I was absolutely clear with FCI that any change orders or deviation from the original quote had to be as limited as possible (less than 5-10%) and only for unforeseen circumstances. So I was not happy when, after demolition, we were asked for an $800 change order (~20% of the original price). A major part was undercutting the fireplace, which had already been discussed and wasn't unforeseen. On my end, I should have ensured it was an explicit line item rather than relying on verbal confirmation. That said, the installers -- Uriel, Danny and Julio -- did a fabulous job despite not being told in advance by the owner that it was a stone tile demolition. It was a tough job.
