    I hired Mark for a medium-sized remodeling project (about 6 weeks) . He provided a low estimate…read morecompared to other bids. He then said that his workers were all covered by Worker's Comp, among other benefits, and that he paid a fair wage, and that he was the most ethical contractor in the industry, resulting in his workers' being highly productive and efficient leading to shorter project times. This sealed the deal for me. Furthermore, he claimed that the extra 30% or so that he was billing for his workers, was due of the worker's comp insurance, which only he provided to his workers (as opposed to the many unscrupulous other contractors that were around). As a property owner, you could be held liable for workers' injuries if the contractor did not carry worker's comp, and so, I agreed to Mark's deal. Within a few days, Mark had exceeded the estimate he had quoted, and was very difficult to get hold of. Furthermore, his workers would come and go at all times of the day (between 7:00 am and 8:00 pm) and I simply lost track of how many "cooks" were in the kitchen. As of last count, I noticed some 15+ names on the invoices, and some would appear for a couple of hours, and then disappear. But Mark would send me invoices claiming that his workers spent the entire day at the property - which was simply untrue. Mark would not be interested in even listening to me or investigating my grievances. Instead, he would brag that he did me a big favor by accepting my project, and that he typically only did multi-million dollar gigs, and not pittances like mine. Long story short, the project budget exceeded the estimate by more than 100%. Mark became extremely aggressive and feisty, and it was impossible to work or reason with him. I hired a Private Investigator to find out who this person really was -- like a Dr. Jekyl Mr. Hyde. Turns out that he had been sued for fraud, but more importantly, the whole worker's comp, fairness, ethical contractor, and so on, charade, was ALL ONE BIG LIE. It also appears that Mark may have left the Better Business Bureau due to bad reviews and that he may have hired a reputation defending company to increase his Yelp reviews to 5 stars by questionable tactics. Good Guy Builders license has been suspended for Worker's Comp violations and is under investigation. After my PI reported this, I found on the CSLB site: "License is under suspension for failure to comply with Workers Comp. A workers´ compensation certificate or exemption statement may have been received by the Board but not yet processed. Once the certificate or exemption statement is processed the suspension will be lifted retroactively to the effective date of the certificate or exemption statement. Ask the contractor for proof of worker's compensation and contact the insurance company to verify coverage." This is one of the greatest betrayals where I was charged an arm and a leg, and told a romantic story of workers being taken good care of, and so on, all the while, when Mark was simply pocketing the money that was supposed to cover his workers' safety and well being. Such greed, deception, and dishonesty, in my opinion, does not deserve a second chance. You decide whether you want to hire this company and deal with Mark. --- Addendum to Mr. Santosh R's note: 1. I am a real person. I was threatened by Mark that I would be sued if I posted anything negative on Yelp. 2. Yes, I did edit my posts before finally settling on one. Anyone in my position would do the same. 3. Finally, the facts remain unchanged. Good Guy Builder's license is under suspension and this may be independently verified on the CSLB website (see link). Likewise, the lawsuits against them may be independently verified. People like Santosh and Mark are the real culprits who boost their yelp ratings in a manner that skews it in their favor - by attacking anyone who posts negative reviews, and threatening those in dispute with defamation lawsuits. Do not believe anything Santosh or Mark say. The suspension is more than ample evidence that Good Guy Builders is a crooked business and not one that you should be patronizing.

    Believe every single negative review you read about Valley Home Development…read more Steve and Nikki Vallejos, along with their salesman Daniel G., sold me on an advertised 90-day turnkey solution. "Construction to occupancy in 90 days" as stated on their website and documentation. The reality was that eighteen months later the ADU finally got completed. Even factoring in very tail-end Covid related supply chain issue there's no excuse for such a gap been expectation and reality. But then again when no-one shows up to work for 4-5 weeks at a time, what do you expect. Bottom line: You should question any timeframes and deliverables they present to you, even if you are only planning on buying one of their DIY kits. Here are just a few of many examples of how Steve and Nikki operate aside from the extreme misrepresentation of their fictional 90-day turnkey solution: They sold me upfront on a comprehensive express warranty from 2-10 Home Warranty. This warranty was never delivered despite my efforts to get Nikki to respond. She communicated that she was following up with the 2-10 warranty people for status (implying that she had already submitted the paperwork), but I subsequently confirmed by talking to a 2-10 representative that neither VHD nor Nikki submitted any application for our warranty. I'll let you be the judge whether or not you should expect VHD to fulfill any warranty, express or implied. They were attempting to line up an unlicensed electrician to work on our ADU. I put a stop to that before any work was done. Sorry, but having a business license (which he did) is not the same as an electrician license (which he did not). Not to mention extremely bad form, to put it lightly, as a general contractor to not properly vet whether or not your sub-contractor is properly licensed. Long story short, after a subsequent electrician hiring blunder by VHD we ended up getting our own licensed electrician not only to ensure we had a licensed electrician doing the work but also to ensure a quicker timeline to completion. Steve and Nikki are changing their business model to attempt to move away from the construction side of the business. However, you'll note on their sales/marketing website (that goes by a different name than Valley Home Development) they list themselves, VHD, as a construction partner so nothing is really changing. Steer clear of Valley Home Development! Note: There is a glowing 5 star review right here on Yelp from a David D., and apparent very satisfied customer. However, it looks like he's actually one of Steve and Nikki's partners as his company is listed on their partner page.

