    WeatherGuard Roofing installed a roof on our large horse barn in 2016 and provided us with a…read more10-year workmanship warranty. Despite paying over $54,000 for the roof, it began leaking within the first month. Over the next 9 years, we contacted them repeatedly for repairs. The leaks never stopped. They later tried to claim the warranty was only five years, despite us having written documentation of the 10-year warranty. When we met with the owner in 2025, he blamed the leaks on the building itself, saying it wasn't possible to properly roof a pole barn--yet somehow still sold us the job in the first place. We hired an independent roofing inspector who performed a controlled water test, and the roof leaked within hours. He confirmed there is no realistic way to repair this roof because it was improperly installed as a second-layer overlay. We now have no choice but to completely replace the roof at our own expense. In our opinion, this company does not stand by its work, and we feel misled by both the workmanship and the warranty process. We strongly urge anyone considering this company to proceed with caution and consult with an independent roofing expert before signing a contract.

Which, during the estimate, they liked to constantly slander Pella + other companies. After telling them they were too expensive, they lowered the price by another $250, even though they had told me the $1750 was already the lowest they could go. Eventually got a quote for about 60% cheaper. When I told them I was choosing somebody else, because their prices were reasonable, they started to mock my decision and the reasoning for why I wasn't choosing them.

    I would give them less than 1 star if I could. We are military and signed with them in 2010 to…read moremanage our property in Yelm as we had been PCS'd out of the state. All started out well, and then our manager changed and the unresponsiveness began. We started receiving complaints from our homeowner's association regarding an RV parked in front of the house (which is against the covenants) and about the tenants throwing parties at the home in May of this year. When the manager emailed us a photo of the RV to show us where it was parked, we noticed a lot of cars parked in the drive-way and became concerned. We drove by the house in June and saw that the yard and landscaping had been allowed to become completely overgrown, and there was all kinds of miscellaneous items and event car parts (a hood) on the front porch. We were mortified as we had always kept the home and landscaping in good shape, and were also concerned with how the interior was being treated. We emailed John L Scott with our concerns and got no response. We emailed a day or so later to end the tenant's month-to-month rental agreement, and again no response. About a week later I had to email to get an update as to whether the tenants had been notified, and this time managed to get a response. We requested a walk-through of the home, and got no response. We only gained access to the house almost 3 weeks after requesting a walk-through when the tenants actually moved out. Over the course of the next 2 weeks while John L Scott was coordinating certain repairs I got very familiar with the condition of the home, and it was not how we turned it over to them. Garbage was left in the storage shed and all over the yard, the floors were absolutely filthy (9 swiffer wet jet pads later and I bet it still needs cleaning), and because the repairs had taken so long the backyard was again allowed to become overgrown (but John L Scott refused to have it mowed again before handing it over to us). The most outrageous offense though was that they have repeatedly refused to give us a copy of the lease and walk-through inspections. Our other property manager (we own 2 homes) gave us the lease for our previous tenants, and all of our friends that go through property management companies have always received copies of their leases. DO NOT TRUST JOHN L SCOTT IN YELM WITH MANAGING YOUR HOME!!!!

    I never thought I would have to take someone to court, but that's the process I'm in right now. RCW…read more59.18.280 states that the landlord has 21 days from the time the rental agreement ends and the tenant vacates the unit to postmark the return of the deposit or a written statement detailing why portions of the deposit were withheld. If the letter or bill gives estimates of repair costs, but not actual repair costs, your landlord failed to notify you correctly under the law even if your landlord gave you those estimates within 21 days. The court case that says estimates are not good enough is Goodeill v. Madison Real Estate, 191 Wash.App. 88 (2015). So I'm entitled to my entire security deposit and I have yet to receive it. What's worse is that when sharing the law and case information to NRB, the response I got was "This is how we've always done it." Way to tell me that you've been breaking the law for a LONG time. So as a result, all of my friends who are moving to tacoma, I steer them far away from NRB. so why two stars instead of one? Well, while we were there, things seemed fine. They were generally very responsive when we needed them to be, although I wasn't a fan of the occasional need to have inspections done. That was weird and the first time I've encountered it as a renter since college.

My advice is not to do business with these folks as they're practically unresponsive and when they are, they'll give you conflicting information and be very disrespectful. Rest assured that I will be making a formal complaint with the attorney general's office and the Tacoma Chambers of commerce. If you want to rent with these folks, expect to need a lawyer to deal with them.
