It seems that we picked quite a challenging time AND place to buy a house for our growing family. It's no secret that EVERYBODY is trying to buy a house right now. We knew that going in. What we didn't know was that so many families had their hearts set on South Pasadena (just like we did). We saw some pretty crazy stuff during our home search in South Pas (all-cash offers at 50% over the asking price?!) We started out with a different realtor that we were connected to through Zillow, but after shifting our focus to South Pasadena we knew that we would need expert help. We entered the market as first time home buyers in the midst of the pandemic, a very strong seller's market. We had South Pasadena or San Marino in mind with a price range we were comfortable with. Every new challenge that popped up, Eva was there to handle it alongside us. Working with Eva was an exceptional experience for me and my family. And every step of the way we were aware of how difficult the process COULD HAVE BEEN. There's the cake, here's the cherry on top it all off, she did everything while she was 9 months pregnant! She called us on the day we were closing and apologized for not being able to hand us the keys in person. She was calling from the hospital, just hours after delivering her beautiful newborn baby! At this point you're probably picking up the phone to call Eva, but you also don't want to miss the rest of this review. Don't worry, calling her is the better use of your time. I had heard such incredible things about Eva from when she sold my best friends parents' home in Monterey Park for top dollar, over a million, for a home that all other real estate agents had told them would be impossible to sell for a million. However, I knew she was based in Pasadena with a focus in the local area in LA county and I lived in Irvine. But like the true professional Eva is, when my family friends asked if she would consider helping me find an agent or consider the off chance of taking me on, she responded that she would be more than happy to help sell my parents' home in Irvine. I couldn't have been more shocked and thrilled that she was going to come out to see the property and see whether we would be on the same page. I was more than impressed by her vision, attention to detail and her sweet and caring disposition. I was also ecstatic that with her recommendations, her estimated selling range was significantly higher than any of the other agents I had spoken with. My best friend had warned me that selling a family home after your parents have passed away, especially after decades of memories in that home is an emotionally grueling process. One that was made much easier for them because Eva understood this implicitly. But to experience her empathy, tact, and communication that was always based in kindness and trying to help in any way possible, was truly a blessing and something I am forever grateful for. She is incredibly busy with her thriving and successful business and yet when I would feel as though I would be bothering her for calling or texting her too frequently, she never once made me feel that way. She consistently made me feel as though I was her only client, and she was all too ready to solve any issues that arise during the renovation process with a calmness that immediately conveys that all will be made right. Her team, especially Grace and Angel, are equally incredible, kind and impressive. There are a lot of moving parts to each part of the process between managing the property improvements, advising on budget while also relying on her knowledge of what would garner a good return on investment, the negotiation tactics with potential buyers' agents and closing conditions, were all beyond exceptional. Even prior to the open house, a local agent looked at me like I was crazy when I said what my target selling price was. He said it was the first week of October and prices and sales were already slowing down. I looked at Eva and she just assured me I had nothing to worry about. Yes, she was beyond diligent in running and assessing all the recent sale numbers, but she also was steadfast in holding onto her utmost confidence in understanding why my parents' home was so unique to the other homes. She understood that there are factors beyond the numbers on the page and the higher interest rates that were slowing the market down. Thankfully my utmost trust in her vision of how she would market the home and negotiate price was well placed. We got to the target sale price of 1.45 when most were estimating as low as 1.1-1.2 million with rising interest rates. Beyond being thrilled with the sale price though, I cannot stress enough that what cannot be replicated is the attention to detail, the constant communication, professionalism, positive energy and kindness during an emotional and stressful undertaking. To do it from another county, in an area she made certain she could just as confidently fulfill her promises, only further proves that Eva can prove herself an expert in any area, in any market, and if the property is right, sell the property not only above asking price, but well above what other agents will estimate it will sell at. To be clear though, Eva is not in the business of puffing, or over selling on promises she isn't confident in. There is extensive research and a strategy behind everything she communicates. Eva has this ability to always be tactful, yet upfront with her honesty if she needs to bring a client back down to earth a bit about listing price. She understands the intangibles that aren't so obvious and the psychology of buyers, with her finger on the pulse of where the market was, is and where it's going. From the first meeting to the professionalism of her closing agency, you can count on top notch communication, professionalism and a streamlined process knowing you are in safe hands. I cannot be more thankful or recommend Eva and her incredible team more, especially to those who have a property that you know is worth more than what just the square footage and local sales on paper. She had a long time seller she had been in escrow with 3 times. She took on dual agency and sold the tri plex she had been trying to sell for a year and half without disclosing any important documents and helped seller slide everything under the rug. We took her to Pasadena real estate board for ethics violations and she lost as they demanded her to take ethics courses for her violations. Refusing, she fought and lost again. When we decided to sell our home, we looked into all different ways possible, including FSBO, iBuying, selling to relatives, and listing by an agent. After all the research and interviewing five local agents, including a realtor friend of ours, we decided to go with Eva.
