We have had a great experience using Cube Smart In Franklin. Cody is very easy to work with, he explained how we can come and go with our special code any time. Cody told us about the 24 hour security and showed us a few different sizes of indoor cubes..They also have outdoor storage units around the corner. I go to CubeSmart in Milford. The office there is locked up tight as a drum, no sign of when anyone will be back. Ok. I drive to Franklin. The lobby is full of people waiting in line to talk to the manager. There is an elderly customer who the manager is being appropriately patient with. When the old man enters a discussion with his daughter that is there, he politely touches base with his waiting customers. "What brings you in?" Can I get anyone a water bottle. Please feel free to sit while you wait. Etc. Never delaying the service to the elderly gentleman. It turns out the Franklin store / office manages the Milford office too. How long will it'll be before you leave for Milford? Roughly 40 minutes. I realize the elderly gentleman and his daughter are having real long discussions and things are taking longer than the manager might have thought. During the manager's check ins with us, I decide to get some reality checks during breaks in the action. You work alone. About half the time. Yes sir. Which days, "Friday's, Saturday's, Monday's. Is the Milford office ever staffed a full day. No sir. This office manages that store. Which are your busiest Days? Friday's. SATURDAY, Monday's. Same days. Who's made that brilliant decision. Not me. I am just Gunga Din, mine is not to question why, mine is just to do or die. (That brings a laugh from the crowd) It's a corporate decision not made here locally. Who do you report to? Right now a district manager. Does he know you work alone this much. Yes SHE does. How many units are in Milford. He tells me about 500 and about 30 that are available. How many units do you have here in Franklin roughly another 500 This 1,000 to 1 salesperson ratio is that normal at CubeSmart? Not locally. How many others have it. None that I know of is his reply.\ What is their average ratio. My guess is between 250-300 per manager. Are you a manager. Yes sir. So let me get this straight you're responsible for 1000 units and you're working alone three days per week. That's correct he says. I have someone part-time but she's leaving on April 2. Then I get a new general manager on April 8. We are hiring all the time. How long have you been going on? Since I got here in mid January. Why is CubeSmart hiring all the time I ask? Well All I can tell you is the person is leaving April 2 is leaving to make more money and better visibility within the organization she'll be working for. Are you getting double pay because you manage two facilities. No Does it bother your district manager that you work alone this much? Not that I can see. Is she interested in your opinion, or input? Not that I can see. I then realize the real solution to my problem is still waiting here 40 minutes and then driving 20 to 30 minutes to Milford wasting an hour of my time or go right down the road to a competitor that has a manager at every facility and solve my problem without using CubeSmart. I walked out of CubeSmart. CubeSmart has two facilities each with roughly 500 units 25 minutes apart driving time. And they don't put a manager in each: That's a problem. That is a SERIOUS problem. If I wanted to buy a ticket to poor customer service I would go visit the IRS office. I can get that for free. I'm not going to pay good money and get poor customer service. The manager went there was great it's not his fault. To be honest I don't know how the hell he did it he kept everyone engaged and do the best he could with the resources he had. But you can only stretch one person so thin and CubeSmart WAY overdid it. I am not about to become their next victim yo corporare greed and stupidity. Don't waste your time going to the Milford or Franklin, Massachusetts location. I suggest you don't waste your time with CubeSmart it's not necessary. I walked into to Extra Space. I had bad experience with cubesmart. Do not use them. To start with there building in franklin mass is in poor condition. Holes in the walls. Staircase shakes as you use it. There are several spiders in the units. Within 6 months they raise fee from $115 a month to $144 a month. I always paid regularly and the bastards without notice exactly one year of being in there unit. They put one of therre locks on my unit so i couldnt get anything out. But i asure you. I did. That was uncalled for. Several times i went to the office to save the $4 extra charge and no one was in the office. Each time. Do not use cubesmart. Stay away. read more

I currently onea unit through auction at this location there was a death in the family and I could not pick up the unit which I called the storage auctions didn't get an answer and then emailed and I didn't get a reply. Today I want another unit and I called I had a time to explain that I was coming to pick it up. The manager of this place knew that I was coming and hour and a half away and allowed me to come so she could tell me that she's not selling it to me. I've tried to contact their district manager I have not returned a phone call even though it's only been a half an hour I'm still waiting. I also have a complaint about a different cube smart because of human error but I am not complaining about it things happen and for this woman to refuse me because my grandmother died and I didn't pick up the unit someone else and it up getting it so it did not affect her at all she is just a spiteful woman. Does anybody agree with me and does anybody else purchase actions with cube smart please stand by me on this issue. I will be contacting people in the business that buys from cube smart to ask them to stand by me and not purchased from them. I'm hoping to rectify this within an hour before I travel two hours to get home.If it is rectified I will post again to let you know cube smart fix the problem. read more

Very clean facility, both people at front office very helpful and knowledgeable. Explained my options, got lucky they had a special....half off my first month. It's so large it's like a maze! But so far, great. Would use again and recommend to a friend. read more

It's a nice theory to think that half off your first month's payment was a good deal. After 6 mos of renting they went up $60 on 2 units. I was informed that they can adjust your fee at any time...it could be every 6 mos or every year! If you have no end time in storing your belongings beware your fee will be increasing over time. I am very disappointed in this company and can not wait for my stuff to be moved. This is a very bad choice on the centralized corporate office to not let each area make their own pricing. I would not recommend this place for storage to anyone in my area. read more

Excellent service. The manager knows her facility and could quickly explain our unit lease options. The unit was clean and access is incredibly convenient. The indoor unit requires a few more steps but the protection from the weather will be a major advantage as we go in and out. read more

CubeSmart in Franklin is not as great as the other reviews portend. They don't lock the parking lot with a gate and the building is old and run down. Storage spaces are not all even sized or square corners (some are odd sized and trapezoid shaped). Service is less than good. Lastly, storage fees are too high. read more

Although I am frustrated that the company has been sold 4 times since I started there, I am thrilled that they have kept Linda (at the front desk) through it all. She is always helpful and makes me smile! read more
