Used to just call out them once every month or two to do a spray. Now we need to almost weekly. People have started trashing the halls, leaving trash all over, and now we have move and giant roaches instead of just small ones. Pest control has said that other apartments are downright disgusting and that ours is fine it's just being in same building as those. The apartment needs to do inspections and enforce cleanliness. Put cameras and see who is trashing the halls. Plus people let their kids run and scream in the halls, prank knocking on doors, and even riding their electric scooters down the hall almost running others over. The only good thing is the fact it's a fairly safe building and there is a code to enter the building and your apartment. But in the transition months like March when it's getting into the 80s they still don't turn on the AC so the apartments get up to literally 92 degrees.

True, the neighborhood is not fantastic, but the community itself was very safe (locking exterior doors), and my experience with management was great. Robert was especially helpful, even coming to rescue me on Xmas eve when my key fob needed new batteries. I once dropped my phone down the elevator shaft, and the maintenance staff retrieved it for me and didn't even call me an idiot! Win in my book. I also had to technically break my lease and move from a 2-bedroom to a studio due to extenuating circumstances, and they allowed it since I was staying in the building. Excellent customer service, and the help ticket requests were always prompt, within 24 hours, which is unheard of in many apartments. Hardwood floors throughout and spacious units, the only thing missing is in-unit washer dryers. There's also a small gym and a pool for residents, and there was a cute "dvd rental" in the main office for free. They also sign for your packages so you have to be able to go get them. I have a lot of great memories at Suburban Hill. It was my first time living there and have nothing my great things to say about them. Highly recommend.

The staff are very professional and maintenance is helpful. The buildings are always clean and in my building everyone was courtesy of the noise and trash. I loved the diversity of culture and ethnicity that reside here. From working professionals, artists, college and family. The rent range isn't bad for the location and I'd recommend this place to my family and friends.

It…read moreis a very nice complex in Old Greenbelt within walking distance of Buddy Attick Park and Greenbelt Lake. It is also near the Greenbelt Metro and the Beltway. I love the wooded grounds and the fact that you can see wildlife in the area. There is an outdoor pool which is open in the summer months. It is also a complex that permits pets. Lakeside North is very safe and is near the Greenbelt Police Station. I have experienced few problems with noise or disruption. Residents consist mainly of families, individual professionals, and graduate students. The apartments are spacious, have lots of closet space, and floor-to-ceiling windows. Windows were replaced a few years ago with double-pane windows, which are better for conserving energy. Most units are carpeted but you can also get units with wood laminate flooring. All units have dishwashers and card-operated washer/dryers are in the basements of each building. Maintenance is very responsive to requests for repairs. Probably the best part of living here is the Lakeside North staff. The rental office staff plan events for residents throughout the year, including parties for Mother's Day, Halloween, and a Labor Day barbecue/pool party. They do thoughtful things such as leaving Valentine's/Halloween candies on residents' doors. They also help to publicize community events and volunteer opportunities.

I was making deals with leasing office doing a month to month because I did not want to renew they just kicked me out Mind you for months they did not have anyone in the leasing office to even help after David the old leasing office guy got fired back in February he was really nice helped me get my place I very much appreciate him but overall all experience paying that much with no balcony or washer dryer or dish washer and dirty carpet was ridiculous and paying for parking can't even get a space when I come home from work because of the school. I as well was stalked by the guy in the front building while walking my dogs multiple times had to call the police on him he did it to another girl there as well he stays in the front building just watching girls was warned by other guys around there and my door was kicked in, after first month of living there. oh don't let me forget there RATS! & ROACHES! my place very clean I cleaned everyday the bugs are terrible there I never ever lived in something like that i WOULDN'T RECOMMEND ANYONE TO MOVE HERE! Each time she responds right away and with grace and never rude despite I had so many questions. My daughter lived here for one school year already and we feel Domain is clean, quiet, and safe. Lindsay is very professional and responsive. We appreciate working with someone who is present to address any concerns immediately. So overall this is why we now recommended someone else to apply for the coming school year and our other daughter is planning to live at Domain for the senior year. Thanks Domain for Lindsay.

