I've been living at this community for quite some time, and it's been a genuinely positive experience. The property team is very small, but they do their absolute best to wear all the hats required to manage the community and keep everything running smoothly. Since I've been here, I've seen the team handle every aspect of day-to-day operations and larger projects with dedication. The last maintenance tech, Daniel, was great--he was knowledgeable and even took the time to teach residents helpful tips and skills. The current tech, Fabian, is equally impressive: very responsive, skilled in troubleshooting, and works quickly to get things done. I've even seen Mersadie herself be cross-trained and learn the operations of maintenance, which really shows how much she cares about the community. The grounds are well-maintained, with weekly janitorial cleanings of the property, pool area, and amenities, plus attentive landscaping that keeps all of the beautiful trees and greenery looking great. Mersadie, as the property manager, genuinely cares about the residents and works tirelessly (sometimes outside of regular business hours) to coordinate improvements and address concerns within her authority. Overall, despite being an older-style community, the staff does an excellent job managing daily operations and keeping the property in great shape. I absolutely love here. The place is incredibly safe and peaceful, making it a perfect spot to call home. The maintenance team does an excellent job; streets are kept clean, windows are regularly washed, and the staircases and resident doors are always clean. Mersadie is super friendly and professional. She goes above and beyond by organizing fun events during holidays, where residents can gather at the office, enjoy some food, and even participate in lucky draws. I resided here for 7 years under these managers; Michael, Deziraee, Aiyslynn, Kathy and the current manager Mersadie. Deziraee was their best manager with years of experience. Like another review mentioned, on top of your rent expense you will pay an additional $200 to $300 for water and electric. They switched out the heating control panel and everyday for hours I had no idea in my 2nd room my heater was on even though the panel says it is off, I have emails from management explaining they have received complaints about this. My heater never got replaced and all communications were done by email showing even after 30 days, it still was not repaired before I was forced to move out. The flow of the water in my bathroom sink was very poor causing me to run the water longer just to sufficiently brush my teeth and wash my face and/or hands. I'll post a video to show. My unit had a washer and dryer and disturbingly NO dryer vent. Every time we had to use our dryer, we had to open up all the windows and patio sliding door so the moisture would exit as well as to prevent the smoke or carbon alarm from going off. If I didn't, my smoke alarm or carbon alarm would go off EVERY SINGLE TIME and moisture would build up on the ceiling and walls. All communications about this is on email as I like to document my complaints. Lastly I noticed under this management, so many complaints from residence of smoking on the property. That is because Mersadie is partner would often smoke cigarettes on the property with Liam, the repair man. I have seen this on so many occasions and even reported it to the district manager. Before having to move out, I saw Liam harassing my neighbor, it happened late March after 10pm. He was intoxicated and I heard my neighbor telling him to please step away from her but he didn't, he felt entitled because he was best friends with the property manager's partner and he lived on the grounds. Once I sent my complaint to the district manager and a recording of this harrasment. They initated an investigation. I had just purchased a new nissan from the dealer two days prior to sending my complaint to the district manager about Liam along with the recording and Mersadies partner smoking on the property. The following week and every week after that, vandlism on my new nissan started to occur. I knew I was being retaliated against. Each week I would document (email/photos) of new damages of vandilism to my new car which I will share pics of and my challenger (cracked rear left light). I would send pictures to the district manager and emails complaining to her that I am clearly facing retaliation. Some of the same markings on my nissan were also found on the rear side of my yellow challenger. In her email respoonse back to me she claimed I had no proof. I lived there for 7 years and NEVER experienced vandilism to my vehicle. It is pretty evident that someone involved