    Resident portal with unsafe conditions.

    Stained carpets in hallway, trash in garage, resident trying to jump out of apartment, needs major aesthetic changes, management does not communicate. Residents have to notify management to be aware of issues without conducting a thorough inspection of property. Homeless individuals sneak in garage. Location is ok. This place is not the luxury that is advertised and pictures on website is not true.

    This review is for Audrey and the maintenance team, specifically, Devon, Kevin, and the new supervisor. Background context: my washing machine started to make terrible noises during the spin cycle, I put in a maintenance request, but was not urgent. A few days later (over the weekend) I noticed the washing machine wasn't pulling the water out of the clothes anymore. I put in another service request Monday morning and followed up with Audrey to see how long it might take for someone to come out. She was very quick to respond and let me know someone would be out that day. Devon and Kevin came out to assess the situation. I believe Kevin mentioned he is in training, but I couldn't tell. Devon identified the issue and let me know his plan of action. He asked if he could return the following day to finish. Perfectly fine with me. The following day when he arrived he tried to fix the washing machine, but the issue was not able to be resolved. So, in return him and the new supervisor (so sorry I forgot his name), brought in a brand new washing machine and installed it in no time. All three gentlemen were very kind throughout this process and worked hard to get the task completed in a timely manner. I appreciate my new set up and fancy washing machine. Thankful Devon took care of everything and I had little worry. Overall, I'm very happy with the service and communication. Also, they left my apartment really tidy. The supervisor swept, and Devon sprayed the floor and wiped it down. Any place I lived at previously, maintenance wouldn't of even bothered. Another plus about this team.

    **** MAJOR SAFETY ISSUES ***** My bedroom bathroom mirror fell off.. I was in the bathroom 6 AM doing my thing and the whole mirror of Bathroom mirror LITERALLY COMPLETELY fell on the ground. We are talking about +40 lbs mirror collapsing in your face. Thank God that I only had a minor foot injury... I mean if +40 lbs mirror falls on you.... You're pretty much dead.... I have spoken to the new manager about this issue. She seems some what candid, but nothing has been done to compensate for my injury. Right now I'm supposedly wait for the Claim department to follow up with me. Which I am still waiting for them to send me an email updates.... It's been more than 5 business days since this incident happened. PLEASE MAKE SURE YOUR MIRROR GLASSES ARE SECURED. I live on 8th floor.     Eviva is in a great location with some nice amenities and friendly staff. However, it seems that equity limits the staff's ability to maintain the building. Outside the front door, AstroTurf soaks in pet waste and fills the morning air with some awful smells. Every night the trash valet (mandatory, and extra fee on top of rent) rolls dumpsters through the halls to stink up the building. My biggest complain is inability to fix my air conditioning over the past 2 months. Freon has been added 5 times, but my thermostat currently sits at 85 degrees. My idea of "luxary living" does not include sweaty nights in bed and the scent of trash and dog piss in the morning. Counting the days until i move out...

    Again, management is ridiculously horrible. They sent an email at 5:02 pm on Saturday announcing that Sky Lounge was reserved from 5-11 pm that same day. No advanced notice. Then on Sunday we go to enjoy the grills and pool and find the lounge completely trashed. Furniture moved where it shouldn't. Food and dishes left out (milk, half eaten desserts, alcohol). Waste bins are stuffed full and trash is on the floor. Food left on the grills. So I go down to tell management and their reply is (paraphrasing): Yes, we know residents trashed the lounge. We will be charging them for it. Cleaning staff has done 'the best they could' and we will have someone come in tomorrow to take care of everything. TOMORROW? They have left the sky lounge in squalor for two days because they can't hire someone to come in to replace a few bags of trash and rearrange the furniture? They must not have had tours of the place on Sunday because I can't imagine them showing potential renters the lounge. It was like a frat house. So glad we're moving out. Can't wait to be done with EVIVA and Equity.

    Post move out updates: This building was designed without a woman's opinion because there is no closet space and no pantry space. We ended up being offered a free storage cage in a fob access room on the 4th level after the first bike theft. Our next bike was stolen out of the padlocked cage inside a room that required you to have fob access to that room. The door was not pried to defeat the lock. Office could see all unique fob swipes and the camera footage and somehow both "caught nothing." Run to another build, one without a spongey floor in the pool with a rusty line on the edges, one without thefts in the garage, and one with a community manager. I will never have a view like that, but the cost was security. We moved out the day before COVID-19 lockdown for Denver and someone was having a large party on the 17th floor. The maintenance staff were the best people on earth, and I'll miss them. They genuinely were shocked at every break in, the offices' lack of change or understanding made it a frustrating time.

    Relocated to Denver and love my new apartment at Eviva! Great views and amenities! Staff is very helpful and responsive.

