They answered the phone everyday for a week when they needed something for the application, but as soon as I had any other questions drew didn't even seem to want to answer them. if I'm having a hard time getting my questions answered or for them to even pick up the phone. DON'T RENT FROM DORFMAN PROPERTY!!! When they first showed us the house the previous tenants had left clothes, etc. all over the place and the leasing agent apologized saying that normally they wouldn't have showed us the place in that condition. That should have been a red flag there! Prior to moving in, the first day we placed a brand-new window A/C in the home and returned to our original apartment, the next day we went back to the home to drop off items and someone had STOLE our A/C!!! We called the police and contacted the leasing office. The police weren't of any help at all whatsoever! They wouldn't even dust for fingerprints! They literally said, "Well, this sort of stuff happens and there's nothing we can really do about it." The very next day we returned to drop off more items and found that some of our boxes had been opened and sifted through! The burglars had RETURNED! We called the police and suggested that the criminals may have been the neighbors across the street for they'd been watching us each time we dropped off items not to mention they immediately moved a day after the last break-in! This all happened within 3 days! So, having given up all that money for this house and being glued to Dorfman's lease we reluctantly moved the rest of our belongings into the house. During the months that we were there we endured mice, their feces were atop our deep freezer, etc. and we were INFESTED with SPIDERS!!! We were constantly killing spiders!!! I was afraid to go to the bathroom or bathe alone! In addition, one of the room's ceilings caved in after a night of rain! We kept complaining about the above issues and was told that they were waiting to hear back from the owner (I was not aware that Dorfman did not own the properties they were leasing). In checking back, the owner was facing a foreclosure with the bank! Our last straw was when several spiders had gotten into our BED!!! We immediately moved! The 5-Star positive reviews here seem to be FAKE! They are saying that the leasing agents or people in the office treat you like family and that maintenance are quick to get back to them the very next day while 99% of the reviews here say the opposite. The above positivity may be true for the actual property owners because of course Dorfman want to maintain the property owner's business thus, Dorfman are going to ensure that they respond back to the property owner quickly as well as ensure their needs are being met. However, the tenants are not treated as equally or respectfully. Once the tenants are locked into the lease agreement, then you're pretty much stuck with a mess! As with many landlords or leasing agents, even if you present the property in good or better standing upon leaving, they'll find any way to keep your entire deposit as well as tack on additional fees. We were charged for trash (a couple of bags) set outside for normal trash day pickup. Your best protection to moving anywhere is to snap pictures of every room before you move in as well as after you move out. You can sometimes win your case in court or at best have some of the charges reduced in court. So do not despair. I'd once rented elsewhere and received a letter saying they were going to keep my deposit and charge additional fees and I contacted them back agreeing to provide my pictures and the additional fees were dropped! I can't remember if all or partial of my deposit were returned. My point is: keep pictures, records and don't be afraid to stand up to these people because they count on you to just take their mess and walk away with your tail between your legs. Stand up to injustices and inequalities because tenants have rights, too! Now that you've received fair warning from myself and the other posters, either rent at your own risk or take heed and RUN AS FAST AS YOU CAN AWAY FROM RENTING FROM DORFMAN PROPERTIES! I have been living in my current home for about 9 months and have had nothing but great experiences with everyone I've interacted with in the company. The management team does a great job communicating with me when I submit any kind of maintenance request, and they always send someone out right away! When I moved in, there was a fresh paint job and brand new carpet! The staff at the building have been so friendly whenever I call up there too. I have been doing business with Dorfman for over a decade. I live in California and I own several houses in Indianapolis, all of which are managed by Dorfman. I cannot speak highly enough of them. They are very attentive to my requests, whether it is clerical (for example copies of leases) or technical (like attention to repairs) I get an immediate response. What's more, they are not just "rubber stamp" requests. The management thinks about my requests and often makes other suggestions or even advises me against them. Their advise is always right on target. They keep my houses rented, with market rate rents. I almost always get an increase when the lease renews. I recently had some issues with one of my houses, which were caused by the previous owner. The team at Dorfman took care of every detail, including getting my consent for repairs, shopping for the best deal for me, etc. Last, the "mundane" stuff is always spot on. Their statements are easy to read and are almost always accurate. On the RARE occasion that they do make an error, the staff corrects it right away. Their payments come through in a timely manner and by ACH. If you own a house (or houses) in the Indianapolis area I would definitely recommend Dorfman. read more

