Tenant made service request which epm, llc ignored. They did the walk through of my house and left keys in mailbox but didnt tell me until a week later. Walk through had all satisfactory and pictures of somethings. But all 3 appliances not working and water damage not mentioned or pictured. These are the pictures i took. I guess because i no longer wanted to use them they felt it was not necessary to inform me of this. Always unavailable and claims they do inspections..but never got inspections. I also gave them 60 days notice to terminate their services. But had to call several times to get security deposit released to me. read more

Beware! Usually unavailable and late to respond by phone or email. They will allow your property to be destroyed and often late to evict which results in costing the owner...all while wanting to nickel and dime the owner. Doesn't seem like they perform any inspections after initial move-in. Transferred PM services to another company and Easy PM failed to or simply refused to transfer keys, current leases, etc. Horrible experience and costly mistake. Beware!! read more

The owner of the company is a scam artist. I used this company to manage my property. They removed money from my account without my authorization for "repairs" that I did not authorize. They do not communicate with the landlords about anything that is going on with the property. They took money from one of my tenants deposit, for damage done to the property, and kept it knowing that is what not their money. I had a very bad experience with this company so bad that I will never be willing to trust another property management company to handle any of my properties. read more

In response to EMP, LLC, characterizing my review as slander. Regarding the code violation-This was a malicious act by a tenant selected by EMP, LLC leasing Co that does not want to pay rent.... Tenant repeatedly denied access to the property to complete installation of damage flooring and other repairs resulting from water unavoidable water damage...instead a code violation was filed. Prior to the filing of the violation the tenant was late on May and June's rent. In an effort to avoid paying July a code violation was filed. An eviction notice was filed to collect July rent.Currently trying to collect September and October rent. Outstanding fees owed-Included in those fees is 550.00 fee pertaining to the early move in to the property by the tenant...4 days before the end of March. He then took the rent for the month of April. Before tenant move in I asked for recommendation for a cleaning service, I relied on his recommendation because I reside out of state . He failed to disclose that he owns the cleaning service. An excessive fee was charge. ' Fee associated with the code violation allegation. The filing of the code violation could have been avoided if 1. EPM, LLC would have enforced the provisions of the lease agreement-allowing access to the property to make needed repairs, with the proper notice. 2.the person identified by EPM,LLC as the contract person to address maintenance issues failed to follow through. EPM,LLC erroneously allege that the vendors that I chose to assist me with the emergency situation that caused the original damage some how at fault. What he has failed to include is that his property manager at that time was was not available, Therefore I had no other options ( I will remind you that I am out of state). The evidence that he had is a joke. Any work done by the vendor was photographed the photo is also date stamped. The judge complimented me in landlord tenant court for going beyond what was required to make my property wh This scam artist owes me 996.00 in uncollected rent. I am not pleased with the service I received. I submitted my application on Monday, September 24, 2018 before submitting my application I contacted the office and spoke with Coretta to inquire about the rental applications requirements. I contacted the office visit because the application fee was a little expensive and to more information of the requirements. She advised me general requirements no evictions mainly. I advised Coretta I am currently receiving a housing voucher. She advised me she will make note information when she received the application. After completing the application, I was sent an email stating to allow 24 to 48 hours for update. I started calling the office on Wednesday to get update. I continued to receive the answering service over and over. On Friday 9/28/2018 @8:37 am I called again received the answer service, this time I provided the answering service with my contact name and number. At 9:52 am I received an email stating my application was denied due to credit. When I contacted the office mainly to clear understanding of what on my credit cause the application to be denied. Coretta started the conversation off standoffish. I asked her to explain to me more in detail about why my rental application was denied for credit. She told me my credit score was 495 and I owed over 90000 in debt. I advised her that 80000 is student loans in which is paid on time. I stated to her the reason I am I having to rent and move at this time because my landlord is selling the current home I reside in and I am not ready to buy due to my credit. She stated to me it was my credit income ratio. I know I will be renting a little longer. With Mrs. Coretta being the office administrator I have some reserves about her comments because I have recently been working with an agent to buy an home through Brand Mortgage out of Gwinnett County. She has been so pleasant throughout the process and letting me know what we are working on. I was advised through my agent my credit score was 574 and I just have a few things to work on my credit to buy a home. Mrs. Coretta advised me that my score needs to be at least 629. I don't understand the Easy Property Management way if I had a 629 credit score I will be buying a home not renting. I ended the call after that Coretta was not helpful, pleasant, and understanding at all. Maybe Friday is not a good day and it's the end of the month. I do recommend for her receive additional training. The remote issue has been submitted but if doesn't work either prior to it coming off the track. When I first called and spoke with these people, I was so happy. It appears I made a grave error in my choice to join Easy Property Management. Even as I read the reviews. I see a familiar name "Donald" G. who gave 5 stars. Isn't this the owner? Did he rate himself?? Maybe I'm wrong it could be another Donald... I am a new owner. I have a huge concern about an invoice sent to me by an Anita Grove charging me a leasing fee as well as for services I never had. In addition to that I may have been over charged for maintenance I already paid for. I sent Donald and Anita long email, I called Donald 3 or 4 times and no one except for the nice office person has responded to my email or called me back about my concerns the corrections needed. I am not sure what to do now. The very nice office person I dealt with is going on leave and I don't have any other recourse right now.
