Coming from a home buyer, I would recommend not purchasing a house that has been flipped by this company. We have encountered vents that were improperly placed over gaping holes in the ducts, electrical outlets that were placed into the wall with electrical tape, ducting kept together with duct tape (is that why it's called that?), poorly sealed new windows causing leaks into the house, newly installed cabinets separating from the ceiling, old plumbing that had been advertised as new. This last problem caused a sewage back up in the house that required three months of repair- pipes were replaced and floors, drywall, and bathroom were replaced/professionally cleaned. The list could go on and on. We understand the business of flipping houses and profit is key, but we don't think compromising craftsmanship should be allowed. Beyond that, Kristine is a genuine, kind person and really easy to work with -- my partner and I wholeheartedly give her our highest recommendation. When we went looking at houses, Kristine asked the right questions to help us narrow our search, helped us find a good lender, sent us useful listings, and was in constant communication with the bank and escrow to make sure the process went smoothly once we found a place. Sean and Armin were HORRIBLE landlords when I rented a house with two other nurses. They promised to work with our schedules, as we all worked nights, but they constantly insisted for work to be done inside the house while we were sleeping in between long shifts. They would make appointments to show up at our house and then not show up, or they would show up unannounced and then get angry when no one was home. They also went through about four different secretaries/assistants during the two years we lived at the property, and they were always incompetent. When we moved out, they only gave us back $4000 from our $5000 security deposit for cracks in one of the bathtubs that, according to Sean, could only be caused by "jumping around in the shower" or "having multiple people in the shower" (OBVIOUSLY not true--the cracks were there because it was a ridiculously cheap bathtub). We also got reprimanded because he had to paint the whole house after we left--something you ALWAYS have to do after someone moves out!!! He also said stupid things like it was obvious that we had big parties there, which we definitely did not--we're nurses, not children. We really should've taken them to court, but I hope this review discourages you to rent from them!!! All the five star reviews were paid a lot of money, believe me. There was another property on the lot that they rented to a family, and we often all got together to complain about how renting with this company absolute SUCKED!!! read more

These guys are the best landlords I've ever had. The application process was a bit scrupulous, but it has definitely been worth it. I am impressed with the speed at which any issues we have had have gotten resolved, whether its repairs or any concerns we have. One issue we had was the heat around the summer, knowing full well when we signed the lease that our unit didn't have ac, however these guys heard our concern and installed central AC! I would have liked to give them "0" stars but had to give them 1 because their designs team is very good. When it comes to the finish work and things that you can't see when buying a house it's horrible. They give you a song and dance they want their owners to be happy and they do everything by code and will fix what is needed to be fixed it is all just words. Their business is flipping homes. You will buy the most expensive home in the least expensive area like we did in hopes of not having to spend a lot of time fixing and repairing. Wrong!!!! Immediately after closing within a week things started falling off. First thing happened they came out to fix after that, we were on our own. Biggest thing I see is they rush through and have no quality control. Unlevel flooring, sewer lines, boards falling off front of house the list goes on and on. I'm tired of even thinking of the issues I say my prayers every night it will eventually end. So unless you feel like constantly repairing your "brand new over priced home" the day after you close escrow stay away from an Elements Real Estate flipped home. Good Luck! read more
