Despite repeated notices, management delayed any real action. I was forced to spend my own money on extermination while still living in constant infestation. Their contracted pest control showed up late and ineffectively, leaving us stuck in unlivable conditions. * Water Leaks & Damage: A major ceiling leak directly above our bed caused water to drip into our living space, creating unsafe and unsanitary conditions. Instead of urgent repairs, we got excuses and empty promises. We were left to deal with the damage, risk of mold, and the financial burden of paying for hotels when the apartment became uninhabitable. * Uninhabitable Living Conditions: My girlfriend and I were forced to sleep in our car at one point because the roaches had invaded our bed. On another night, we had to pay out of pocket for a hotel due to the ceiling leak. No tenant should be forced into homelessness because of management's neglect. * Dishonesty & Gaslighting: When pressed, management falsely claimed vendors had reached out to me. I received no calls, texts, or emails. They tried to shift blame onto me rather than acknowledging their failures. Even when I raised concerns respectfully, I was met with dismissiveness and accusations of being "difficult," despite having documented proof of their negligence. * Financial & Emotional Toll: Beyond the rent, I've spent hundreds of dollars on extermination, temporary shelter, and lost time dealing with issues that should have been handled promptly. The stress and disruption to our lives have been immense. No one rents an apartment expecting to be forced into unsafe, unhealthy, and unstable living situations. Entourage PM has shown zero accountability and zero care for their tenants. They are more concerned with collecting rent than providing habitable living conditions. If you value your health, safety, and peace of mind, stay far away from Entourage Property Management. They are negligent, dishonest, and completely unprofessional. Like the bathroom sink, has a weird smell that comes out of it, I deeply cleaned but came back after a couple months. Roaches are everywhere including the bathroom. At the end of our lease and left, we partially received our deposit because they ended up charging for sanitizing the place that charged us 300ish. I'm really disappointed by my interactions with this company so far. It took 2 months of calling to get my washer fixed. The windows and sink leaked in the apartment (twice), the fire dept had to come out for CO emissions because my stove has no hood. And the company is difficult to reach AND when they did call me back for a parking issue I asked for some clarification on, I was met with attitude, interruption, and being told "I don't know why so many of you tenants don't understand", even after reading the confusing notice aloud to the rep and having her raise her voice at me because she was tired of dealing with other calls that had come before. I've been trying to view multiple listings this property management company has listed through Trulia. They fill out their listings pretty sloppily (example: the parking section will be filled out with "Garage" but the free form property description will say "street parking only". They schedule 2-3 "viewings" midday during the workweek so if you actually work enough hours to meet their financial requirements and can't take off, you don't get to view. And while they state they're "not open houses" they are. So if being in enclosed spaces with others is a concern for you, be warned. They also end all of their emails with this gem "Please note: Due to the high amount of inquiries, you will not receive a reply to any responses to this email. " But they don't respond to voicemail at the office and if by some miracle you get a live human on the wire, they're condescending and completely unwilling to help or answer questions. It's completely ridiculous. The folks that work for them are beyond out of touch. I'm not surprised an employee came here to brag about the low deposit rate as if that offsets the horror stories past tenants have shared and the hoops they make potential tenants jump through just to see places they likely won't lease to them anyway. read more

They non responsive and could care less about the upkeep off their property and units being managed at 2222 E 6th St Long Beach Ca 90804. The building has termites, it's extremely dirty, has homeless encampments out in front and inside of the laundry room of the building. They only care about collecting the monthly rent. I rarely take the time to write reviews and often I am disappointed with my property management company. My only complaint about Entourage is that they are not in other locations such as Torrance or Redondo Beach,etc. In the Long Beach area you couldn't do better. Yeah, I agree with all of the reviews below. Really poor customer service even before you rent with them which is a huge red flag. Yesterday I saw a listing via them and was very interested in touring the unit. I reached out via email and a Michelle got back to me asking if I could see it at that exact moment because the unit was open NOW. Um, no? I have a full-time job. How do you expect someone to pay rent if they can just leave work whenever they want? I suggested a later time that day or an alternate time the next day but I guess Michelle wasn't pleased with that because she never messaged me back. It's one thing if a time doesn't work for you - then say that. Never ghost a potential renter. Another incident recently happened as well. They posted a unit on Craigslist, I reached out and apparently within an hour of it being posted it was rented? Then take it off Craigslist, Dalila. I don't see myself ever renting from them. If their poor customer service skills are any indication of what living in one of their units is like, I'll choose somewhere else. Do yourself a favor and listen to the reviews. read more

