Also, the Wi-Fi struggles to maintain a signal in that loft area, and thankfully my Apple TV and other devices did okay regardless. A second node over on that side would strengthen that easily. Would recommend to stay there for sure, hoping we can do it again sometime.

During our stay, we took full advantage of all the amenities (hot tubs, fire pits, volleyball court, ping pong table, etc) and had a fabulous time. The wedding ceremony and reception both took place out on the lawn beside the river and we had the best weather and most gorgeous backdrop. My husband and I stayed in the Loft Suite which was nice and private and also perfect for Mario Kart tournaments in the downstairs section (we brought our Nintendo Switch and hooked it up to their projector). These homes are huge, beautiful, and well stocked for any sort of gathering. Julie was my point person during the booking process and stay and was helpful, friendly, and easy to get a hold of. She responded quickly to all of my questions and even delivered flowers to the vacation home that had been delivered to her own home (an extra ~30 min drive each way for her). She went out of her way to make sure that our weekend was special and she succeeded in every way possible! We could not have been happier with our stay at Riverside Properties and will definitely plan to come back in the future.

Totally gross. But the worst had yet to come. The towels literally smelled like mildew. My poor son, 6 1/2 and already exhausted because we'd driven for 7 plus hours and then all food options were eliminated by the late arrival, with only a microwave meal I figured a nice warm shower would help him relax before bed. Well he sadly looked at me and said "mama this towel smells really bad." And WOW it did. Then I was the lucky recipient of the next stinky towel. It was so bad I didn't even wipe myself off. I used the ONE washcloth that didn't stink to dry myself off. When we went to use the coffee machine the filter was dirty and the machine full of coffee grounds. It took me 3 cycles of 6 cups of water to get water to come through clean. How it was not simple enough to clean a coffee machine is beyond me. Our initial arrival we were greeted to a tower of trash and Rubbermaid bins WTF? When we called to ask about it they said they'd take care of it right away. At 12:30 am when we went to bed, it was all stillthere Day 2 we bought detergent to wash them because no one wants a knarly towel to dry off from the shower with. After washing them they're like new. But what a huge pain!!! For cleanliness they get a 2.5/5 from me. A bathroom is the second place you want REALLY clean aside from your bed. And then the kitchen. The beds were fine (a bit old and "springy") but I could have slept on the floor I was so tired. The bathroom should definitely have been mopped and properly cleaned. And I wouldn't have left a dirty coffee machine either. However, the ability to cook your own food 5/5 especially since it's slim pickings and terrifically long lines here for most places. The sledding hills at the property 5/5 because it's fluffy and clean snow. And great sledding. Assigned parking per unit 5/5 because it's easier to have "your" space than have to figure it out or fight for parking. Proximity to "downtown" is 2/5 if you've got kids OR if it's this much snow. It wouldn't be easy or safe to walk with kids with the amount of ice there is out and loads of snow. All in all, I give it a 3 since the value is there. Next time I know to bring cleaning products to make sure it's up to snuff.

RUINED my husbands Birthday Weekend plans! These guys are unorganized, unprofessional, and…read moredishonest. Unless they can figure out a way to truly make it right, I would NOT recommend this company to anyone. We were excited to book their Aspen Meadow Retreat, and secured our July booking on June 1st after scoping out the area for a couple of weeks to find the perfect fit for our group. This is an area that generally books out months in advance in the peak summer and winter seasons, so we were very pleased that it was still available and had everything we needed. Our stay was confirmed and we reached out to our group to finalize plans--- which included family traveling from out of state and another party coming in from out of the country. Not to mention, we also have another family group who planned to celebrate in leavenworth with us, who booked another nearby vacation rental to accomodate their large party. On June 10 (10 Days after our booking was paid for and confirmed), I received an email from Charles (not a call, an EMAIL!) letting me know that there was a "miscommunication" regarding their listing availability and that the house we booked was no longer available. He tried to offer us another one of their listings in its stead, however, that listing was a big downgrade, and didn't at all meet our group needs. I called in to find out what happened and was told by a different colleague/employee that the owners of the house had requested those dates be blocked off for their use, but the request wasn't put into their system, so we were allowed to book it when it really wasn't available. Not only did it take them 10 DAYS to reach out with notice of their mistake, but their system CHARGED us the remaining balance for the booking the day AFTER I received the email from Charles. So we paid IN FULL for a booking, and didn't receive notice that we couldn't stay there until 10 Days after booking it. Here's the kicker-- as I mentioned nice listings in the area book up quickly, all of the other decent options for us in the area(that were available on the day we booked this listing) are NO LONGER AVAILABLE because they have been booked up. IF these guys had their sh*t together, we could have booked another place that would have suited our needs in time, and we wouldn't be in this position. So now, we have a group who has committed to another rental in the area (past the cancellation window) for that weekend, family coming in from out of state AND country, with NO place to stay that will accommodate our needs. With only a month until the intended weekend, turns out that most of the decent places in the ENTIRE state of WA are actually already booked up. After talking to them in person, they "officially" cancelled and refunded our trip, and tried to make amends by offering a 10% discount for a future stay if we wish to visit another weekend. Real cute, but a 10% discount doesn't even BEGIN to rectify the headache this ordeal has caused. Now, here's the coup de grace that really tanks any faith I have in this rental company: after receiving the news that our booked AND PAID FOR vacation rental was no longer available for us to use that weekend, I was FRANTICALLY searching additional rentals in the area so that we can secure something and salvage my husbands birthday weekend.. when what do I see?.. THE SAME HOUSE IS LISTED AS AVAILABLE ON VRBO FOR THOSE EXACT DATES AT A MUCH HIGHER RATE! (see screenshots) At this point I can't tell if these guys are truly this incompetent or if they're just another scam ring trying to bamboozle tourists to extract as much cash as possible. Either way, I'm sick to my stomach thinking about what an awful experience this has been.

