I have lived here for four years, and I can safely say that 2024 has been the worst year for Eviva. As of the creation of this post, the building is in a state of disrepair. We have near-daily hot and cold water outages, broken elevators that are not repaired until another elevator breaks, and broken garage door systems. The leasing and office employees ignore emails, and the out-of-control leasing managers pick fights. The community's utility bills double for no reason and with no data provided to back it up. Eviva is a circus. If you sign a lease here, you will encounter issues like this. You have been educated. read more

This review is for Audrey and the maintenance team, specifically, Devon, Kevin, and the new supervisor. Background context: my washing machine started to make terrible noises during the spin cycle, I put in a maintenance request, but was not urgent. A few days later (over the weekend) I noticed the washing machine wasn't pulling the water out of the clothes anymore. I put in another service request Monday morning and followed up with Audrey to see how long it might take for someone to come out. She was very quick to respond and let me know someone would be out that day. Devon and Kevin came out to assess the situation. I believe Kevin mentioned he is in training, but I couldn't tell. Devon identified the issue and let me know his plan of action. He asked if he could return the following day to finish. Perfectly fine with me. The following day when he arrived he tried to fix the washing machine, but the issue was not able to be resolved. So, in return him and the new supervisor (so sorry I forgot his name), brought in a brand new washing machine and installed it in no time. All three gentlemen were very kind throughout this process and worked hard to get the task completed in a timely manner. I appreciate my new set up and fancy washing machine. Thankful Devon took care of everything and I had little worry. Overall, I'm very happy with the service and communication. Also, they left my apartment really tidy. The supervisor swept, and Devon sprayed the floor and wiped it down. Any place I lived at previously, maintenance wouldn't of even bothered. Another plus about this team. read more

When I first moved here I was really happy with it but it seems to get worse by the day. Everyone who works at the front desk has been phenomenal and super friendly. The management team is however unresponsive and indifferent to any resident issues once you've signed your lease. The most recent issue is parking. Management has oversold the garage spaces so even if you pay you are not guaranteed a spot. To say arriving home at 1 am from the airport and not having a spot was the last straw is an understatement. Typical example of them cutting corners and compromising residents to make commissions. You can definitely do better in Denver for what they are charging. read more

I moved across the country and started my new job in under a month's time - which is super stressful ... don't recommend . I am so glad my friend was living at Eviva and referred me here - from the application to process to move in day I had clear and quick communication from the leasing office team. Also, the concierge team is WONDERFUL and SO helpful. Though not everything was move in ready when I arrived - the leasing office team was responsive and coordinated with cleaning to come in & the maintenance team responded faster than any other apartment community I've lived in. Eviva is in a great location with some nice amenities and friendly staff. However, it seems that equity limits the staff's ability to maintain the building. Outside the front door, AstroTurf soaks in pet waste and fills the morning air with some awful smells. Every night the trash valet (mandatory, and extra fee on top of rent) rolls dumpsters through the halls to stink up the building. My biggest complain is inability to fix my air conditioning over the past 2 months. Freon has been added 5 times, but my thermostat currently sits at 85 degrees. WARNING: DO NOT LIVE HERE! I am truly at a loss of words at what a nightmare it has been to live in this place.What started off good has quickly turned into my worst nightmare. I will list what has occurred since living here (I have only been here for 11 months) -The reviews do not lie: this place will nickel and dime you every chance they get. They sent us an email informing us that we will not only be charged for valet trash, but we will actually be charged extra now for the quantity of trash that we put out. -In the last few months there appears to have been some sort of management change, several residents and I have talked about the fast and furious downhill turn this place has taken. -When you tour with Eviva, what they will conveniently leave out is that utilities are split by the entire building. This means you have no control over your utility bill. Even if you try to cut down on your own energy, your utility bill will actually be averaged based on the energy of the ENTIRE BUILDING. I have never spent money on utilities in Denver like I do at this place. -My roommate and I collectively pay 250 dollars for two parking spots in the garage, my car was towed out of my own garage even though I had a parking pass. The management of the building pretty much said "too bad, so sad," and I had to pay 400 DOLLARS FOR MY OWN VEHICLE BACK. -The garage door was broken for MONTHS. Cars were vandalized and broken into, magically after two months, a technician appeared the very next day to fix the garage door, proving that Eviva waited until they absolutely had to fix it, they waited until their own residents had their vehicles vandalized. -The elevator breaks on average of 2-3x per month. (there are 300 plus people that live here, so get ready to wait upwards of 15 minutes to use the elevator.) -Last, and most importantly, the management at this place is truly unbelievable. They are mean, rude, unhelpful and do not and will not care about your concerns. -I live with one other woman, and the two of us were falsely accused of peeing off of our balcony and accused of "damaging property" and creating a "sanitation risk." Not only did this never happen, but the manager of the building, Alyssa, took WEEKS to meet with me about this. -Leasing consultant: Anaaf Alnemi is potentially the rudest person I have ever met in my entire life. The way she speaks to residents actually has me speechless. When I tried to receive assistance from her after my own vehicle was towed out of the garage that I pay to park in, she interrupted me several times and told me (quote): "You have no idea how hard it is to manage a property for 300 people." She is right, I don't. Apparently that is an excuse to tow residents vehicles without any curtesy call and then charge them 400 dollars. Sounds like this place is unable to manage their own building. -I will spend the rest of my time in Denver spreading the word about this hell hole. DO NOT LIVE HERE. read more