Well, here I am eight years later updating my review. In 2015 I was on the hunt for my first apartment, so I didn't know what to look for, and missed A LOT of things that should have been red flags at the time. Buckle in, this is gonna be long. The first couple of years at this property were alright. It got progressively worse over the years. By the time we were looking to move, we could not wait to get out. This place felt like a hell hole. The "slumlord" claims people made in the past, I thought they were lies or exaggerations. I believe those people now. I will be fair in saying that *mostly* when we had a maintenance issue, it was solved in a timely manner. I lived at a property in Belmont Heights (E 7th St) and this structure is completely infested with termites. One day I fear the building is just going to collapse in on itself. In the 8 years I lived there, I never once used the balcony because it's sunken in, and feels like you will fall through with just a little extra added weight. The apartment itself has no insulation whatsoever, the gaskets/seals on all of the windows are completely eroded, so anyone could honestly walk by the front living room area and pop the window frame out with little effort. When we removed everything to move out, we noticed there was a literal hole in the wall where termites had eaten through. We'd reported the termite issue a few times, and nothing was ever done about it. The summers here are absolutely unbearable, and because there is no insulation and no AC, you have to keep the windows open for air circulation. Couple that being near an oil refinery, and the fact that the stove duct literally filters INTO the apartment (so we never used this either) you can expect anything in your house to become covered in a thick greasy film over time. Something is dusty? Swiffers won't work because all those dusty particles are now stuck to everything and it makes it nearly impossible to keep clean/free of dust. Keep in mind this is an "updated" luxury style apartment too. The stairs are rotted through, and instead of replacing them, they just filled them in, and repainted them. The garage ceilings are literally rotting from the inside, and there are constant leaks and pieces of the ceiling falling on the ground. To cut a long story short, there is no AC, we inquired about having one installed, and they lied to us about a tenant paying for one, when they didn't, so one unit has AC while the rest do not. People let their dogs urinate and defecate all over the property (this was and still is a chronic issue) and nothing is done except a threatening email and a sign posted, but the behavior still persisted. When we reported the culprits, they asked for a photo lol. So much for anonymity. The area is just point blank no longer safe. The entrance to the garage is in the back alleyway, and there are lot of transients and crime that happens in this alley. The trash problems were infuriating. Constantly there was trash all over the ground, trash bags just thrown from the top of the stairs into the dumpster, with no concern whether it actually made it into the trash or not. We asked for locks for the dumpsters, and that was never done. My husband took it upon himself to manage the trash situation himself, and got a lock. This system worked, or at least mitigated the trash issues for a few months, until the locks started getting cut off by maintenance. I called the city several times, and we were told no requests for locks had ever been made. Everything in the apartment is poorly constructed, and you can tell the contractors who did the update cut a lot of corners. Overall I didn't get the vibe this PM company gives a shit about their tenants. The building is not cared for whatsoever. We didn't get our deposit within 21 days, and when I threatened legal action, they sent the check/statement certified mail. (Why wasn't this done in the first place?) They claimed they sent it last week of December, but the check was dated 1/2/23. We were hoping to get back at least 75% of the deposit, and we did, thankfully, even though there were claims on the statement that weren't true. We deep cleaned the hell out of this place but they charged us for cleaning, and I think the termite eaten hole lol. Wasn't worth the effort to fight because we just want to be done with this place. I write this review not out of spite, or to be petty, but to genuinely alert potential tenants to what they could be getting into. Maybe if the PM company sees this review they can take another look at the urgent repairs and updates that need to happen with this property. I would not rent from EPM again, overall the experience and what you get, for what you pay for is just not worth it. If you do decide to go with EPM make sure you do a THOROUGH inspection of the place, and make sure it is well documented, and that they have proof of these documentations, so that culpability doesn't fall on you when you leave. read more

