Unfortunately, there was a glitch with the buyer's financing only 5 days before closing. It could not be resolved so the deal was terminated. My agent asked his broker, Simone, to review all the documentation to determine if I would be entitled to the buyer's earnest money. Simone really went to bat for me with the buyer's broker. It took her some time and effort but ultimately she prevailed and I was awarded the earnest money. She is the consummate professional and truly knows the real estate business. She and Todd never stopped working on my behalf. I'm very grateful for all they did.

DO NOT RENT A HOME FROM MICHAEL ELLMAN (Chapman Hall Realtors) (The Ellman Group)…read more Michael Ellman tried to raise my rent by $350/month (13% increase) after the lease had already been renewed at only a 3% increase, forced me out because I would only pay what the lease stated, and tried to make me pay for an extra month and a half of rent after I already moved out, and added items to the Move-In/Move-Out checklist after the final walkthrough. I rented a home from Michael Ellman and Yetta Ellman, from 2021-2022. At first, everything was fine. The house needed repairs to the bathroom tile, new door frames upstairs, and a few other issues, but I was happy to work with Michael and Yetta with those items after I had already moved in. I also asked to paint the door from the original baby blue to black, and they agreed. My lease stated that if I didn't hear about a price increase 90 days before renewal, I would automatically renew for a year at a 3% increase. About a week after my lease was renewed, Michael texted me saying that he had made a mistake and should have informed me that the price increase would be $350/month. He threatened to evict me when I told him that I would be going by what the lease stated. After a few conversations back and forth with Michael and Yetta, it was agreed that I would move out on 9/1. I asked to receive a document to sign making this move-out official but never got one until the week before 9/1. When the document did arrive, it said I would have to pay through mid-October. Just because Michael was mad he couldn't find someone to rent the place in time. So even though I was fully moved out on 9/1, he wanted me to pay an additional month and a half. Never have I experienced someone so unprofessional. And to top things off, when we did our final walkthrough, he tried to charge me for bathroom tiles that were broken and documented before I moved in, told me the nails in the door frames from when the workers reframed the doors were my fault, and even added multiple items AFTER I had finished the walkthrough. I have an audio recording of the entire walkthrough to prove this. All in all, they claimed my security deposit, and I'm currently working on legal action to get it back. I should also add that Renee Mayhall of Chapman Hall Realtors was the managing broker for this. She knew all about the breaking of lease and adding of items to the Move-In/Move Out checklist after the final walkthrough. But she did nothing about it.

I then received notice on my UPS app that this realtor was going to send me an unsolicited package (sales material) but it had not yet been sent. I sent a kind message respectfully asking that the package not be sent as I was out of town and did not want a package sitting at my doorstep. Not only did I never receive a reply, I still received the package I did not request. That indicated to me this realtor uses high pressure tactics and obviously does not communicate well when not in the company's best interest. If I decide to sell again, this agent will be not be nowhere on the list.

Melissa Husak equals extraordinary, super hero level Relator…read more Originally contacted a Realtor who stated she charged a non-negotiable five percent commission for her services. She stated this was the cost for all the things she would do in order to sell my home (I sold a home two and half years prior and those services were also provided but I paid a three percent commission). Her fee did not include the buyer's relator commission. I declined her offer and she bombard me for several weeks and lowered her commission rate to two percent. That's right from five percent to two percent. I told her that I was not the right client and did not believe she should drop her commission rate; instead, find a client for whom it was acceptable. The whole experience traumatized me. I knew that I had to find a Relator because I would be moving out of state in less than two months. I researched the Realtor who sold the home across the street in a matter of a few days. It was Melissa Husak. I knew from the first meeting, this high energy, take the bull by the horns, very experienced, local and homegrown Peachtree City Realtor was the perfect fit. She came prepared with research in hand, marketing strategy, home assessment, and could explain market demand and potential changes to the interest rate in the coming weeks. My sale was a little unique because I had a buyer but wanted an actionable backup plan just in case. Melissa represented me on my sale and my buyer on their home sale. I have never, never seen a human being move so fast. She accessed their home; suggested changes and got their home on the market with the suggested changes in seven days and had an open house that weekend and their home was sold!! It was a whirlwind experience. We had a glitch at the end with a supposed, improperly signed disclosure report. Melissa handled it; she explained the issue that she already faxed the report, and rescheduled the closing for the next day. She explained that we needed an all clear by 7pm or 8pm before closing date and we would be all good. She was going between the mortgage company, other Realtor, buyers, etc. and kept everyone apprised every step of the way. I have never seen such transparency or energy. It was like watching a tennis match with only one person playing both sides of the court. She is a phenome. Everything was resolved and the closings were held the next day. Melissa also has a soft, warm, gentle and kind side. She is wife, mother and armed with personal stories to support you along the home sale/purchase journey. This move was a scary experience for me because I was relocating out of state for the first time in 20 plus years. She understood the sensitivity needed to get me through the process. I cried more than once because I would, in a way, be starting over. This was more than a simple move for me. Melissa held my hand through the process and has checked on me a few times after the sale. It has been two weeks since the sale of my home and I can say, without a doubt, that Melissa has been the best Realtor that I have ever worked with over one home build, two home sales and two home purchases over the past 30 years.
