Hamptons is a great apartment community to live in. We have been lucky to get the discounts during COVID for our lease. Right now the prices in this community are extremely high for a new lease. It is situated right next to Apple Park. There is a side gate to the Apple Park complex which is directly next to Hamptons entrance. People often walk to grab dinner in the café there & get back home. The unit we live in is remodeled and has nice hardwood flooring. Huge windows for great natural light & ventilation. The community is pretty safe and we often go walking within the community late at night. The huge green lawn at the center is such a nice place to hang out. You will often see dogs & their owners practicing tricks there, or children running around. Maintenance team has been pretty quick with any issues we have had in the past. Some things that can be improved are: 1. There seems to be some form of construction or renovation happening to the exterior of the buildings/hallways/parking/roads like all the time! It's quite a hassle if it happens this often 2. Though its advertised as a gated community, the small side gates for the pedestrians are never locked & always open 3. There are absolutely no community events that are organized. With the amounts of rent they charge, it is something they should definitely look into to make the residents feel worth it read more

We recently renewed our lease for another 13 months. A couple of months before the renewal date, we had shopped around 6 different complexes in santa clara, sunnyvale, and north san jose; but we landed on renewing with Hamptons. I also want to acknowledge that people have different needs so this review is based on how this complex has met our own preferences. 1) We live in a remodeled 2 bed, 2 bath unit (1062 sq ft). Both rooms are a good size. In looking at other apartments, the guest rooms were smaller. Since I'm WFH for some time, I appreciate that there's still space and i don't feel crammed. The layout is also quite open and spacious. 2) Maintenance responses are super quick. most times someone comes to the units less than 12 hours from my request! 3) The staff members I see outside when I walk by are very kind and say hi. And the grounds are very well kept. 4) The amenities are not flashy as some other complexes, but I have no qualms since they serve their purpose and aren't too old. The pool is a good size, the e lounge is quaint, and the gym is sufficient. The price might give folks some pause. And to each their own. But the biggest reason we're staying here is that it's a gated community. There a higher sense of security. read more

I lived here for over a year - overall my experience was alright but definitely some major flaws that led to me moving out. Cons: - Paper thin walls! I could hear my upstairs neighbor snoring every night, it was hell. I don't think I ever got a good quiet night's sleep. - Expensive for what you're getting. There are cheaper/comparable apartments in the area. - Charges after move out - their employee said my apartment was one of the cleanest he's seen, but they sent me a ~$500 "Final Account Balance". That's reasonable enough, but what bothered me was that after I paid this balance, they sent me another carpet charge weeks later because they screwed up the first bill/wanted more money. Pros: - Very close to the Apple campus, which is most likely why you are considering this complex in the first place - Well kept facilities, fast response times for maintenance requests. Irvine Company has this down to a science. - Ample parking. Always enough guests spots. - Really nice package lockers The Hamptons is a nice community, but the walls are so thin that I had to move out. Irvine Company always handles their properties well, but I wish the structure of these buildings weren't paper thin. If you enjoy having packages stolen, lost, and having to sift through 50 different packages to find the one that belongs to you, then you will love this apartment complex! They have a laughably small amount of lockers for the number of people living here, and their solution was to print out a piece of paper that says "If the lockers are full, deliver every packages to the person's apartment" and then when any tenant complains they say "sorry, nothing we can do! it's the courier's fault!". LOL sure, how about adding more lockers? read more

Move in: The apartment itself was not move in ready, in my opinion. There was mold on the toilet, a mysterious orange residue on the bathroom walls, the keys did not work for the back door, and my spouse's gate/mail room key did not function. All things that should have been checked by staff before letting us move in and sort it out ourselves. The apartment: I've lived in apartments for 8 years across 5 cities. This is the noisiest apartment I've ever been in. The neighbors upstairs stomp and hit things on the floor daily. Kids are screaming and crying, also throwing trash and dirt on our porch. Not at all the fault of The Hamptons, but when I spoke with the office about our concerns, their solution was to pay for movers and move into a higher floor unit at several hundred dollars more per month. No thanks. Security/safety: I personally have not had anything stolen but have witnessed a guy looking into cars at night and trying to pull the door handles. Also have seen a guy biking in and out of the underground car parks with a toolkit on his hip. I've had to call security only once or twice but the soonest they have gotten someone out to assist is over an hour after calling. The pedestrian gate to the street underwent construction towards the beginning of the year and has not had a working lock in months. The maintenance has been very efficient and friendly. I am more than satisfied with the maintenance staff. The Hamptons is at a great location. If you can move here for a very competitive price, it might be worth it. If construction potentially bothers you, it may be something to take into consideration. Construction crews are here almost daily, taking up parking spaces and creating a significant amount of noise and dust. read more