My furnace went out in middle of winter night. I immediately called them and got an on call person. Was told no one could come until tje next day to use my oven. The next day someone came and apparently it was my fault the furnace stopped working, and I had to pay for repairs. I thought thats not my job that's why I rent. mind you I lived in the house 5 years and not one service request for Preventative maintenance was made on the furnace. If considering renting from this company here are some things you need to know: Rhonda, Megan, Carrie are all in it for the fun and games- they are all rude and lie to you just to get you out of their office. Depending on the address of the home determines how well they will treat you or not treat you and it also determines if they actually run a credit check or if they just take your credit app fee If you are anything other than white, good luck as they are racist They play games like changing the last digit of your phone number so the contractor can't reach you for days on end All their properties are unkept: they all have issues that they already know about but don't want to fix If renting a double-check to be sure your neighbors actually have a life and not just sitting around all day collecting a check with nothing to do. Also, Dorfman will listen to whatever the oldest tenant in that property says so even if they are lying on you, you will not be able to prove them otherwise We had plumbing issues with the bathtub and water would run from upstairs in the bathroom down to the dining room floor-called and put in maintenance request. They sent one of their unhandy handy men over to take a look. Of course, they have to take pictures to get the work order approved for a contractor. After two weeks of the plumbers contacting the wrong number that Dorfman provided to them, they finally reached me and came out. This was an expensive job so I know they were mad. After the plumbers left I put in a work order to have the dry wall installed. They sent their unhandy handy man back over with 2 sheets of drywall like he was going to do something with that! They never came out again for about 2 months, so I called the health department which still took another 2-3 months before they finally got off their lazy asses and sent someone to cover the ceiling back up. We have had sewer issues in the basement that they take their sweet time to fix. All in all ill say that this was by far the worst rental company to ever rent from but hey I forced them to pay out roughly 20,000 for the roof, gutter, and plumbing repairs so ill say that it was a pleasure to vacate the premises when the lease termed! So glad that I never have to look back and rent from them every again in life! read more

As a property owner I have used Dorfman for over 10 years and they have been very responsive and flexible. People do not understand that Dorfman serves as a property manager not a property owner. Dorfman is immediate and responsive to all tenant matters ... HOWEVER if the underlying property owner refuses to fix things, etc., Dorfman is limited as to what it can do. when we first moved into the home it was under urbanhaus. one day i got a random letter stating dorfman was now over the property, being confused we called urbanhaus who as well was confused. we call dorfmans and rhonda is so disrespectful i had to call and involve my attorney! the entire year dorfmans has been over the house we have been left without hot water for 9 days and accused of turning off a broken water heater that the owner had to replace. the bathtub has been peeling since day one and we haven't been able to take baths for 2 years! the roof was leaking, the furnace sounds like a train my kids father says whenever coming in from kentucky, the windows are old a leak, i had to buy blinds and a refrigerator that the owner still owes me roughly 200 bucks, the fire department complained about gas pipes inside the garage, we can't use the backyard it's disgusting and the power lines are hanging off the house and a live wired satellite dish laying in the backyard 5-6 months now since the roof was done, green moss growing on the house, you can't sleep from pine cones hitting the roof all night, and you dang well better not complain our you receive emails saying eye rolling lol by the management rhonda! they tried to jack the rent up from 