in my complaint which was mainly about Liam and Mersadie is partner smoking on the property retaliated against me. I wouldn't recommend this place for the simple fact that I was retaliated against for coming forward about an employee who I felt was a danger in the community. My safety was ignored, while under their "investigation" I was clearly targeted, my neighbor was in fear while Liam still worked around the premises but I refused to have him come near me or to perform repairs in my unit and requested any repairs needed would have to be done by someone else or I would file a restraining order against Liam and again this is all in email communication. I eventually filed a police report on the vandalism which I will attach as well, dated in April 2024. They terminated my lease because they stated I used a "racial slur" and yelled at an employee. I witnessed an employee (Liam) again harrass my neighbor who was calmly asking him to "step away from her", several times! She clearly was in distress which is why I started recording the whole interaction. In my own experience and other residents have also seen this as well. Liam smoking marajuana in his car parked outside the leasing office or on the property. Blasting his loud rap music with racial slurs and profanity in the parking lot off of Evelyn Ave. Evelyn Gardens took a real low when they hired him on and Mersadie partner breaking community guidelines. I have never had any violations while living there. Management at corporate are a reflection of who they have represent them. If they don't hold their own staff accountable for their actions and keeping the rest of the community safe when someone comes forward about a real safety issue, how can they not expect me to share my experience there when it was my home for 7 years. We lived in Evelyn Gardens for two years. We moved here from out of state to help out with the care of our grandson who lives in Sunnyvale. We're older and could not afford the rent any longer so we bought a mobile home with a low space rent. However, the Garden rent does seem to be competitive with surrounding apartments. Evelyn Gardens is just that... a garden. We really felt at home right away with good neighbors and management. We could have stayed there forever. The shade of the trees and the various flowers created an amazing space to live in and we loved the location. We have been living at Evelyn Gardens for more than 3 years and we couldn't be happier. The location is great with Caltrain station, Costco, grocery stores, highways nearby. The apartments are very thoughtfully remodeled with modern steel appliances, dimmable ceiling lights in some places, great cabinets and cupboards in kitchen and bathrooms and a huge pantry. The management is very pro-active in maintaining the community and they are pretty quick with maintenance requests. They even organize some community/holiday events. A good, clean and nicely refurbished apartment complex in Sunnyvale. I moved in at the beginning of 2020 when Deziraee was the property manager. Unlike some of the earlier comments in Yelp/Google, I actually had a pretty good experience with her. She was pretty responsible in responding to my questions and problems. Then she moved on to another job and Aislynn took over being our property manager. Aislynn is definitely taking the job to the next level! She is extremely responsible and super friendly, she really takes good care of the people in this community. We are definitely luck to have her Also a shoutout to Rafael, our maintenance lead. He responds to requests super promptly (even after-hour) and is always able to fix the issues! The apartment wall is pretty thin and if you are close to the road it could be noise sometime, but I generally really enjoy living here. It's quiet and calming! And It is centrally located, convenient access to all major freeways, near by cities, stores and restaurants! Units are upgraded and comes with washer & dryer! Aislynn and Rafael are the glues that hold Evelyn Gardens together, and ensured that everything runs seamlessly! The team is helpful, welcoming and accommodating! I lived at Evelyn Gardens for 7 years and I enjoyed living here. Very safe/quiet neighborhood and in a prime location. The community is maintained very well. During my time here, there have been multiple leasing office managers. I have worked with Deziraee and Aislynn and found both of them very approachable and accomodating. They always responded to my concerns promptly via email or in person. The maintenance guy Raphael was very good. He responded to all maintenance requests promptly and went way beyond to ensure all the requests were addressed. Highly recommend this place! read more

