The highlight of the complex is Neil, the manager. I've dealt with *many* shitty landlords (who expect full rent on time, but enforce none of their own rules, often trying to blame the one reporting the issue just so they won't have to get out of their chair and actually do something), but this guy is *never* that. As busy as he is, he always takes time to explain everything, and works with tenants about whatever's going on. Another nice thing is maintenance. It used to be terrible: one would call a separate phone line to get a *nasty* woman who did everything in her power to avoid work (and that's if she even showed up to answer the phone at all). Excruciatingly condescending as well. But in the last few months, the main office - in other words, Neil - is now the maintenance line, and they get things done FAST. Sometimes within minutes of calling *fast*. It's also not a bad location: extremely close to the River Rd & Beltline intersection, and so pretty much any necessity is within walking distance... and yet not close enough to the traffic to actually hear much of it. And in the other direction is a short-ish walk to the river and its paths. So why less than five stars? For one thing, the buildings here are 40 years old, which isn't something I would normally notice, except that cigarette smoke comes right up through the floor *everywhere* in the units. It's so bad that you can clearly tell exactly what part of what room your neighbor is in. Apparently this is something beyond maintenance's ability to fix, though I suspect that they're waiting to just tear down and/or remodel this whole complex eventually. Another issue is its proximity to the river (a double-edged sword, really): Eugene is saturated with bums who use the paths down there as a highway, and these apartments are more/less right on the way toward River Rd... which means a variety of filth passing through at all hours. I wouldn't call it dangerous per se, but my roommate's bike did get stolen right off the balcony here (during the dinner hour, no less!). And I can see from other reviews that this is nothing unusual. Overall I would definitely recommend this place - this unit in particular - but I just can't quite give it a full five stars. Like most apartments, it's overpriced, you can hear people through the cheap walls, etc. But all things considered, you could do much, *much* worse.

SERIOUSLY CONCERNING For the last month, The property management company has been towing cars at 6-7AM as they work on black top with lack of sufficient notice or warning. (Like an email day of with no diagram of what areas of the apartments is going to be worked on or at what times or days). Let alone the physical and emotional damages from the off gas of the sealer and chemicals being used for the asphalt. Which has been scientifically proven to do neurological damage and a reason the crew wears MASKS! Not only that, it's surrounded by homeless who steal packages off your porch. PLUS the office KNOWS this and UNWILLING to accept packages in their secure office. Yet they have the AUDACITY to ask for $1800 for a dated run down 2 bedroom apartment. Greed at its finest. Go elsewhere. I'd love to sue this place and the management company, for the years of suffering and discrimination. Including, taking advantage of most of my neighbors who have disabilities and or on Section 8 housing vouchers. We all deserve better. WE ARE HUMANS NOT NUMBERS!

First of all since our very first contact with Alyssa in the office, when we were looking for an apartment, the staff has absolutely amazed us. So helpful prompt and nice, never failed to get back to us quickly with answers and she was one of the reasons we chose to move in. Since then we have met Kiki and have been equally impressed with her (our dog loves her too) as she never fails to be kind, understanding and helpful. I have never lived somewhere with such great staff. And if that wasn't enough the maintenance team is the most prompt and couteous folks EVER Sometime responding to requests in a matter of minutes, seriously. What can I say, the apartments themselves are well maintained even though they could use some updating here and there but the wonderful neigborhood and the absolutely stellar people more than makes up for it. I had lived downtown previously and there was a lot of crime as well as loud college students. We didn't have problems with noise at the Tennyson until the end when we moved out. Some bro type guys moved in next to us and started having loud parties, other than that it was good. The Tennyson was a short drive from the school and right next to several bus stops. I just had to walk across the street. As a UO student the bus is free so you can just hop on any bus going by and it generally takes about 20-30 min to get to school or back. I also liked how close the Tennyson was to Costco (walking distance) and a very short drive to the shopping center in Springfield with Target etc. The price was a little steep for me at the time. I shared a corner unit town-home 1 bedroom with my boyfriend. The price was totally worth it though! I will forever think back fondly to my time at the Tennyson. Everything was brand new and high quality. The color choices made for the interior were beautiful. I loved the orangish-brown of the flooring. We were only the second people to have lived in the apartment and it was still in great condition. The area was really safe. The bike storage was broken into at one point, but that is Eugene. Bikes aren't safe in Eugene generally (actually I forgot my bikes/equipment in the bike storage at the Tennyson when I moved. Hopefully they're still there some day when I go back to Oregon :O ). If there was anything weird about the apartment it was just that the only bathroom for the 1 bedroom townhouse is in the room upstairs. This makes it a little weird if you have friends over or if you get home and you have to pee really bad. The pool was really nice. It's heated year round unlike some other pools in the area that are only open during summer. There is also a nice spa. The staff was very good. We really liked Dallas (it seemed like he had left right before we moved out). They did free beer in the club house once a week. I would highly recommend the Tennyson! At the time I lived there the price seemed crazy, but now I am living in LA where studios are around $2000 so it doesn't seem bad at all.