975 to 1285 on less then a 1000 sq feet, and top it off we were told since we're unhappy we could vacate whenever we liked just let them know where moving! now they demand a 30 day notice as if i haven't been forwarding my attorneys all her emails, and now she thinks she's bullying us and if we do not get our full deposit back as promised for this train wrecked house it will be an interesting court battle and lose for them as i still obtain all photos, emails from both companies, receipts, videos, and texts from contractors! they broke my driveway camera and i had to call my attorney regarding that! when we moved in the house was dirty and full of rehab dust and they will get it back the same way....,.. please dooooooooo not rent from these people they're racist, rude, unprofessional, disrespectful, and inconsiderate of anyone but the almighty dollars you pay them!!!! let's remember i paid for all blinds and refrigerator that aren't going with my family! one more thing they will ignore your rental history request from other companies when they discover you're vacating is how i found out the name of the person who owns the home now i can lol like management did so rudely! last but not the least there are foundation cracks all up the walls of the house so its literally sinking because its a flat home!!!!!! go figure just don't go dorfmans you'll live to regret and hate your home trust me!!! and the paint is so dang cheap when you wash walls it rubs right off!!!!! renter beware dooooo not do it!!! the state needs to shut dorfmans down!!?? read more

Please read all the previous reviews and look else where. They are constantly adding extra fees to our rent and even comes in our home without permission. Seriously NO. Dorfman is the WORST. Bad apartments, worse office staff. The heat & AC are a joke. My heating bill was $300 one month this winter & I was never abundantly warm. The place is crawling w/ ants & cockroaches & other various bugs. I am very clean & so are my neighbors so that's not the issue, the issue is the crappy walls w/ cracks all over the place. Every time I call the office w/ an issue, they are more rude than you could imagine & my issues are typically ignored for obscene amounts of time then is fixed the lamest way possible only to be an issue again in a couple days. ABSOLUTE WORST APARTMENTS. I would not recommend these apartments to anyone. We've called multiple times about not having any heat. No one calls back. I've been sick numerous times since i've moved in probably due to the fact that there is never any heat on. You can hear everything going on in the apartment above you. I can hear entire phone conversations. Our lights shake when someone walks across the floor. They are dilapidated and falling apart and the staff finds no issue in never getting back to you. This recent ownership has been a nightmare. Dorfman charged my household 75 dollars for fixing a light fixture when all they did was change a light bulb and get this I provided the light bulb. The worst I have ever rented from. The house was extremely nice and large, located in Franklin, IN. Myself and a roommate rented this place and never once bothered Dorfman after, never submitted a maintenance request, always paid rent on time. So you are asking why the bad review? Because when we went to move out we left the place SPOTLESS I am talking about cleaned the carpets, bleached the bathrooms, etc this place looked just like if not better than when we moved in. When it came time to get our deposit back I received a check for $140. We paid them $1125 up front for the deposit. As I read the charges on why they charged me pretty much $1000 the charges where bogus. They charged $400 for carpet cleaning when the carpet was in PERFECT condition since we deep cleaned them ourselves, the other charges where vague and not detailed. When I called to complain I was told I would have write in and file a despite, after months nothing ever cam from it and I kept calling only to be hung up on and ignored. Long story short if you do rent from these guys just do not expect to get your deposit back no matter how perfect you leave the place. I could have probably hired a lawyer and fought this a little harder but honestly I don't have the time and refuse to pay legal fees for something that is not my fault. Well let's see, not sure how to start this review. My family and I lived in a home in Noblesville for four years knowing it was temporary for family situations. Never once was rent late, typically 1-2 weeks early. Never complained except when the hot water heater or the furnace broke or the pipes burst. Never had a complaint from a neighbor. Kept the yard nice including planting bushes and flowers. The house was spotless... was even told this during the last two inspections. One of the comments was "it's impeccable as usual". We gave ample notice that we were moving on February 29th, we were out of the house on the 22nd. Because we were to have utilities on until the last day of the lease, it was a Saturday. We were told that we couldn't end the utilities