During our stay, we took full advantage of all the amenities (hot tubs, fire pits, volleyball court, ping pong table, etc) and had a fabulous time. The wedding ceremony and reception both took place out on the lawn beside the river and we had the best weather and most gorgeous backdrop. My husband and I stayed in the Loft Suite which was nice and private and also perfect for Mario Kart tournaments in the downstairs section (we brought our Nintendo Switch and hooked it up to their projector). These homes are huge, beautiful, and well stocked for any sort of gathering. Julie was my point person during the booking process and stay and was helpful, friendly, and easy to get a hold of. She responded quickly to all of my questions and even delivered flowers to the vacation home that had been delivered to her own home (an extra ~30 min drive each way for her). She went out of her way to make sure that our weekend was special and she succeeded in every way possible! We could not have been happier with our stay at Riverside Properties and will definitely plan to come back in the future.

They expect us to drive into a hazardous fire zone and waste our trip just to maybe get a refund once we arrive. As a former host myself, their lack of empathy and flexibility is unbelievable.

The check in process was super easy through the Airbnb app- we were given the door code to the main building, which had keys to the exterior unit. There was a gift bag with snacks waiting for us. The kitchen had everything that we would need- pots & pans, cookware, plates, cutlery, etc. There were a bunch of towels and extra blankets if we needed them (which we didn't- it was a warm weekend). Wifi was great & streaming a movie on the tv was very fast. The view from the cabin, dock, and hot tub- all just wow! My husband also loved that he could fish from the dock- and yes, we did catch some fish! Highly recommend.

We had booked a 4 night stay but left before even a full 24 hours. Within the first two hours of arriving we found 7 large spiders inside the home. While I understand that one or two can happen in a natural setting this was excessive and created an environment that felt unsafe especially with a child present. My significant other had to spend that first hour checking beds and areas throughout the home just so we could attempt to settle in. In addition to that there were multiple cleanliness issues that should not have been missed. We found debris including dirt, qtips, a plastic cap, loose bolts and screws, and even popcorn kernels under a beanbag that had clearly not been moved during cleaning. These are not minor oversights and could have been dangerous for a young child. Because of this we lost trust in the overall condition of the home and made the decision to leave early and return home. The host did offer relocation to another property however at that point we were not comfortable moving into another home under the same management and prioritized returning to a space where we felt safe. While a refund was issued for unused nights, additional costs including the cleaning fee, service related fees, taxes, and commission based fees were not reimbursed. Given the condition of the property upon arrival, this was disappointing and did not feel appropriate. I would not stay here again and would not recommend this property to others expecting a clean, safe, and comfortable environment.

The kitchen had pots and pans, dishes and silverware but no foil, oil or spatula. Making cooking almost impossible and messy. Fridge was so loud you could hear it rumbling from the bedroom or bathroom. We called maintenance about the fridge and they said someone would come out. Nobody came or called. We were scheduled there for 3 nights. We left after the second night. We will not be using this company ever again. We usually visit Leavenworth each summer and winter. We'll stay elsewhere.

There are extra towels below each sink, too. -the view is AMAZING!!!! Hands down the best part and also way better in person. We had never been to Leavenworth so seeing those mountains in real life was enough. A few cons (not to make you reconsider but more as a heads up) -The cottage does not have a bathroom so if you have guest staying in the cottage they have to use the closest bathroom inside of the house at night. That is also the one bathroom without a shower so just something to keep in mind when planning the rooming situation. -The hot tub works great; however, the sewage line burps right by it every time someone flushes inside. It is really stinky when it burps but it's not constant. -The "bride and groom"/ master bedroom does not have a closet. We had to leave our stuff in our bags and I had to use another closet to hang my wedding dress in. This made it a little difficult when getting ready and keeping everything organized. We even met another dog owner in town, whose kids were so sad, because they felt they couldn't take their dog on the trip with them. I recommended they consider the Blue Elk Inn for their next visit to Levenworth. They seemed ecstatic to learn of such a dog friendly hotel and one without dog weight limits, as their dog was large like our German Shepherd. I also showed them a pic of the dog friendly package left on our bed, which included a dog blanket (for your pet to lay on your bed), a paw cleaning towel and dog treats. The front desk also had a dog treat & poop bags display. I've never seen such a dog friendly hotel and where each and every available room was also dog friendly! We stayed in the Superior King with Patio, which includes a private entry and gas fire pit. This particular accommodation is extremely convenient for potty breaks, rather than those rooms inside the Inn or on the 2nd floor, especially for those late night potty breaks. Plus, since the patio is fenced in, it allows your pup an area to roam off leash. It's also nice for those that might have loud pups, when left alone, while you're out eating or enjoying the pool, jacuzzi or sauna. The patio rooms are close to your parked vehicle, so that's another plus, if that option is necessary. The wonderful breakfast, which is included, was also a very welcomed hit each morning. This is not a Continental Breakfast, it's a full on breakfast, which rotated daily. I've never stayed at a place that was so dog friendly and will definitely stay at the Blue Elk Inn again on our next visit to Leavenworth!