This is the first apartment building I moved into where there isn't a traditional office open during the week that you can walk into to meet the building managers. You have to drive to the cornerstone office location to pick up the keys which wasn't clearly communicated to me when I arrived at the apartment complex hoping to pick up my keys when my lease started. Luckily though the move in process was smooth and I didn't need to contact the office to use a dolly or anything, though that would have been helpful. Since I moved in I received 2 large packages that I could not carry up to my apartment without a dolly or assistance. I called the office number and connected with Doug, who promptly got back to me and said he was on the way to the building see if there was a dolly I could use. Next thing I know he was at my door and had brought the package up himself! He is super friendly and helpful and went above and beyond to help me with my packages. The gym has all the necessities and feels clean. The building feels safe and the butterfly entry option is super convenient when ordering takeout/delivery. Overall a great move in experience and apartment complex.

Mind you, this is coming from someone who probably wouldn't entertain the idea of a blind date let alone do something crazy like move halfway across the country to an apartment I've never seen before. So, read on, folks. After calling this place home for almost a year, I'm happy to report that I couldn't have chosen a better community and location. Denizen is nestled mere steps from the light rail, a few more steps from grocery stores, and a bit more--err, but not too many--steps from a plethora of South Broadway shops, bars, and restaurants. Beyond that, the units are some of the nicest and cleanest I've ever seen. And, as an added bonus, the new Community Manager (Sarah Park) really takes this place to another level with her kindness and professionalism. So, if you like a walkable neighborhood, free coffee, ample dogs to pet, fun neighbors, and the most friendly and attentive front desk staff you'll ever meet, then cancel your other apartment tours. But the last several months I've been pretty displeased. My storage unit was broken into and I wasn't informed even though police were involved, many of my maintenance requests have taken 2-3 submittals to be resolved, and most recently my ceiling has been leaking for over two weeks now and is still not fixed. Besides all that, this is a great location and the building is still pretty new. Many of the residents are like-minded and young professionals like myself. I would still recommend people to consider denizen as an option for living, but be mindful that some reviews may be outdated; there has been a decline in management the last year or so.

The gym is also a great addition and is always clean and not too crowded. The mix of people living here varies, young professionals to retired couples, all nationalities and genders. Seems to have several 45-55 year old women who are going through some crisis of trying to be young while being old and are extremely humorous to watch..just make sure to hold your breath while in the elevator with them...their perfume is overwhelming. I can't bring myself to give it 5 stars, I struggled to give it 4, but did due to the location, great staff and cleanliness. The negatives: LOUD LOUD LOUD. regardless of what floor you live on - you will hear loud trains. At all hours of the day (and night). Loud thunderbolt noises as the train cars connect and crash. Screeching metal on metal and train horns ALL the time. The view looking into downtown and Union station is great but extremely loud. FINISHES: the homes have a cool urban feel to them, with high ceilings, cement-ish type finishes and large windows. But the cabinets are cheap, with terrible easily broken handles (think work office coffee room) paying around $625k, you would expect higher quality finishes and higher quality building materials that actually withstand daily use. PARKING: the parking is secure and that is great, however it is tight. It seems as if they didn't plan correctly to space out enough parking for the people that live here. It is extremely tight, and poorly executed. Dimly lighted and not safely set up for driving up/down the different levels. Drivers could easily crash into one another around the corners. Good luck if you are driving anything larger than a fiat or civic.

As a resident of several years, however, I have observed the property shift from what was once a genuinely luxurious community to one that now feels more average. I recognize this is not a reflection of the on‑site staff, but rather of broader decisions made by the AMLI corporation. There are several areas that no longer align with the standards of a luxury apartment community: limited covered parking, a very short pool season, a dog park that is not cleaned regularly, and an overall decline in maintenance as the property ages. Despite these issues, pricing continues to reflect a premium living experience that is no longer consistently delivered. additionally, there is no benefit as a residence if you continue signing year after year. They will have specials for new residents however no incentives to stay at the apartment Complex is offered to current residents. On a positive note, the gym remains excellent, and the location is highly walkable to many great areas. The staff is overall very friendly and as mentioned, I think a lot of these things are outside of what they can approve by a reflection of the Amli corporation.

When you're trying to make a decision on the spot, having that information ready on hand was so helpful! She even put in a good word for us to our now landlords and I really think it made all the difference. The last place I lived at had construction going on all the time, the leasing manager didn't care about anything, and I paid almost 2 grand for 1 bedroom. Never again!!! I contacted this service to find where the apartments are that are not like what I described above. Dan was completely transparent with me (he showed me buildings that pay him a finders fee) but I ended up LOVING the property we picked. It is owned and managed by the same company, so no issues about horrible management companies that ignore requests. I am also saving about $400 per month compared to my last apartment, and the location I am in is amazing. I have THREE giant closets in my 1 bedroom apartment. Yes 3. Denver can be a nightmare to rent an apartment, but Dan made the process so much more enjoyable. If you are wondering if you need him, the answer is yes! He can also find apartments outside of the network that pays him, you will just need to cover that yourself. I was on a budget so I'm happy we found in network.
