I can think of thousands of things that I would rather do with my money, than place it anywhere…read morenear this company again. I would sooner live in a tent made of duct tape and Hefty bags than one of their properties. My family and I lived in a property in Kannapolis for almost four years. During that time, we had a multitde of problems. First, the heat blower failed. This, they replaced fairly fast, credit where it is due. But my hope was short lived. Not long after, in the first year, we had to replace the refrigerator they provided, which failed. Their offer was to credit us $150 towards another fridge, which we would have to leave when we moved out. We declined, bought our own fridge, and took it with us when we left. A storm ripped part of the flashing from the roofline, just under the eave. It is STILL, to my knowledge, on the side of the house waiting to be replaced - 3 YEARS later, mind you, and there's still a hole in the roofline. Very efficient - NOT. A poorly installed cleanout plug cover had dropped into our main sewer line BEFORE WE MOVED IN. When it eventually blocked the flow, we wound up out nearly $1000 in RotoRooter fees and had to spend a night in a hotel, plus being without reliable toilets in the house for 4 DAYS. In the end, NGR DID hire a guy to dig down and replace the section of sewer line where the problem was, but never reimbursed us for the RotoRooter, which should have been THEIR responsibility per the lease. The floors in the unit were, at best, soft. The worst point was eventually repair but by the time we moved out I honestly worried that the kitchen was going to cave in! Carpets in this place were installed poorly, and had pulled back from the edges in several places. It's SO nice to have nailboards in your feet walking between rooms, isn't it? Called to complain - No response. Mice found their way under the building, because some idiot at NGR used untreated wallboard as the outdoor crawlway access covers. The infestation also chewed its way up into the house through the floor in multiple places, and even after NGR sent out some "exterminators", all they did was toss poison food packets under the house. This killed the mice - which then stunk up the house to near unlivability as they died IN THE WALLS and decomposed! Through it all, NGR was pretty much unreachable. Finally we moved, and none too soon! We cleaned the HELL out of the place, considering that the lease forbade us to use a Carpet Cleaner, but did all we could to leave it better than we found it. I even power-washed the entire outside siding and driveway! Two MONTHS after move-out, we had not heard anything from them as far as our security deposit, so I called. Unsurprisingly, the person I called has a phone that goes straight to Voicemail, so I left a message. As of this review, and unsurprisingly, I got no callback - but today we get an Emailed list of expenses and charges that just so happens to exceed our Security Deposit. What really burns me is that part of which included... wait for it... Carpet Cleaning, Hole repair, placing thresholds over torn carpet (remember that, which I had complained about above?) Painting the repairs, and - the cherry on top - Mowing the grass which was "Long". Friends, that grass was mown to 3" the week we moved out. Grass grows. Two months late you're gonna charge me to mow? and I had to call YOU to get the breakdown? Unprofessional in the extreme. All in all, the best recommendation I can make as regards to New Gate Realty is that it is a gate best left unopened. They are unresponsive, unhelpful, their maintenance is poor at best and criminally negligent at worst (I didn't even MENTION the electrical issues or the ceiling fan nightmares), and only concerned with keeping their hands on your money. Seriously, STAY AWAY. FAR AWAY. Buy a tent, at least it has less chance of collapsing.

Attempted to contact this "rental company" about a property they had listed for rent…read more Attempted to search for them on Google to pull up their website and couldn't find it anywhere. No page linked directly with the company or the property. They responded to me via Facebook messenger, and linked the house to their website, and stated to me that in order to view the house, I would first need to fill out an application with them. This is a little backwards from almost every other rental company I have dealt with ever. Moving forward I had a few questions about the house listed and asked if they had someone I could contact via telephone. Their direct response was "We mainly communicate via text or email for documentation purposes as we manage around 100 properties in the area. What questions can we answer for you?" I had asked to speak to someone from their company on the phone twice before receiving any such reply and the other two times they simply ignored my question. I found their listed telephone number online and called it. It didn't even ring before a voicemail popped up stating to leave them a message. I left a message and rather than receiving a phone call back, I received a text asking what my questions were. Overall, this has to be the most sketchy rental company I have ever hear of. The sole fact that they REFUSED multiple times to speak via telephone is reason enough to never rent from them.. I anticipate a response from them stating that they want to communicate via text or email for documentation purposes, and that all questions that can.be asked over the phone can be asked through text or email. I fully believe that is awful business and if I was to rent a house through them I should anticipate never getting an actual person to listen to my concerns. Stay away.

I moved to Salisbury to take up a position as an Assistant Professor at Catawba College, and rented…read morea duplex managed by APM. The condition of the property at move-in was unacceptable: overflowing trash bins left from the previous tenant, built-up dirt and grime, cobwebs, and multiple defects including a hole in the ceiling, torn window screens, and chipping paint. Several smoke detectors were nonfunctional because they had no batteries--a clear violation of NC General Statute § 42-42 and basic fire safety codes. I documented all of this and sent the property manager, Matthew Sloop, an assessment with photos. It has now been over a week with no reply. When I asked about the missing refrigerator--a standard inclusion in every rental I've lived in--he simply stated they are "not required" to provide one, without addressing the fact that the listing failed to disclose its absence. I've already done the cleaning myself, but this property should never have been delivered in such a state. The lack of responsiveness and disregard for habitability speak volumes about the management's standards. One more note: if a careful prospective tenant looks at their Google reviews, they'll notice that the bulk of the positive ratings come from property owners--not from tenants who have actually lived in these units. That fact alone should give pause. If you are considering renting from this company, inspect the property in person before signing, document everything in writing, and be prepared for minimal responsiveness once you've moved in.

Currently a resident and it's so crazy how the emergency maintenance line has not picked up any of…read moremy 5 phone calls. This week has been over 85 degrees and my a/c is not working. It's currently 81 degrees INSIDE THE HOME! I have family visiting from out of state and it is so embarrassing having them sleep down stairs because it's slightly cooler. I bet if I was late on rent one time they'd be making phone calls and sending emails. Smh