on the 28th, being a Friday, but it had to be until Monday, March 2nd. Technically that is a break in the lease on their part by requiring us to pay an extra two days. But we move on. The furnace had to be repaired three times. Finally the maintenance man told Dorfman that he refused to repair it again and that it was a hazard to the tenants. That finally forced them to replace the furnace. Thank goodness a random maintenance man was concerned about our lives, the landlords were not. When we rented this house four years ago, I knew very well that most of the complaints were about getting the deposit back. We went into this not expecting it back based on reviews. Just got the check and letter today and am not remotely surprised. But pissed? Oh yeah! Deposit was $1,250. Carpet cleaning was $361 which we knew up front. Housekeeping.... based on the two inspection comments and the fact that I spent an entire day busting my ass to clean a house, one would think that area would be fine. But I was wrong. Why did I even bother? That was $100, honestly flabbergasted by that one. $250 for paint and nail holes. Well after four years of cheap flat paint, of course it needs to be painted! Nail holes? We hung pictures. Didn't know that was a bad thing. Then this is the kicker.... $250 to replace blinds and a set of vertical blinds. There was not one blind that was broken. Not one! We dusted them and cleaned them on a regular basis. And the vertical blind that had to be "replaced"? They couldn't have replaced something that they didn't put there. We put it there over the sliding glass door. Maybe the fact that we left it to be nice came back to bite us in the ass. So in the end, the deposit we received back was $288. A word of advice... go ahead and be the worst tenant you want to be, you won't get any more back than if you were a stellar tenant. I'm glad our renting days are over, but if they were not, I would NEVER rent from Dorfman again. Up until today my review of nearly every other business I have done business with is 5 stars! The majority of my ex landlords are wonderful people and I still speak to them and ask for references to this day. In fact on of them lives over 400 miles away and we still go to visit their family farm! So lets move on to the worst company and individuals I have ever done business with in my life! On June 22, 2016 I lost a VERY good job! My rent was $1025. I notified Dofman Property THAT DAY BY PHONE! They told me IF I could find someone else that was willing to rent the property they would let them take over the lease. I notified them in writing, we spoke on multiple occasions over the phone. The individuals were ready to take over the lease in JULY! Dorfman Property MADE ME STAY until August 1st. They said when I turned in my keys on August 1st that my lease would end. They walked through the home and said there would only be a standard fee for carpet cleaning taken out of my deposit and the rest would be returned to me. I was super excited when talking to the other family on the phone I was in tears, and told them that this was "the answer to my prayers." I am a single mother and take care of 7 children on my own. I had my job for 5 years. I worked 85 hours a week EVERY single week to pay my rent, utilities, and daycare. All of my children are under 8. I was terminated because I was hospitalized. It was covered until FMLA, but the company didn't care. They back dated my termination 6 months, and got refunded for $60,000 in medical expenses. Which sheds some insight into why I was terminated as they are an ERISA self funded plan. We are still to this day working on getting it settled. I was so THANKFUL to Dorman Property for allowing me to have someone take over my lease in one of the worst situations I could have ever imagined. I even told them that over the phone. BUT THEN.... Instead of getting a check for $1025 minus carpet cleaning... I got a BILL for just over $5,000 and they kept my $1025 deposit. They told the next family they were making repairs to the home. Me and the next family had both agreed it was in rent ready condition and they were ready to move in. However, I turned in my keys August 1st, which is the date Dorfman Property said that my lease would end and I would stop paying rent. They made the family wait until August 28th to move in. They STEAMED the carpets, but put on my personal bill that they replaced the carpet in a 2005 square foot home! They put on my bill that they REPLACED the stove which did'n't need replaced they charged me a crazy amount any way. They charged me because they repainted the house, which didn't need repainted. They charged for bent screens UPSTAIRS.. I have 7 YOUNG children we use AC we clearly don't open windows for my toddlers to jump out. Then they claimed I was BEHIND ON RENT! I took in EVERY receipt. I had never even paid late. NEVER Not even once! They explained my lease lasted through February so in order to leave I needed to pay August-February. So they charged me for those months of "unpaid rent" minus my deposit after repairs. Keep in mind the