Turns out, there are people who are fraudulently using his personal name and his Construction Company name to do building and landscaping projects here on the Peninsula. When they called our business, the phone number even came up as Diviney Construction on the caller ID. These people even utilized Broadmoor and did the same to them. Ivan came into our business just now to settle my poor review. He was very pleasant to deal with. I can't seem to figure out how to remove my previous review. The people who used his name and did not pay us, are not him. Just make sure you speak to Ivan himself. He is Irish with an Irish accent. The people who used his name fraudulently are of Hispanic culture, with Hispanic accents. read more

We had a fairly large remodel project that included new foundation for a 3-story extension, plus cement patio with stairs, retaining wall, and front driveway. If anyone has gone through an extensive remodel, you know how stressful it can be. We were fortunate to use Diviney for this fairly large project. Ivan, was so helpful in providing guidance in the decisions we needed to make, and was patient through it all - didn't feel rushed. He was very informative of all the options available to us, and when the work was finally done, it was better than what we expected. We did have an issue about 6 months later when it rained really hard - we found that our new redwood fence that we put up over the retaining wall, leaked and stained the cement. We also had a puddle on our patio that wasn't draining. So I called Ivan to see what could be done, and he wasted no time in making it right. Ivan is a perfectionist in what he does. We used Diviney Construction last year to complete an earthquake retrofit of a small apartment building in the Richmond District. Ivan and his crew were very reliable and had great communication with us throughout the process. We expected the retrofit to take a full 6 months but they finished it in 4 months instead, which we and the tenants were thrilled with. As he was working on the retrofit, we asked him to help out with a couple of smaller issues that came up in the old building and he was happy to help out with those and he charged a fair price. Our remodel consisted of converting a downstairs 1950's family room into a master bedroom with master bath, adding walls, closets, and all new doors which included French doors to our backyard patio. We also updated our upstairs bathroom and put on a new roof all of which required extensive organization to pull off all while our family stayed in home. From day one, Ivan and his team was very well organized and communicated status on a near daily basis. Ivan worked out a phased plan to ensure we were never without plumbing for more than a few hours at a time.  Everyone he brought in was professional and very kind/respectful. The pandemic put a little wrinkle in the timeline but Ivan communicated when he would be able to get back on the job and started as soon as possible. Much effort was made to stay within the budget. Our remodel required lowering the foundation to get the required ceiling height for a third bedroom behind the garage. Ivan meticulously did so in 4-foot increments as required by the city. Ivan also poured our concrete entryway between our gate and front door. It wasn't until a year later during some heavy rains that we discovered the entryway was sloped down into the front door and water was seeping into the front of the house. We called both Ivan and the engineer who had drawn up the remodel plans to see how we could remedy the situation. Ivan agreed to re-pour the part of the concrete by the gate so that the water wouldn't have a chance to even enter our entryway, much less the front door. After the concrete dried, Ivan returned and inundated the entrance gate with water to test if water could get in. He didn't charge us anything for fixing the problem. What impressed us most was how he was willing to work out a solution with us and the engineer. Once he figured out how to fix the situation, the work was done within the month. Very professional, cooperative. Plus, he's always smiling and cheerful. You can tell he likes what he does. I've already recommended him to friends who are looking for a contractor. read more

Ivan Diviney is a gem. He's done many projects for me at my 97 year old Outer Richmond home in San Francisco. He is always pleasant, always fair in his pricing and his word is golden. He shows up on time, has good people working for him and I've been happy with every outcome. He completed a major project when a prior contractor left me in a lurch. He's floored decks, found and fixed major leaks, completed a Bathroom project and most recently tore out and poured a new walkway to the front entrance. Ivan is reliable, ethical and a very nice guy to work with. I recommend him highly. If there were six stars, I would give him six. And no, we are not related. Have you ever been in a bad situation, needed help, found no one, and then someone showed up and bailed you out beyond even what you hoped for? Yeah, me neither - until a couple of weeks ago. My mom drove her car into the side of the house taking out the garage door and a chunk of the wall next to it. So, now they have a gaping hole in the house with heavy rains expected that day. It was Saturday about 1pm and I needed someone to come over and seal up the damage to keep the water out. I called ten of the highest rated contractors on Yelp. 7 didn't answer. 2 said they were too busy to help. Only one, Diviney, said 'Send me a picture, we're busy, but I'll send someone out there to seal it up.' At 3 o'clock Diviney showed up. Without fanfare, he got to work. I was expecting him to just hang a tarp over the cavity and call it a day. Nope. Three plywood boards, a circular saw, a couple of beams, a tarp, and 2 hours of work later, he had it sealed up. Yep, 2 hours, and not a minute was wasted. The work he did was thorough and high quality - everything was measured, nothing was sloppy. And nothing was getting past the barrier he built. I asked if it needed to be as robust as he was making it and he asked simply "Do you want strangers coming into your house?" Uh, no, please carry on. When he was done, I, extremely relieved, asked 'how much?' He said he was there just to do the work and left. A text from their office later that evening simply asked if we were satisfied with the work. Dude, you were the only ones to show up in an emergency, you built a structure that was more robust than the original garage door, you left without mentioning payment, and you want to know if that was satisfactory? Serious? A week goes by, then two - no contact from Diviney. I call to ask them if they have sent their invoice, after all, the address is on the side of the house. It becomes clear from the conversation they had no intention of sending an invoice - ever. I had to insist that they send one. 5 stars is not enough. This level of dedication to the customer is what builds dynasties. read more