My apartment in Long Beach was broken into several days ago and still no one has come to fix the door frame. We were told someone would be out to fix it the next day, but no one came. When they called me back, they informed me that because of the fires in California that their repairmen were busy and couldn't come until Monday. Okay, so your repairmen are busy putting out fires that are 85 miles away from me and that has to do with my situation how? Horrible deflection of the issue which is their gross inability to fix an emergency maintenance request. The door frame is completely split and the locking mechanisms in the frame were kicked out or are broken now, but because the door isn't damaged it's "not an emergency". They are required by California law to maintain an operable deadbolt in the entry doorway or else a rental unit is uninhabitable and they are refusing to send someone out sooner. They have the money to hire another repairmen/contractor, but they won't. Not only that, but our deadbolt is a double cylinder (you need a key to unlock it or lock it from the INSIDE!), which is a fire and safety hazard! I'm going to be contacting the city because I'm sure even just the inoperable deadbolt is a housing violat Incompetent, uncaring, unprofessional slum lords. Update 8/9/20: yesterday, someone came and "fixed" the locks and frame. In the the before and after pics you can see the damage to the frame and that they "repaired" it by painting over the cracks and glueing them together? Then they drilled new mechanisms into the damaged frame. I've shown these pictures to friends who are architects and civil engineers (meaning that they are very familiar with building code and structural hazards) and they unanimously agreed that this is still unsafe. On Friday the woman I spoke to on the phone told me a contractor would be out at noon on Monday to work on the frame and they better because THE FRAME IS NOT FIXED, THEY PUT LOCKS INTO A DAMAGED FRAME. The damage even extends to the exterior wall on the building beside the door (3rd picture). Although I'm happy some action was taken, there needs to be serious follow through in their end. I have never experienced such blatant disrespect. I paid rent all throughout covid and moved out with my unit in excellent condition. They kept my entire deposit and are claiming that I underpaid my final 30days and are actually trying to get me to pay them more money. I explained to them how I did not understand why this was and asked for an explanation and was immediately met with a response that I should take them to small claims court and they would not discuss anything further. I am so disappointed and angry. I went out of my way to communicate with them as a tenant, always paid on time and was clean and responsible. So after reading the reviews here, I see why I am having so many problems getting ahold of anyone and getting anything done. I spoke to the person listed on the property yesterday and she insisted that I watch a video, prior to setting up a showing. I asked if the multiple photos were not accurate and she said, "No they are very accurate but you still need to watch the tour video before I can schedule a showing." Um...ok? I hung up with her and immediately sent my email address to receive the link to the tour video. Now here I am almost 24 hours later, 3 calls and numerous text messages later and still no video and not even a response to my text messages. I tried calling their offices and every extension that you select takes you to a voicemail. If the photos were accurate, my plan was to hand her a deposit check and 1st-month rent on the spot, but I guess that is not happening now. Yeah, based off of this and now the reviews that I have read are an indication of how they do business, well then, No thank you! I will find another property company to rent from. EDIT: Dropped to a 1 star. After getting a call from Alejandra, I was told that the way to dispute any discrepancies was to mail back my deposit check and the statement. The accounting team would then review and get back to me. When I asked how they would know what disagreements I had with the statement, she just repeated "mail back your check and statement and they will review." Completely unhelpful. I have seen other reviews telling similar stories to mine; false statements on cleaning/repairs in order to withhold a portion of the deposit. I was ready to discuss my issues in a civilized manner, but Alejandra has directed me to open a case with small claims court instead. AVOID EPM AT ALL COSTS. The basic interactions have been okay. I toured