Again, management is ridiculously horrible. They sent an email at 5:02 pm on Saturday announcing that Sky Lounge was reserved from 5-11 pm that same day. No advanced notice. Then on Sunday we go to enjoy the grills and pool and find the lounge completely trashed. Furniture moved where it shouldn't. Food and dishes left out (milk, half eaten desserts, alcohol). Waste bins are stuffed full and trash is on the floor. Food left on the grills. So I go down to tell management and their reply is (paraphrasing): Yes, we know residents trashed the lounge. We will be charging them for it. Cleaning staff has done 'the best they could' and we will have someone come in tomorrow to take care of everything. TOMORROW? They have left the sky lounge in squalor for two days because they can't hire someone to come in to replace a few bags of trash and rearrange the furniture? They must not have had tours of the place on Sunday because I can't imagine them showing potential renters the lounge. It was like a frat house. So glad we're moving out. Our time at Eviva has come to end so I thought I would share our experience... The apartment is one of the nicer options in this neighborhood. The floor to ceiling windows with the views. is definitely the cherry of it all but the amenities are great perk. The gym has updated equipment. Great pool and common area. My recent favorite is the coffee machine and the doggie spa. I think the best part is the staff. Devon and Kevin are the maintenance guys and you couldn't find anyone else more friendly. They go above and beyond to help you. Gabe is awesome. He keeps it real with you and has your best interest at heart (I feel like that's hard to find at an apt complex). Evan is hands down the best concierge man. He greets you with a smile every time he sees you. The location is central. We worked downtown (before wfh due to Covid) but its an easy walk to get there or Cherry Creek Trail. As any apartment you move into, they all have their quirks #apartmentlife I only have 2 complaints about Eviva: 1. The lack of storage in the apartment. I would be willing to bet someone who lived a minimalist life designed this building BUT good thing there's Amazon to order a pop up storage unit 2. The walls are thin. We were cursed with some very vocal neighbors who liked to whistle, talk to themselves or were gamers. All in all, I would recommend Eviva. It's a great option for luxury/city life living. read more

Post move out updates: This building was designed without a woman's opinion because there is no closet space and no pantry space. We ended up being offered a free storage cage in a fob access room on the 4th level after the first bike theft. Our next bike was stolen out of the padlocked cage inside a room that required you to have fob access to that room. The door was not pried to defeat the lock. Office could see all unique fob swipes and the camera footage and somehow both "caught nothing." Run to another build, one without a spongey floor in the pool with a rusty line on the edges, one without thefts in the garage, and one with a community manager. I will never have a view like that, but the cost was security. We moved out the day before COVID-19 lockdown for Denver and someone was having a large party on the 17th floor. The maintenance staff were the best people on earth, and I'll miss them. They genuinely were shocked at every break in, the offices' lack of change or understanding made it a frustrating time. read more

