Both their admin team and maintenance crew are fast to handle issues, and they are professional yet extremely caring. Their rental prices are really fair, particularly for the Bay Area. My unit is beautiful. The paint is a really nice light grey-blue color, the kitchen is new and the bathroom looks pretty too. I've seen other Kasa rentals that are equally as nice. During the coldest days last winter my heater broke. It was freezing and someone from their team kindly brought me a heater to use until mine was fixed. I didn't ask for one. That's how nice they are. It's like renting from a friend who cares that you have a supportive place to live. Thank you, Kasa!

Most concerning was the LACK of all communication and the decision to distribute additional trash removal charges equally among all residents moving out, regardless of whether they actually contributed to the excess trash. Rather than identifying the responsible parties, management chose to impose collective penalties on tenants without evidence of individual responsibility. See attachment for email sent of them applying a collective punishment to independent renters. When I raised concerns and emailed the property manager that I had not contributed to the trash in question, I was simply ignored. Further infuriating was that this action was not included in my lease, and it appears that the company is in the business of making up charges and imposing collective punishment. If KASA Properties wants to make this right, I will be more than happy to accept an edit to this wrongful charge and edit this review. If not, my review stands. DO NOT lease with this company under any circumstances. Here's the email sent to all tenants. Hi everyone, We wanted to let everyone moving out of Arch on May 31 know that due to the excess trash left behind, the property has incurred additional trash pickup charges. Unless someone comes forward to take RESPONSIBILITY for the excess trash, the additional pickup costs will be distributed EVENLY among ALL residents moving out on 5/31.     We saw a property on the Ukiyo website, and they quickly accommodated a tour. My partner toured the…read moreunit and loved it, so we applied. Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

We were under the impression that dismantled furniture could be placed in the designated disposal area, but management later cited CCTV footage and sent a community-wide email regarding the issue. It was more like a threat to take away the whole deposit that was paid. While residents should absolutely follow disposal policies, the property could do a better job clearly communicating what is and isn't allowed during move-outs to avoid misunderstandings and unnecessary issues when families help tenants move out. I'd recommend future residents get written confirmation from this management before disposing of any large items. Have the rules clearly printed out and pasted properly not just for residents but also for outsiders.

That building wasn't always managed by premium properties, and once they took over a couple of years ago, it positively improved the experience of the building. All requests were taken seriously, and were taken care of promptly. Overall, they were quick to respond and were especially accommodating. I lived at my place for 12 years and just turned in my keys. They had managed the property for the last 3 or so years and no complaints. Loved my time there, and especially with all the amazing improvements they made. Highly recommend their properties.

    Avoid at all costs…read more Maintenance is shady (had a broken window for a year, painted without primering, etc), cannot reach people when needed, will give you the runaround when you ask for reasonable requests. Allowed strangers into my unit without notice i.e. for a cleaning service I opted out of, they never even told me what date it would be happening. No notice that people would be using power tools for maintenance while I was working from home. They even insisted I leave by noon on my last day even though I was paid through the month. The owner Sam Sorokin called his employees "stupid people" ("What are we going to do with these stupid people" he said to me personally). At one point I had a plumbing emergency on a Friday heading into a holiday weekend and the after hours emergency line was shut off. I had to turn off all water and figure out how to fix it myself. They fought against reimbursing me for a $60 part for weeks -- I wasn't even trying to charge labor for work I ended up doing myself. Just a house call from a plumber would have cost them more than that! When I left they communicated specific times that they would be showing my unit, but their people never showed up. At one point they asked me how showings were going, I was like hey, I was out of town, you never asked me to, and I have no idea why *you* didn't show it.