the apartment, sent my first payment+deposit, got my keys. Simple. Made a few maintenance requests that worked out well, including the time when my bathroom ceiling collapsed in the shower. HOWEVER, it is impossible to contact anyone at the main office. I have called, I have emailed, I have left messages for the "operator" which just seems to be a voicemail that never gets read. They returned most of my deposit but there are discrepancies that do not match with the evidence I recorded during my move-out. Speaking of move out, they requested I schedule time for a walk-through. I made myself available from 8am to 5pm and no one ever showed. They suggested that I can leave the keys and let it be, which I had to do as I moved out of town after my scheduled walk-through. If they can ever get back to me and straighten out, I'd update the review to reflect a higher score. Until then, they're remaining at a 2 and I would recommend to STAY AWAY because I have a feeling I will be ghosted so they can keep what they took out of the deposit. read more

Ive been a Long Beach resident for 6 years now and I've seen property management ignore detrimental things throughout my years but I can honestly say that entourage doesn't. They send Maintenance when needed and ive yet to see our rep Dalila not answer my calls. We once had a plumbing emergency that took place after hours and they literally got someone here within the hour. These things I notice and as a father of 3 I can say I really appreciate all that Entourage Property Management has done. So much so that I asked to renew my lease and they didn't even charge me more the second year on my rent which I'm really really not accustomed to. Am I taking crazy pills? I must be dealing with an entirely different property management company than the first couple of reviewers! I have been living in Entourage managed properties for almost 3 years now and I couldn't be happier! I *heart* Larry and Denise! First of all, they have been SO incredibly flexible with me and I have not been the easiest tenant, for sure. Me and my 2 pups have lived in 4 different apartments and in 2 completely different buildings (and different areas of town) over the last few years. My move requests have been random and yet have ALWAYS been met with a helpful and friendly attitude. I started in an adorable one bedroom and, after just a few months, decided that was too small for me so upstairs to a two bedroom I went. They accommodated me as soon as they were able and even arranged for me to have a little extra help moving my heavier items to the new apartment. After a year in that location, I decided that (newly single me!) needed a change of pace and a downsized apartment (Yes, I'm fickle!). Off to Belmont Shore I went to a super cute place in a prime location. Perfect for single me! :) Again, I couldn't have asked for them to be more helpful and accommodating with my move schedule. Once again, I was a happy tenant. Fast forward to 4 months later and my family living situation had changed. I was once again in need of more space. At this point, it would have been entirely reasonable for them to make me sit out my lease "as is". Instead, they went out of their way to find me an available unit that fit my current needs. I happily renewed my lease and have been settled in and very satisfied ever since. My lease will be up again in the coming months and I will again be signing on the dotted line. Also, my experience with maintenance has been nothing short of awesome! Just last week, I emailed in a request for service of my non-spinning washing machine and a broken toilet seal that had my toilet wobbling all over the place. Both issues were resolved within 48 hours and neither would even closely warrant "emergency" status. To be truly transparent, both issues would been resolved in less time than that were it not for my fault. I didn't recognize the appliance repairman's phone number on my caller ID so I didn't answer. My bad! Oops! Once I returned his call, we had an appointment made for the next morning and I was doing laundry by noon. Larry, Denise and their entire team have my glowing recommendation. RUN the other direction! This is by far the worst "property management" I've ever rented from. EVERYTHING on the property was broken, all the time. Laundry machines always broken, cockroaches everywhere, no matter how clean you keep your own place. The front door was completely broken for almost a year, making it impossible to receive mail if it were closed, but if it was left open, we had mass amounts of homeless sleeping, shitting, masterbating , screaming, and stealing nightly and daily. EVERYONE in the building reported all this daily, and nothing was done. I asked when they would fix the front door so I could receive mail, they told me that if I am not happy with the place, i am welcome to leave as I was month to month after a year. The complete disregard for safety is criminal. They are in and out of court constantly, due to being sued for various things. They will not give back your deposit, you will have to take them to court for that. They are the rudest, most disrespectful "company" I