new family moved in August 28th. They said per their lease break clause they were allowed to charge me the remainder of the rent to break the lease even though that is completely different than what they said, and completely different than what the law allows. You can't charge both me and a new tenant for the same months in rent... that is illegal! I am getting an attorney, and when I do I will be looking to file a CLASS ACTION Law suit to help get back what other people in my situation with Dorfman Property have lost. For people thinking of renting from these people DON'T DO IT! YOU WILL REGRET IT! I know this sounds like a unique situation. How many people have to move early, and have someone wanting to take over their lease? That doesn't happen every day. But for any one else, one of the ladies called me a b*tch over the phone as I was telling her I was current on my rent. Normal people in the customer service industry simply don't treat people that way. As others have said about repairs. I had three bathrooms, but one was out of order completely. It smelled horrible FROM DAY ONE. It wasn't ever fixed. They sent someone out to "fix it" which got rid of the smell, but I was completely unable to use that bathroom. Either the down stairs bathroom or the master bathroom had to be used the kids bathroom was virtually nonfunctional. While I was waiting to get someone out there that I had to stay with someone else for nearly a month, while I paid $1025 RENT ON TIME! They were aware of the issue with in 24 hours of my moving in. Other issues we discussed during my walk through at the beginning I marked them down, then the charged me for ALL of those existing issues! read more

I signed an 18 month lease and when real estate agents started to show up with customers, and the appraisers came to show the house and take pictures, I called to ask them why. They acted clueless. Do yourself a favor and avoid this company. Living at one of their rentals properties was hands down the worst experience of my life. From the start, we had nothing but bad experiences with Dorfman. The lady that met us at the home was extremely rude. She seemed to be angry at us for some reason. Like we were such an inconvenience to her. We signed and initialed all of her documents and she just walked out and left. No congratulations. No thank you. The rental agreement online said the property was being rented at 12 month intervals. When we arrived, after driving over 1,100 miles, in January, the lady slammed down the agreement only it was for 18 months. Either we signed or we were stranded in 3ft. of snow. At one point, the company changed our rent without even notifying us. I don't know if someone just accidently hit the wrongs numbers or what. I ended up calling the company. I explained to another lady what was going on. She simply said it would be changed in 24hrs and to make sure we pay it. Wow. The house we rented was poorly build. The bottom of the house recieved absolutely no heat in the winter and the top recieved no A/C in the summer. The paint on the walls was so cheap that simply brushing against it with tissue paper took it off the walls. They charged $400 to touchup the walls. After the 18 months of imprisonment, we cleaned the house and left. When we recieved our deposit back, over half of it was deducted. They charged us to fix things that were listed as being broke before we even moved in. They charged for a "broken door bell" that worked perfectly fine when we left. They charged for fixing lights that never worked the whole time we were there. The most expensive stove top drip pans I could find on Amazon cost $25 for a set of 4. Dorfman charged us $165 for 4 drip pans. They charged us $125 to replace window blinds that "have bite marks" which were there when we moved in and were listed when we inspected house. When we were getting ready to leave, we brought the keys to Dorfman. We told the lady we were leaving in the morning were ready to turn in the keys. She said no. We were not aloud to give her the keys unless every single thing was out of the house and we were not there. She said this was because one of the inspectors could be there at any time to check the house. We replied by asking her if she could make a note to not check the house till the next day. She denied. We told here that we paid the rent for the house till the end of the month. They shouldn't be checking the house till our signed rental agreement termination date had arrived. She simply said that's not how it works. I guess it works any way that Dorfman wants it to work at the time. So we had to leave the keys with a friend to turn in because we were moving out of state. AVOID AVOID AVOID. Absolutely awful. They lied to me about multiple things on multiple different occasions, always changed stories and were never there to answer questions or even listen to a problem. The house could have burnt to the ground and I still wouldn't have been able to get through to someone. The disregard to resolve issues was incredible. Then in the end I was charged 250 because every