The exterior is beautiful and well-kept (which is honestly why I moved in), but that's just surface-level. Since living here, my car's been broken into, a bush outside caught fire and almost spread to my apartment, and I was even attacked by a dog on the property. My washer didn't work for over a month, and when they replaced it, the new one was half the size -- now I can only do half a load of laundry at a time. The insulation is terrible; upstairs turns into an oven in the summer, easily hitting 110°. No number of fans will fix it. For over 2k a month, I expect better. If I were paying less, maybe I'd overlook some things, but at this price, it's ridiculous. Do not take an apartment near the dumpsters either -- the homeless are there every single day digging through the trash. And the spiders... I've never seen so many in my life. There are cracks along the baseboards and around the doors, so they just keep getting in. It's disgusting killing spiders daily. My roof also leaked, so my second bathroom was out of commission for almost two months -- and of course, no rent discount for that. To be fair, the staff here have been great and always try to help. I don't blame them -- the real issue is with ownership. They're charging luxury prices for apartments that feel like they were built in the '80s and never updated properly. I could honestly list 20 more problems, but I'm too tired to keep typing. Bottom line: save your money. You'll regret moving here. Go for something cheaper, even if it's not as "pretty" on the outside.

After being closed for 6 months now, still told it will take longer. I think they built faster then that. Someone broke into it and now we are told it will take even longer to open. The community is getting punished, because of some bad apples. Just sad and getting frustrated. I hope they know how crazy it is to have that great asset and not be able to use it. I feel bad for the young families with children that have to look at it every day. But then be told nope not able to use, maybe next month.

Different cars and people in and out.I solved the pot issue myself but eventually they were forced to leave I think with major work needing to be done on the dwelling. lumber out, new lumber in! it appeared that some apartments were party places with excessive noise. my husband passed away after three years and after another year or so I decided to move. to my surprise the corporation kept all of my 800.00 deposit plus billed me for 200,00 more. I fell once hitting my head on a hollow core door causing repairable damage. the two bedrooms had carpet (cheap grade apartment style short shag. I was responsible for rug cleaning. i found the carpet to roll because of poor stretching installation. looked bad. the other bedroom carpet had a few pet stains but also just a lot of wear marks for being nearly five years old. in other wards I was overly charged for depressiated carpet that would need replacement anyway. It seems the "good" residents get overcharged to assist with property that is damaged excessively by other residents . Forget pleading your case because Greystar is a giant corporation. Fairness does not exist. Do not expect any return of your deposits. The office staff were "distant" for the most part. A couple of exceptions while we were there. Elizabeth was delightful and had a handle on people skills. The property manager was seldom seen. I think it would have been nice to see her out and about more often. This complex needs to upgrade their dealings with residents to compete with so many new structures now the Eugene area.

I had rented through Westmoreland in the past and, since I was a few days away from being homeless, I reached out to Jacy (the resident manager) to see if she had any available units. She responded within minutes with a couple properties that hadn't yet been listed and an application. I sent in my application and they had the unit ready for me by Friday of the same week. Jacy and Carol are on top of it. They answer your calls and emails as soon as humanly possible and they NEVER leave an ounce of information out. Besides being great at their jobs, they genuinely care about their clients. We all have those days where an interaction is the straw that breaks the camel's back. When I called Jacy sobbing (which I'm not proud of), she took the time to calm me down and assure me that everything was going to be okay. Never again will I rent from a company that isn't Jennings Group. Trust me when I say that Westmoreland Village cares about you. They care about your story and the things that make you who you are. In our case, we weren't moving in for 6 months still and realized our plans changed. They wouldn't allow us to back out, even though we had newly signed way far in advance. We tried to fill the space, we called them repeatedly. Finally I sent them this legal info on their responsibility to find a replacement. They finally started helping us out and found someone - but that was six months of unnecessary stress. I found the whole thing quite predatory and greedy. I don't think most new tenants read the whole of the lease agreement and realize what they are agreeing to. They make the contract so long and wordy it would take about two hours to read it through thoroughly. Be careful people. Read the fine print.

Lights and cameras have been updated to support the exterior security of the parking area, which I know is limited but it is what it is. The old nasty hallway carpets have been removed and the plank flooring looks marvelous. Thank you. I see a lot less spills now. The staff is wonderful from management to environmental services. Great Team! You did a great job in your selection of people. Now about those numbers and stalls continuing to be painted...lol. One more item of discussion....for Matt E. your rating is awful. There is no bait and switch. What I witnessed online (back in 2019) is what I saw in person before I rented (back in 2019). His apartment was close to work and shopping. He had a studio apartment and it was a great size for him. Staff and maintenance at Chase were great. One thing that stood out with Chase Courtyard was that he did not lose electricity when Eugene was hit with a severe winter storm that knocked electrical power out in surrounding areas. Our son had told us that his coworkers had no electricity when that happened. Chase is gated access which he liked and receiving packages was convenient. His favorite part though was having his balcony! We would recommend Chase Courtyard to anyone wanting to be near the university or just centrally near everything.