have ever encountered. Entourage was really good about responding to every maintenance request I submitted. That's the only good thing I can say about them. I experienced ongoing communication problems and customer service problems with every single person I encountered at Entourage. All staff were rude, condescending, unskilled, didn't listen, and didn't make an effort to understand what was going on. Many times I was told the requested maintenance had been completed, when in fact it had not. There were significant problems with property cleanliness, frequently including puddles of dog pee in the common areas, and food/drink spills, that would take weeks to be addressed. The dumpster area and side yard were littered with garbage including dirty menstrual pads on the ground in a high-traffic walkway. This led to smells, flies, maggots (hatching in my living room), and cockroaches. They addressed a persistent cockroach problem with monthly spray treatments. This meant upturning my entire home, emptying cabinets and drawers and pulling the furniture away from the walls, and putting it all back, enduring chemicals sprayed in my home, and having to stay out of my home for a few hours after the spraying, once a month for almost every month that I rented there. It was very disruptive, rather traumatizing, and the cockroaches always came back after a few days. The back gate on the property didn't properly close, and intruders would wander in to vandalize the property and use drugs in the laundry room. I reported the back gate several times; Entourage repeatedly ensured me it worked properly. After continued vandalism of the laundry room, instead of fixing the back gate, Entourage locked the laundry room and put a sign on the door in violation of all tenants' leases that laundry room use would be discontinued until further notice. Lastly, Entourage engages in housing discrimination. Entourage informed me they do not accept SSI or disability as a source of income. This practice is reflected in their Craigslist ads for their vacant units. I encourage you to report this to US Department of Housing and Urban Development on this matter, and I definitely encourage you avoid renting from Entourage. TL, DR: poor customer service, poor communication, garbage, cockroaches, maggots, dog pee, unsecure building, frequent intruders, illegal practices, avoid avoid avoid. read more

Worst experience I've ever had with a property management company. Save yourselves before it's too late, RUN! I wish I had googled them before leasing with them. Go ahead and google them! Check on YouTube. Last time I checked, there was a channel specifically for videos of horrible interactions with Entourage. When we moved in, the apartment was dirty, the dishwasher didn't work, garbage disposal didn't work, heater didn't work, the blinds were all different lengths and colors (covered in filth), there was scrapes all over the walls and the (supposedly brand-new) flooring. Dalila promised all this would be fixed shortly after moving in. Then she magically stopped replying to any of my calls or texts asking when it would be fixed as soon as we signed. She only answered when I called from a blocked number. The only thing that accomplished was she said she would send someone. And the person she sent refused to do anything but clean the stove, even though he told me I did not need the stove cleaned because it was brand new (it was at least 5+ years old with paint and oil splatters everywhere), oh, and it wasn't even clean after he was done. Shortly after that, sewage began backing up into our bathtub on the regular. Even though I had to shower at the gym, I was not given any credit towards rent. All of our neighbors in the building regularly discussed how much we hated EPM. And as soon as our leases were up, everyone planned to move. And everyone we knew has either moved or is looking for new places despite being in a wonderful neighborhood, all because of EPM. They don't have a physical address, because then they'd actually have to face their tenants. They NEVER answer their phones. The best you can ever hope for is an email, and you can't always hope for that. Now that we moved out, we were docked over $400 from our deposit despite leaving the apartment in excellent condition (compared to how we got it). We were charged for the old ugly blinds, we were charged for the old, ugly knobs in our bathroom that came with it, we were charged for a second garage remote (THAT WE WERE NEVER GIVEN), we were charged for pool keys to a pool that didn't have a lock and never came with keys, we were charged for the scraped walls that Dalila promised would be fixed and never were. And when I asked them about it, they basically said they don't care that they stole our money, because by cashing the check, we had forfeited any rights to dispute them stealing our money. Long story short: if you lease with them, you can expect to: - never see anyone face to face - whoever you spoke to while signing papers will stop accepting your calls once you sign the dotted line - delayed response time to maintenance requests - washing machine/ dryer to constantly be broken and complain for weeks before it is fixed - money to be stolen from your deposit (read other reviews, this has happened a lot) - high turnover rate of neighbors, because no one wants to stay longer than a year with EPM read more