I had to cancel my stay with Love Leavenworth (which I booked through Airbnb) due to a deeply…read moredisturbing and still-unresolved incident: an ongoing manhunt in the area involving a man who had murdered his three daughters at a nearby campsite. The National Guard was called in, the trail system was/is closed, and residents have been asked to take safety precautions. The situation was incredibly tense and evolving, and I no longer felt safe visiting the area--especially as a solo female traveler. The rental also had no A/C during a heatwave (it reached the upper 90s that weekend), and fans were only offered after I asked about them. While Emily at Love Leavenworth showed compassion in her messages and offered to reschedule me for another time--which I appreciated--I'm traveling for the next year and couldn't take advantage of that offer. Despite multiple requests from both me and Airbnb, the company refused to issue a full refund, ultimately returning only the $83 cleaning fee out of a $727 reservation, citing it as a "gesture of goodwill." This all happened on my birthday, and I had to scramble to find alternate lodging at considerable cost and stress. While it's clear some guests have had good experiences with this company, mine left me questioning how much they truly prioritize guest safety and flexibility during crises. Airbnb was, unsurprisingly, little help either--but a host has the power to go beyond policy when the situation clearly warrants it. Sadly, Love Leavenworth chose not to.

Left within 24 hours due to safety and cleanliness concern…read more We ended up leaving this property early due to significant cleanliness and safety concerns and unfortunately did not feel comfortable staying. We had booked a 4 night stay but left before even a full 24 hours. Within the first two hours of arriving we found 7 large spiders inside the home. While I understand that one or two can happen in a natural setting this was excessive and created an environment that felt unsafe especially with a child present. My significant other had to spend that first hour checking beds and areas throughout the home just so we could attempt to settle in. In addition to that there were multiple cleanliness issues that should not have been missed. We found debris including dirt, qtips, a plastic cap, loose bolts and screws, and even popcorn kernels under a beanbag that had clearly not been moved during cleaning. These are not minor oversights and could have been dangerous for a young child. Because of this we lost trust in the overall condition of the home and made the decision to leave early and return home. The host did offer relocation to another property however at that point we were not comfortable moving into another home under the same management and prioritized returning to a space where we felt safe. While a refund was issued for unused nights, additional costs including the cleaning fee, service related fees, taxes, and commission based fees were not reimbursed. Given the condition of the property upon arrival, this was disappointing and did not feel appropriate. I would not stay here again and would not recommend this property to others expecting a clean, safe, and comfortable environment.

My brother and his family had already purchased plane tickets and rented a car. This was a celebration for my mom's 70th birthday and I had already bought and paid for a $170 birthday cake from a local bakery. I begged them to please keep my reservations but they did NOT! Even though I had booked this 5 moths in advance they did not care. July 4th is the busiest weekend of the year in Washington State and to find another property for 16 people is almost impossible. This has been a very stressful situation that has left our family in tears.

Next time I will probably request one of the ground floor rooms with an outside door which would be so convenient for taking the dog out. A lovely and charming place to spend a day. All dressed up for Christmas, Leavenworth feels like a visit to Germany without the language barrier or the 14 hour flight. We loved the pool and convenience to town. You're right next to the alpine coaster and adventure park, plus you have the pool, golf, spa, tasting rooms and mini golf on site. We walked into town every day in about 10-15 minutes, was great for a morning stroll to get coffee or grabbing dinner in town. I've stayed in the winter & summer now and loved both times for different reasons. Such a lovely place to stay if you're visiting Leavenworth and without breaking the bank.