I've had my eyes on this property for a few months now, the sad thing is every single time I go to the office there is no one to be found. I left one voicemail to schedule a tour with no call back, arrived to the property three times in the afternoon and the office was closed (thought they were open until 6?). I walked the grounds and I love all of the landscaping, as I was walking the grounds I saw a man who worked there (who seemed helpful) and he said the manager would be back the next day. Definitely not moving here, if the staff in the office is not present I'd hate to have an emergency and no help. It's unfortunate! WOULDN'T recommend. read more

My wife and I have been living in Evelyn Gardens for about 2 years now. Overall, it's a good place to live. The staff is responsive, friendly and professional. The amenity spaces (gym, pools, office) are well designed and maintained. Mail and package delivery have been smooth and secure. We feel safe here and it's nice to be able to walk to nearby stores. - Although I can hear street noise through the walls/windows which is very thin but it's manageable. - The amenity areas are really nice, clean and well maintained by - Rafeal. He is go to person and fix thing very quickly. - We went to a few community events they put on and they were actually a lot of fun and well catered in past year. Under new property manager Aislynn who joined in recent COVID time , She is amazing person and listen to your concerns you have. Moving to Evelyn Gardens this month is a mile stone for our family of 3. I cannot get over the serenity and beauty of this place. The trees that bring in good energy and life. I love my windows in our entire apartment. Windows bring in warmeth sometimes cool breezes that freshen our home up, the different colors of fall and sometimes we can hear laughter in the distance. We love our two bedroom apartment. It is perfect. The new white cabinets give this place a very modern look. The countertops in our kitchen are marble which blends well with the stainless steal sink and new refrigerator we have that is also stainless steal. A massive pantry which allows you to store so much more if you are like myself and you have alot of pans or cookware. The wood floors in the kitchen, dinning room and bathroom are just fabulous. It gives our home a touch of coziness Anyway to top it off Michael is the property manager here and he is just absolutely brilliant. Michael raises the bar when it comes to his position in particular. He is absolutely a spectacular individual. Michael represents the company extremely well by his presentation, his extensive knowledge on housing questions regarding county codes. He made our experience so comfortable it felt unreal that we were going to have a new home. I cannot thank Michael enough for being the reason we will have "new beginnings" on this new year. Thank you Michael for making Evelyn Gardens our new home. As of 3/6/2018 I would like to add after living here for two months. I wanted to acknowledge and include Rafael who keeps up all maintenance around here. My husband and I love it here! Michael, the new manager, is fantastic and the maintenance staff has been great as well. They are extremely quick to respond - usually within the hour. Our apartment is extremely quiet which I was initially worried about before moving in since they are slightly older apartments compared to where we moved from. The complex is located in a quiet neighborhood and is close to the downtown area as well as Sprouts and Trader Joes. A wonderful place to live. We have recommended it to several friends. read more

As SNL's Stefan would say this place has everything: nonstop cigarette smoke, loud music, inconsiderate neighbors, daily car break-ins, overcrowded apartments jammed with 10-15 family members, loud rude gutter snipe children playing in the dirt and literally in the gutters, and their parents let them play in traffic and generally ignore them, and dogs that aren't on leashes. Floor plan is good, cross ventilation is nice. interiors are mostly cosmetic upgrades to junky and 40+ years out of date cabinets, drawers, and doors. Apartment has smelled like an old 1970s nasty smoky Vegas hotel since the day we moved in. Nothing we've done has improved it. Listening to the shouts of my neighbors and their 20 kids, and their bass pumping every day reminds me why I hate my life so much. If you like loud, smelly places, live here. read more

Horrible Leasing Office Staff!!! 40+ Years Old Construction! STAY AWAY! We lived in Evelyn Gardens for two years. When we moved in, the property manager 'Chelsea' and maintenance guy 'Walter' were quite nice, responsive and helpful. Even though the complex is 40+ years old, we found it "OK" to live in. All things went down hill as soon Chelsea and Walter moved out and a new leasing office staff 'Mark' moved in. Mark is horribly rude and never pays attention to any of the complaints or maintenance requests. The common washers/dryers are never cleaned and almost always we find pet hairs in them. Yuck!! Many instances, common washers broke down with water leaking all over the floor. They never repair anything for weeks in spite of complaints. The Swimming Pool used to be cleaned regularly. After Mark took charge, it became unusable with all dirt/debris. We escalated our complaints to the regional office (woodmont rentals) several times without any response from them either. Never think of working from home at Evelyn Gardens! Unfortunately, we found out after we moved in. They have a habit of doing renovation or noisy repairs with jackhammers in your neighboring units without any prior notice. The walls are so thin that all the heavy noise will creep in. We had to stop several conference calls on various days because of the drilling noise in neighboring units. At the end of our lease, our unit was randomly chosen for renovation with rent jacked up by 17%. We were waiting to get out any way!! read more

The manager has changed and the new manager, Desiree, is raising everyone's rent by at least $350 and not even interested in listening to you. Been living here for 4 years. It was wonderful when Chelsea managed the property but now them have mark. I've had multiple instances where I've asked for maintenance and he pretends to write it down and I never hear back. He whines a lot. And generally takes a very long and inconsiderate time to do things. Walter is the only saving and grace here. He does the handy work around the complex and does an amazing job. I want to make it a point to mention the maintenance guy, Rafael, who is a gem of a person! Very hardworking and friendly. He keeps the complex in good shape. I once called him Saturday night to help fix overflowing sink. He came over right away and fixed it. PATHETIC LEASING OFFICE STAFF!! Heard good reviews about this apartment and went to gather further details for shifting to Evelyn gardens. But the leasing office guy "Mark" is very rude and not all helpful 1. They say "open" But the leasing office door is locked from inside 2. You will see advertisements to call and check the apartments But no one receives the call 3. When we still tried to reach that place for the 3rd time, this leasing office person "Mark" doesn't respond to your questions at all and is least bothered in sharing the details about the apartment. He even gave (say rude) short remarks when asked about the apartment amenities. I would totally never recommend this place to anyone. The staff is pathetic from my experience. read more