When I first moved into Eviva, it was managed by Greystar. It was a wonderful place to live. Within a few months, Eviva was sold to Equity and it seemed to be a struggle at first. Overtime, the Equity team stepped up their game and definitely went above and beyond to make things right in the building. John was a wonderful manager and Audrey went above and beyond for me in forwarding my refund check to me and an additional package that was received in the building. Living at Eviva is my first time in a large apartment complex, however I've found the management to be even more responsive and helpful than my previous 400 unit condo building (that had insane HOA fees and lesser service). Here's the rundown: * Management: The team is easy to get ahold of, flexible, and engaged. We first moved into a unit that wasn't working for us. It was too dark for our preference. Management let us move to a higher floor at no extra cost since we were within our first 30 days. That really shaped our impression of the team, they clearly aren't out to penny pinch (they also dropped prices when they took over). They listen to residents and try to incorporate feedback in a timely manner. Since we moved in they've addressed pet issues, replaced common area carpet, changed FOB access to limit sketchy activity, and host more regular resident events. * Location: You can walk to a handful of restaurants, bars, and coffee shops. King Soopers is close and is being remodeled (yay!). As the nicest high rise in the neighborhood right now, the building is definitely a target for theft. I can't speak to how unusual the amount of bike theft is for our building/area and it wouldn't be enough to deter me from choosing this building again, but it's something to be conscious of. Use strong u-locks and be aware of people coming in/out of the garage. * Cleanliness: Some other reviews mention trashed common areas and I would clarify that seeing that is not the norm. More often than not, the common areas are orderly. After large holidays or big parties I have seen the common areas looking rough. But the cleaning staff is at it every weekday and they're all super friendly. We're constantly getting notified about window washing, garage power washing, carpet replacement, etc. * The pee smell: The front turf smelling like dog piss has been an ongoing resident complaint. The Equity Management team replaced the turf, installed new sprinklers, and fenced in the garden areas to stop dogs from peeing in areas where there are not sprinklers to flush the smell out. The smell is much improved and is usually not an issue anymore. * Maintenance: Oh my God, just about the best maintenance team ever! Requests are submitted online and the team is at your apartment within days (sometimes the same day). We've never been charged for anything that required fixing. All of the maintenance team works for Eviva so you see the same people and don't have any one-off contractors on their maintenance crew. * Concierge: The concierge is a third party company and the staff is all helpful. * Residents: We have a police officer that lives in the building which is super awesome. He helps handle anything on the spot. Most everyone in the building is friendly and I've made several friends here. There are lots of dogs so definitely not a good fit if you dislike animals. Every now and then there are big parties at the pool and disrespectful residents, but for the most part, my impression of my neighbors is positive! read more

My review would be five stars if it weren't for the following as the unit seems well insulted and I'm able to sleep quietly at night. My first night I was woken up twice by some kind of drilling sound at 1 and 3 am. I reported this and it was blown off. Never looked into. I couldn't use my patio cause the divider doesn't go all the way and my cats would wander to the neighbors. I asked about how to remedy that and I was told to tie something BUT I CAN'T cause there's only solid metal with no space between. Even after I sent photos of how this is impossible I was told I would be gotten back to and then never was. My oven smoked and I was told a cleaning person would be sent. Never was. Cleaned it and it still smoked. Took a week for someone to come by to look at it. Got locked out when the security bar latched itself and while waiting for maintenance after 12 hour work day an ill behaved dog is yapping about and jumps in everyone including my lap. When I asked the owner of she minded she went off on me. I already established I have PTSD, so confrontation isn't something I deal well with. I offered the manager a letter from a provider if it would help her intervene with others not being able to conduct themselves like this, but she would only address the dog. Had another repair request and it got ignored after the agent saying he would have someone fix it. Took 32 days. They don't enforce any policies like masks in the gym, hallways, and no guests or groups at the pool. There are thefts often but they did get a security patrol from what the email said. I tried to take advantage of the 90 day Guarantee on the website only to be told it's not a policy and they don't have to honor it. If you put something in writing you should honor it and I'm going to request the AG and any other agency I can find look into the misleading practices and lack of protections for residents. read more