I have lived on the 1st floor of Building 7 (i.e. a 71XX numbered unit) for a year now. It's been a really mixed bag, especially for what I'm paying. The killer for me is that the building appears to be infested with ants, and I have them showing up endlessly in my bedroom and bathroom. I asked for maintenance to take a look at it, and they sent their usual exterminator to my unit multiple times. What happened was that he sprayed those areas with pesticide and all this has left me with is tons of dead ant piling up at a constant rate. Every morning, when I go to take a shower, I have to wash out dead ants from my bathtub. It's disgusting and, for what you pay, not something you should have to deal with. The property management has not really tried to look into this any deeper besides doing the in-unit spray. I can't generalize to say that the ants are in the other buildings too, but if you're considering Building 7, then be wary. There have been other little paper cuts too. The walls are thin and you hear quite a bit of noise from neighbors; you'll know when the guy upstairs is taking a shower. The property layout is weird and getting to the package room is inconvenient. There's no way for delivery drivers to get to your unit without kiting cars going in and out, which makes for added stress during DoorDash or grocery deliveries. My unit had an assigned parking space that was kind of far away. If you live on an upper floor, there's no elevator. The area around the apartments doesn't have a whole lot going on either. On the plus side, (besides the pest control issues) the maintenance has been really responsive and good. They come quickly and deal with issues well. The property grounds are well maintained and the renovated units are pretty nice, if they're not crawling with ants. The area is generally nice and quiet. And, of course, if you work at Apple Park, the convenience of not having a commute is unmatched. Overall, I feel like it's not terrible and it's certainly a decent enough place to live, but given the rent I pay I think I could do better than The Hamptons. read more

The apartment is always clean and well maintained. It especially helps that whenever something breaks down in our apartment, the maintenance team comes the day after to take care of it for us! I don't know how many times I've been saved by their swift and fantastic service. The Hamptons has a habit of making an extreme racket in the early mornings. Blowing dust & leaves around the driveway and polluting the air with gas fumes (instead of actually cleaning up) is just one of the ways they do this, but at least leaf blowers are regulated now. I'm wondering when The Hamptons will comply with the Cupertino noise regulations on leaf blowers: https://www.cupertino.org/Home/Components/News/News/5722/26 I've seen no change since the regulation was enacted. They still run gas powered leaf blowers that measure well over 70dB at greater than 50 feet on my meter. read more

I have lived here for 2 years now. I feel that this is the place where I have received the least respect as a resident. There is not a day of peace here, even after the Apple construction was finished. My car was broken into even though this is a gated community with a nightly security patrol. Almost every month they find a reason to come into the apartments and disturb the normal flow of the day. Recently they changed the package delivery process without checking with the residents to see if they wanted a change. Instead of door delivery, now I have to go outside of the gate to get my packages at a kiosk and then carry my packages back to the building, and get to the 3 floor with no elevator. If the package is light it is not that inconvenient but many times I have heavy packages. The stairs are dirty. For the amount of money we pay for rent, this is unacceptable. I just received a notice that was jammed in my door. They announced that they want access to the apartment next week for 2 days to implement IT upgrades. What does that mean? in order to accommodate this work I am expected to make a clear pathway and remove contents from my closets in two bedrooms for 2 days while workers drill and pull cables and make a mess (guess who will clean this mess?). In order to do this it also requires a lot of my time when I should be doing my work. Plus noise: "drilling, hammering, saw cutting, cable pulling and technician working in the building's attic." And how do they communicate this? A notice stuck in my door less than a week before they want to get in and in their words: "It is imperative that we have access". What imperative, is this an emergency? It is a clear violation of my lease agreement! This has been the worst resident experience of any apartment complex I have ever been. We moved from a second floor apartment here to a third floor apartment because we could not sleep at night from the noise that the residents above us were making. The second floor unit also had mold and even though it was reported at move-in, they didn't do anything about it. The shower head in the master bathroom was not clean, we asked them to clean it and they did. When I got home to see the work that was done, I discovered a shoe mark in the tub!!! We asked them again to clean it and they did next day. And the list continues but I am trying to be positive so I will stop here. When Luke and Theo were here, they were making us feel like we are in a community and that helped. They left and the community went with them. read more