I moved in recently on 04/12/2013. I am not sure about the office manager other reviewers have mentioned, but the one I met is pretty good. She handled everything pretty well. As I understood after talking to her, she is the new office manager and so joined quite recently. My move-in process was very smooth. I love my apartment. It is a 1BR but very spacious. Cross ventillation is very good for better flow of air. It is because the apartment has a big window both in the bedroom and kitchen along with full size glass door in living room. Another benefit due to these big windows is that the apartment gets ample amount of natural light. These were the two factors which I definitely wanted in any apartment I would like to live in, so I am pretty happy with this one. Since mine is a corner unit, I have multiple trees surronding my apartment which keeps the apartment cool, even in summers (nowadays). I generally woke up at around 7:30-8am and so did not really notice the noise created by the garderners as mentioned by other reviewers. May be this is something which is already fixed or yet to happen :) But no issues so far. So far so good. May be I can post an update after few more months. But whatsoever, for now, I am loving it !! read more

I can't believe some of the reviews on here in which the people complain about the staff. That's actually been the most refreshing part of living here! My wife and I lived at Evelyn Gardens for the past 3 years. My wife actually was here a total of 5. We loved the complex and only moved after purchasing our first home. It's a smaller community, so it has a great vibe unlike the larger complexes so common in South Bay. Walt, the maintenance man, is fantastic at the trade and an all around great guy. He always would respond and fix issues within 24 hours notice, usually within the same day! He's the man! I can't believe people complained about him. One couldn't ask for a more competent technician. He's a jack of all trades. There was a recent change in management. The old manager, Esther, was very sweet and did her job well. The new manager, Chelsea, is equally competent and much more vocal. She is prompt to respond and very fair. Again, I'm surprised at people complaining about mgmt as well, considering I've seen nothing but solid management at this place the entire time I lived there. Overall Evelyn Gardens is a great community with some awesome perk in the facility (pool, spa, gym, etc). I highly recommend it to anyone. The prices have gone up over the years, but that's pretty consistent with the overall market. read more

The staff at Evelyn Gardens is nothing short of amazing. Michael, the property manager, was extremely helpful during the moving process. So it looks like Evelyn Gardens has definitely taken a turn for the worst! The new manager Deziraee Santillanez has taken her position to a new low. The previous manager who was a really professional manager definitely made this place what it is today! But now I am already seeing a huge decline in every aspect, that's not to mention this manager is having gatherings at 3:00 am with what look to be gang members at the swimming pool, also having parties with her friends in the games room until 10:00 pm at night in the games room. She has also decided to charge folks $150! To rent the games room which is already payed for, this place was advertised as having this and we have all used it but now we will be charged $150 plus! A huge $325 deposit and this is to use something we should all have access to! If other people broke a chair or a glass during their time in the games room why take it out on people who use it responsibly! Charge them for the damage but don't make this an issue everyone should pay for!!! I work with robotics companies, Apple and Google and have many atourny friends who I did mention that this place was decent and that was when Michael was running it. But now this place is not worth staying at especially when someone like this is manager. It's a terrible disappointment to the renters and owners! read more

I moved to this dump last May and I'm counting the days until I can leave. The neighbors are so incredibly rude. They'll fuck with your laundry and move it from the washer to the floor or from the dryer to the floor. No respect for others' property. The neighbors are fucking loud. Kids are constantly crying at this place, and their parents let them scream and shout at any hour of the day. Last weekend 2 five year olds screamed and cried at the top of their lungs outside my window while their parents just kept mingling and talking. THE POOL. it's pretty much taken over by kids, screaming kids, and since it's in the middle of the apartment complex, all sounds echo through the entire city of Sunnyvale. The new manager is a joke. I have emailed him a few times to express concerns, ask about a package and even send him my renter's insurance confirmations etc., and I never ever receive a follow up. Once I had a package delivered on a Saturday and I didn't receive it until Tuesday. The only reason why I even received it was because I went down to the office looking for it. This place is a freaking joke. Inconsiderate neighbors & an inconsiderate manager. read more