We provided time-stamped pictures as well to show the issue. The stovetop was never fixed and Domain has charged us now ($225) for the repair. As frustrating as this scenario is, there has been NO response from Domain despite repeated phone calls and emails. Domain is a nice place but they have treated us with ZERO respect on this issue after dutifully paying them $2000 a month for almost 3 years. I would NOT recommend Domain to anyone who needs a place in College Park as their unwillingness to respond to a simple issue shows a fundamental lack of respect to a paying customer.

I know we live next to Langley Park and you might consider that the hood, but there should be some sort of living standards that major apartment property has. The neighbors can be heard through the walls since they are so thin. Loud music everyday, upstairs sounds like they wears boots all day and night (up to 2-3am EVERYDAY), and even normal TV noise you can hear. OMG let's also not talk about how I live in the second-floor apartment and have not yet had the lock prevention thing put on my windows. That's against the law since I have a young child. Now let's talk about how there's fake cameras to give you a sense of security and a RoboCop that drives around one time, but my airbag got stolen twice and my tires all four of them by the way got stolen. But the apartment complex don't care because it happens so they washed your hands and don't care. On top of me paying $75 a month to park my car in front of my house, I can't even park there because the lines are not drawn so my neighbors park over the line and my car can't fit in. But I've been complaining and not one email back yet. I've complained and complain and complain and not one email back. So what I do is I'm going to write a review and every apartment reviews that I can. Because I'm gonna show them how shitty they are. Management and especially Morgan properties is the most shitty shit ever. And I have to cuss because nothing can get dressed.

The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property.     Take away: Don't live here. It's not worth the endless headaches…read more Our problems started at move in. We toured an apartment unit that we were told would be ours and we signed a lease. We showed up 2 weeks later to that unit to find someone living in it, and we were assigned a unit on the other side of the complex that was not in the same condition as the one we toured. The apartment was FILTHY when we moved in. It hadn't been painted or cleaned in any way. The oven was broken. Then it started flooding every few weeks. We've been here for 2 years and have had water in our apartment 7 times. At first, it would flood in our bedroom whenever it rained. After 3-4 times of this happening they finally fixed the exterior of the building. Next, our other bedroom, living room, and kitchen started flooding from an incorrectly installed AC system in the building. Everyones AC condensation was draining through our walls. They ripped out our walls and baseboards to treat for mold, which we still have, and did not offer to let us stay in a hotel during construction. We asked to be moved to another unit and were told they were all full and we would be notified when one became available. This never happened. We've seen people moving into other units and have never been offered a different unit. Our back patio area also floods whenever it rains and we were given sand bags to keep the water from collecting (2-3 inches). Drainage throughout the complex is a problem and trash is often around. Recently, beer bottles were left in the grass and mowed over. I don't allow my dog in that area anymore for fear that she will cut her feet. Sage Ventures uses a local towing company to tow cars without parking passes. My significant other's car was towed TWICE with the pass displayed in the windshield, and it was damaged both times. The complex is completely mismanaged and has steadily declined since it was purchased by Sage Ventures. The property manager, Cheryl, is wildly unprofessional and has no business working in hospitality. She's incredibly rude to the maintenance workers who are the only people doing their jobs in this whole place. Wayne, the head of maintenance, is a saint, and I have no doubt that if he were the property manager Wynfield Park would be a better place and all the residents would be happier. Rules are not enforced in any way. 50% of residents have grills on their balconies and communal ones are not available, people feed stray cats and we've started seeing possums and raccoons, it reeks of marijuana, and people leave their dogs on their balconies to yap at anything that moves, loudly enough that we can hear them inside day and night. Moving from a lease to month-to-month caused a $300 increase in our rent (an 18.75% monthly increase) during a global health crisis while other counties in Maryland have frozen rent prices. To summarize: PROS: High ceilings Nice gym Dog friendly Pot friendly Package hub (when it works) Gated (when it works) CONS: Pot friendly There aren't enough unassigned parking spots No natural light in apartments, bad lighting Poorly maintained by Sage Ventures Lack of appreciation for maintenance employees Trash is overflowing weekly Stray cats Office staff are incompetent Lack of amenities (the photos make it look way better, the pool is tiny, no grills)