The people that own and run this business (Steve and Nikki) were terrible to work with. They were terrible business managers, were not transparent, didn't manage expectations (or set false expectations to make the sale), and provided terrible customer service. They also didn't own their glaring mistakes, of which there were many, never apologized, and don't appear to be learning and getting better, which seems confirmed by consecutive years of terrible reviews. If you go with them be sure to get a lawyer, put penalties into the contract for non-performance and delays, and beware!!! The list of mess ups is too long to detail, but a few things I'd call out is that it took them 20+ months from signing the contract to complete a tiny 392 sq ft ADU. They struggled with cashflow the entire time, didn't have enough workers and sometimes even brought out unqualified workers, mismanaged the permitting process (missed key deadlines and had to re-apply), asked for payments before milestones were met, made some glaring design mistakes (put sewer pump by front door), etc. Fortunately, their on-site contractor Fausto and his hands-on builder brother Esteban were fantastic, honest, friendly and professional, and did everything they could to get the job done and done well, in spite of their bosses who hamstrung them. Final result is solid. If Fausto ever goes out on his own - hire him!!! Or if you run a building company hire him away from VHD.

Our experience so far has been excellent. The plans were completed quickly and matched the codes for our city. The few comments that needed to be addressed were quickly completed, and our plans were approved in record time. Honestly, the only reason there were comments is we gave the company bad information on our end. Oops They worked with our timeline to have the kit delivered. We never felt rushed. The kit was ready for us well before we were ready for it. Communication is stellar. I've never waited more than a few hours to get a return text or call. I will update this review if needed.

    A special thank you to the team at Prefab ADU!…read more Not sure what I would have done with out all there help getting all correct plans proper paper work and who in the county to get all these stages completed at the County. The County through some many wrenches and drug there feet in the process to even get modular to be a permanent structure started, the first major one was it was not eligible to even make it permanent after having on the property for 16 years as a hardship. Talk about a heartbreaker but they did research and put all the documents together to the County to show yes it could be and it was already on a permanent foundation, after getting all their departments checked off one by one with there help finally seeing the light. Once we get some dry weather the last thing that needs to be done is to extend my leach field and we will have it finally permanent thanks to the Team at Prefab ADU, this would have never got done but with there knowledge they had to point the County employees in the right direction to keep the ball rolling. Just want to give a big THANK YOU to them and didn't matter how many times I would call, test or email they always got right back to me and made the stress go away and made me feel great that it will be ok after call. We interviewed a few construction companies and felt that A+ Construction PRO was the best choice for us. The project itself was a detached 1-bedroom ADU in our back yard. The process was so much easier than I expected. Rod presented the development process and details in a very realistic manner. He didn't make any false promises or try to sell us on lots of unnecessary upgrades. The design phase of the ADU took a little time to come to completion because my mom continued to modify the floor plan and the finish out of the kitchen as we moved through the design phase. The team was very patient with my mom and helped us to come up with a design that best served her needs of her space. I like that they paid close attention to the practicalities of the bathroom and the storage in the unit. I think designer Irene did a great job in this area. The crew was very professional. The site was always cleaned up after each workday. Communication with the office was good throughout most of the construction process. One minor thing that impacted the project was the typical delays that there are with inspections. But this was not a problem for us as we were always made aware of when each inspection was scheduled and any resulting delays. My mom loves it and ADU honestly turned out better than I could have imagined.

The finished ADU is being used by my younger brother while he is in college, and it has turned out to be a real small home for him instead of just a small addition to our house. The folks at A+ were very forthcoming in their bid process and told us what to expect. As opposed to some of the other contractors that gave us a very general number that could change depending on when they got around to it, A+ spelled everything out for us and gave us a solid idea of what our garage conversion would cost. Our project manager Nick was pretty accessible before construction started and even more so once the work began. He was pretty prompt in returning my mom's calls. I also liked that the construction crew was consistently on site. I've heard of a lot of other contractors leaving a job to return days or even weeks later to complete more work. That didn't happen here. The finished ADU is very clean and modern. The mini-split is very functional. The insulation added to the garage is very noticeable on the hotter days and the completed ADU is very spacious and never feels closed in. All in all, we had a pretty good experience with A+ Construction, and we would likely hire them for future projects.

Honestly, the fact that he was willing to come out on a Saturday just to work around our crazy schedules told us everything we needed to know right off the bat. From that first meeting, Mike just 'got' it. He didn't just listen; he offered real insight on how to open up the space and make it actually functional for our family while keeping the modern look we wanted. Even when the inevitable hiccups popped up, Mike always had a workaround ready. He wasn't just a guy we hired; he felt like a partner in the whole process. This included a complete demo of the master bath (including removing the tub and extending the shower) and partial demo of the guest bath. I was very happy and pleased with the results. From the beginning of the design phase through the final touches of the "punch list" my HQR Project manager, Ronnie Illan, was in constant contact with me. He helped me with materials questions, project timelines and even picked up some of the materials for me. From the beginning it was clear my satisfaction was his number one priority. The contractors HQR used on my project were equally friendly and easy to communicate with. Even when I made some changes in the middle of the remodel (which is bound to happen!) everyone was friendly and accommodating. In short, I was very pleased with the work HQR did and I would highly encourage others to include them when you are getting bids...I'm sure you won't be disappointed! Attached are pictures of both remodeled bathrooms. I've included pictures of the original master bath as well as the 3D rendering of the remodeled master bath BEFORE any work was done. Notice how close the new Master Bath is to the 3D rendering.
