Stephanie, my property manager has proven to be very patient and responsive to my emails. Remember…read moreshe is managing many other units as well. As a homeowner one needs to realize that any decision involving spending money on repairs will need to be approved by the HOA Board members first. As a homeowner one MUST partake in monthly HOA meetings and contribute to those meetings in a civil way. HOA Board members are VOLUNTEERS who give up their time to manage the affairs of the Building. These Board members are regular people who also have full time jobs so do your part and ask to help whenever and wherever you can. Things in an HOA will not move as fast as if you were living in your own single family home and making your own financial decisions so be patient and participate. When attending HOA meetings ask the following: Who is reviewing monthly utility bills for variances? Which expenses are leading to HOA fee increases? Are monthly budgets in place and are we going over them? How are vendors being selected? Do vendors have good reviews on Yelp/BBB? Is there a bidding process when choosing a vendor? (like asking for 3 proposals from 3 different vendors). Also keep in mind that a job done well the first time is better than a job that was done poorly at a lower price. Better to pay a bit more and get a job done well.

Personally, I've lived in 4 HOA communities, and this is hands down the worst one that I've ever…read moredealt with in my lifetime, and I'll lay out why. Maintenance and repairs: Good luck. If you need something done they're going to try doing it as cheaply as possible IF they even get to it, by having the HOA president Richard's son Jeff attempt the fix, and not hiring a professional unless it's absolutely a necessity for them to. We have had holes in carports in the community for MONTHS. Not just a few days, MONTHS. They have been "too busy" to repair them or even install an access panel door like any logical person would to access the piping or valves in the future. The fences are falling apart and have needed repair but they'll cut a new board and throw it on there to fix a hole, with no plan to actually replace them. The water heaters for several units are definitely failing, and they keep patching problems instead of fixing them there too. Stucco doesn't match on the front of some units from repairs done, because again it wasn't done professionally. Lettering has been missing from buildings for years. The excuse for delaying any repair is "funding," (when they have a reserve fund of nearly $170,000). Also, their water sprinkler system only works in part of the community. The other half? SOL. But you aren't supposed to have a water hose for your yard. Math that one out. The neighborhoods: homeless and thieves run rampant at night. If it's not locked down, and it looks useful to them, it'll probably be stolen. I've had numerous packages stolen and now just ship them to my friends house for pickup. We have tried offering suggestions to fix this issue and the HOA has taken no action to fix anything (gates for parking lot security, signage, police presence at times, cameras, anything). Towing isn't really enforced either (until the right person gets mad about it). We had neighbors with drug issues for a while as well and the HOA did nothing to help push them out. Members of the neighborhood had to take personal action and hound the police to get a resolution. Communication: Absolutely terrible. Elizabeth H is who handles our community, and it's hell trying to keep in contact with her or get an answer on an issue in a timely manner. Speaking to an assistant usually gives you an answer to curb your reaction because they generally try to avoid speaking directly to homeowners, which, isn't that the opposite of what you'd want? I'd rather be able to openly talk to the people taking $600 from me every month. Cost: $600 now. SIX HUNDRED DOLLARS A MONTH FOR AN HOA THAT DOES NEXT TO NOTHING FOR YOU. Prices have steadily increased on an annual basis and I expect them to keep climbing. Lawn maintenance is a joke, I have to trim my own hedges a lot of the time, and I had to handle any of my yard plants on my own unless they became a nuisance to a structure per the HOA. They justify the cost as saying they have to pay for electrical panel upgrades per the state of CA, and that makes it where they can't afford to do anything else and are trying to not charge the homeowners an assessment. Once those upgrades are done, their insurance premium is supposed to drop. But will your dues? Anyway, overall, if you are moving in, good luck getting any issue at all resolved. They'll probably talk to you if it's not a problem, but if it's negative and needs resolution, expect to figure it out on your own for the most part.

I'm very happy with Simon!!!…read more Renting is stressful and I was looking for a PM that put me at ease. I talked to the references Simon provided, and he soon became my top contender. He offered to be my singular source of contact and to secure a superior quality of renter for my 'home'. He is very experienced and soft spoken but strong armed. I took his recommendations and got the whole house painted, got new carpeting, resurfaced cabinets and pressure washed etc. I had a renter within 2 months of this process. (The only thing is Nobel Real Estate wouldn't lower the 'expenditure without approval' to below $850, so... ) I am really pleased with Simon.

The first time I met the agent, I told him that I wasn't working with any other agent and that he…read morewould be my agent. He followed up with me for several days, and I started working with his broker. Unfortunately, his broker was not very professional. I had already put down $300,000 and owned another home that was fully paid off and worth about $550,000. Yet the broker told me I needed to put down $600,000 to buy a home priced at $850,000 . After that, I went to another broker and got pre-approved almost immediately. I qualified for the home without any problems. All I can say is that they were not very professional. In my opinion, Simon seemed focused only on money. I felt that he was trying to earn commissions from both sides. When I decided not to use his broker, my offer was not accepted, and I was told that another offer had been accepted instead. That was my experience, and it left me feeling that my interests were not the priority.

Tranquility is one of 3 managers who hav managed our 5 unit rentals in North Park near Morley Field…read moreand have given outstanding performance, at least an order of magnitude superior to the other 2 Companie. Specifically, Randy has served as the Principal interface between us, the owners and our renters, external service providers and local City Officials with precision, attention to detail, and most importantly courtesy and respect when dealing for our clients/renters. All done with the friendliest attitudes. In my opinion they are a blessing to property owners who need their experienc, wisdom and kindness towards the people who rent our property. Kudos and many thanks to the loyal staff of Tranquility Management Company who have supported us in many ways, and in many instances were almost transparent or even invisible. Honesty, Loyalty, Transparency : Great Folks, Great Service, Great Company - we always have felt nothing but gratitude towards Tranquility Management Company - may they and their future tenants and owners prosper as we have because of the close relationship we've enjoyed with them, Grant & Mary

Update: Aaron, while I appreciate the response it has taken me posting this on a public forum like…read morethis to get a reply from your organization. This has been an ongoing problem for multiple years now and one of your employees, John has basically told us to go "screw ourselves" and to stop contacting him. These tenant have been an extreme problem since day one. Selling drugs, prostitution not to mention damage to the community property. We have been trying to work with both your organization and the owner of the unit and have basically been told to piss off. The member of our community don't feel safe and your organization has done nothing to help. Now your tenants have again vandalized the community property just last night, destroying security cameras. They continue to prop open security doors and further create an unsafe situation for all the other residence. I know it does not directly effect you or your employees and company but those of us that live there are being held hostage in a very unsafe environment, one that should have been taken more seriously from the beginning. Now it has reached critical level and you are finally paying attention. Aaron, if you want to make this right, please hire a security guard to stay on property to protect those of us that have been terrorized by your tenants. Thank you. Originals post: Worst property management company I've dealt with. Tranquility manages a rental unit in our 8-unit condo complex, and they have done nothing to address serious, ongoing problems with the tenants they placed there. These tenants are in constant violation of our HOA rules, and police are now responding to the unit weekly for domestic disturbances. Our HOA has repeatedly reached out to Tranquility to resolve the situation, and each time we've been dismissed and told, essentially, that it's not their problem. Meanwhile, the rest of us in the community feel unsafe in our own homes because of a situation Tranquility refuses to take seriously. If you're considering this company to manage your property, know that they will not step up when real problems arise. .