Is there a zero stars? Negative stars? This apartment building is the worst part of my 2020, hands down -- in case that's not enough to convince you to look elsewhere, let me offer a few fun details. 1. I got PEED ON while sitting on my balcony one day. Yeah. Peed on. As if the stink of urine and port-a-potty chemicals from the poor landscaping job outside the front doors wafting up to the balcony every day wasn't bad enough, some awful human on one of the floors above me either peed on me one day, or his dog did, or his guest/child/incontinent visiting grandma did? Dude, bottom line, I got PEED ON. At my own house. To add insult to injury, the building management stonewalled about who might have been responsible even though it was obvious, refusing to cooperate in the police report I filed and failing to even send a maintenance guy up for a whole day. 2. People's property was regularly stolen from the garage and storage lockers here and the building did jack shit. 3. The building amenities were basically unusable most of the time due to frat boy tenants throwing parties at the pool and in the common spaces. 4. Everyone smoked. Non smoking building? Don't fall for that. We couldn't open a door or window without getting cancer or a secondhand high. 5. The building management was pretentious, callous, and only interested in covering their own arses. They refused to address serious issues including aggressive and dangerous dogs in some of the condo units, endlessly broken elevators, an explosion that drew a fire department response and citation against the management company but was never publicly addressed by Equity nor even explained in basic terms upon request to us as tenants, the constant stench outside the building facade on Cherokee, or the poor behavior of the building's tenants. 6. The real issue here is that the people who lived here were horrible. Scum of the earth. They did not care about building a community. They smoked, blasted their basses so loud that our headboard vibrated while we tried to sleep every night, screamed at each other through the walls, let their dogs shit everywhere, and refused to follow Covid precautions in common spaces. If you want to lose your last shred of faith in humanity before the year is out, move here ASAP. If you believe in being kind to your neighbors and respectful of the world around you, go somewhere else. This place made me so so so sad about the state of the world. Utterly depressing. read more

Eviva on Cherokee failed to notify me that I submitted my notice to vacate 12 days late AFTER I had already moved out, right when the COVID-19 hit and charged me a $600 fee, forcing me to forego necessities. When I requested to have the fee dismissed, they didn't offer to work with me, but they instead threatened to notify collections if I didn't pay the fee on time. Had I known I hadn't submitted the proper notice beforehand, I would've changed my move out date. For this reason alone, I would never choose to live at a community that fails to serve its residents in a compassionate way, especially in the midst of a pandemic with so many uncertainties. read more

TL;DR - AVOID this complex. New management took over around January 2019 and it's gone steadily downhill since. Amenities have been slashed, staff doesn't seem to care, theft is RAMPANT and they will nickel and dime you upon move out for minor things while the common areas are absolutely trashed. For the price, there are far better complexes in much nicer areas of Denver. Disregard any review published before January 2019. More detailed review: When I initially toured the complex it was owned by Greystar Properties and had amenities galore - heated saltwater pool, free car service, mimosas every weekend, ski tuning service during the winter months - the list goes on and on, it WAS a luxury apartment complex. Between the time I signed the lease and moved in, the building was sold to Equity Residential and rental rates dropped significantly- nothing was communicated and I found this out via a friend/current resident. I lived in the building in a 2 bedroom with a roommate for one year and a 1 bedroom by myself for another year. During the time I lived there: The first property manager walked out, the concierge company was switched multiple times, my bike (and MANY others according to the resident forums) was stolen from the locked garage, my storage unit (and again MANY others) was broken into even though it was locked and inside a room in the garage that required a fob to access, I constantly received emails from management notifying residents that vehicles were being broken into and they were not responsible, came home on more than a few occasions to find the garage totally full and no where to park due to their unwillingness to tow people who were parked in the garage without permits, an underage concierge threw a party during the peak of the pandemic at the pool that raged late into the night and I once came down to walk my dog to find the front doors locked as a man high on meth paced back and forth in front of them wielding a wooden stake he ripped out of the ground. Most of the issues I raised to management while I lived there were either disregarded or met with a robotic, corporate copy/paste response. I did not feel in the least that management cared about residents or their concerns. My assumption would be that since the building is owned by Equity Residential, a REIT (real estate investment trust), they are far more concerned about shareholder profit than resident quality of life. Upon move out, the assessment of my unit was the most critical breakdown I've ever seen. You will be charged for painting the entire unit, whether you fill your nail holes or not (I did not fill nail holes but a friend of mine who moved out around the same time did - we were both charged an exorbitant amount for painting). This is copy and pasted from the move out email I received: "We are very fair when it comes to move-out charges so please know that we are not here to nickel and dime our residents" The fact that I had to pay significant fees upon leaving my unit in "substantially the same clean, undamaged, and ready-to-rent condition as existed when you took occupancy of the Premises, less ordinary wear and tear." (Copy and pasted directly from the lease I signed) proved that was a lie. The worst part about this is the fact that the common areas of the building are absolutely trashed. If you tour the building, note the dog urine stained carpets on most floors, the gouges, holes and scrapes down the hallway walls and the damaged doors leading to the garage from the interior hallways. Save yourself the headache and hassle I went through and continue your search for an apartment. I'm sure there will be some type of copy/paste response to this review that they are "thankful for the feedback" and "sorry to hear these complaints", maybe even that they've "enhanced the security features of the garage" - don't believe it. The number of 1-2 star reviews when sorted by recent should speak far louder than a corporate response trying to save face. read more