Really hard worker and I very happy resident. Water has been pouring out of my AC unit in the ceiling in living room for more than a month now. Instead they rely on their own employees that does not understand anything about HVAC systems. Everytime they come in to work on the AC they leave a huge mess behind, white and black powder and highly toxic and carcinogenic materials and litter and stains everywhere. Extremely unprofessional creating a highly hazardous living situation. They still have not been able to solve the issue for over a month now. Severely disrupting our living situation and private life. The security is also pretty bad at the complex. My tires where slashed twice in random acts of vandalism. They have security patrol which is utterly useless. Noise levels are very bad at the complex. My neighbor has a large dog that barks randomly at nights or early mornings. If you decide to work at home you will find it impossible due to neverending heavy reconstruction noises in the complex everyday. There are also children playing loud outside every afternoon. Overall this place is a glorified slum that is falling apart from inside with awful security and incompetent management. read more

by far - by FAR - the most disappointing apartment experience I've ever had. lived here for several years I'll list the pros: - near the highway which is very convenient - covid pricing at the time was very competitive that's all I can think of. constant construction or repairs that ruins any sort of quiet, office staff constantly changing, leaving you with no idea who works in the leasing office anymore, and finally the property manager ignored my several attempts to reach her regarding a move out concern. a DIFFERENT property manager had to help me out. the other property manager sounded very taken aback that I had to have someone in a different complex entirely do the job of our property manager. don't get fooled by the recent very likely fake reviews. look elsewhere for a place to live. IMO this place won't care about you other than your rent check. read more

Best place to live in the Bay Area if you work close by. Considering you're still in California, neighbors are on the normal side, with plenty of friendly dog owners to get to know. Staff is very responsive to maintenance issues that arise (usually same day fix thanks to dedicated employees like Fransisco), and they keep the grounds spotless. Another rarity for the area: I haven't seen a single vagrant homeless person roaming the property or harassing residents nearby in the years I've lived here. Bottom Line: Great place to call home, even for those who don't love the state. read more

My family is enjoying living at the Hamptons, we like the high standards of Irvine Company in all their apartment complexes when it comes to quality, safety, and services. We live in a renovated 2-bedroom apartment, the finishes are very good and give you a premium feel, and the staff is extremely nice, helpful, and responsive. Maintenance is always on top of all our requests. It is definitely on the expense side but all in all, this is a good place to live and we just renewed our lease! read more

A review after staying 4+ months moderately good apartment at exuberant price. Although it is maintained by huge Irvine Company Apartments it is not as great as apartments in SoCal. Service request always get attended very well. Good parcel room. Haven't got a chance to explore swimming pool and gym due to covid closure. beware your utilities excluding gas and electric comes up average of 150$ for a 1b1b 2 occupancy. Thats a huge amount when multiplied over your lease term after paying almost 1.3-1.5x more rent compared other neighborhoods near by. Well not all things are safe in patio, we trusted the security but thats our bad we lost our bike. In one line except goodness of having gas burner, stainless steel appliances, walking path inside the community, price to luxury is very high. Well price you pay is for location! Our bad we signed lease at 200$ more than current listed price for similar apartments in the community and too bad lease break fee is 2x the gross rent. And now they are running 8 weeks free Update, new year day 1st Jan 2021 once again there was a theft, my wife's boot was wet so we left in front porch now it's gone. We've been "enjoying" construction on-site for the last few months. Apartment renovations. Landscaping. The closure of virtually every amenity. And it was frustrating to find saws lying around where kids could get them. A hassle to get parking since so many open spots were filled with mulch, construction equipment, or debris. Disappointing to not be able to take the kids to the pool on a warm day. But it was workable. Apparently emboldened by their visual refresh, management has made the decision to take advantage of a generic and vague clause against "visually objectionable" items on the porch in the lease. Included in their sights? My sons' pool toys. You know, the toys for the pool that they've barely managed to re-open. I've included the notice I received and those terrible, awful, no-good pool toys so you can judge how visually objectionable they might be. In speaking with management, I pointed out that unlike appliances, which are explicitly called out in the lease, these items are solely on their judgment - they *could* permit them. They *have* permitted them. But now, they've arbitrarily decided against them. To me, that's not just a strike against pool toys. That's a strike against families actually living here. Not all of us are Apple interns or new Valley transplants in temp housing. Families made the choice to live here, and management is *choosing* to actively antagonize them. So - come here, and don't you dare put a play tent on the porch. Hope that your kids don't leave their bike at the foot of the steps. Wait for the day that you can't have a strand of tiki lights hanging on the rail, or that your plants just aren't quite colorful enough. Maybe your patio chairs are too bright. Because virtually anything on your porch is fair game. At any time. So - if you're fine with that, then by all means rent here. I'm sure all those pesky kids won't be around for much longer. read more