Horrible. They buy cheap properties use unskilled undocumented labor and treat tenants like rats in a cage. Broken washing machine for months, deplorable conditions inside some of the units, MOLD in the walls. Garage located underneath the bathroom of most units leaks sewage on to your car which will EAT your paint and they will send some home depot plumber out to do nothing. Violate their own lease contracts. Enter units without permission or notice. Alter the unit condition or premises condition after leases have been signed, made property changes that were actually unsafe for children. They bought a property we had lived in for over a year with no issue and within months we are leaving. You should be ashamed of yourselves, and yelp should be ashamed for letting the business post as its own customer. For over a week I have been trying to get ahold of them to checkout an apartment. I have called, where all you get is an answering machine no matter which extension you choose. I have also emailed them via Zillow and Hotpads to no avail. I even tried to find where their offices are and they are nowhere to be found. The WORST. Worse than most property mgmt companies, even. Their extreme incompetence and total disregard for tenants' wellbeing and satisfaction is a dangerous combo that all prospective tenants should avoid at all costs. They drew up a lease agreement stating a 12-month lease starting September 1, 2019, and ending September 30, 2020 (which is 13 months). I mean, I learned how many months are in a year when I was in Kindergarten. I assumed most professional mgmt services would at least know how many months are in the lease terms they are creating agreements for, but apparently that's too much to ask. Yes, I unfortunately signed the lease, which was their immediate response when I pointed out their error in lease terms. And knowing how parasitic slumlords operate, I pretty much expected it. Okay, fine, I signed the inaccurate lease, and in my excitement over a new apartment and chapter in life, I missed their mistake. But they signed the contradictory agreement as well.. NOT ONLY THAT, BUT THEY DREW IT INCORRECTLY IN THE FIRST PLACE. Either out of incompetence or a shady tactic to bleed out as much money from a tenant as possible, for as long as possible. Anyway, I should have pored over the lease agreement searching for errors like this. I take responsibility for signing without noticing, but considering THEY messed up, they should not expect me to pay through an extra month. And they didn't even apologize for the error. They apologized "for the inconvenience" but not the fact that they caused it, which in my opinion are two totally different things. Great job being completely focused on those dollar signs, though, Entourage PM. Also, you raised the price of the washer and dryer but the machines are still TRASH and stole $2 in quarters the day after they were "repaired". Not that EPM gives a f@!$, just trying to warn anyone considering this PM Co. BEWARE! Oh, and finally, AND I can't stress this enough: COCKROACHES!!! read more

Thanks everyone! I was very uneasy about sending in an application with all my personal info to this company in response to a CL they had for an apartment. They wanted me to send them a cashiers check or pay with a card.. giving all of my card info. And only had a drop off mail slot if I wanted to drop off the application. But would not meet me in person. This all sounds like another CL scam. Especially when their websites.. yes sites.. are either under construction or have a link that is supposedly a contact link but leads to a web page selling a trash can. Very suspicious! So thought I would also do further research on Yelp to see if anyone had posted any reviews for them. And thankfully you all had. The positive reviews also seem to me to be fake. As there were 2 5 star reviews made on the same day. Thanks to Yelp I may have saved myself not only $20 for the app fee but also an identity theft situation avoided! read more

Very poor customer service, they never come by the building and they let it become trashed.

We rent from these guys now and soon moving out. I highly recommend if you are looking to rent not to use them. They are shady. We've had the worst experience. We hope to be able to get deposit back but I have doubts they will return it. You never get a live person to talk to and we've submitted more work request forms in less than one year than we care to count. House had termites and mold. Sad to be leaving my good neighbors but glad to be done with them. The house is in better condition than we got it in. They have no guidelines for the type of properties they represent or owners they deal with. Stay away from these people. Look them up on Yelp and BBB. You will see what I'm talking about. Owners may be good people but the property management company is awful. If you own, don't use these guys, they will make you look bad.
