Mike Smith of the company inspected the issue proposed a fix that included a drainage system and sump pump. He also assured me that they could take care what ever issue they may find down there. His estimate was very reasonable. The work started when they said it would. WHAT A WEIGHT LIFTED FROM MY SHOULDERS. When the three man crew arrived and introduced themselves and the supervisor outlined what they would be doing and when they expected to complete the job. The supervisor, Efrain, and Salvador and Eddie gave me confidence I was in great hands. Now this is something you hardly ever hear anyone say anymore; but I have never seen three men work so hard and professionally as those three did. Efrain kept me totally abreast of the progress with before and after videos. I know I have restricted myself in the past to restaurant reviews as my wife and I are foodies. But I learned there are "artists" in other fields of work as well. Swain Co and their people are one class act as ND I would hghly recommend them for any crawl space, foundation or basement issues. You won't see them advertising on TV like other companies because they don't need to. Word of mouth by previous customer service have kept them very very busy.

A low pump, a higher pump if that first pump fails or cant keep up. And then a higher battery backup pump. I feel great knowing that my basement will stay dry no matter what. When I contacted Walnut Builders through the BBB, the company was super quick to respond to my inquiry. That alone made the company a refreshing contractor to work with. Then, they scheduled my work in my home within two weeks, maybe faster. First, they fixed the mistakes of two previous contractors. Then, they not only handled my list of things to do, they even found some problems in my electric system that could have been very dangerous - and they fixed it. We never heard back. Nonetheless, they put us on an annual maintenance program and proceeded to send message after message, even after we unsubscribed. When I emailed to say that we had previously requested contact, were ignored, and that we were not interested in further services, the representative simply sent a thumbs up. The lack of professional integrity is stunning. Our concerns could have been addressed in a professional and prompt manner. We were misled by Google reviews and a really talented salesperson. I contacted Indiana Crawl Space Repair for some work I'm needing done in my crawl space. I listed…read moreon my request to be quotes for the following work: -Joist replacements -vapor barrier installation (never had one in) -old insulation removal (installed wrong) -new insulation installation -some work near the sill plate to fix a small leak Let me first say that all the staff I talked with were incredibly friendly! I will pay extra for companies that go above and beyond, and for that reason I was leaning towards Indiana Crawl Space Repair. Whoever mans the phone over there is very kind! I knew when I purchased my home that a few of the joists would need replaced. I confirmed what the inspector told me by getting a quote for the work with another company- about 4K was their estimate, which included a newly found issue, MOLD... I'm reluctant to pay that much, so I wanted a second opinion. So I called ICSR and informed them of the findings and requested an itemized quote for all issues now found. They were quick and polite ! We scheduled a visit only 2 weeks out, which worked fine for me. I allowed the technician to begin the inspection before I arrived back home. He was younger than I would have expected, but courteous none-the-less. The issue was the quote and it's amount. The quote work was exhaustive in the work he believed was needed, which included a very fancy drain system. It also included some other items that I didn't request that would "ensure my crawlspace not retain water"- although this isn't my issue because the crawl doesn't flood. The real issue I saw was that the biggest portion of my original requests- the joists- weren't even included in the cost estimation... when I asked him why he said because he could see no damage. After a few extra questions on how that could be, I discovered that he didn't remove any of the old insulation to check the joists, and only assessed what was visible to the naked eye. The total costs for work I didn't ask for, and for work that didn't address my biggest concern was $12k all in all!! I don't believe his intention was to sticker shock me; i'm just not sure he knew exactly what I was looking for with the work I requested. My rating here was hard to assess- in terms of employees, I would give 5 Stars... in terms of costs I would say more like 2 Star. I will mention, I've been told for all the work they quoted, the price really wasn't bad. Just not what I was looking for.

At this point, I'm willing to forgive the $290, but I'm posting this so that everyone else will know to be careful.