single window blind I'm the house supposedly needed replaced and when I called trying to get it sorted out since the blinds were only a year old and nothing was wrong with them I was told I had to write a letter and they would review my complaint!!! Do not rent from these criminals!! I had a terrible year paying way too much rent to people who refused to care. To top it all off my last month or so living there they took 2 weeks to respond back to my bank when they sent a request out asking if i paid my rent on time or not so that I could buy a home. Do not rent from Dorfman.. seriously, do not do it. The only good review is posted by somebody named "BS" which is exactly how I feel about this joke of a rental company. Zero respect for their renters, never get back to you if you call about an issue, never an apology for the miscommunications between the employees, and quite honestly, one of the worst experiences I've had when it comes to customer service. I highly regret renting with them, in fact, a big driving factor for my husband and I to buy a property was because of the awful experience that Dorfman provided. Rented a duplex in broad ripple for a year through Dorfman. They seemed fine while living there although the house was in poor condition. Our biggest issue with them was in getting our security deposit back. In total we gave them $825. We were made aware they would deduct from that for carpet cleaning (not that you could really do anything to the carpets since it had been warn down from likely many years of abuse/neglect). This cost us $193... Are you kidding me? They also charged us $60 to replace a set of 'dirty' window blinds. The last charge $50, was for the removal of a broken washer from the basement that was present when we moved in! Since they didn't include it in the initial lease we ended up replacing the broken unit out of pocket. All in all if you have other options for living in the area, take them. read more

Worst experience ever I lived in the condos that they were over for 2 years and the staff was very unprofessional, rude and racist. The heavy set blond in the front is the worst, it takes weeks before some comes out to fix anything and they get mad if you call more than once about the issue. One star is too many for this property. ***Please look past the affordable rent that Dorman has and realize you will be paying so much more in the unneeded emotional distress this company causes because of their rude, inept employees and poor quality units*** Dorfman Properties are one step up from slum lords. The communication IS HORRIBLE between maintenance, the main office and the tenants. When I lived in the Broad Ripple location I would be surprised by random maintenance events that no one warned me about. The most troubling was when I came home from a work trip to find a man retiling my bathroom with the toilet removed from the bathroom. I had no warning of this happening. The water would also be randomly shut off for maintenance events. Carrie in the maintenance department promised me each time I called complaining about surprise maintenance making the reasonable request for a warning if strange men would be in my unit when I was not at home, she promised I would get a warning the next time. She lied EVERY time, I never received a warning. Besides the horrible experience with maintenance upon move out money was taken out of my deposit for a parking pass I handed to a leasing agent. The main office has "no record of my parking pass". From almost day one Dorfman Property has been a cause of stress and displeasure. Bottom line DO NOT LIVE HERE read more

Dorfman Property Management has been managing my 2 rental houses since June 2006. They have been number 1 property management companies among my 6 companies out of state of California where I live.. I realized right in the beginning that I have found a 5 Star management company and I did not worry once about vacancy or repairs. Hardly any vacancy and thus produced positive cash flow from inception. Response time was excellent to my calls where manager Ms. Ader even returned one of my call right away from her doctor's office. The other staff members are efficient and do interface well with respect. I have two homes under their management at this time, and both of them have stable tenants since 2012. What else can you ask for from a management company. I noticed they work over the weekend to show and lease while my other management companies are closed - what a difference! read more

The apartment location in Indianapolis is in an ideal location and that's why I do not wish to move out. My apartment radiators leaked and water was gushing out flooding my entire apartment twice. The second time I this happened I did not receive any kind of compensation for the damages or inconveniences caused. The management refuses to work with you with repairs. It's basically when they have the time and convenience, not yours. With all that, the rent on these apartments keeps rising every year. So renters are expected to pay more every year for bad service. read more
