He was able to inspect the house within 24 hours of our request and spent a thorough 3 to 4 hours going over every detail, even climbing up on the roof. There is an upcharge to include a pool inspection, but we added it because it is always better to be safe than sorry. Angel noticed things we never would have even thought to look for. After the inspection, he took the time to personally walk us through the report, answering all of our questions, and then sent a detailed copy with photos just a few hours later. However, they did not see the $20k+ of water damage which I found within 30 minutes of taking possession of the house. They also missed a leaking window (different part of the house), that was an obvious problem just from glancing at it. They were very nice when we did the post-inspection walk through, and showed me pictures of what they had found. They verbally assured me the house had normal minor issues of a house of that age (some missing electrical outlet covers in the attic, some other easily fixable items). They said that they took more pictures than would be included in the report but if I needed any of them to just reach out. When I received the report it did not have most of the pictures that they showed me in the post-inspection walk through. I sent them a kind email asking for the additional photos as we had discussed. They refused to send more photos and became defensive and rude. This was before I even knew of the issues they had missed, but I should have known then not to trust their information. I would never recommend this company. I suspect that many of the positive reviews are of home buyers that did not have issues with their home, and were happy with the friendly vibes that these inspectors give off. The inspection was worse than worthless. I depended on their expertise for this house purchase and negotiation decisions. Follow up note, be careful relying on your realtor's company to give you home inspector referrals. The realtor's motivation is to get the deal closed. The home inspector will get far more referrals from a friendly realtor than they will from a happy homeowner. This could create a conflict of interest.
