I hired Second Chance (Patrick O'Connell) for fire-damage cleanup and rebuilding at my rental…read moreproperty, and the experience was extremely disappointing. I paid two deposits -- roughly $25,000 for cleanup and another $25,000 toward rebuilding. Before signing, I specifically asked whether the tenants' belongings would be included in the cost, and was told they would not be charged to me. I have this in writing. I was also told verbally that this would be handled as a full-service job since I live out of state and couldn't manage it myself. After the second payment, I was informed certain portions of the project -- including electrical work and the kitchen rebuild -- would not be handled after all. From there, the project became increasingly hard to manage and communication broke down. Despite what I was told, I was charged over $6,000 for work involving the tenants' belongings. Several other billed items also didn't match what I found on inspection: stains still on doors, windows that hadn't been cleaned, bathrooms that didn't appear cleaned, and painting that looked incomplete or poorly finished. I had to dispute multiple charges, including one for AC cleaning that was ultimately removed -- which raised real concerns for me about the accuracy of the billing overall. Beyond the direct costs, this situation led to lost rental income, an ongoing tenant situation, and repeated trips back to the property to sort things out. I also had an interaction with Patrick that I considered threatening, which I reported to law enforcement. I have documentation, photos, messages, and billing records supporting all of this. I'm sharing my experience so other property owners can do their own due diligence -- the sales process was far better than the actual execution, communication, and billing turned out to be. I wouldn't hire this company again, and I'd strongly recommend getting scope of work, pricing, and every charge confirmed in writing before paying anything.

This job was a disaster from start to finish…read more When we originally received our quote from Mary we wanted to move forward with them but we had to put the project on hold for awhile because my husband lost his job. By the time we were able to move forward, costs had increased, and we understood and accepted that. The new contract, however, was somewhat vague. Because we had discussed in detail everything we wanted done, we trusted that Mary understood the scope of the project and would communicate that clearly to Luis. Unfortunately, the communication between Mary and Luis was extremely poor. At least 3 or 4 times during the process, we had issues because things were not being done the way we had originally discussed them with Mary. When we tried to address these concerns with Luis, he would become angry and Mary would not return our calls. We were left trying to resolve problems without effective communication or any support from the person who had originally discussed the project with us. There were also no simple drawings or diagrams to make sure everyone was working from the same understanding. As a result, our furnace closet was framed significantly larger than what we wanted. It had to be partially redone. We do not believe we should have been responsible for paying for this correction when the issue resulted from inadequate communication. Nevertheless, we were pressured into absorbing half the cost of that mistake. The project was also seriously delayed. At some point, they accepted another job while our project was still underway. We had multiple days when there was no crew working on our project. One or two workers were also out sick and because there were 2 jobs going simultaneously, they didn't have anyone to fill in. The work fell significantly behind schedule. This created a great deal of inconvenience and frustration for us. We were also not adequately consulted about important style decisions. Our home is located in a historic district, and we specifically wanted the trim, hardware, and other details to be consistent with the character and style of the home. However, they were planning to install modern-looking hardware on our cabinetry without discussing options with us or getting our approval first. There were other similar issues throughout the project. For example, a door was installed that did not match the style of the other doors in the space. Luis was angry about the fact that the door needed to be replaced. This was not simply a matter of us changing our minds after the work was completed. We expected to be consulted about visible design choices, particularly given the historic character of our home. Better communication and consultation before installation would have prevented unnecessary work, additional expense, and frustration. The quality of the workmanship was also very disappointing. The work often appeared rushed and cheaply done. At one point, Luis told us that if we wanted real wood on the cabinet doors under the stairs rather than plywood, we should have hired a carpenter. However, Mary was the one who presented Luis to us as a carpenter, saying he could build whatever we wanted. When Luis did build our cabinets, he used inexpensive materials, things were left uneven and the doors were not fully sanded and painted. When I asked him to take out 1 old shelf from under the stairs, he took them all out. When we pointed this out, we were told we would have to pay to have new shelves put in. When we pointed out other work that was not being done properly and we did not want to pay until it was fixed, Luis became hostile and repeatedly threatened to take us to court and said that he would not finish the job. His behavior in our home made us extremely uncomfortable and was unprofessional. Despite the fact that there was still work that needed to be corrected and completed, we asked them not to return. We felt that the communication problems, delays, poor workmanship, and hostile interactions made it impossible to continue the project with them. We are now left having to find and pay another contractor to finish and correct the work. Overall, this was an extremely uncomfortable and frustrating experience. We expected professional communication, competent workmanship, and accountability when problems arose. Instead, we were left with unfinished and poorly executed work, significant delays, additional costs, and the expense of hiring someone else to complete the project. - The poor communication was Mary not relaying correct info to Luis, Luis not understanding things we said due to language barriers, Luis getting angry because we pointed out issues & Mary not returning phone calls on 4 separate occasions. There were NOT changes in scope - choices made without our input, cheap materials being used instead of what we asked for & overall sloppy workmanship which Luis refused to fix. They waived a whopping $380 when said don't come back. This will cost much more. See photos