Our house is old and needed minor repairs here and there. One of those minor repairs was what looked like a leak right above the front door. It manifested itself through peeling paint and surface discoloration. It was more obvious whenever we would have rain or significant moisture. And with reports of an El Nino year, we thought might as well get it done before it gets any worse. So we went through a couple of contractors recommended by family and friends. Either they charged exorbitantly or were flakey. It was after this that we went to Yelp and looked at what was available out there. Diviney Construction came up and the reviews which were very positive. So, why not give Ivan a call? We called Ivan and he promptly answered letting us know that he was on his way to a job and could stop by to take a look. What? Wait...a contractor who could come by and take a look on the first call? Okay, so he came by and looked at the wall above the front door and did some poking around. He then gave us a brief summary of the strategy he would use in order to find and repair the leak. He then gave us a general estimate which included how many days' work, how much per hour, etc. We did the math and thought it was reasonable and gave him the green light. Sixto and Luis, Ivan's two employees, showed up on time and started putting up partitions to isolate the front door and the affected walls. They laid down protective barriers on the floor, moved furniture and then started working. Since we were off that day, we saw how relatively clean they went about working. Cutting through stucco generates a lot of dust but most were contained within the plastic barrier. Ivan came by later that day and helped. They were a good team - Ivan, Sixto and Luis. We were impressed with their workmanship. We can only tell you how great Luis and Sixto were in doing the job and cleaning up after themselves. The job was done within the time described by Ivan. Oh, by the way, Ivan is very prompt in communication using email, cell phone and text. Very conscientious, that Ivan! His bill, while not tiny, was very reasonable. I asked for and got a recommendation from Ivan for a roofer who would replace the gutters. Ivan would not have given us this recommendation if he didn't know how they worked. Look for another review for that one! Ivan, Sixto and Luis are gems and we think we've found our contractors. Just don't move, Ivan, ok? read more

Even in our short time as homeowners, we've realized how hard it is to find people to work on your home whom you trust and who are thorough, competent, and responsive. Ivan Diviney and his crew are exceptional on all counts. You really couldn't ask for better. We hired Diviney Construction to do work on some dry rot on a header under our cantilevered landing from our dining room down to our deck. Ivan suggested a great workaround to the cantilever to prevent the dry-rot from returning, then suggested we follow through with a structural engineer. Once we had plans for putting the landing up on posts, Ivan and his crew did a stellar job at a very fair price. (We checked with some contractor friends and they confirmed that the plan was a good one and the price was reasonable.) Not only did Ivan and crew (Luis and Sixto) take great care of our place (laying down tarps, moving stuff out of the way), they also paid great attention to detail and never tried to oversell. In fact, they threw in some extra work that wasn't part of the original estimate. Ivan kept us informed of progress every night and responded promptly, clearly, and succinctly to our inquiries. They cleaned up after themselves each day, and left the place in great shape. They clearly care about their work and paid close attention to detail. At one point, Luis carefully made holes in the wall they were working on to make sure cable wires would continue to come into the house. When we told him that we had forgotten to let him know that the wires were dead and we didn't want them, but not to worry about it, Luis proceeded to take the wires out and patch up the wall. They brought in a specialist to make sure that the finish on the new drywall they put up matched in texture the rest of the wall. And the work just looks fantastic.The people who had worked on the place before we bought it had clearly cut corners (such as not using exterior grade materials on parts of the deck). It's great to work with people like Ivan and Luis who you can be confident are doing the work right. Oh, and I should mention, they did the job quickly! The work was completed in a week and a half or so. No dilly dallying whatsoever. If you don't want to wonder about the quality of the work, or the status of the job, or chase after your contractor, Diviney Construction is the right choice. We couldn't recommend them more highly. read more

DRY ROT SUCKS!! Ivan and team were great. Our back common area stairs to our TIC had completely dry rotted and needed to be patched and replaced in some areas. We spoke with several contractors and got quotes over a period of 1 week. Ivan was quick to respond. Why the 5 Stars: * He is a licensed contractor in the City * He was responsive and our conversations were brief and to the point * Kept me up to date on the progress of the project * He has a good network of people to provide guidance in areas he may not be an expert in * His employees were very nice and respectful of the property and the work * The quality of the work was excellent * He brought the stairs up to code in areas where it was not The job ended up costing us $2000 more than originally planned, as we did have to increase the scope of the project. Ivan and his employees found more issues as the impacts of dry rot are often in hidden in the structure of the stairs: one TIC had to have the siding on one wall entirely replaced, the roof gutter and piping system for the area around the stairs had to be replaced to stop flooding and increasing future dry rot, and the plastic canopy that was pouring water into our formerly non-compliant stairs also had to be replaced. Our stairs are now safe, no one will die, and will ideally last another 18 years or so. read more

I had he and his crew do a fairly large concrete patio, retaining wall and planter job in my back yard and the results were top notch. When the job was complete and I asked him to address a few minor items, they were resolved promptly and with a smile. He does great work at a reasonable price and is a pleasure to deal with. Ivan quickly researched my project and provided me with all of my options.