Awful, do not come here. It does not deserve even one star. I wish I had more time to write all of the issues we've experienced. Some of the major ones are - multiple stolen property (we've had multiple bikes and other property stolen), suspicious people walking the property, terrible and extremely unreliable management and staff that lies and doesn't care about resident whatsoever. If you are in need of maintenance, forget it. You better fix it yourself. All neighbors are leaving and so are we. Awful place. Construction is almost always ongoing. Every morning 7am the trash truck will wake you up, the guy blowing the leaves and cutting the grass will wake you up daily at 8am, then other construction will keep you busy in the afternoon and during the day. They will not let you have guests by the pool. They will charge you for literally everything and they will lie - yes, their staff will lie so they don't get fired. They will say one thing on the phone or in person and reassure you that they will hire security guards etc, but nobody will get back to you and will lie in front of their manager. The management staff changes every 5-6 months, it's very very sad. Yes you do get to walk to Apple Park but even then still takes 15-20 min depending on what section you're in. Sounds from the highways are very loud, air quality is very bad too. I wish we thought about this more before we moved in. We got an air quality monitor and oh boy, is it bad. Lastly, unless you live on the third floor, you're in trouble because you can hear people from top floor talking walking etc.. in short, stay away unless you want to spend crazy amount of money, get your property stolen, wonder if their weird people at night Walking your floor etc. good luck, choose wisely. You may think you're saving time living close to Apple Park, but you're losing so much more. Pick wisely - live somewhere else. Good luck! read more

I called because my oven was overheating so the maintenance manager sent someone to fix it yesterday. He replaced the parts and said it should be fine now but call back if not. Last night I tested it at 100 and within 10 minutes it felt very hot again. Today Rainaldo came by replaced my broken oven with a brand new one. We moved to the Hamptons in mid January from San Diego since we loved our Irvine Company Apartment there!! But i wish i could say the same about this property in Cupertino! Our apartment got broken into and all our jewelry and other valuables were stolen, our apartment was turned upside down and the lock of the Main Door was torn apart. It happened Sunday evening when we were all away. What upsets me is that the management has no regret whatsoever and take no ownership of what happened. They say that they cant assure me any safety... The reason we have gated community is because they are considered more safe.. Or really??? Carol the manager was not empathetic towards my situation, she very rudely asked me to move as she felt that was the only option i had. Also my apartment has mold on the wall and they feel thats it my doing!! I take very good care of my apartment and these people dont even respond to maintainence requests quickly. THIS IS WORST APARTMENT IN SILICON VALLEY, DO NOT RENT! The attitude of the office manager is the worst experience I have had in my life! 1. DUST, NOISE and JOLT This apartment is right next to new Apple HQ construction, that means all dusts, noises and jolts from there is inevitable. Your car can get totally covered by the dust just in 3 days (Seriously) and apartment doesn't help anything other than contact information of apple. Apple just send 2 free car wash ticket, that it. In fact you have to stand heavy construction all day long, sometimes in the night and weekends (They continued work during Christmas holidays too!). Also you will be bothered a lot by the roadwork on Wolf Rd. (only one entrance to apartment) - You have no chance to walk or bike as it's so dangerous and sometimes stopped by the man to wait for trucks. After school time is awful. This work continues at least until end of 2016 - or even longer. Even afterwards, you will face sharp rise of monthly rent - no doubt! 2. COMPANY BEHAVIOR I was quite surprised by seeing SNOOTY behavior of the office manager. How the person could behave like that? - Indeed her behavior explains very well about this company. This company has offered "Free transfer" service in last summer before I moved in, it's a service that renters can move to other room if don't like after minimum stay of 6 month without any extra charge. That's why my family decided to live here. However, when I claimed to exercise this service after 6 months, they turned back and said that it's no more valid as company has changed its policy in last summer right after my move! There was no written notice or e-mail whatever even though it's really critical information for renters to make important decision. What manager told me was that "Company can change anything without notice unless specified on lease contract". Yes it's maybe so in terms of law, but she should not state it like that to their customers. Now they are asking me to pay $4,000 as it's considered as a lease breaking to exercise my right. UNBELIEVABLE. NO TOLERANT, NO WILLINGNESS TO SERVE THEIR CLIENT. read more
