Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

I spoke to one agent, then made an appointment to have calls with others. The Cal Agents called me, and in less than a minute I realized it was someone from a Philippine call center. What a slap in the face. Outsourcing is a hot button issue, and I will NEVER share personal information with someone overseas, but also: WHY? Are they too busy for a two minute call to make that connection? Introduce themselves? Answer relevant questions? And perhaps MOST CLOYING: is this the same company that employs those same call centers to make masked cold calls asking to buy our property? HARD PASS.

North Berkeley Properties made my stay (1 year-long lease) more pleasant than ever. All the maintenance requests were resolved right away, and the North Berkeley Properties Online Portal made everything easier, from payment, to submitting maintenance requests and etc. They were also very accommodating and flexible with the tenant's requests. Ethan especially would respond to our emails very fast and make sure everything was taken care of.

Perhaps knocking out and investigating the wall or around the only built in closet in the unit & also the wall under the window in the bedroom. I lived there from 2015 until the end of August 2024 and I could not use the built in closet because my clothes would become covered in mold. If I put anything that could become moldy (clothes etc) on the floor of the bedroom including in the bottom drawer of a dresser, those clothes would also become covered in mold. I do not use the term gaslighting when it is not accurate, and the head landlord of north Berkeley properties Ethan Cheng would regularly condescend & gaslight when I sought a solution to this and other issues. I did not overstuff the closet, put wet clothes into the closet, and I always kept my bathroom vent fan running, the bathroom door closed, and bathroom window fully open for over 15 minutes after showering. I was also careful about running the kitchen vent fan if needed during cooking. Thus I was not causing the mold. The source of the mold in the bedroom early into my lease there was found to be the water heater under the bedroom window leaking water, which is why I thought adding insulation to the area under the window could help, because the temperature contrast between the cold of the cement patio & the humidity of the bathroom from showering seemed like it could contribute to the issue. I had city of Berkeley housing inspectors come regularly to check the unit, but unless there is mold on the actual property not your personal belongings, they cannot force the landlord to change anything. At the new apartment I found, I told the building owner, who is on the Board of Directors of the East Bay Rental Housing Association & he said it makes sense that a north facing back unit above cement (the parking garage underneath cement at Ellsworth st) would just have a persistent mold problem. It's also worth noting that there was black mold on the living room windows when I first moved in. That problem seems to have been solved but the mold in the big hallway closet and in the bedroom would always come back. Additionally, although north Berkeley properties does have a good online maintenance portal where you can see all the mantainence requests you have put in, some will not be attended to for a long time with no communication. When this began to occur often & I asked about those requests, Ethan stated to me last Fall 2023, "if you know anyone who does mantainence please let us know", because he claimed they were short on workers and doing the best they can. Consistently soon after north Berkeley took over as landlords of the building, when I would speak to him about a problem, I came to expect to be condescended to & told extraneous reasons that something was not resolved, which felt unprofessional & did not make me feel like a paying customer. Once when requesting help on an issue caused during a repair by NBP, Ethan stated to me in email that "we've done enough voluntary items for your unit" when there was only one voluntary aka not legally required adjustment that was ever made to my unit, and all the other adjustments I would need to cite city law and this would cause them to agree to what I was requesting. I read emails from Ethan to a housing counselor with the city of Berkeley, and they stated that landlords cannot hold it against you for filling out housing inspections (in my case for mold), and yet this would be brought up against me by NBP, which caused me to feel that I was being treated as the pain who was always complaining, when there was a legitimate serious mold issue. The sound control is not good, if your upstairs neighbors are noisy especially above the bedroom, you will hear it. The tenant in the north facing unit on the second floor drops his cigarette butts all over the walkway & the apartment patio underneath & north Berkeley told me I would need to take him to court if I want it to stop because all they can do is remind him to stop. The mailbox key to the entire mailbox structure for all tenants was stolen by someone & for some reason north Berkeley did not get a new mailbox so now all mail is at risk of being stolen. Sometimes I would come home to the entire mailbox unit fully open. I am sure I have permanent health damage from the mold, do NOT rent this unit unless they can provide documentation proving they renovated the areas I mentioned in the unit in a way that will solve the mold problem. Although according to the source I mentioned who works for the East Bay Rental Housing Association, the mold may just be an issue due to the location & cement underneath of that unit.

    Avoid at all costs…read more Maintenance is shady (had a broken window for a year, painted without primering, etc), cannot reach people when needed, will give you the runaround when you ask for reasonable requests. Allowed strangers into my unit without notice i.e. for a cleaning service I opted out of, they never even told me what date it would be happening. No notice that people would be using power tools for maintenance while I was working from home. They even insisted I leave by noon on my last day even though I was paid through the month. The owner Sam Sorokin called his employees "stupid people" ("What are we going to do with these stupid people" he said to me personally). At one point I had a plumbing emergency on a Friday heading into a holiday weekend and the after hours emergency line was shut off. I had to turn off all water and figure out how to fix it myself. They fought against reimbursing me for a $60 part for weeks -- I wasn't even trying to charge labor for work I ended up doing myself. Just a house call from a plumber would have cost them more than that! When I left they communicated specific times that they would be showing my unit, but their people never showed up. At one point they asked me how showings were going, I was like hey, I was out of town, you never asked me to, and I have no idea why *you* didn't show it.
