's a modern art installation titled "We Gave Up." Need ambiance? Try walking past a giant cockroach in the hallway while dodging a bag of what could be a trash bag of used diapers and asking yourself, "Am I in a luxury condo or an escape room?" Now, despite appearances, there are no real security guards. There are people dressed like them, sure--but it's more of a cosplay situation. They neither guard nor secure. Our bikes were stolen, the locks cut from the bike rack, which makes the word "locked" feel more like a suggestion than a promise. Let us not forget there aren't security cameras so we can't necessarily pin the culprit. Water issues? Oh, honey. Welcome to Geyser Springs. If you live on the bottom floor, you will eventually return home to a DIY sewage fountain because someone up top Roto-Rootered the main line without telling anyone. Surprise! Hope your area rugs weren't sentimental. The elevators will literally hit you, the doors close in on you with a force and they are consistently out of order. Soundproofing is... non-existent. I've gotten to know the intimate dinner table conversations of people. And if you're wondering whether the rules apply to everyone equally--of course not! Certain residents apparently have HOA immunity and leave junk in the halls like they're setting up a sidewalk sale. Let's not forget the hate symbols that were etched in the sauna walls that took a really long time to remove. Because nothing says community wellness like casual hate symbols and sluggish response times. ‍ But wait! We haven't gotten to the wildlife sanctuary cosplay. We're not living in Yosemite, but the HOA sure thinks we are just because we have a man made pond. Dangerous coyotes roam freely here like they're paying rent, and according to one board member you're mentally ill if you yell at a coyote to go away (it won't go away unless you've got a group btw) just because you're "not bleeding"--heard a kid here was chased and so was a professional dog walker also heard one woman was almost bit and a few other women were stalked but hazing didn't work that's more than 2 dangerous encounters but apparently only two dangerous encounters occurred but hey, at least the coyote's feelings are not bruised. These coyotes are habituated, unafraid of humans, and come out in broad daylight between 10AM-5PM (yes, banker's hours). And yet, the HOA insists on only bringing in wildlife "experts" to discuss how we should adapt to them. No vets, no behavioralists, no safety consultants, no psychologists to address the actual trauma of being stalked outside your front door--chased or almost bitten just more dog-whistling (pun fully intended) about how we're supposed to coexist peacefully with predators. We're told to walk with tools that can be used like a weapon and in groups. It's a walk on the sidewalk at your own risk type vibe here. Sounds less like a gated community and more like a dystopian summer camp. To live here, I feel like you must have the fast moving skills of a karate champion, have multiple arms like an octopus and pretend you're cowboy without a gun. I feel like it's giving she was graped because her skirt was too short vibes. Feels like the people in charge apparently think they have nothing to lose since they don't have small kids or small dogs here and don't need a cane to walk down the sidewalk. And the misinformation is Olympic-level: some claim wild life remover experts use snare traps when those are illegal in California, that removing one coyote causes more to spawn like it's a horror movie which pest control experts told me was not true and that our property is wildfire-immune because of sycamore trees. I wish I were kidding. But let us be clear, more will come because they have 5 to 7 pups a litter not because we spent $525 to trap a dangerous one. I would also like to give special shout out to the goose and coyote poop that decorates our sidewalks and cooks in the light of the day . Mmm also the occasional animal parts like a duck head or the random squirrel body parts. This is a city. I feel like it is not just unsafe physically--it also feels emotionally draining. The leadership style here seems to me to be less "community-minded" and more oligarchic fever dream. For me it feels like residents who speak up are shushed, facts are replaced with folklore, and the priority seems to be protecting coyote feelings over human and pet safety. Bottom line: for me this feels like it used to be a safe place. The feelings I have about this place is that if you're a roach, a bag of trash, a couch, or a wild animal, you're not really welcome.

But lately, my walks have turned into something dangereux. Coyotes--big, skinny, and not afraid--have come right up to me and my human. Yelling, waving, hazing... rien. They kept advancing until neighbors shouted and a man with a stick intervened. That is not a "sighting." That is an attack attempt. My human yelled so loud but hazing did not work. It's not scientifically proven that it does work yet that's what they still tell us to do. Immediately after, the HOA President shouted at my human, called her "mentally ill" and "crazy," and dismissed the danger with: "Well, I don't see any blood." And do you know what the HOA's plan is? Not to protect us. Not to hire professionals. No, no. Their "solutions" are: * Post signs saying they're not liable if wildlife hurts us. * Tell residents to walk in groups and carry weapons. * Bring in biased "wildlife experts" instead of human-life or safety experts. Excusez-moi, but this is a gated community, not a safari tour. This is not Yosemite National Park. Residents pay high dues for safety and beautiful grounds--not for the privilege of arming themselves just to walk from the car to the front door. It breaks my little poodle heart that leadership minimizes attacks as "sightings." They've hidden other residents' experiences instead of warning us. Children, seniors, pets--we all deserve to walk here without fear. These coyotes are not afraid of people, making them both a physical and psychological threat. For years, my humans walked happily here with the little dog who came before me. Now leadership has embraced coyotes instead. With litters of 4-7 pups, the problem will only grow. The leadership also spreads myths about "inhumane traps." But those devices are already illegal in California. Humane, regulated traps are available from licensed professionals in Los Angeles. Yet leadership refuses. There is no protective capacity here for people--only for predators. The leadership here keeps spreading a myth that only inhumane traps are used but that's illegal. They also are not warning us. After this happened to me I learned shortly after a little girl was chased and many residents also have dangerous encounters but leadership doesn't share with us these experiences and they don't ask us what we think either. It's a shame to pay so much and not be able to safely use the common areas. My humans have to diligently take me away from Raintree just to walk me so I may peepee. My parents don't sleep well because of it and we have lost so much from this. Right now, my humans even stay in a hotel for some level of normalcy. That's not peaceful enjoyment--that's survival. Our cars tend to cover with dusts even though it is covered underground parking. The elevator is beyond slow and far from our unit which makes grocery shopping and moving in / out very tough. 3. We were often "verbally harassed" by our neighbor for no reason. We even brought it up to the office manager and there wasn't anything they could do about it. Of course every apartment / house has its pros and cons, but we really wished we knew of all these "cons" before committing to renting this apartment. Think twice between renting - If you are sensitive to noise like me, you might be better off exploring a few more places out before committing. The only "pro" for this place is that staff working in the office are very friendly and this place is very close by to the freeway so we can easily just get away.

The Ugly: (Depending on your unit) - Constant plumbing issues, waterproofing issues leading to leaks and/or visible black mold, termite issues, several code violations, unpermitted and/or not up to code water heater installations, malfunctioning smoke alarms/carbon monoxide detectors or lack thereof, poor response by Landlord (to put it lightly) with almost always a lack of effective corrective action unless prompted by several complaints filed with the city or worse. Also worth noting: Property is located two blocks away from the community liquor store and across the street from housing projects that are allegedly the stomping grounds of a local street gang. Landlord has a track record of not engaging in corrective action regarding building conditions that endanger the health and safety of residents; they use Property Managers as scapegoats, they bring in a new one about every two years until they can dump the property on a new owner. Property is actively listed for sale, listing date 02/05/2025, MLS# 25495147 (per Redfin). BEFORE SIGNING A LEASE, consider: A. Submitting public records request to Los Angeles Housing Department as well as Department of Public Health to see if your unit has a history of code violations, mold, termites, etc. There are records reporting mold in building dating back to 2014 and as current as 2023. If you plan to rent here, try being on the second floor and please buy rugs for at least the bedroom out of courtesy for the down stairs neighbors since I don't think the landlords plan to invest in better insulation for the ceilings.