This community is amazing. It has a resort like setting and is very beautiful in the inside. Not a big community. The manager Mike is a very friendly and helpful person who takes care of all your questions with quick action. The maintenance guy rafael is absolutely awesome. One man army for all the maintenance problems you have in your apartment. Usually very quick to respond to problems and fixing it. We lived here for 2 years wanted to continue our stay here but moved to a community that has a better commute to my work. read more

I have been staying in Evelyn gardens since over one and a half years now. We love our apartment, its really spacious and has good lighting and Ventilation. The neighbors are friendly, the property is very neat & green. I would say the Current Property manager is the best. She understands and addresses your issues promptly. This property is safe and quite, it's also well connected to the public transport especially by having Cal train station nearby. I like the fact that the Laundry and the gym can be accessed 24/7. Great place to live! Quiet, clean, friendly property manager and maintenance. Price is very reasonable for Silicon Valley. The apartments are spacious and have a great layout. I love all the storage too, walk in closet, coat closet, hall closet and pantry. This is the first place I have lived where I could fit all my stuff and still have space. The windows are big too, so it's easy to cool down the apartment. Maintenance is very responsive, anytime I have an issue it's fixed the same day. The pool is very nice and a great place to relax. In June, I had to look for an apartment to rent for a short period of time. I had difficulty finding a short-term lease but when I came to Evelyn Gardens, the office manager Chelsea was awesome and she took good care of me. I ended up not staying there because I was able to move into my home before the lease started. However, Chelsea handled it very professionally and nicely. She's very considerate and kind and one of the most friendly property manager I have had to deal with. read more

Moved to Evelyn garden this July. How do I start? Previous manager had quoted me a lower amount on rent than what they called the market price. Ever since then the office hasn't stopped giving me problems. First in the beginning of August, I got a 3 day notice move out letter for SEPTEMBER RENT when it was only August. Second, complaint about me smoking in the unit and claimed they could smell the smoke outside my unit and mind me, my unit is right next to the side walk and lots of folks smoke on the sidewalk which I'm totally cool with it but getting blamed for something I didn't do? and also was told if they keep smelling smoke they will evict me. Third, the office said my renter insurance expired which is really odd I moved here at the end of July and my insurance doesn't expired till aug 2019. It seems to me that they are just trying every way to kick me out since they are making less money than what they suppose to get. read more

On a tuesday afternoon I was taking a nap when I was woken up by the loud noise of a man breaking into my house.I was literally shocked to see it was d maintenance guy with his tool sets.I literally jumped out of my bed.I called d office to share this disturbing and shocking experience when I was told that as per d lease agrrement d maintenance guy can walk in any time if a notice of the same had been given in advance.This just makes no sense to me.Whether notice is given or not,its a house that i live with my family,how the hell can a man walk in and unlock the door just like that.He should wait for the door to be opened by the tenants.What will be security that such a house offers?.They really need to understand the real purpose and implication of a LEASE.Every other day I find notices stuck on to my door asking us to do one thing or the other and that too in such English that we often fail to ubderstand what they are really trying to convey.NO one can make this their HOME if I understand the meaning of that word well.Every weekend I am forced to get up at & am because of the terrible noise that is made when the maintenance guys clear the leaves or what around the apatments.Their is no SAFETY,SECURITY,PRIVACY or FREEDOM in these apartments.I almost feel likeI live in a place run by the manager of this place.Kindly avoid moving in here if u ve a choice.we are moving ou as soon as d lease ends. read more

Soooo disappointing. My husband, dog and I went to check them out yesterday, we took our dog because she is part of our family and they advertise that they are "dog friendly". As soon as we got to the leasing (within their working hours), the door was locked, when Mark (the property manager) finally came out he was soooo dog unfriendly!!! Our usually very sweet dog sensed it too and immediately barked at him (dogs are that smart), he made a very rude remark about our dog not being appropriate for their apartments and asked if she was always like this, we politely said it was weird that she was that way, I really should have said she is rarely like that and when she is it's usually only to jerks. He was very cold, rude and didn't help at all, he basically just told us they didn't have any 2 bedrooms available and to check back in a month. First impressions are sooo important...and Mark gives a TERRIBLE first impression. read more