A family had to move out and the neighbors next door had to move as well. We then had to endure construction for well over 6 months right above and outside our window. Then we have always had issues with the management. There have been like 4 property managers since 2017. The new one is clueless & doesn't know how to handle the building. Over the past 7 months, my emails to management have been mostly ignored. They were in the middle of an owner change. The property manager quit and they fired someone I loved who worked as a concierge. Then the temporary replacements were horrible to deal with and they harassed me several times for being in my car out front of the building. I was told to move several times and to go to my parking spot. There is no WiFi in the garage. They also came to my apartment to harass me for noise and then called the Crisis Center. They then threatened me with legal action for crying and having issues after my husband walked out on me. I have been having a really hard time and my neighbor has been harassing me since my husband left continually calling paramedics, police, crisis center, building security, etc for any little noise in my apartment. She also accused me of throwing things at the wall. Because of this, my lease is not being renewed I guess and I have to move. The management won't talk to me about it or about how I've been treated by my neighbor who verbally assaulted me and tried to come after me in the garage when I wasn't driving fast enough. The view is great. The pool is great. But these apartments are not worth the amount they cost per month. I have a small 1 bd/bath. It's fine for an MPDU, but it's pretty small to be paying over $2k. So it's disappointing that after being here since 2017, I am being kicked out. I'm also disabled which makes this a nightmare for me. They have had no sympathy whatsoever and got involved in confidential matters that never should have happened. I have so much on video and have evidence against this place, but the county could care less. I'm glad I'm leaving but will miss living here tbh. I met some really nice people and I will miss the pool, but that neighbor won't stop calling people on me continually and nothing has been done to resolve the matter. There is more, but that's the summary of how badly we've (now I) been treated here.

They were not. At all. I've had a few people message me privately about this review because they were interested in The Pearl as well. After the denial and me explaining the situation (the DISMISSED court case with a balance of 0 that was NOT on my part of my credit file but a court case dig up by Rentgrow belonged to a parent from 2012 while I was a student away at college) I was told blatantly that that did not matter and that The Pearl would not "accept me with this on my record" and that it was "up to me to dispute it" even after showing them a copy of my parents lease in Ohio, proof that I was a student in Maryland with my own lease, a spotless credit and rental history. They did not budge and would not even speed the process along with rentgrow or verify that rent grown passed documentation along to their vendor. The business owner's response is misleading. Especially since after the dispute was finished and ended in my favor they wanted me to REAPPLY all over again and start the entire process over instead of just working with me to choose another apartment that was available since I had already gone through a credit check, paid a deposits, fees, etc.

After 6 months of searching for a large one bedroom apartment - right outside of WASHINGTON, DC - that rented for a reasonable price, offered gym and pool access, along with all of the other necessary comforts, I was blessed to find Franklin Park of Greenbelt Station. However, what surprised me the most was not only the warm and friendly way that I was welcomed by the entire office staff but, the efficient, knowledgeable, and curtious, manner in which Mr. J. Thomas handled my entire experience, from the ease of my application process to the joy of being handed the keys to my new home. My apartment literally feels like an oven, making it completely uninhabitable. On top of that, every time I submit a maintenance request, it gets canceled with the same response--that the air conditioning will only be turned on starting May 1st. It's clear they do not care about their tenants at all. Meanwhile, we are forced to suffer in our own apartments due to the heat. I've already submitted three maintenance requests, and this situation is unacceptable. I honestly cannot recommend this place--this is a complete lack of respect toward tenants.