Lived here for a year and it was an ok place to live but we had many issues and left after the first year. As mentioned, there is not enough parking so if you arrive home after 8pm it is tough to find a spot and sometimes not possible at all. Additionally, someone's dog had pooped next to our apartment in the hall and I emailed management three different times and was told it would be dealt with immediately, however it never was and was literally sitting there when we moved out. Upon move out, we cleaned the apartment and left it in better condition than how it was given to us but we were still charged all move out fees and didn't get our security deposit back. When I emailed leasing to ask for an itemized list of why we were charged, I received a rude email back essentially threatening to charge us more if we didn't just pay it. Considering how much this building costs to rent at and that we were good tenants, I was pretty shocked to receive this. I would not recommend this building. read more

I have lived at eviva for a year and a half now. When I first moved in, this place was wonderful!! The greystar staff was probably the most incredible apartment staff I've ever encountered. Everything was top notch and high quality. Fast forward to the take over from equity... WHAT A JOKE. John was the only thing keeping this place together. Apparently he resigned and no one had the courtesy to notify the residents at all. The office staff is nowhere to be found, and the new "interim manager" promised an email about all the changes... did that happen? Of course not. Everything has gone down hill since earlier this year. People trash the amenities, front desk staff is beyond pathetic and rude. I could go on. I was so happy to resign my lease last year but now am counting the days until I can move to another building in town. Don't waste your money here. It's managed horribly! read more

The community has organized to give more formal voice to building related concerns dealing with security and safety, and community building. I am hearing about a number of changes that I think will start to make a difference. I have changed my review from a 1 to 3, pending the actual follow-through with changes. The story is unfolding and I will update my posting when I have the full measure of changes. Thanks Eviva for taking resident concerns seriously and working to make this a great place to live. More to come... Beware moving into this building. Space and price are decent, but a rash of thefts from "secure" and locked storage units inside the "secure" building is a serious problem. Equity residential is non-responsive to resident concerns. They finally sent an email after months of bike thefts, and other items, from a garage that has security cameras but no attempt to provide any other type of security.The cameras are useless and do not provide any coverage of areas of theft. Residents are also required to pay a locker fee for package delivery. Today we had an expensive iPhone delivered and signed for, but left with dozens of other packages in the open package room, no security and no email to let us know the package arrived. Do not rent here unless you do not care about your belongings being stolen and your security put at risk. read more

I really wanted to love living here (6 months now), I didn't want to listen to the negative reviews at first. But after seeing so many things broken or just wrong with the place I'm thinking of finding another apt after my lease is up. A big issue was that the elevators were broken for MONTHS. They wouldn't move after the door closed and it was pretty scary. One time a receptionist told me to "jump up and down a bit" to get it moving. That was really sketchy. Some doors have a hydraulic system that doesn't work so they're super heavy. There's holes in the walls from the door handle, because you have to push really hard at first then it gives out so it slams against the wall. Coffee machine is always busted, scaffolding everywhere but no workers, there's an apt out by the front that smells like cat pee and sardines. At first I had wanted to live here for years and move up to a bigger suite, but after seeing all these issues I'm definitely going to look around for a different apt. read more
