All-In-One Community Management - the day city water line broke and flooded my basement but got a email to clean my drains

Later we worked with Matt, who was great. After Tracy became involved, things changed dramatically. I am disabled and have been since my early 50s. I served as HOA president until 2015. Since May of this year, I have been dealing with flood and runoff issues caused by water coming off the street and into my basement. Sandbags have been in place for years, even before All In One Management. Tracy told me to obtain a letter from Cobb County regarding the runoff issue and stated that if I did, the fines would be removed and the sandbags allowed. I obtained the letter exactly as requested. Later I received violation notices anyway, and fines eventually reached $750. I also received approximately $750 in fines related to my trash can. During a Zoom meeting, I explained that I had fallen and could not safely move a full trash can up my steep driveway. I later underwent therapy, knee injections, and was scheduled for knee replacement surgery. Management was aware of my circumstances. I even responded when they sent a picture of property that belonged to my neighbor. People have stopped decorating because they received fine notices. The front light to drive into subdivision has been out over a yr with people notifying the management company I hired professionals to mow, edge, spray weeds, and maintain the property. I kept management informed of ongoing work. I was still cited for bags of dirt being used for active projects and even for a garden hose being visible. I was told the house-painting issue was on hold due to probate. I was later cited anyway. What was most frustrating was being told one thing and then seeing violation letters arrive afterward. Previous fines were removed, then similar issues were cited again later. I lost my husband and son a year apart, suffered major property damage from a subdivision water-line break, and spent significant money maintaining and repairing my property. Throughout this process I stayed in communication with management and provided every document requested. My experience was that communication did not match enforcement. Homeowners deserve consistency. If something is approved, put on hold, or resolved, it should remain that way unless the homeowner is clearly told otherwise. All notices of fines have to be by our by-laws and in writing, per our by laws

Yearly inspection were done, and we always passed with flying colors. We were always complimented on the cleanliness and up keep of the property. Upon moving out it was a breeze with RPM. I believe if you maintain a home properly move out will be easier. A move out list was given to us; move day came and went. Move out Inspection was done by RPM without any problems. My encounters with TC were always pleasurable as well as professional. We did our part which allowed them to do their part. Which leaves both parties happy and satisfied. Try renting from this company; you'll be glad you did.

The smell was absolutely horrid, my toddler cried and wanted to leave because of the stench and my husband couldn't even finish the tour! I cannot believe you all are allowing showings of the property with such a pungent odor and the driveway being the way that it is. After speaking with Tammy she informed us the driveway will not be repaired "...it's not in the budget..." for them to fix and the smell will not be eliminated until the property "...does not rent..." my family and I will be looking elsewhere. This house is 100% not ready to rent, especially not for the $1,400.

We had a tight deadline to complete all of that over the summer while our kids were out of school and we mostly made that happen! There were a lot of ups and downs with both transactions, but Caroline was professional, proactive and on top of it the entire time. She was always available for showings (or having a peer sub in), quick to respond to any and all questions / feedback and all but flew across the country to get multiple updates per day from our buyers' loan officer when there were issues with funding and closing on time. We went from Plan A, to B, to C and maybe Plan D (I honestly lost count of the issues and pivots we had to do) and she kept everything moving forward when it was trying like hell to go sideways again, and again, and again.... I highly recommend Caroline and I am very happy I made that call to the Justin Landis Group. I have already been recommending her to neighbors! Give her a call if you're in need of a real estate agent and ask her about our story for some laughs / drama (bring popcorn!). P.S. The rest of the team was awesome, too: Mari (Visual Coordinator), Matt (Transaction Coordinator) and Jess (Director of Operations). The marketing / photographer for our home was on point -- the Zillow listing (with 3D walkthrough) and printed pamphlets were gorgeous and we got a ton of interest and positive feedback, even from family and friends!
