In response to Mr. Murphys claim that we are just mad at the world that our misfortune happened: Here are the facts... we followed their complaint process, no one responded to us for a month. After several phone calls and promises someone would call us, my wife got a short emailed response with snips of our inspection report saying they told us to have the AC inspected by a professionals and they told us we had electrical problems. she asked for someone to call her to discuss and they never responded until I started blasting them on social media. Then they had a conversation with my wife and offered refund for the inspection. There were things missed in the inspection that Mr. Murphy agreed were questionable.
Our complaint is that the inspector's conversation with us was much different than the written report about the AC. He said he felt it just needed to be cleaned. We had it cleaned. We did not have it inspected by a professional because he didn't say we needed to. We had lengthy conversation about the AC because we were concerned since it was an older unit. He reassured us his opinion was that it only needed cleaned. However, in their report, in fine print it says anything with a D needs to be inspected by a professional, that is how they cover themselves. Because we had such lengthy conversation about the AC, we didn't read the fine details in the report and just assumed he told us the same thing he put in the report. Furthermore, the items listed in the report were findings with the outside unit and not the failed inside unit. He also says in the report it is his opinion the AC is functioning as intended and in need of "minor" repairs. Had he said oh by the way I'm marking this with a "D" and you need someone in the profession to inspect it, we would have. Then we could have asked the seller for concessions.
Outside of the issue with AC, we have electrical problems not addressed in the report that should have been found. We don't know these costs yet as we haven't had an electrician to come look at it.
Regarding the long report, our realtor said considering our house is from the 80s, that all the findings were minor and she was surprised they didn't find more wrong. She also was not concerned about the AC because of the conversation with the inspector.
I feel this company is not taking responsibility. As most businesses today they protect themselves by fine print. They had us sign a contract that says they are only liable for the money you pay for the inspection. They have you sign the report before you ever have a chance to read it entirely.. Then when you have a problem, they hope to refund your money and make you go away.
Their inspector should never tell someone something that contradicts their written report. Once again their refund to us of $388 does not compare to a $7000 AC unit which we could have received from the seller had we had a professional inspect the unit.
