EMD cleaning responded to a yelp project request. Most of the cleaning crew was on time and did good work. I booked them for move out cleaning for 3.5 hours and each additional hour was $90. At the 3rd hour they were still cleaning and I asked them how much longer they would be, they said another hour. When I contacted someone via text they said we would get charged the additional time because of the condition of the house. If I would not have asked, they would have charged me an additional hour. This should have been discussed when the cleaners got to the house. I asked them to stop at the 3.5 hours mark so I didn't incur an extra charge. Unfortunately the job was incomplete. I contacted this cleaning company specifically asking whether they offer a flat-rate post-construction / move-in cleaning. On the phone, I clearly explained that I wanted a "clean-until-clean" flat price, not an hourly-based estimate. I was told yes, but that someone needed to come out first to do an on-site estimate. That sounded reasonable, so I scheduled it. When the estimator arrived, instead of focusing on giving me a flat-rate quote, he kept going item by item asking whether each thing needed cleaning -- toilet, countertop, mirror, doors, window tracks, handles, etc. I repeatedly explained that the home was freshly painted and renovated, and what I needed was standard post-construction dust removal and detailing. When I asked whether certain dusty window areas would cost extra, he said no, but emphasized how long it would take -- which again sounded like he was drifting back toward hourly logic instead of flat-rate pricing. What really bothered me was the professionalism. He touched dusty areas and then immediately touched my freshly finished surfaces and new fixtures with dirty hands, leaving marks behind. I didn't make a big deal of it at the moment and wiped it off myself. When he tried to open a newly installed door handle with dusty hands, I politely asked if he could wash his hands first. After washing, he responded with attitude and said something along the lines of: "If you want it cleaned, it's all the same anyway." That is not how you speak to a customer -- especially in a service business. At that point it became clear the "flat rate" discussion was not being handled transparently. It felt like they agreed to flat-rate just to get in the door, but were actually calculating time and workload behind the scenes and adjusting the price mentally. If a company does not truly offer flat-rate service, it's completely fine to say so upfront -- customers can then decide and move on. But don't say yes, send someone out, and then change the framing during the estimate. Overall, the communication and on-site professionalism did not match what was promised on the phone. I would recommend future customers confirm in writing exactly how pricing is structured before scheduling an on-site estimate. -------Thank you for your response. I want to clarify a few factual points calmly and respectfully. I contacted your company specifically to ask whether you offer a flat-rate post-construction cleaning. I was told yes, with an in-person estimate required first. I agreed to that process. My concern was not that estimates are needed -- I understand why -- but that during the visit the pricing discussion shifted toward itemized and time-based evaluation instead of confirming a clear flat-rate scope. I requested a move-out cleaning and received amazing service from start to finish. The owner, Diana, was very detailed during the quoting process, listing everything included in the cleaning and even ensured to inquire about other potential services I may need (outdoor cleaning and junk removal). Ironically, I was also looking for junk removal, so I followed up about that service and did end up booking that as well on the same day as the cleaning. At one point I had to make a very last-minute change to my cleaning date and was accomodated with no issue, which I was extremely grateful for as I was severely stressed that the house was not ready for the move-out cleaning.
