    Chipped flooring due to high pads

    Daniel initially did a great job. When it was finished, we had questions about the flooring as there are some spots by the pads they installed that were high. Daniel assured us that he would fix any problems that would arise. Sure enough less than a month after completion, parts of the floor started to come up. Especially by the pads. He had a crew come out and redo a section of the floor. The floor itself looked good with the exception of a portion in the kitchen by one of the pads where they left a few planks and a five gallon jug of water on top of. They told us to leave it there over night. Sure enough there was a problem they obviously couldn't fix. In addition the finishing work was left in horrible shape. Cracked, not nailed in, and faded paint. Daniel has refused to respond to my messages, and we are left to a horrible looking floor, and bad trimming. He will say it's another reason such as dog urine, but as you can see by the pictures dog urine did not cause horrible looking baseboards and sticky nasty glue on a floor that's caving in due to high areas by the pads. Recommendation is hold of on paying in full till you are sure the job is done right.

Jason visited the property to get the scope of work and then Sandro brought wood stain samples and answered all my questions. These guys are on it and I was impressed with how quickly they returned quotes and addressed my concerns. I dragged my feet on starting the job but once I committed they got the project on their calendar right away. Elmer, Leandro, Jose Hernandez and Jose Vengara, were our crew and all of them operated with professionalism and integrity. Rumaldo is the head guy and don't be surprised if he shows up from time to time to survey the job. In my opinion, that is the mark of a company that goes the extra mile. The owner shows up to the small jobs too, because they care. Also the price for the work is super competitive. I can't recommend them enough.

Pineda's Masonry is one of those that are out there and I'm glad that I was able to hire Victor and his company to fix my damaged wall. The quote I received from them wasn't the least expensive but it was far from being the most expensive and landed right about in the middle of all the other quotes. However, the quote from Pineda's was detailed with what work was going to be done, the area that was going to be worked on and the scope of work listed wasn't creating far more work than necessary given that it was a 50+ yr old brick wall that survived major earthquakes and was only damaged because a careless driver drove into it. When Victor and his crew did the job, they were neat and thorough in their work. The area that was worked on was swept clean and all residue from the demolition of the damaged wall was undetectable and the broken brick was taken away the same day. Once the mortar for the repaired wall had dried and there was no rain in the forecast, they finished by putting the colored smooth stucco. All in all, my experience was very positive from getting the quote all the way up to the completion. Victor did a good job of communicating the process and timeframe and set reasonable expectations which were all met. Highly recommended!

I reached out to Edwin at Monroe Masonry for a quote and explained the issues we were facing as well as what we were looking for. Edwin provided honest, straight forward advice and solutions and promptly emailed me an estimate and plans for exactly what I was looking for. His pricing was fair and I felt confident in his ability to deliver quality work. Now that everything is done I am completely blown away by the quality of craftsmanship and attention to detail by Edwin and his crew. Edwin went above and beyond, with improvements to our driveway that I didn't even originally ask for. He noticed that the 4x4 support beams for the roof overhang in front of my garage were pretty flimsy and would not withstand the forces of an earthquake well and suggested installed steel plating at the footings of the beams planted in a concrete base (see photos). He also replaced our sewage clean out which stuck out above our brick in front of the house and replaced with with a more modern cover that was flush with the brick. The flooding we were facing in front of the driveway is entirely remedied by the drainage installed with improved grading throughout the 1500sq ft of driveway to a central drain which goes out through our planters to the city street underneath the sidewalk. Edwin handled all the city permitting to deal with the sidewalk demo for us and generally kept us very well informed throughout the entire project. I cannot recommend Edwin and his team enough. Any concrete or masonry jobs I have in the future I will go through him. Working with Monroe Masonry was by far one of the best construction project experiences we have had with any builder we have worked with.

The project ran about six months. The short version: we'd hire them again. The longer version: Jacob, the design lead, is the reason we went with them. He has a genuine passion for old buildings and pushed to preserve original details that another contractor would have torn out without a second thought. That instinct matters when you're working on something irreplaceable. Ken managed the project more quietly but kept things moving. And when issues came up after the job was done -- after the final check had been cashed -- Jacob, Ken, and the owner Sage came back and made it right. That's not nothing. That's actually rare. Were there setbacks? Yes. If you've hired contractors in LA, especially on older properties, you know what you're signing up for. New Dawn isn't immune to that reality. They're not the cheapest option and not the most expensive either. But they're the kind of crew that stands behind their work, and in this city, that's worth writing a review about.