She never did text to tell me when it was ready. She never went over the details of the hotel, breakfast, other than that the hot tub was broken. I had to use chat GBT to find out when breakfast was. Icings on the cake? Last time we were here it was also my Birthday. They left a lovely bottle of bubbles. This time a happy birthday card some chocolate and a brand new wine opener with NO WINE. Last but not least, Roku tv loaded, opened live TV clicked on every channel and the screen turned black. I tried everything trying to get on turning it off making sure it was updated. It was not a user error. I can assure you. Said front desk lady was unhelpful. I tried what she suggested. No luck. She should've offered us a different room. The keurig was nice but no water. The self phone charging pads built in to the lamps seemed helpful to use but both sides did not work. Needless to say our stay has been grossly disappointing. The entire hotel and lounging areas are so comfortable and beautifully maintained. SPA- Didn't do any extra treatments, but we did use the main spa area nightly and on our last day. Fun for a change! Lots of options! Spa staff was over the top sweet! Fresh towels, robes, water, tea.... felt soooo pampered! CONS (not too many) Service- There were a few staff members who probably need an attitude check. When guests are paying almost 1k a night, all staff should know the answers to your questionsls, and no we shouldn't feel rushed to leave you alone so you can continue your conversation with your co worker. Maybe a staff training on customer service should be on the monthly meeting? FOOD- NO COMPLAINTS HERE! The bathroom floor had stains, the actual bathroom itself wasnt that nice despite the marble tub, and the shower took forever to get hot. The room was also very hot and we couldn't lower the temperature. We ended up sleeping with the balcony doors open. It would also be nice for them to have water stations on each floor, as you needed to walk downstairs to get water (and you definitely want to stay hydrated after spaaing all day!) SPA- my biggest issue was the water and room temps. Not hot enough. While I have never utilized a spa resort, I am used to using the steam room at my local YMCA, and going to a local Korean spa in my area. The temps here are way too low. I sat in the "hottest" steam room for 40 mins and left because I got bored. The hot tub outside was fine for 5 minutes, then my body adjusted and it felt like a bath. The "heated" marble and water beds never heated up. In the evenings when we went there weren't a lot if people- so it wasnt due to the doors being open a ton. For me, yes it was nice, but definitely not as therapeutic as I need. The extra scents and ideas are lovely- but with everything being "warm".... I was underwhelmed especially for the price point. TIPS FOR 1st TIMERS! 1. Go on a week day and pay the extra fee per person for early/late use of amenities. Save some money, enjoy the food and spa, and leave within 30 hours all for under 2k! Id ask about this when you call to book to see the pricing as Im sure it changes all the time. 2. Bring extra water for your room (if youre like me and dont want to keep walking downstairs to fill up.) 3. Go during the poopy time of year, or during the snow. I will admit I am not a lounger, so we did a ton of activities during our visit outside of the hotel. If you come to simply be here- cold, wet, rainy and/or magical snow time is where its at to truly hunker down and get your money's worth. If you cant sit still or relax- this isnt your place. 4. Call and check the website daily if you want to go sooner than later. They book out months in advance, but I snagged a cancellation within 3 weeks!
